    If I could give minus five stars I would but you have to give at least one star for a review…read more Wagner Homes, LLC, located in Millersville MD, constructed our home in a new development they call "Reecwood Estates" that is on Reece Rd just north of Fort Meade off of rte 175 in Severn, Maryland. There is nothing stately about this development. All homes have been completed for months yet there are multiple, ongoing issues inside and out. See the pictures of the outside issues. Streets within the development are still not paved. One streetlight is still not put up at the end of our largest cul-de-sac. I posted a picture of the entrance to the development but there is no sign. The entry landscaping is cheap and tacky. There truly is no landscaping with some areas filled with weeds. Areas within the two small cul-de-sacs do not have finished sidewalks and I understand Wagner refuses to finish the sidewalks in these areas. The sidewalks end right before the homes at the top of the small cul-de-sacs begin. One of the pictures shows a crack in the cement where one of the sidewalks in the small cul-de-sac ends. Two Bio-retention areas are still under the responsibility of Wagner yet they have done nothing to them. They are overgrown and a haven for bugs, snakes, and other critters. No barrier around them and there are kids in the development. Once Wagner turns this area over to the county, the county may maintain them. Cannot happen soon enough. Wagner refuses to put any type of secure barrier around the development between the area of trees in back of our development. Wagner owns the tree area. Consequently people in the developments behind us walk through and some of the kids have tried to break into two of the homes. There are multiple issues within and outside our home that should not happen in a new home. Usual maintenance things happen but floors should not be cracking. The second flight of stairs leading upstairs is not level and slants to the left. We received a bill from the Homeowners Association yet none of the homeowners in the development have been involved in meetings or anything else. I requested a copy of the association's budget three months ago and have not received it. I refuse to pay association dues when there truly is no active association or accounting of the budget and expenditures. Poor construction all around. Buy a home from this company at your own risk. I would not recommend this builder to anyone.

Blair replaced 5 skylights with a more reasonable 3 of a slightly smaller size that better suited the space. They also re-paneled the inside ceiling and carefully matched the stain so everything looks really great. No further issues with roof leaks. Frankly, I would trust the folks at Blair to make everything right - plus they are good people. Thinking of using them again for another big project, because they are professionals in the truest sense of the word. We're very pleased with the high quality workmanship and professionalism exhibited by the Blair teams that worked on our house. They come when they say, stay in communication, and are straightforward and honest. From Carl Scheel to Bill Smith to the first rate carpenters who finished our inside ceiling, you guys are much appreciated!

His professionalism was outstanding, and we were quite pleased with clean up at the end of each day of the project. Billy had said more than once "Don't want to leave us with a mess!" after the workers quit for the day. We were impressed with the estimate details, and the quality work preformed by the entire team. In particular, kudos to Jack Savage on his expertise and knowledge in ensuring our flat room portion of the project was done exceptionally well. Overall, we were very pleased with the quality and workmanship of the project. Highly recommend this company.

    Apparently I'm not the first to have this problem. A guy came out and measured our kitchen (IKEA…read morekitchen install) and said he'd be back to us within a week with a quote for the work. We would have installed it ourselves but we needed a new hole through the wall for the new range hood, so we needed professionals. I explained this was the only real reason we wanted to contract them for the install and he was sure to get the range hood product info and all the measurements for the quote. A week went by, then two. I reached out and didn't hear back for another week. He said he was traveling and someone else was handling the project. He would call them to check in. He emailed me the next day saying I should hear something in a day or two. Another week went by. I called and asked where my project was- someone at the office said they'd get back to me soon. The next day a woman left me a voice message saying she was taking over working on the quote and wanted to know if someone had come out to measure yet... I guess she could have checked the file but nope, she asked. I called back and said yes everything should be in the file. She said she'd get me the quote the next day. Another week went by. I called the original guy who had been traveling- he said he couldn't believe they hadn't gotten it to me yet. He called them and sent it over to me via email. The quote was missing the most important piece- the range hood installation. I asked him why it wasn't there as we made it quite clear that was a requirement. He said he gave the office the measurements and instructions so they should have factored it in. He said he'd ask again. The next day he emailed me back saying he didn't work there anymore and 'good luck' on getting what I needed. I contacted the home office in MD again and left a voice message. I then sent an email. Then another email. Weeks have gone by and no one has gotten back to me. What a huge waste of time. We were ready to drop serious cash on an installation; now we're just going to do it ourselves and find a contractor for the range hood portion. tl;dr Don't waste your time! Do what you can on your own and get specialists for the rest. Osprey Bay doesn't have their stuff together, and IKEA, if you monitor these, your company needs to find a new partner for installations.

    We went to Ikea at the end of April and paid the $199.00 to have someone come out from Osprey Bay…read more(the company they use to do installations) to measure the kitchen and come up with a design. We did have a consultant come out and measure and design the kitchen with us. A few weeks later, he called and said he was leaving the company and would not be able to work with us. He had very negative things to say about Osprey Bay but I thought that it was just sour grapes. Was I wrong. After months of trying to get someone to take over the project and get our kitchen installed, we finally gave up. We are still trying to get our deposit back from Osprey Bay and have since hired another company to do the installation. I would highly recommend not using Osprey Bay. They are unreliable and have extremely poor communication with their clients. It is too bad that Ikea has chosen them to do their installation exclusively. We have heard through the grapevine at corporate that Ikea may be menacing a change soon. I hope so. Dealing with Osprey Bay was painful and non productive. We will probably have to sue them to get our deposit back
