I had another vendor visit the property, and he only spent 3 minutes poking his head around - he did not even enter the crawl space! Therefore, it was an easy choice to go with Sunshine. Scope of work: remove all the carpeting in the house and install laminate plank flooring in those areas. The travertine flooring in the entry, kitchen and hallway had large craters which collected dirt and water residue after washing. I had the floor steamed, the craters filled and the whole floor resealed. I had a gasline installed in the kitchen and a new gas oven installed. So I told him, "Okay, if my calculations are correct, if I go with $350 a square foot so I'm not at the rock bottom, and I multiply that by 600 sq ft for a small ADU, that is roughly $210K for a price starting point with your company?" "Well no it's not exactly... "Then what did I miss?" "Well there's all sorts of other things blah blah blah..." Overall the tone was condescending and he made it clear that I didn't know what I was talking about, when in fact I have 15 years experience as a home designer that designs and budgets facelifts on houses that are about to go up for sale. I have dealt with contractors for many, many years. Eventually I got fed up with his tone and told him to cancel the appointment. Two wouldn't take the job because it was too small. Franklin came by and gave me the best price. After the initial deposit, his crew came by about a week later and finished the job in one day. I think they did a pretty good job replicating what had existed before, although the work seemed a little sloppy. I saw a few gaps in the framing, but they were able to seal it up with bondo. Also on one of the posts there was a large crack in the wood, but that was sealed as well. For the price, I think this was a pretty good value. Would definitely recommend for smaller jobs like mine.

Before Mike, I had met with 3 other contractors to compare services and quotes but what sealed the deal for me was the 3D render service Mike offered. It was affordable and it would be free if you end up going with MDM for your remodel. Mike was able to get the renderings to me very quickly and made adjustments whenever we wanted to change something. Seeing the details of the renderings really brought what we were envisioning to life and helped with the design process. Fast forward to beginning of demo/construction, Mike's employees were impressively fast and efficient at their jobs, but what really impressed me was how clean they kept our property after each day of work. And that stated true throughout the entire process of our 7 month renovation. During construction, if there were any last minute changes, Mike would always try to cater to our needs whenever possible. Even if subcontractors made mistakes with anything, Mike would make sure it is fixed and perfect right away. Keep in mind, you can't rely on Mike for everything (as much as you might want to). You really do have to do your research (in terms of design, finishing materials, sourcing those materials, and getting them delivered on time) and know exactly what you want and how you want it, that way, Mike can plan and put into action what needs to be done.
