The benefit to owners: they're experts at setting rent levels to meet current market conditions and work very hard to attract & retain good tenants. The tenants at my 23 unit building in East Dallas stay an average of three years after moving in, and quite a few have stayed 5 years or more. The lower turn-over rate tells you the tenants are satisfied, and for the landlord this stability translates to a reduction in what I have to spend on marketing and make-ready expenses, not to mention loss of income until that unit is leased. Prospective tenants: look for the Campagna sign as you're scouting for your next apartment. Here at Yelp you might see five or six negative reviews on Yelp now, but over the past few decades thousands of content tenants have lived in Campagna-managed properties, so keep that in mind. Written by an owner who lives out of state and sometimes, for years, out of the country. I have total trust and confidence in everyone who works at Campagna. They've proven themselves to me time & time again since 2008.

They wasted our time, energy, and money, leading us into to fill out an application (with a fee, of course) and hand over every bit of our personal information including medical history, only to turn around and say they don't accept our dogs- the realtor failed to mention that German Shepherd is an "aggressive breed" when I had TOLD them that is the animal I have during the property tour. Unfortunately, they are discriminatory towards disabilities, and they couldn't care LESS about anything you have to say. I would hate for anyone else to be treated the way we did. I wouldn't give these people a single cent more, and I hope no one else does either.

The other apartments also experienced this issue or at the very least wet/damaged walls. I had to document a LOT of other damage when I moved in so as not to be held responsible for it but that was the worst part of living here, specifically because maintenance didn't get on it for a month, and my calls were not answered or returned during this time. I called the city health inspector. They came out to address the one issue of a collapsed ceiling I reported, but also, without my prompting, noticed various other problems - a gap underneath the front door, sunken floor, etc. Our gate lock was broken also at some point. They did REMOVE the lock, but it was never replaced as far as I know (I'd moved out soon after that). There were mice, cockroaches, despite my cleanliness. I saw pest control come by once (which I guess might be normal?) and they did a kind of half-assed job, which isn't the apartments fault, but I feel they could have been vetted more. The trash cans had maggots and were absolutely disgusting and smelled, and the front yard for the building was covered in holes and trash. Myself and my neighbors asked a couple times for new cans or some maintenance outside (the most we got was tree trimming, it seemed). The person we were talking to appeared to have quit or been fired soon after that, though. Then it was hard to contact their replacement... ever. I would say just don't move specifically onto the street I was on, but these are just unhelpful and careless people. We were suffering. And YES, they do a raffle monthly where you will be rewarded for a good review. Residents are desperate enough already, so these good reviews are all BS. Also attached notes from the city health inspector, only one of which was addressed. Sorry for the rant.

Hot water over responsive; and a bevy of other complaints. I contacted the team and worked with them to not only address intra apartment "to-do's" and felt like I was part of a team. They went the extra mile. The Waller Group was keen to see the property upgraded and returned to a chic, Oak Lawn boutique community. It's exciting to see an old charm brought into a new life. Let's hope Team Waller works magic with a 're-fab' of the rest of the block. Great job and Five Star all the way.
