This is what I've dealt with so far after 1 month & a half ; Original apartment key didn't work Replacement Key got stuck in door Toilet didn't flush Toilet leaking Kitchen sink leaking Garbage disposal broken Granted the maintenance team is amazing & fixes things pretty quickly for the most part - this comes down to management of the property. How can you charge over $3500 in rent monthly and still have your tenant deal with this many issues in a short period of time?!?! These absolute clowns decided to "renovate" the entire apartment at our expense and slapped us with a $10,000 bill for God knows what. This included ripping out the floors and half of the walls. Their so-called proof? An invoice from an unlicensed contractor with no online business presence. When we demanded a clear explanation and proper documentation, they went completely silent. No answers, no transparency -- just arrogance and incompetence. Bottom line: these fraudulent amateurs are wasting people's time and trying to squeeze money out of tenants. Well, I told Travis the new manager, when the situation changed I'll definitely update the review and here we go. Since last review we have realized the people under my apartment were the problem and they have left. I am now feeling comfortable again and the harassment has left with the tenants that moved out. With that being said, I am happy again with the new manager, the leading agents are very nice. My roommates and I renewed our lease, we love it here! Eloise helped us when we first moved-in in 2024 and she has always been so helpful with everything. She made sure we have everything ready to go so move-in day remained seamless! Now here we are heading into year 2 living here and we couldn't be more ecstatic. In our first year, we ran into issues that Maintenance was quick to jump in and help. We've only been living here for a few months, but from day one we've been pleasantly surprised. The amenities are amazing and well maintained, the units have nice layouts, kitchens with lots of storage space and minimal noise pollution from neighbors. The only downside would be the irresponsible dog owners that leave feces on the ground, let their dogs urinate on the hallway carpet or walkways and leave pet hair trimmings all over the elevators and hallways. My respects to the custodians that work hard to keep up with these messes. Really hope they check cameras and hold these people responsible. read more

Not only were there constant problems, like ridiculous notifications about things they didn't like, but that's not all. There were also constant thefts from the garage, such as stolen wheels from cars, and random people roaming around and peeking into windows. They hire managers through a process of negative selection. It felt like there wasn't a week that went by without some issue happening. You won't have a peaceful life here! Ants, rats and no water. For the 3rd day in a week. What are we paying for? I can't wash veg, can't shower or clean.

We lived at metropolis for a year and it was OK. The amenities are great! The pool is a vibe, grills are good, dog wash was very useful to me. The maintenance staff is amazing! Neighbors are ok. There's a lack of community. Everyone just occupies the units, casual hi, dogs don't appear to be trained and bark at each other. Dog piss constantly in elevators. Our downstairs neighbor was crazy and would bang our ceiling. The walls are thin but honestly wasn't a huge problem (for us). Here's the most important factor for our living experience. The leasing office staff does not put effort into resolving issues. It's as if they lack the ability to do more than just provide corporate FAQ answers. Jerrad at the front desk was great and helpful. Can't say the same about the rest. Zero effort and it's very ugly to see, especially in so called luxury living. Make an effort to help! The shared parking on Sullivan with the Main Street Plaza tenants is only for metropolis between certain hours (I believe it was from 5pm-6am) and they will tow your vehicle! Here's the kicker, the Main Street plaza tenants leave old, ugly, dusty cars parked there for months at a time which contribute to less parking. People smoke cigarettes on that same street next to the entrances despite the signs No Smoking. People I have seen smoking cigarettes next to the signs: metropolis tenants, metropolis leasing office staff, Main Street plaza tenants. Maybe remove the no smoking sign at this point?? We moved out and we are still being charged for renters insurance after we were told we would not get charged again. My dog also is happier now that we have moved elsewhere. This is one of the signs that I'm most grateful for (and was least expecting)! I personally would avoid metropolis and do not recommend metropolis to my friends and family. read more

Most of the reviews I see here are from current tennants, but I wanted to leave a review on our move-out experience. We sadly had to break our lease five months early for personal reasons. On our move-out day, our efficient leasing office manager, Melanie gave us the address for an online service for non-residents to use and hardworking Jarred helped us finish the moving out process smoothly. After moving out, I contacted the site as instructed with a few questions and their responese were pretty fast and friendly. And very happily, our unit was re-rented in just over a month. Afterwards, we received a final statement with a refund for the amount our pre-paid rent that was covered by the new tenants, which I appreciated. Garden communities is an established and reliable builder and their continued service and professionalism even after we moved out was equally impressive. In this apartment, every time someone comes to fix something, they mostly spy on the management to see what's going on. For example, they replaced the showerhead or connected a light, but they don't pay attention to the essential things in the building, like changing the pool water. The jacuzzi hasn't worked for half a year, the elevator is broken two days a week, and the parking lot and carpets are dirty. These are the things that are overlooked; the only thing that matters to them is the rent. read more

