We had high hopes for this place but have only been let down over and over. 1. Bugs. This place is crawling with roaches, hence why they offer a free pest control service. They know they have a bug problem...ugh disgusting. Not to mention I've scheduled service for this 4 times and they've NEVER come. No follow through, let's see if the 5th time is the charm 2. Fire alarm. The fire alarm goes off at all hours of the day and night. I'll be working from home and hear the constant ring in the courtyard at 12pm for at least an hour. We've been woken up multiple times at 1, 2, 3 AM due to the fire alarm going off. All times were false alarms and they always claim they are fixing it but never do 3. Noisy. There are always people at the pool after hours talking loudly and being disruptive. I don't get how they are even able to access the pool let alone be loud 4. Maintenance. They are very nice guys but we've had so many issues (repetitive ones as well) and it can take days to fix. Our fridge and freezer broke down 3 times as well as our microwave. All essential appliances yet they broke down. I've never had appliances like that break down so often or even at all. They told us if the microwave goes out again they can replace the outlet. Also said I may have too many things plugged in at once. A toaster and ninja blender along with the microwave is going to blow a fuse? Update your electrical!! Ridiculous! The last time the microwave broke I put in the request Saturday morning and they didn't come until Monday morning, luckily I was out of town but my roommate was SOL. That was irritating 5. Trash. The trash by the elevator is always overflowing and stinks. The room where the dumpsters are is always full of trash on the sides because the chutes are never functioning properly. So it's always a disgusting and foul smelling area which is an eye sore 6. Garage "storage." People use their parking spots as storage and it looks so tacky. They are parking spots, not a spot for your skis and whatever other crap doesn't fit in your apartment. Enforce your storage rule or let everyone use the parking garage as a storage unit. Real classy. Needless to say, we will not be staying much longer. Unfortunately we weren't ready or in a place to move after a 1 year lease so we have to suffer for one more. Can't wait to ditch this place. Other tenants I've talked to agree and I've seen so many moving trucks in and out of this place which doesn't surprise me. Living at the Carlyle has been great. Going on my second year here and it's hard to think about any place else when you have such amenities and large homes to enjoy. Horrible loud residents! need better management to control the people you allow to live in your apartment!!!

I must provide an update due to the recent issues I've incurred. Part 1: In the beginning, while browsing everything was going well. The staff was courteous and was able to answer our questions as potential tenants. Once we got the ball rolling the lack of training and management guidance was immediately apparent. During the income verification process, I had informed the staff that my wife would have access to her pay stubs in 3 days/after the weekend on Monday. In the interim, I sent my pay stubs along with 6 months of bank statements. Fast forward to Sunday I was contacted by the leasing office requesting/inquiring about my wife's pay stubs. I felt pressured as I was speaking to a leasing rep who made me feel as though I would not pass the income verification process when I was more than qualified. That was strike 1, however, I calmly brushed it off after I was reassured that I would be approved, and they simply needed my wife's income verification. Part 2: Then we noticed that they made an error with our leasing documents that was remedied well, however, there was some confusion, and this is where the lack of experience came in, unfortunately. To sum it up I was overtly told that because of the error THEY made when our lease renewal date came we would incur a $700 rent increase. When I immediately questioned the leasing agent on this it was disclosed that this was an arbitrary number. Part 3: Fast forward to the day before move-in. We had a pre-inspection meeting, and our leasing agent was not in the office even though we had scheduled an appointment. Once we did meet with someone, they had no clue why we were there and looked bewildered. Then on move-in day no one was at the office to hand us our keys at the designated time. The leasing agent was 30 minutes late, clearly sick, did not have a mask on, and did not apologize for being late. Lastly, they had the audacity to ask my wife why we came in the day before. Overall, this is an unacceptable moving experience. I attribute this to a lack of management guidance and training. I've lived at Greystar communities in the past and have never dealt with such unprofessionalism. Lastly, we do love our apartment and the vibe. It's just that management seems to take more pride in posting certification certificates on their desks rather than implementing what they've learned in training to make the future tenant experience pleasurable. read more

I have lived here now for a few months and have nothing bad to say! The staff here are extremely personable and welcoming. I've lived at many apartments throughout the OC and have to say this is by far favorite. If you are wanting to absolutely love where you live I would highly recommend the Carlyle! read more

