    Moldy ceiling
    Bill F.

Ok so another update! We just got an email telling us we have to remove everything from our balconies including plants, wind chimes, bicycles any kind of storage containers, basically it has to be an empty square space that you cannot use. They spend all kinds of money on a tiny dog area but won't fix the mail boxes or the peeling bathtub and moldy ceiling in my bathroom. They are trying to put a dress on a pig but it's still a pig!

I have been here more than a year and I just extended my lease. The ladies in the leasing office are super nice. There is ample parking space. There is a gym and plenty of pools on the property for the summer. There is also a security guard at night. There are a lot of amenities that other properties can't compare too. You will love this place, I guarantee it.

RATS! they didn't take care of this over 3 weeks!

IF POSSIBLE 0 STAR! RAT- Huge rat moved into my place and stayed for 3 week. I called twice and reported, someone came in 2nd Friday to place an trap which didn't work. Spoke with Debra again and she told me someone will come in that following Friday which didn't happen. I had to purchase an trap myself twice from home depot and when it finally got caught, I called again ( Friday ) and asked for someone to come in pick up. They said someone will be in 10 minutes, which didn't happen. I came back on Sunday from a vacation and it still laid in my kitchen floor. I had to come out and found the guy to come pick up. ( I had to clean my home, Floor everyday. Had to trash so many food. ROACHES! - Reported reported reported and noone came in! ( Spoke with Debora and Khari ) TERMITE! -, I woke up and my living room was filled with termites. Covering all around the balcony door cabs. Again, called and next day someone came in fixed the problem. Again last month, my couch cover was covered with small woods. Cleaned and cleaned continued to come. Had to come in to ask for help. 2 guys came in 4 days after and placed a thing into hole. It still continued to drop from the sealing for 3-5 days. Toilet water leaking - 3 Times! 3 freaking times. Causing so much mold and moist in the tiny bathroom we have here! RATS! - I came home to my baby bottle being eaten, carpet having a tiny holes! THERE IS A RAT AGAIN! Asked to move out 3 weeks before my lease was up, Following is word by word their respond in my email! " You can move out anytime but you will be rent responsible until the end of your lease."

