We've been living at Canyon Pines Apartments for a little over a year now, and I can confidently say the maintenance team here is absolutely amazing. They are always on top of things and truly go above and beyond to make sure the community is well maintained. Any time we've submitted a maintenance request, it's handled incredibly fast, usually within a couple of days, and often even the same day. A special shoutout to Raul, the head of maintenance. He is always so friendly and just a genuinely great guy. Always has a smile on his face whenever I run into him on the property. Even though we've only been here a little over a year, it feels like I've known him for years, that's what you call great service. He really cares about the residents and it shows. This place has been the absolute most beautiful place I rented, unfortunately the only bad side of it was the manager Katie. She stole my rent money and stated she never received my rent when I left the rent in her office, she constantly stated she had complaints about me but never brought a complaint to my attention once. She lived on property and cheated on her husband with the maintenance guy. She would go into my apt with no approval but it was never for maitnenance work. I caught her several times on camera. I lived in this apartment for 2 years and loved it. I wanted a small complex where I wouldn't feel lost, easy parking, and a place where I could have my mixed breed large dog. This place ticked all the boxes. However parking was easy 80% of the time. There was only 1-2 times I couldn't find parking out of the 2 years I lived there. The location is prime: near the 57 freeway, close to Brea mall, banks, grocery stores, and of course In-N-Out. I only had 2 issues with my apartment (kitchen pipe leaking through drywall and bugs), but management and maintenance made it so easy and they fixed it right away. Towards the end of the stay, Katie our new manager was amazing. I wished she was with us from the beginning. She was easy to get in contact with, professional, succinct, organized, and very approachable. Stay here and feel like you're at home. read more

Love, love, love this place! Did I tell you that I love this place? I sold my home in Yorba Linda a few years ago and have been renting since. I've moved 2-3 times in the last few years; trying to find the right apartment for my son and me. I wish I've found this place prior to my current apartment in Placentia. Due to my one year lease agreement, I'm stuck where I'm at and just have to wait it out. Here are some reasons why I love the Canyon Pines Apartments. They are conveniently located less than 5 minutes away from the 57 freeway and Downtown Brea. The rent for 1 or 2 bedrooms apartment is very reasonable. Lastly, the staff Rachael and Diana are the best! They were very courteous, professional, and knowledgeable regarding the apartment living and the city of Brea. Overall, I had such a great experience visiting the Canyon Pines Apartments that I felt compelled to write this 5 stars review. Read the fine print. I lived at this apartment complex for over 25 years, and as a result I have become more familiar with it than most people ever will. Its an older complex, and in a seismically active place like California, the buildings are not built to recent seismic codes. Pros: The staff are incredibly kind. While I have seen quite a few managers come and go, they are always kind and welcoming, and the maintenance staff is always helpful. The complex is one of the most green in the area, in terms of plant life. Cons: FDC Management is a terrible company. They are incredibly cheap and will waste money on covering up problems instead of tackling them at the source. The buildings are full of mold, there are termites in the soil, and there are cockroaches in many of the walls. Instead of directly dealing with these issues, FDC always chooses to simply disguise them. They cut the bottoms off the fences instead of treating the soil for termites, they waste time planting new greenery and always choose the cheapest painters/gardeners/etc. instead of ensuring quality. For the age of the buildings and the conditions they are in, I would say the prices are too high. Staff at the property are nice but the company that owns it is terrible. read more