I have tried to find out what is required upon move out to get my $750 deposit back. I pay $3700 a month and have resided at The Carlyle for nearly 3 years, always paying the rent on time. They want to squeeze out whatever remaining profit possible, even at the end. Below is the email I sent to which I still have not received a response. They clearly plan not to refund deposits that should be returned. Email dated August 29, 2021: Hello Erica and/or Darby, Esther, from the Carlyle leasing office, advised sending this email to obtain information regarding refund of my deposit upon move-out. My lease ends Tuesday August 31st. I had called Esther today when no one showed up for the move-out inspection scheduled for 1:00 p.m. Sunday August 29th. Esther indicated that this should not have been scheduled on a weekend as those can only be done Monday through Friday during business hours. I had called the office about a week ago to schedule this walk-through, but unfortunately did not take down the name of the person that scheduled this. She further informed me that no one ever receives their entire deposit back, that at minimum there will be cleaning charges. I have been working diligently for the past few weeks to thoroughly clean the apartment prior to move-out. Esther's statement in conjunction with the language in the Greystar lease do not appear to be in compliance with the California Civil Code Section 1950.5 "Security Deposits". The language in the code indicates that a tenant should have ample time for an inspection and be provided with the details to remedy any deficiencies prior to move out. The inability to have an inspection today, coupled with the language in the Greystar lease creates barriers for a tenant to make any necessary remedies to be able to receive their deposit back. Esther indicated that Javier will do the move-out inspection Monday August 30th between 3 and 5 p.m. She said he will call if he is unable to meet during this time. It will be of great concern if this inspection can be done at the earliest possible time in order to allow ample time to complete remedies and request a re-inspection prior to move-out. Please provide the move-out cleaning instructions referenced in paragraph 38 of the lease. Please advise that you've received this email. read more

Living here has been one of the best experiences I've ever had. It definitely feels more like a home rather than an apartment. The management team goes above and beyond in every way possible from keeping everything new, clean and manicured, and are quick to respond to anything that needs to be done. Brittany, Leon, Nemo, and Albert are all consistent in their professionalism. Every interaction with each of them has always been a pleasant and helpful one, which is something I really appreciate and value deeply. And there is always some fun event being planned and meticulously put together; like our holidays parties, cooking/wine pairing classes, outdoor movie nights, pool parties... I was nervous about moving into an apartment coming from the port streets but it's been better than I could have imagined. 2 years here so far and counting:) read more

My partner and I got introduced to this complex through a friend. All apartments have gorgeous layouts and modern appliances! Their prices are definitely better than their competitors considering what they are offering. It's a cozy community and we fell in love with the apartment at first sight. The Carlyle is awesome, updated & kept very neat, really cool pool/jacuzzi, nice BBQ area, newly updated workout facility, and all around is a top-notch condo building. Love it. The great experience all started with an amazing staff lead by the fabulous Brittany Kelemen, Leon, and Amy. They are all a delight and happy to assist without notice. I'm single and live between a house in the Midwest and this condo. The staff has gone above and beyond to help me and it's truly appreciated. The unit itself is spacious and has big closets, it's a great use of space. The maintenance staff takes the living experience to the next level. Their ability to swiftly fix any small issues has been an added bonus. Also, the maintenance staff was huge in my move in with putting up TVs, speakers, closet organizers, and hanging art. Very fair and low pricing for these items. Guest parking was a brief issue this past January but the staff was on top of it and after a few weeks it was fixed. Thank you for 2 years and a great experience in SoCal. I highly recommend the Carlyle and truly appreciate "Brittany's Army". read more

Chinese pregnant women are coming in again, apartments being used for kitchens, day care center open, cars being stolen and broken into, domestic assault cases happening, fire exits not per code... BEWARE. We lived here for 3 years, apartments themselves are great and the maintenance staff is lovely. When we moved out, we asked to do an in person walk through, we were told they do not do that. About a month later we got a letter with a statement for charges related to move out. We had a contact number for a person to call that worked for Greystar (did not work on site at actual apartments). I spoke with him once over the phone and asked him to clarify charges. He told me he would get back to me. We proceeded to try to get a hold of him for 4 months (we moved out in January). Emails, calls, and we would occasionally receive a response via email or voicemail saying something like "we are still looking into it." When we reached out again saying they were well past the point where they should be able to withhold our deposit, we got a new statement that was dramatically revised, but was still listed many unexplained charges. When we finally got the rep from Greystar on the phone to discuss the remaining charges he stated he could not explain them, all he could do is reference the ledger. **When we moved in, the carpet was NOT new, and when we moved out, they sent us pictures after we left of the UNDERSIDE of the carpet and stated the condition was beyond normal wear and tear. We left the carpet with NO visible stains, odors, rips etc. We never had an opportunity to inspect the UNDERSIDE of our carpet before we moved in, so how they think it is ethical to rip up carpet and charge us for "damage" is beyond comprehension. There were other charges that we simply could not get explanation for, so our choice was to hire and attorney or just let Carlyle take our money without cause. Just be cautious when you move in, note on your move in check list that you were not given an opportunity to inspect the UNDERSIDE of the carpet and take photos of everything on move in and move out. Based on the move out experience, I would not recommend moving into these apartments unless you are prepared to lose your entire security deposit. read more

