Overall a good first time experience with property management company. Had to follow up on phone calls and emails a few times in order to get responses. Dee in the front office and Preston are helpful when we do speak with them on the phone, email, or in person. Home was rented to us in reasonable condition. Only downfall is previous tenant had dogs, and we are still finding dog hair in the washer/dryer and air vents. I would definitely recommend Caldwell Property Solutions as they have been great overall in comparison to other property management companies my friends and family have utilized. read more

We rented through Caldwell Property Management for 8 years, and unfortunately the maintenance and customer service got worse every single year. The biggest issue was how long repairs took and how little urgency there was from management. We had major air conditioning problems during Arizona heat, and instead of handling the repair professionally, Caldwell pushed the responsibility onto the owner. It took over 46 days to finally get repaired. We also had a kitchen leak that took about 2 weeks to fix, and a backyard water leak that dragged on for months. During the delay with the backyard leak, a tree died. When we moved out, they actually charged us for the dead tree even though the issue happened because the repair was never handled in a timely manner. When we first moved in, the carpets smelled strongly of dog urine and were in poor condition. Caldwell's response was basically, "You can have them cleaned if you want." The backyard was also left in terrible shape. The carpet in high-traffic areas was badly worn, and instead of replacing it properly, they simply stretched the carpet as a temporary fix. That didn't last long. The communication and customer service were equally disappointing. Maggie was consistently rude, dismissive, and acted like every phone call or maintenance request was an inconvenience. After 8 years as tenants paying rent on time, we expected much better treatment and professionalism. We stayed as long as we did because we loved the area and our daughter attended Legacy, but moving out was another nightmare. We paid a very large amount to terminate the lease early, yet they still sent us to collections afterward. At this point, small claims court appears to be the proper next step. I would strongly encourage anyone considering renting through Caldwell Property Management to document everything carefully and think twice before signing a lease with this company. Less than 1 star!!!! Renters Beware! The unit was clean and returned to them 2 weeks prior to the lease end date. This company or Wendy charged a $125 trip fee to inspect the unit and feel it's okay to charge for bird droppings on the patio (which is due to a HUGE bird problem at that property) as well as some other minor petty things to justify their trip. This is after they would not complete some painting and cosmetic repairs to the unit that occurred due to a plumbing problem. We were told they would finish those after we moved out. They already keep a portion of the deposit and then thinks it's okay to charge extra for things that should be taken care of on their end. Very unprofessional!!! read more

During our stay at the rental, we found that the appliances were sub par. When we asked Caldwell to replace the dishwasher we had to wait until the dishwasher sounded like a garbage disposal before they would agree to replace the unit. At move in the fridge was full of mold. Upon move out Caldwell searched high and low to find charges and we're less than ethical when we asked them to provide receipts. They failed to comply with our request. I Do Not recommend Caldwell as a landlord. I would give them a negative 100 stars if possible. Hello, I would never ever in my life recommend renting from Caldwell to anyone. I would rather sleep in the streets than have to deal with them again. Let me explain: we made several request for the AC unit to be fixed or replaced which was causing a ridiculously high electric bill. ($400+) We were also charged $100 for them to come reset the outlets that were not operational upon move in. Now when we moved out was the worst: after they took our deposit we were also being charged $800 for damages that were present before we moved in and notated during the move in walk through. We were charged for AC repairs lol. Even after we made several requests to have it fixed. We moved out during the haboob which anyone would know causes debris to flood the yard. So they charged us for that as well. End of the story is they took our deposit and after email and phone calls with the house owner we called it even. Do not rent from these people. Stay away from this company. 0 would be too high a rating When I first met this company I was impressed by their knowledge and signed a listing agreement to rent two of my properties. Within a few weeks in spite of our initial meetings it became clear that Caldwell could not work with seasonal rentals, which was my first concern. We parted company on good terms only to learn they had taken $400.00 out of my bank account but they had done nothing.To my knowledge no listing was ever set up, definitely no calls/interest were received and no rental was ever lined up. On my own I rented both properties in 2 weeks and contracted a management company. I requested a return of my $400.00 but was bounced around the company from sales people and manager(s) and eventually to the owner(Tom). A number of emails and phone calls to Tom brought no action or the return of monies taken without any services rendered. Caldwell Property Solutions has become a property nightmare. Do not trust and sign this company's listing agreement, they will automatically debit your bank account. Once they have your money it is gone for good. Horrible Management! They don't