I have lived here for 13 years and just resigned another lease. I am happy to give my honest review of why I choose not to live elsewhere. The manager Diana, and maintenance Francisco and Margarito is the reason why I stay. Anytime I have a concern Diana listens, confirms what I feel and address the matter immediately and gracefully. Maintence does a great job in our apts and keeping the grounds clean! The management team works hard daily to make sure this property looks and runs smooth! I write this update as I lay in bed at 640 am hearing my upstairs neighbors walking around in their room , shower water pipes going, rolling closet doors opening and closing. Yes the grounds are well kept. Like I mentioned maintenance crew is friendly and amazing . Management has gone down sadly. Office is always closed during posted business hours. Even when they have. Paper sign posted on the door of temporary new business hours they aren't true. I had an important package delivered inside manager office and they posted false operating hours and I called emergency office number with no luck of contacting anyone. I finally found a maintenance worker and he said the office note should say closed but he got my package for me. Look elsewhere, they will raise your rent at least $90+ each year It's sad that when anyone posts the truth about the complex magically a month or less later a positive review shows up . Diana and Rebecca lied to my wife and me and screwed my family out of thousands of dollars. They seemed so nice in person, but I have never had someone screw me over the way they did after we moved out. I wish I could sue them, or somehow right the wrong they did, but I just don't know how. If you read this and have any idea how I can get some or all the money they screwed us out of, please let me know. - January: I told them we'd be moving out mid-February because of a new job, but our lease wasn't up until late April. They advised either (a) pay a fine to break our lease or (b) allow them to re-rent it out as soon as they can. They explained Option B would mean we would be liable for every day until someone moves in but they highly recommended Option B since people move in all the time, they have prospects calling/emailing/visiting on a regular basis, and they're very confident it'll get rented right after we move out. - Early February: I reminded them we're moving out in a couple weeks and they reassured me of their confidence in renting it out quickly once we're gone. - Mid February: We officially moved out and they said they're still extremely confident about getting someone in there right away. They also explained we'll get a large bill soon. Their direction to us was: Don't be frightened by the amount of this bill and don't pay it until after the new tenant moves in. You'll probably end up getting money back from your deposit instead. Ether way, the new tenant's move-in date will dictate the amount of the credit applied to your balance with us and we'll determine how much we owe you or you owe us after that. - Early March: I received their large bill and emailed them asking for a status update... they explained nobody had moved in yet. That day, my wife and I went onto their website, rent.com, Craigslist and other apartment rental sites and couldn't find our place ANYWHERE (I should've taken screen shots, I messed up here). - Mid March: My wife told me she still didn't find our old unit online. I emailed the management team at Canyon Pines and again they said they've been trying really hard to get it rented for us but no luck. I should've called BS and asked why I couldn't find it online. I also should've sent a friend to the complex and see if they even would show it. I instead spent all of my energy on our new home, broken furnace, broken fridge and baby on the way that I just crossed my fingers that my Diana and Rebecca were really trying (they weren't, which I confirmed later). - Early April: I received a voicemail from a woman advising if I don't pay the large bill, it'll go to collections. This lady also told me that she is notified whenever an application is submitted for any given unit at Canyon Pines and ZERO(0) applications had been submitted for my unit since we moved out about 40 days prior. This means Diana and Rebecca either (a) perform so poorly at their jobs that they can't get an application during a 40-day span and need to be replaced with people who can fill empty units or (b) they were lying to me about trying to rent it out and were just collecting the money I was technically accountable for on the unit. Option B is obvious here. I immediately started pursuing Diana and Rebecca via emails and voicemails over the next several days asking if I should (a) pay the bill like the collections woman is asking or (b) ignore the bill like they told me to do when I moved out. No response. - Mid-April: After about a week passed without a returned phone call or voicemail from Diana or Rebecca (keep in mind, their job requires them to call and email prospects on a regular basis but somehow they're not calling or emailing me back?), I called the same collections lady and paid the bill so it doesn't damage my credit. I then emailed Diana and Rebecca that same day explaining that my wife and I know they screwed us over based on all the facts. I elaborated on all the details for them: They were extremely confident it would be rented out immediately, the unit wasn't posted anywhere when we TRIED to find it, they told me not to pay a bill that eventually was about to go to collections, zero(0) applications have been submitted for my unit during a 40 day period, and they were ignoring my calls and emails for a week). They replied to that email! The facts don't lie and they knew they were caught. They didn't address my proof that they lied though. Instead, they just said I signed a contract that holds me accountable and that they wish I would've left on better terms. If you wouldn't have lied to me and my wife and screwed my family out of thousands of dollars, I would've left on great terms. read more

We had been apartment hunting for a couple of weeks and were on our way to another appointment when we drove by and discovered Canyon Pines. The grounds were well kept up, dog friendly, and it was a nice small community with ample parking. We loved the apartment sizes and big yards they offered for our family. Diana and the maintenance crew are amazing. Always accommodating, fast and friendly. They even organized holiday parties for the community. And that's what it really felt like, a community and neighbors. We lived here for 4 years and thoroughly enjoyed our experience. By far this is the worst apartment complex we have lived in. They showed us a nice clean sample apartment and Diana (Manager) told us that it will be the same . Boy , were we surprised to see our worn down version .Management is horrible , she is never in the office , I called 3 times for emergency maintenance . First time they called back after 2 days (door knob fell off) and second and third time they didn't even bother calling back . Laundry room is a joke , they just added new machines when we moved out , price is double what we used to pay in previous complex . We lived here a year and a half and when we moved out they tried to charge us for all kind of damage that we didn't do . I lived here for a year. The best part about Brea is it's placement in Orange County. You can't beat it. I moved from a different state and it was very easy and stress free to sign a lease into a place that allowed my husky. As far as the community, everyone is nice and minds their own business. Never had issues with any other pets. Only issue I had was when someone parked in my carport. Parking in general can kind of be a pain here if you're coming home late (if your carport is already parked) general parking seems over crowded and I noticed cars were having to inconveniently park in handicap spaces and illegal spaces overnight. Another issue I can nitpick at is noise if you're apartment is close to Brea blvd like mine was (directly off). Fire department is down the street so sirens go off all the time. And you get the noise of the street. Overall it wasn't a huge issue. This place can be a bit pricey but for me it was few and far that would allow a husky in. Staff is nice here and very helpful when they are available to help. Very quiet community in the apartment. read more