You guys have 15 available apartments, I reckon so many chose to not live here and move out because the dog problem here is a bit much. There are clearly no restrictions on pet sizes and the smells around the building don't match the scenery. But hey, I guess you guys can afford to miss out on what is probably close to 50k a month in rent to make the residents happy to have their big disgusting animals and have this place smelling like a dog hotel. Don't ever come here, this place is shithole, management is irresponsible, there is brake into the cars, the facility is dirty, I am so glad my lease is up! You'll see new faces all the time, oh you're going to pay so much money here for nothing, go to One Uptown brand new and same money but there is NO COMPARISON. I have literally called the police 2 times over the course of staying here for 3 months. Before I even called the police I tried to civilly address the issue and got screamed at. I called security and they told me they got yelled at too. Finally, I emailed management. Nothing!!!!! Not even an acknowledgement they got my email. It left me with no choice but to call the police. I follow up the next morning after calling the police the night before and ask them if they got a police report.... NOTHING!!!!! This lady literally tries to tell me there is no report LOL I let the nuisance neighbors go until I literally couldn't handle my light fixtures shaking from this child running around. I call the police again. I explain everything that had been going on so they could address the neighbors, again. I kid you not these neighbors literally come down, knock on my door and SCREAM at me again with the police standing right there!!!!!! I've never been so shook in my entire life. This overweight husband was literally jumping off the bed and trying to break the floor... while the police were at my door. Then he comes down to start screaming at me! They're like let us live!!!!! We are allowed to make noise!!!!!! UNBELIEVABLE. so this leads me in to my main point of why you should AVOID the Carlyle. You will literally hear everything. You will hear them walking around. You will hear every toilet flush, door shut, even their voices if you aren't running a fan. If there are children above you, (lord have mercy) your light fixtures will shake and rattle as they "play" throughout the apartment. It's honestly insane how much noise will come through your ceiling. When you are in the shower, the footsteps sound like bombs going off because of the tiled amphitheater you are in. Its great when you're showering at 6am and all you hear is *boom* *boom* *boom* My sleep schedule is literally dictated by when this child feels like going to bed. Another huge problem in this community are the the trash rooms. The trash chutes are electronically controlled so that when the bins fill up, they close the chutes so nobody can throw trash away and clog the chutes. I can't tell you how many times I've gone to the trash room and it's completely full of trash because they turned the chutes off. There's too many people living here!!! You most definitely will need to live on the top floor here or be ready to want to die. read more

I have had the most amazing experience with the staff at The Carlyle. Especially with Aimee in the leasing department. I sent in a request and she called the very next day with so much positivity! I'm going through a divorce and my credit wasn't where it needed to be to be approved for an apartment but Aimee worked incredibly hard on my behalf and she got me approved! Now my son and I can get our belongings off the U-haul that's been sitting for over a week now and move out of the hotel and call The Carlyle our new home! A big thank you to Aimee for being amazing and for being just as excited as I was when she called me with the good news! Had our eye on Carlyle for a while. The size of the units and location were perfect for what we were looking for. We Came in for a tour and just as expected we were blown away. The underground parking has cellphone reception. The bushes and trees are beautiful and well kept. The Amenities are in pristine condition. Pool cabanas. It's Quite and safe. Very Friendly atmosphere. Esther was our point of contact through the entire process. She is very knowledgeable, professional and courteous. She answered all of our questions and because of her we had an amazing move in experience. read more

There are still problems here and after living here for over 2 1/2 years we are finally getting out! King Kong lives in the unit above me on the 4th floor - all day long and all night long you will hear him walking around in his unit. Recently got stuck in the elevator for 45 minutes. Had severe anxiety and a panic attack. The phone inside the elevator did nothing but put me on hold and hung up on me. Thank goodness for the few good neighbors I have (you know who you are if you're reading this) and Alberto for getting me out. The maintenance team is the only good thing about the community. Alberto and Neemo have been here since day one and are literally the best. Aside from that, the Chinese are back! Wahoo! It smells like horrendous dead fish and they are transporting disgusting smelling food from their illegal kitchen, to their friends in units spread around the building. You definitely will smell it, you most likely will see it on the floor cause they spill while transporting. P.S just a tip, don't move into a dog friendly building if you are afraid of dogs. read more