The one time I have an issue with the humidity in the unit which was making my girlfriend sick even after buying industrial grade dehumidifiers, the management and customer service of Garden Communities chose to ignore and not take our accommodation request seriously. Sure it has a well equipped gym with community classes, but that's all they got going.. ohh they do have tons of guest parking..so let's add another star to that. What they lack: -no one ever picks up the phone.. so good luck trying to get a hold of someone. -NO FLOATIES in the pool. What's the fun in that? You can have 6 floaties in the pool at Rize, but again no guest parking at Rize. -narrow entrance/exit from parking structure. Most people are inconsiderate as the speed up and down the inside of the parking structure. you gotta be on the defense when driving because most people don't give a.... -interior of the apartments are have low quality finishes and fixtures. It's decent, but needs to be updated. You can tell that they do in fact cut corners. -fire alarms that go off randomly- have some ear plugs handy. All in all.. I know there is better out there for $2400/month for a 1bd. read more

For "luxury" apartments, this doesn't really feel luxurious. I lived here for 2 years, and overall enjoyed my time here.. but there are definitely quite a few things that could be changed. Pros: Gym is great, pool is huge so it never feels packed even on holidays, pretty quiet (at least where my unit was), and the liquor store is convenient I had a loft unit which was a super cool layout. However, the balcony was basically unusable because they didn't build any coverage over them, so the rain ruined all of my furniture, the dust/dirt clumped up all over, and it just constantly looked disgusting no matter how much I cleaned it. The loft upstairs was miserably hot since the air vent is on the floor. For a luxury apartment, I would think there would be hardwood floors throughout. My unit was all carpet except kitchen/bathroom. Seems old... no other apartments similar to Metropolis have carpet. Also, the entire 2 years I lived there, there were lightbulbs in the hallway that didn't work (they finally replaced them the week I moved out). Carpets in the hallways and bottoms of the walls are stained with dog pee. Sometimes residents would let their dogs poop in the middle of the hallway and not clean it. Love coming home to the smell of pee throughout the hall. The elevators also always smelled horrible. This is the biggest issue... I've been charged over $1700 on my move out statement. The biggest expense coming from having to redo the carpet. I completely get the need to replace it (I would honestly be grossed out to live in an apartment with old carpet)... but I have lived there for TWO years! You would think that they would automatically replace the carpet after that amount of time and not charge you full price. Especially since the moment you step outside of my apartment, you're hit with the smell of dog pee and you get to enjoy the little stains all over the hallway carpet and walls. I have never been charged even close to this amount of money to move out of an apartment. read more