If I could leave negative stars I would. I've lived at Canyon Pines for a year. It's a beautiful property, and the units are nice. Maintenance staff is fantastic. Management is absolutely horrible. Don't believe their posted office hours, they are never there except when they feel like being there. Diana acts nice, but lies and does not follow through on promises. I had a break in in my carport, resulting in about $1000 of hockey gear stolen. Things happen, and Diana promised to take measures to increase security. How did she do this? By putting up one sign saying there are security cameras, and there are none ANYWHERE except for inside the leasing office! This was the first of hers and FDC Management's lies. The posted office hours are a lie. They promised "big exciting changes" this year, including the installation of Amazon fulfillment boxes, a security guard patrolling the parking lot, and parking passes, but of course nothing has come from any of that. There is absolutely nothing being done about security here, because that would increase costs! The only "big exciting" change this year is the increase in rent, which I'm sure is very exciting for FDC Management! I wanted to transfer to a downstairs unit so my pregnant wife wouldn't have to deal with stairs, Diana again promising she would let me know when one opened up. I had not received a call or any indication that anything had opened up after several weeks. It wasn't until I got very lucky by miraculously seeing her IN THE OFFICE during their posted office hours (imagine that!), and only then when I confronted her in person did she tell me there was an available unit. Why didn't she call me? We were able to fill out the paperwork for the new unit, and I paid the holding deposit and application fees. Three days later, I get a call from Diana letting me know the unit was no longer available and I would need to sign a new lease. No thank you. FDC Management, don't bother responding to this review. Actions speak louder than words and management's actions at Canyon Pines make their priorities clear: profit, profit, profit. Every letter they send to the residents makes a big point of how we're all doing such a good job keeping this a valuable property. That's what they care about, and they will all too happily screw you out of money without holding up their end of the bargain. Avoid this place, and this company. read more

1. If your looking for a place to call home don't stop here! 2. There is no parking after 5:30pm. The office mangers Diana and Rebecca will tell you that they don't have a parking problem, but they're lying! They do. 3. They will pull you in with a low lease and then they will raise the rent by over $150 after your 1st year lease. So check the specifics of renewing or continuing your lease after your first year. They might not even give you the option of renewing and automatically put you on a month-to-month...don't be surprised, you've been warned. 4. If you decide to become a miserable resident here, make sure Diana doesn't rush you through your walk-in inspection or make you sign before you do the walk through. They will blame you for anything that is broken. Don't be afraid to mark everything that you see wrong with the apartment on the walk-through...you'll be happy you did when you're moving out the next year. Canyon pines has a high resident turnover. 5. The office is never open. They claim to have been on lunch (3 hours) or that they were showing the property to a prospective resident! Lies! They close early without warning! So if you're waiting for a package (because USPS for some reason only delivers packaged to the office and never to any apartment) you will be at their mercy, let's see if you can catch them...so unprofessional! 6. There is no grace period for rent. Anything submitted after the 1st gets slapped with a $50 late fee. 7. The pool lacks cleaning. You will never be able to swim in clean water because they have these trees around the pool that make a mess! You'll end up cleaning it yourself if you want to swim in decent water. 8. There are so many spiders on the property and they get into the apartment! They claim to have pest control come out every Wednesday, but they don't automatically keep the property free of insects unless a resident is requesting the service. 9. If you live near a tree, your patio will be unusable! The old sickened (eucalyptus) trees are falling apart , and by apart I mean unbelievable shedding on you patio...this alone will make going out to the patio unbearable. 10. You will have a hard time washing after 6pm and all day Sat. and Sunday. Be prepared to go the laundromat. 11. When there has been a 2.3 + earthquakes (3 that I've experienced) it feels as if the whole place is going to come down...imagine a 3, 4, or 5 which do happen. 12.