I recently moved out of this Apartment building as I had an absolute TERRIBLE time living there. Would have moved out earlier if possible. The last two months of my lease there was basically no management to handle any issues or concerns with the building. My biggest complaint was the lack of security (even though they had 24 hour security guards and cameras all over the building). My car was broken into and over $1,500 of items and damage was done while parked in my normal spot in the lower and gated parking structure requiring a key fob to get into at all entries/exits. While this is not a significant amount stolen, the biggest gripe was that cars had been repeatedly broken into and two cars had actually been stolen over the past few month - all with NO notice to the tenants from management that this was occurring. It wasn't until I started speaking with neighbors about my break in that they mentioned they had been broken into several times over the past few months and management had nothing to do about it. Had I know this, you can bet i would not have kept anything of value in my car. Not to mention that there are no security cameras in the lower structure that is gated and requires a key fob, only cameras in the visitor parking. Much safer to park upstairs in the un-gated portion than downstairs in the gated lot. Management handled my car break in extremely unprofessionally and ran through hoops with them to get updates around the break ins and conversations with the police. Pregnant Chinese ladies dominating the leases and the entire apartment grounds as you may have recently seen on the news around birthing tourism. I was one of newer tenants to move into this apartment complex and 1/3rd of the building had already been rented out to these ladies. Speaking to people around the local area it sounds like the building worked with local real estate agents to source these Chinese tenants and decrease their vacancy right off the bat. While this wasn't a huge issue besides the grounds being consumed by Chinese ladies at all times during the day, all signs were not only posted in English, but also Chinese and they still remain there to this day. This should have been the first give away to not live here when I was touring the property. It wasn't until the raid occurred on this complex that they started staying inside and barely interacting with the outside world. The pregnant Chinese lady problem has not stopped even after the raids. Some of the units are being used purely for kitchens, daycares, etc. You're constantly seeing chinese cooks and women push carts around delivering meals to all the rooms and leaving their trash all over the hallways. You will constantly have police at the units. They were there once or twice a week for a variety of complaints but most commonly domestic assault, theft, trespassing, etc. The units are very nice and spacious with great amenities, but I was the first owner for my unit so I can't speak to how they look overtime with several tenants. The walls are thick, but the floors/ceilings seem like cardboard. You can hear people above you walking and running. Some other issues we experienced were corporate and other parties being thrown in the common room until late into the night with lots of people not even living here partying on the grounds. Lots of loud kids and people in the pool area in addition to people letting their dogs swim in the pool. Hopefully this place figures out how to get this under control and avoids turning over management every few months. I wouldn't count on it though. read more

Lived here for 6 months and it was a huge mistake. It is now 4 weeks since we left and still no deposit has been returned. I have called everyday and get the same stupid response by an obviously unprofessional and unqualified management staff. Nobody can explain to me where my deposit is and how I get it back. They have breached the terms of the same contract they expected me to uphold, but don't want to be held accountable.... Outside of the Chinese baby factory, the weed smoking in the stair wells and the stolen cars from a "secured" garage, this place is worse than you read. read more

I don't write reviews but I decided to write one since I came across few comments about Carlyle and I happened to live here now. We moved to Carlyle Apartments starting October and the experience has been great! The property is beautiful and super clean with very friendly neighbors and staff. The units are gorgeous; nicely designed with stylish cabinets, countertops, stainless steel appliances, large and specious bathrooms, showers etc. The property management are great too. They're super friendly - they go out of their way to make sure our needs have been met in a very timely fashion. In my opinion, they deserve 5 stars particularly Brittany. She is amazing! So is Albert, the maintenance manager, and the security officer. Unfortunately I don't remember his name despite speaking with him 2 times. My apologies!!! Now I don't know anything about the former property management team when it comes to handling residents' questions or concerns, but I do know about the Chinese pregnant women crises and fraud. Unfortunately this was not isolated to Carlyle. This has been a common problem in many communities. It happened right in front of us when we live at the Park Apartments owned by the Irvine Company. The deal there was even worse since one was dealing with Chinese and the Arab pregnant women all over the place, among other issues with frequent travelers treating the community like garbage being inconsiderate. I don't want to turn this to another review about another community, so I'm going to stop here. We decided to move into the Carlyle apartments despite knowing the history. We decided to give the new property management a fair chance since our experience from the first encounter was very positive and they were honest. I think we should judge the new property management team based on how well or bad they do from the time they have taken over, and not based on the mess the other property management left behind. read more