Black Mold found in the Cabinet

DO NOT. . I repeat DO NOT live here. never in my entire life of renting have I gone through such an horrible experience in moving into a home. My husband and I went to view this "Luxury Living" apartment complex, saw a model home for the "Margarita", loved it- got approved- started to move in on a SATURDAY. Let me start with I AM 7 MONTHS PREGNANT and we have 3 year. well... we went to get the keys for our new home, and started to do the walkthrough. when we walked in the first thing we notice was this HORRIBLE smell. It honestly smelled like an animal live and DIED in here. we continued on with our inspections. my husband opened the cabinet where the AC is- we honestly thought it was a regular cabinet because there was no latch or anything on it. He opened it and noticed there was a RAT TRAP on the floor of the cabinet, best part? it had fur on it like the rat had gotten away. COOL. so he continues to look in this cabinet and finds BLACK MOLD up in the ceiling and lots of water damage. B-L-A-C-K M-O-L-D. We instantly call the from office and spoke to Khari, which he PROMISED he would send maintenance right away to fix it. so he assured us we are okay to go back- pack the uHaul and come back- and it WILL be fixed when we come back. Maybe we are naive, but we believed him. I mean.... this is LUXERY LIVING isn't it? packed everything, came back, looked around- NOTHING was clean and the black mold was STILL there. the only thing missing was the rat trap. So being stuck in this situation... we decided to try and make the best of it and start cleaning the apartment so we can unload our uHaul and I will make sure the mold is taken care of the next day. well.... ill spare you the details and just give you a list of things we found wrong with our apartment IN THE FIRST FEW HOURS OF BEING INSIDE: Black mold Water damage in wall AC not working at all dried food in the drawers with SOMEONE ELSE'S HAIR HOLE in 2nd bedroom wall writing on inside patio fence writing on patio wall tacks all over wall crown molding extremely dirty with MORE HAIR stuck to it disgusting smell phone jack all messed up chipped walls dirty walls clearly from old tenant paint flakes in carpet dirty oven with more dried food and the last thing we found which forced us to leave the apartment for the night.... A LEAKY SINK. We then went to my In-laws house- unpacked two mattresses, slept on the floor and came back the NEXT MORNING to ask "wtf". they said they would fix it AGAIN. well... this time they sent over a few people who legit made it worse. (see picture of things they "fixed" for reference). the guy PAINTED over the mold, they sealed up this HOLE in the second bedroom, and didnt clean ANYTHING except for the walls. look.... I dont complain.... I really dont.. but now? I AM MAD. fast forward to TUESDAY- (remember... we started this on Saturday), I call corporate who didn't answer my call, so I left a VM. Well all they did was kick back my call to the Casa Grande office who I FINALLY got a call back from Elizabeth who is the manager of the facility. she's "so sorry" she doesn't "know what happened" she said "who ever inspected your apartment will obviously not be working here anymore", so im like... okay... they are trying to fix this, cool! WRONG she sends over someone to fix the fences, they fix the fence but leave the entire patio muddy and dirty, and also leave NAILS on the floor. Then they seal up the hole in the second bedroom (now for the 3rd time), they fix some things in the bathroom (which they left dust and dirty all over my belongings and they clean the baseboards.. which they actually did a decent job at. and promise that the AC will be fixed on Wednesday, which ends up being on Thursday. so we are in day 5 of living in this apartment...still living out of boxes... cant unload anything because they are saying we might have to vacate while they fix the mold in the wall and the water damage. so we are completely unsure about where we will be. OH and my son has been sleeping in our room with us... why? because they hole in his bedroom wall keeps RETURNING. from what you may ask? oh... ill tell you. THERE IS A RAT LIVING IN THE WALL AND IT KEEPS CHEWING A HOLE IN THE WALL EVERY TIME IT IS SEALED. GROSS. so.... fast forwarding a lot... we decide to leave, they tried to offer us another unit, not the same model, and we said we would THINK about it. well in order to offer us that unit.. they had to ask the person who was supposed to move in to it, to switch us places. Even though I gave NO answer. after I told them we will be leaving on MONDAY, they now told us we need to be out by TUESDAY so they can flip the unit for the next tenant who moves in THURSDAY. 10 days of absolute hell. We even were almost homeless for a day before getting keys to our new apartment because of Casa Grande rushing us OUT. a family with a toddler and being 7 months pregnant. DO NOT LIVE HERE!!!! I have never experienced such neglect in my LIFE!!

2 more machines unplugged and not working on north side of laundry room
    Sara B.

The laundry rooms are rarely available or working ... Which, too often, means you have to wait to do your laundry. See pictures. Not in the pictures, the stacks of lined up laundry from people waiting to get their loads done.(Didn't want to take pictures of people's personal items) .. In this one laundry room there were 7/12 washers that were not working

Absolutely 0 stars. We moved in December 2021 and have had roach problems since then. No matter how clean we kept the apartment they didn't seem to leave. we've used bait, roach birth control. Management did absolutely nothing to fix this. They sprayed a few times and still nothing worked. The exterminator would come and refuse to fumigate if we leave even one thing out on accident. each time he came we have to remove everything from where he's fumigating and leave the apartment for 4 hours. they even recommended i leave for 24 hours since i'm pregnant, but that's almost impossible since i don't have the funds for a hotel every week when they fumigate. Unknown to us, the infestation was actually a problem for the whole building per our neighbors and even the past tenant before we had moved in actually left due to the roaches as well. They knew this building had an infestation and did not disclose that information. the previous tenant broke the lease because of it (spoke to them when they came for a package they had accidentally ordered to their old address) and the neighbors on our side and from upstairs have both moved out due to this issue. The roaches ended up getting into our furniture, new appliances and even our mattress. everything had to be replaced. After complaining several times, the only options given were to move to different unit and break the current lease or continue to live in this infestation. Out of desperation since I am currently pregnant and do not want to have a newborn in a roach infested apartment, we had to move to the new unit. After moving a lot of our valuables needed to be thrown out including our TV, rice cooker, blender, desktop computer, mattress and our couch (that we still are financing). all this furniture was bought when we moved in not even a year ago. What did they do to help? nothing. No compensation or even an offer to have our stuff cleaned out and free from roaches. AVOID THIS PLACE AT ALL COST. They're expensive and for what? To live with roaches? No thank you. Not worth the money and talking to management is a huge head ache because they literally don't give a crap. They're apathetic and rude. Even after everything they still have to nerve to keep adding extra fees and charges for an apartment that was uninhabitable. We couldn't use the kitchen and even had anxiety going into the restroom or walking around at night in the apartment because of fear of roaches. It was complete negligence and it's been awful dealing with these people. I attached photos and even have videos.

