I think they hit high spots only. They missed multiple items but some of the most costly items and ones that stuck out like a sore thumb. it will be costly for me to repair and would of liked this information before my option period ended to negotiate repairs. I purchased a home in Horseshoe Bay and my agent recommended Canyon Creek. My experience was disappointing. The week of closing, my agent and I crawled under the house as I wanted to see for myself. Granted it was a tight squeeze as I am 61, but I'm glad I looked. There was a 2x8 floor hoist under a shower that was completely fallen from one side and eaten up by termites. Wasn't noted on the inspection. I had a really poor inspection by Steve May, he failed to notice a variety of issues including life safety issues, didn't go under the house like other reviews mention, then proceeded to insult the property we were buying as first time homebuyers repeatedly. He was impossible to communicate with unless in person. This is clearly a little man syndrome situation, this guy's self esteem is in the gutter and it shows. I would not use this inspector again. I asked for a pre home inspection for my new home and he came out and only inspected the framing and I clearly asked him to inspect framing, air ducts, electrical and plumbing before the drywall went up. He failed to do those inspections and didn't return my email for 2 days. I would find someone else. read more

I used Canyon Creek Inspections for a home inspection. Positives: 1) Fast: was able to get the job done within a few days 2) Useful online site for filling out information 3) Provided a useful report with pictures and details. Negatives 1) Reported that the house had 1 water heater when in fact it had 2. The water heater they missed was installed in the attic and had a broken flue so it was exhausting into the attic space. This was a serious omission and safety issue for carbon monoxide and a fire hazard. I had to repair this at my own expense after purchasing the house. I contacted him twice after discovering this problem, no response. 2) Flooring in the living room was damaged due to water seeping in from tile porch during heavy rain. We are based in California; therefore, having a qualified inspector is so important to us--Steve has literally been our "eyes on the ground" in Texas. He and his associates do a very thorough job looking over every inch of the property. They've been invaluable in our real estate transactions. In one instance, our (buyer's) agent was overly optimistic on the condition of a property and was quite remarkably gung-ho about closing.
