First, be aware that their services come with a premium price tag, which led me to expect excellent craftsmanship, strong project management, and responsive customer service. I signed my contract on May 30, 2025. All permits were approved in July 2025, construction began on August 25, 2025, and the project was not completed until June 17, 2026. The original schedule stated: "Weather permitting, approximately 20 workdays, plus an additional 2 days for County foundation and final inspections." One important fact that was not disclosed before I signed the contract was that KP Homescapes uses subcontractors for all work. My concerns are as follows: 1. Project ManagementThe contract represented that a Project Manager (PM) would be on-site to oversee the project. In my experience, this did not happen effectively. The PM failed to identify numerous issues throughout construction. Whether due to limited construction knowledge or communication challenges, there appeared to be a significant disconnect between management and the work crew. The crew spoke Spanish, while the PM did not appear to speak or understand Spanish, making communication difficult. 2. CraftsmanshipThe quality of workmanship was below my expectations. Fortunately, County inspections required corrections that helped ensure the structure was ultimately built to code. However, given the price I paid, I expected far better attention to detail and pride in workmanship. Looking back, I believe I could have saved more than $15,000 by hiring a contractor that delivered higher-quality work. 3. Property CareThe contract stated: "Other damaged grass areas will be repaired by applying seed and straw to the affected areas." This work was never completed. I am sharing my experience because I wish I had known these details before hiring KP Homescapes. While the project was eventually completed, the excessive delays, project management issues, and disappointing workmanship made the overall experience frustrating and not at all worth the premium price.

The price was good. I got 4 estimates. The company that gave me a lower price gave me a bad feeling. The install went smoothly and the system has been working well for a month. I had an eight inch strip that was being missed. I called Jim directly and he came out the next day and shifted a sprinkler head to resolve the problem. They used the top line parts offered by the manufacturer. I recommend this company.

I spoke with both of the owners yesterday and was floored with their level of unprofessionalism. I would be happy to settle this matter in small claims court. The Tech who I spoke with over the phone told me " if you can refuse to pay and have a clear conscience, then good, good for you." I told him I would. He also wished me luck as I looked for another company to service my system. So maybe he's not as horrible and nasty as the front desk clerk I spoke with. Thanks to him wishing me "luck" I found a company that charges less and does more. Here are a few tips for Automatic Rain Lawn and Sprinkles - 1. Don't promise work is included and then because gas prices go up try and nickel and dime your customers (this only ensures you don't get repeat business). 2. Quote people for the work you do before the work is done (this will ensure everyone is on the same page) 3. You could change your name to Automatic Pain Lawn and Sprinkles (this is a more accurate name). My tips are free of charge. What happened? Well, I purchased my home in late fall of 2021. The previous owner did not do winterization on their irrigation system and the external main shut off valve was cracked. I called Automatic Rain and Lawn Sprinkles to have them come out and replace the valve and winterize my irrigation system. When the Technician arrived to winterize the system and replace the valve he had some cooked up reason why he wouldn't replace the valve this winter. He told me "if you sign up for Spring Start Up I'll include replacing the valve" I asked him what was included with "Spring Start Up" and he said "we open the water valve and start the system and check for issues." There wasn't a single thing he mentioned that I wasn't capable of doing. However, I agreed that if he'd replace the valve I'd sign up for the spring start up. When the technician left I noticed there was nothing written on my receipt about the valve. I called Automatic Rain Lawn and Sprinkles and was assured that if "Curt" the tech who came out said he'd "replace that valve in the spring then he would because he is our most tenured employee." So with that being said I rested easy and waited for spring. When it came time for start up the same technician came out to perform the service and replace the valve. Not once was anything mentioned that there could be any sort of additional cost incurred and clearly that is what I expected considering what I was promised by front desk lady and my buddy Curt (I'm not sure we're still buddies). After a few months I received a bill in the mail including labor and parts. I called that lovely front desk clerk again to discuss what we had previously talked about during my winterization. She told me that she would contact the technician and get back to me within 24 hours. A month went by and I figured they had realized their mistake and I should think no more of it. I received another bill in the mail with only the cost for the part. I called the front desk clerk and explained that this is not something I was going to be paying for. I had been promised that if I signed up for the Spring Start Up the valve would also be included in that service. The front desk clerk was very rude and nasty she told me that there is no way that that is what was explained because she "knows" the tech and he would "never" use words like that. She didn't say I was a liar but it sure seems like that's what she was getting at. She had the tech call me and when he did I explained that because of his lack of proper communication, this would not be a bill I would be willing to pay. And that I would happily see him in small claims court if he felt that that is what needed to be done so that we could resolve this. I would recommend TLC Incorporated for all of your Irrigation needs. They were very helpful over the phone and I am excited to have them come out and "Quote" me for adding zones.