One bedroom = 3 max occupants & comes w/ appliances like a dishwasher, oven, refrigerator, and microwave. Lease = 12 to 15 months only & must meet 3x rent income requirement. [Monthly Fees]: Pest Control = $2.00. Trash Service = $25.00 (Sunday night - Thursday night). Utility Billing Administrative Fee = $4.88. Pet fee = $50 & waived w/ ESA (Emotional Support Animals). [One-time Fee]: Application Fee = $35.00 per applicant. Holding Deposit (refundable) = $500.00 per unit. $500 deposit per dog. Parcel Pending app fee = $20. *** Amenities *** [1st floor]: 24-hour two-level fitness center that feels like a mini gym, w/ StairMasters, poolside lounge w/ hanging daybeds, lounge kitchen at the lobby for guests, clubhouse lounge, mail room via Parcel Pending app, dog wash station, & a small onsite outdoor dog run. [2nd floor]: Sports simulator (golf swing bay & lounge) and a work-from-home office. [7th floor]: City-view deck. [Guest Parking]: Residents receive 4 guest parking passes per month via the Reliant Parking app & guest passes are not required between 9 AM - 6 PM. [Internet]: Frontier or Spectrum. [Payment]: Blit Rewards w/ autopay. [Others]: Central AC & in-unit washer-dryer combos (European-style). *** Pros *** [Amazing location]: A perfect 'meet me halfway' location - Long Beach, Huntington Beach, Cerritos, Costa Mesa, and Buena Park = all within a 30-minute drive. Rodeo 39 Public Market (a trendy food hall), Planet Fitness, Starbucks, & In-N-Out are all just a block away. Convenient access to Freeway SR-22 & Costco (Business Center) is only 3 blocks away though it closes early at 6 PM. Little Saigon is less than 15 minutes away so great Vietnamese food not too far away. There's also a nearby H-Mart for Asian groceries. [Friendly management]: Errold & Sabrina from the leasing office are always friendly & helpful. The leasing office is open daily from 9 AM to 6 PM so there is always someone available in person unlike Essex apartments. [Easy move-in process]: They use an app called Updater which provides step-by-step instructions for the move-in process. This includes setting up internet/TV service, USPS mail forwarding, connecting utilities such as SCE (no need to set up water, gas, or trash as those are billed via Conservice), & securing renter's insurance ($100k coverage = approximately $10.75 to $14.50 per month via Assurance). [Easy move-out process]: No hiccups. There was a $120 cleaning fee & a $45 painting fee. I received the remaining deposit balance about a month later via email. [Smart lock]: Even if you accidentally forget your key fob, you can still get back in by entering a code on the smart lock. [Food]: Few times a month the apartment hosts pop-up kitchen events & residents can scan a QR code to place orders in advance. *** Cons *** * Occasionally some outsiders would camp near the apartment complex, but they are usually gone within a week. I typically drive in & out of the apartment so it has never been an issue. These incidents became less & less frequent. * It is true that the garage entrance on Stanford Ave occasionally doesn't work, but I have learned to enter via Beach Blvd instead & it has not been an issue. * Expect occasional random noise but I rarely hear anything distracting after midnight. The double-pane windows blocked sound well & living on the 5th floor (the highest floor w/ pool-facing rooms) = no neighbor above my room. * Some pet owners do not always pick up after their dogs at the outdoor dog run. * No control over the TV channels in the lobby. *** Other Observations *** * No one really uses the pool during the winter season. * The 60-day move-out notification = only applied to residents who moved in when the apartment first opened to help maintain occupancy rates. Now the apartment is mostly filled, it is a standard 30-day move-out notification. * Each resident receives one free parking spot, but the assigned spot is always located one floor above the floor they live on. While it is not the most convenient setup for getting in & out, I just view it as a small bonus for getting some extra exercise. * Make sure the garage sticker is on the driver's side - I initially put it in the center of window only to realize it doesn't work well. Moving it to the driver's side fixed the issue. * To toss large cardboard boxes, take them to the 1st floor & leave them next to the steel roll-up gates. [Conclusion]: Is it the perfect apartment? No, but it is all about identifying your non-negotiables. For me, location & friendly management are top priorities. This apartment remains quite popular esp the units facing the pool. I would consider moving back here if I need to live in OC again.