even deserve one star. Now that I have a new property management company, I can see the difference. Don't accept a low credit rating if you go with them. Also, I would verify what your renter is paying. We had squatters in the property and our AC was stolen out of yard. It was their contractor doing the work; totally unacceptable. I recommend you go with anyone else. AJ is horrible and totally incompetent or does not care. Every time we changed renters we had to pay thousands of dollars; I doubt that they do an annual check. When one renter moved out we paid $13,000 to get it back in order. They just reuse the same pictures annually, good luck with them; the cost me thousands in losses! Originally I was thrilled to work with this company. They worked with me to move from out of state straight into a home. Like an idiot I accepted the home site unseen. They couldn't even hire proper cleaners or landscapers to get the property move in ready. The first day I moved in the carpets smelled of urine, weeds throughout the yard, dog feces all over the back yard, closet doors broken, house was dirty (however they did have cleaners there for an hour the day of move in...2500 sqft home needs more than an hour and some dirty rags) and the fridge wasn't even working. Since I moved from colorado I agreed to work with them regardless because I couldn't keep staying in a hotel waiting for them to get it together. Throughout renting from them for 2 years they even complained about the work order requests we would submit and they would decline . As if it's our fault the faucets are running/leaking, toilet won't stop running and the previous existing water damage began to grow mold. Do not rent from this company. They got a remodel out of my family. Found out after I left the neighborhood! They admitted to losing our move in move out check list and still took us to collections. Highly DO NOT recommend. My wife and I recently moved from NM to AZ. Upon move in of our new rental we noticed some things that would like to be fixed and cleaned. We reached out to Wendy and within the same day got a response back and maintenance (who was very courteous) showed up the next morning and fixed all the requested items promptly. Wendy also helped us contact the HOA for our community and spoke with them to set us up as rented to be able to get out gate code and remotes which we were having quite the trouble with. There were some unexpected setbacks as we were in escrow but Josh navigated through all of the obstacles like it was nothing. I've been with Caldwell Property Solutions for 3 years. Anytime anything happens they've always been very fast at making it right. We recently had a slow leak in our garage that caused some major damage that required pulling out walls, a bathroom vanity and toilet. I've been getting daily updates on what's happening from maintenance, Wendy is amazing! She goes above and beyond for us anytime anything happens! She's very good at finding trustworthy contractors as well! The owner of this home is very good at making sure the home is kept up with as well, he just had some walls repainted and is thinking about replacing the floors (we've been here 3 years, the floors are still in great condition) I highly recommend Caldwell to everyone that's looking! read more

Check this out (excerpt from an email today received from TOM CALDWELL, in response to numerous complaints about their business practices and inept customer service): " ... In order to have this completely go away, this time for good. I will agree to pay $250. But I need in writing that no negative feedback, or legal action is to be taken regarding this matter, and that it is completely done. ... " . Needless to say I informed him that he could KEEP his $250.00 and that good reviews are EARNED and not purchased for $250.00. Most of their good feedback is from the VENDORS who THEY give business to, and NOT from clients. STAY AWAY - STAY AWAY - STAY AWAY ! I can't warn you enough of how BAD these guys are. Their business model, in my opinion, is to "pull you in" with low cost monthly fees (even offering a month or two FREE management), because they will GET YOU on "manufactured" maintenance problems, which "conveniently" their own maintenance team will take care of (sometimes without your authorization), and charge your up to 5 x normal contractor prices. In addition don't expect any "communication" from these guys (once they have your money), their follow up is almost non-existent, on one of my properties they didn't even tell me that had placed a tenant (which by the way took 3 x longer than they said it would), and in every single case THEIR tenants either had to be evicted or abandoned the property (breaking their leases) within 90 days of their placement - so much for good tenant screening services, which they'll tell you they "specialize" in. REALLY BAD EXPERIENCES with Caldwell Property Solutions. Don't be fooled by ANY good reviews they have online, I'm guessing that these were probably created by their friends/family, employees or vendors (who are naturally are only to pleased to write a good review, no doubt to ensure future business). If I could give a ZERO (out of 5) I would. I own many properties and would NEVER recommend this organization to take the "head ache" out of managing your properties, if anything, a relationship with them will INCREASE your workload and problems. read more