Honestly, I have never seen such well trained staff anywhere else .. at restaurants hotels big companies here or overseas. Brittany and Aimee are so hospitable friendly professional. They showed such patience in answering all of our questions and concerns. We even canceled our application twice and they were still very friendly and sweet. We have been looking for an apartment, house, town home or anything in Irvine. Carlyle by far the nicest community and most spacious upgraded apartments. The apartments are modern upgraded beautifully finished and spacious. The amenities are also spectacular. Also Carlyle is big but not massive like other apartment complexes at the Irvine company so it still feels warmer. read more

I just moved into The Carlyle and I absolutely love it. The move was very easy because of how great the management staff made it. I am very busy with work and they were all very helpful and efficient. Leon one of the manager was awesome! He sold me on the place right away, he was very accommodating and it was a no brainer, with in the hour I was signing papers. ALL of the management staff is amazing, they don't just put on a front to get you in, they are even more hopeful once you're a resident. I have had no complaints so far. If you live a busy, professional, or even retired lifestyle... this place is perfect. Being close to the airport isn't a problem, you do not hear the planes bc of the noise ordinance and it is convenient ! I wish the apartments were up for sale because I would definitely look into buying! Also by the way, the reviews about the pregnant women are not true. They are dog friendly! read more

My experience at The Carlyle is something that I shall never forget. I had the pleasure of experiencing 2 years living at this spacious condominium style apartment home. The Carlyle was a safe haven for me while going through healing from some life changing events, from divorce as well as physical ailments to the shocking news of Kobe B's tragic accident all the way through the Covid 19 Pandemic, and the unrest that ensued. So many epic life altering events. Diana the Manager worked hard to keep what I will call "home" safe and functioning. The maintenance staff was excellent as well. Never was there a need unmet! Chrissy the Assistant Manager was always kind, gracious and helpful. I had to leave the area due to some necessary lifestyle changes and I must say, Diana & Chrissy were most accommodating and helpful in assisting me with my transition. How many places would be just as kind upon your exit as they were when you were making your initial decision about whether to live in their property. These women were! I will never forget their kindness. All in all, when you compare the square footage and the fit and finish of the apartment homes as well as the location which is centrally located to be able to travel anywhere in Central, South and North Orange County, it is unmatched. Also, to be afforded the opportunity to basically roll your luggage over to John Wayne and hop on a plane is unparalleled in convenience. Currently a resident here with my three year son. I choose this as my residence because when I first did a tour with Leon, the community showed very well and the apartments are very large for space which I loved coming from a house. After putting my deposit down I had my first hiccup with the apartment complex, because I asked to push my lease out one week since my movers were delayed, they declined because the lease was already signed and could not be revised, without paying The cancellation fee of two months basically. The second and MOST FRUSTRATING THING about this community is the sound. The people underneath complain all day about the sound of me and my son moving around and taking baths!! I wish I would have looked at Google and yelp reviews prior to signing because I would have never went thru. They did offer to move to another unit... but that would have cost me movers($$$$), and someone to come take down and remount tv and lighting fixture all over which cost me over $600. The apartments doesn't come with lighting except in the kitchen, bathroom and closets. You have to provide your own lighting for the living, dining and bedrooms and they charge $75 per light fixture with fan. Plus I would still have to deal with the sound of the people over me because poor structure. All and all the Leon is great representation I can't wait till this lease is up to relocate to elsewhere. Oh, and I just got another complain about door slamming. Geesh!! read more

My husband and I have lived at the Carlyle for a year now and just renewed our lease because of how incredible this community and staff are! The units are beautiful and well worth the money spent considering the smallest unit is over 1200 sq/ft and the location is in a prime area of Irvine. The staff has been nothing short of amazing. There are monthly community events that are provided to the residents free of charge and the management team goes above and beyond with being responsive and accommodating to their tenants. Me and my mom live at The Carlyle Apartments in Irvine , California and we absolutely love our apartment. This complex fosters a safe community with a reasonable cost for living. Its located in a nice area with great schools. The staff is amazing and extremely helpful and responsive they are very helpful, thoughtful, and very kind. Brittany and her entire team treat you like family. I lived at the Carlyle 3 years and just moved out after buying a home. My experience was extremely favorable. Anytime we needed anything from maintenance requests, etc. the team was always there to help. In addition they have taken great pride in making The Carlyle much more of a community with all the events they put on from having food vendors there and other cool stuff to encourage the tenants to get to know once another.