Warning to Prospective Tenants of Rancho Monterey Apartments…read more I love my neighbors and the location, but I wish someone had told me what was really going on before I signed my lease 5 years ago. The parking situation here is an absolute disaster, and management is doing nothing to fix it. There are clear rules posted on the property: Resident Parking Only, No Commercial Vehicles, 72-Hour Maximum Parking. None of these are enforced. Right now, we have: * Abandoned cars sitting for months in spaces we pay for * Commercial vans and mobile detailing businesses treating the lot like a free storage yard * Tenants parking 4-5 vehicles each, including motorcycles, work trucks, and equipment vans * Out-of-state and expired-tag cars parked for weeks while residents drive around hoping for a spot Management is rarely in the office and emails go unanswered. This isn't about attacking anyone personally--we understand everyone has their challenges--but we are paying premium California rent with no protection or enforcement. Five years ago, there were decals to track resident vehicles and it worked. Now, the system is gone, and so is our parking. There are auto detailing companies, contractors, event staging, etc all sorts of businesses being run out of this property while their commercial vehicles take our parking to run their for-profit business. They take the hundreds or gallons of water from the units and empty their trash into our dumpsters at night so it's just a matter of time until the rent goes up for us that actually PAY to live here. Look at these photos. This is DAY AND NIGHT here for the past SEVEN TO EIGHT MONTHS. Management lives here so it's a CHOICE to "not see" this and do anything about this. It doesn't stop at parking. The dumpsters overflow halfway through the week because outside businesses dump their trash here. The pools are locked down. Amenities we pay for are disappearing while other people who don't even live here abuse the property. We're not asking for luxury, just basic fairness. Until commercial vehicles are towed, abandoned cars are cleared, and parking rules are enforced, this is a bait-and-switch situation. We all moved in with the understanding this was a protected, residents-only community. What we got instead is a storage lot for people running businesses and leaving junk cars on site while the rest of us pay the price. We are posting this because about 22 other residents have agreed: enough is enough. We'll gladly remove this review when we see action taken. Until then, consider yourself warned: you're paying full price here for half the value. Oh and all that hard work you put in at your job, well... save some energy for when you get home as you won't have parking INSIDE the property like you signed a lease to receive.

We also appreciate the amenities; they're clean, convenient, and add to the comfort of living here. We would especially like to thank Sayda and Carmen for their exceptional assistance. They were friendly, patient, and very supportive throughout the entire process, making our move smooth and stress-free. This is absolutely a 5/5 experience for our family, and we're grateful to be part of such a welcoming place.

Vehicle break-ins and property vandalism are also frequent concerns here, and the community amenities are often out of service or poorly maintained. Also, the laundry app is unreliable and frequently causes frustration. If you value your sleep whatsoever, be aware that maintenance often begins to use loud power tools in the morning (leaf-blowers/pressure washers), well before 9:00 a.m. Management is also now charging tenants for "dirty" carports. If your vehicle has even a minor oil leak or leaves any type of fluid stain, don't be surprised if you're billed for it. You'll also be required to carry renters insurance, but it feels more like an additional charge than a benefit, as there doesn't seem to be any meaningful value. For a 2 bed 1 bath it's almost 3K!!! Such a joke for the location where you'll be living with tenants that bring over criminals/drug users and they couldn't care less about that and more about how they can charge you extra. STAY AWAY FROM HERE.

Due to the nature of my work, I'm relocating frequently and I can tell that the Building Manager is the BEST I've ever dealt with. She is professional and very responsive when there is a problem. The building is located in a really strategic location. Close to the 22 Freeway, surrounded by many store. you probably can get anything you want within a mile.Regarding the apartment, it was a reasonable rent. I rented 1 bedroom apartment and it was quiet bigger than the regular 1 bedroom apartment in other buildings. Parking is quite challenging because You get a 1 reserved parking all the time and another permit for a shared parking.