My favorites were the swimming pool and the 24/7 gym. Maintenance service was quick to respond to issues. My contact person, Cheryle from the leasing office was great! Ahhh I LOVE IT HERE. Just moved in last month & even though most of the amenities are closed besides the pool right now because of COVID, I am very happy with this apartment complex. Cheryle at the leasing office has been so friendly and helpful from the very first day we met her for our self guided tour to move in to now. She guided us step by step through the entire process and has continued to go above and beyond to assist us with any questions/ concerns since we moved in. They even gave us a welcome bag with mugs and even a litter scoop for our cat at move in! So cute! We literally toured upwards of 20 apt complexes in the OC/ Irvine area metropolis was the first one we saw & we fell in love instantly. All the other properties we saw after paled in comparison! So glad we chose Metropolis as our new home we are very happy & I can't wait for covid to be over so we can use all the other amenities! You have to book appointments to reserve a spot for the pool right now but that's good Bc of covid and social distancing. It's a pretty big complex and I only run into one or two people a day. Moving into an apt complex was a concern with covid but now that we are here that is no longer a concern Bc it's very easy to maintain social distancing from the one or two people I see a day. The only thing I'm a little annoyed is some residents don't wear masks even though there are signs in the elevators that masks are required but it's fine Bc you can still keep distance from them. Everything in the entire complex is very well kept and modern. I see the people often cleaning and vacuuming the hallways too. The security measures are top notch I feel very safe and there is security patrolling at night as well. Also the electric car charging stations are seriously a god send as my brother just got a Tesla and he's able to charge it easily as there are numerous charging stations throughout the parking garages. I also love that even though it's an apt complex your address is just your unit number with the street instead of other complexes where you have to add the unit number as a second line. I moved in in March 2020 when COVID starting getting crazy. Like all I felt trapped in my home, and was resentful for it and no one at the time knew what to do at all. I would say my earlier experiences here were not fun, but I can see now it wasn't metropolis, it was the pandemic. When the pool opened again for safe and time slotted times, there was this pool worker named Jarrad who was so friendly. He was really great and he works in office now. I just want to say THANK YOU for whomever hired him in office, he's been more than helpful and I really appreciate his sincerity and friendliness. Also - but not least at all, Victor. He's not just a maintenance guy that comes to fix things.. he's a great human being! he remembers everything and is such a good person! I love Victor! I'm unfortunately leaving my household which I adore in the near future.. but it's to be with my bf and his kids. Big step. While looking around at complex prices.. everything has doubled recently!! Metropolis has been great and didn't raise my rent $1,500 like a lot of my friends.. per month! Thanks for being honest and fair. That's a genuine quality and I appreciate it so much! I have been living at metropolis for nearly 1 year now and have been so grateful for the constantly excellent service. Since the day I called to check availability in Nov 2021 Cheryle has been my go to person. She helped us to land a gorgeous unit and still checks in with us periodically to see if we need any maintenance requests. With our lease coming to a close Cheryle has once again been super helpful and thorough with following up to help us in potentially getting a bigger unit for more space. Although the complex is large, staff like Cheryle make metropolis feel like a community. I know I can call Cheryle anytime I need something. We plan on staying at metropolis because we know we are cared for and valued here. I highly recommend this place - great amenities and the best staff. read more

Updating my review of Metropolis. It's been nearly two weeks since our upstairs neighbors moved in. Since they have moved in, they party till all hours of the night, move furniture at 3am, smoke and possibly lift weights and drop them so loudly our apartment shakes. We've called management, we've knocked on their door, we've called security which often times doesn't even show up. We have called Irvine police department twice now. All this, and the management still won't even write them a letter to tell them to quiet down. The management has dismissed us, and told us that security has to confirm the noise. Well, if security doesn't answer the phone, or have anyone on dispatch to send, how will a noise complaint ever get confirmed? We've had maintenance requests open for over a month now to fix our fridge, with no response from them. Kids put a skateboard in the pool today with an animal on it to drown it. No management or parents in sight. This place is becoming a freak show that will rent to anyone. We loved this place so much for the first year. It's gone downhill in a hurry. We will most likely be breaking our lease to move. read more

The management here doesn't care about the safety and privacy of the residence. I caught these kids that have trespassed here kicking down doors as jokes and peeping into peoples houses on the roof. Multiple times I have reported this to management and they fail to do their job to protect the privacy and safety of the residence. I caught the kids and walked them to the leasing office and they were let go for the second time. I've caught 2 kids in the past, dressed in black clothes spying into both mine and my neighbors window when she was breastfeeding her baby from the roof. Nothing was done from security and no cops showed up. Then my neighbor gets his house broken into a few days later. A few months ago a woman screaming for dear life at 3am bc her pimp was beating her to death and there was zero security and when we called the security line, they said they can't do anything to help bc there's no security there. There's literally one security guard watching both buildings in only one shift. Once he's off, the residence are here are on their own. Especially now we have drug addicts walking around in the garage and parked in peoples parking spaces. It's sad when I'm expressing my concerns and issues with Melanie, her excuse is that she is not aware and she plays victim by saying I'm raising my voice. I gave her a reality check and explained that she needs to do her job and be more aware by walking through the apartments and see it for herself instead of being in her little office. I've been here for 3 years and they raise your rent 10% every year. Nothing has gotten better! This is why I'll be leaving when my lease ends this year. It's like I'm doing their job and they're mad at me. Doesn't make sense and this place has been going down hill with people throwing up in the elevators and dog pooping and peeing everywhere. Now that I posted this, there's definitely going to be some retaliation like before from management. I'm just speaking facts bc if you looked at my past reviews, they've harassed me with false write ups and complaints. I'm sharing my experience and voicing out the problems. read more