I am currently in the "probationary" period of 30 days. I am most likely going to cancel my partnership with Caldwell Property Solutions. Here is a list of things gone wrong these past few weeks: 1. Initial communication with them was excellent. They ask for pictures of our home so they may post on websites for perspective tenants. Within 3 days of submitting our pictures to them, our house was posted on several sites. We are scheduled to move out of our home in mid-December. 2. A week later, the representative, Cordae (I apologize if I spell the name wrong) sent a text to my wife saying that a tenant wants to come within 3 hours to look at the home. Needless to say, we told her that is not enough time for us to vacate our home. She stated that she will not be accompanying the tenants and we would need to show them ourselves. In that case, it's definitely a "no" to come view on last minute. A week after that, the same tenant wanted to come on a Saturday at 12pm. We were told this at 9am. Another 3 hour notice. And of course, Cordae couldn't make it because she is out of town. Reluctantly, I gather my 2 dogs and went out to run errands around 11:30am. 12:15pm viewing done. 3. Got a message from Cordae stating that there is another perspective tenant that would like to see the house and made a scheduled showing on Saturday at 12pm. Everything went smoothly.....fast forward to the problem. 4. The perspective tenant advised us that she would have to pay a "Municipal Fee" of 4% per month. We inquired what this was and a Ryan told us that it is essentially a "renter's tax". We are aware of this when we used to live in Phoenix, but from our understanding, Pinal County (our home is located in San Tan Valley) does not charge renter's tax. Being a Property Management company with "x" number of years experience would know this right? Wrong! After several email exchanges, Ryan acknowledges that this was a mistake on the listing agents part and would not charge the "Municipal Fee". If this was not brought up, I wonder where the 4% Municipal Fee would go. My guess is that it won't go to the city of San Tan Valley since this "tax" does not exist. 5. The tenant told us that they would be signing a 2 year lease agreement and paying 1 year upfront. Ryan and Cordae throughout the negotiation process never told us this. Until we inquire about it, Ryan reluctantly stated that he will look into it. The problem is this, the tenant will pay 1 year's rent upfront, but Caldwell will disburse our share of the collected rent (minus their management fees) every month. This seems to us that Caldwell wants to keep all the money for as long as possible. 6. The perspective tenant also told us today that Caldwell will only refund 75% of her security deposit. The 25% will be used for cleaning and relisting the property. From my understanding, only a breach of contract can we charge the tenant for relisting. Also, we need to provide an itemized receipt showing the cleaning fees. Throwing out 25% is downright unethical. My summary on Caldwell Property Solutions is this. They will nickel and dime the home owner and tenants so they can make a profit. They put in charges that, quite frankly in our case, does not exist and hope that nobody catches it. If Caldwell Property Solutions is truly an outstanding company (like so many reviews I've seen), then they would really help me take the headache of finding a tenant for my home as I am relocating to another state, instead of creating more issues for me as I needed to take out time and research some of the charges they are imposing. The final kicker to this is, nobody has ever been out to our house. How are you going to "sell" or in this case "rent" my home out if you've never seen it in person? It's like going to a car salesman who doesn't work in the lot and have never seen a car, but have seen pictures. Ryan stated that our situation is unique as we are currently still living in the home. There are solutions, such as coming out and seeing my home first and schedule viewings and giving us ample time so we can vacate. Completely unprofessional. I own a large real estate brokerage in town and deal with property management companies all the time. My daughter Alex rented this house for 7 months, and when she moved in I commented to them and her how unclean the house was. While she was there the patio cover collapsed almost killing my daughters dog... I called and asked them to fix it immediately before a person got hurt.. it took them a week to 10 days to fix it. Then my daughter asked to move closer to the ASU campus. I found a new tenant who paid $50 more per month, and happily moved into the place with NO concerns. I had my personal house cleaner over to the home and had the carpets professionally cleaned. At move out I asked If there was any reason I should not expect to get a full refund of my security deposit. Nope, shouldnt be a problem they said... Now 1 month later they just sent me an email saying that there is no refund of the security deposit. That they mailed a letter to the house.. (Where they knew my daughter moved out of, although they always had my address.)... Lying cheating and stealing is no way to get ahead in business... look at their yelp reviews.. everyone is giving them one star.... Wake up guys... do the right thing ! Treat people fairly.... No one here seems to know what is going on and with all the rental fraud going on right now on things like craigslist this seems no different. I applied long enough ago they should have a answer. I expect my money back due to lack of communication and speedy work efforts. Had I been denied due to credit etc. I would've understood losing the app fees but not due to their lack of work effort. I am a tenant in one of their properties, we lived for almost two months without a freezer, washer, about one month without a dryer, they said it was not up to them to discount or rent, then provided us $150 off the rent after having spoke to multiple people. Initially we were told the rent would not be late until the 5th day, then our 5th month rent we received $150 late fee! for our rent being paid after the 5th day, which it was not. I contacted them about, more BS as usual. Not a pleasant experience having to deal with these people. read more
