Originally I was excited about Chamberlin & Associates becoming the new management company, but they're even worse than my prior. They assured me in person last week that they would be in the office Mon-Fri 9-5pm so that I could fill my laundry card. They were not in ALL DAY, never answered my repeated calls, and kept the voicemail box full so no one can leave a message. So unprofessional, and now I'm stuck with dirty laundry indefinitely. They are repainting and not fixing any of the problems like the cockroach infestation or the plumbing problems. I've said it before, but I had a better living experience in Iraq. Since Chamberlin & Associates has acquired the Sahara/Playa Palms in Gilbert, rent has gone up a staggering amount (Ex. 2br, 1bth was previously $1195, now $1495). The maintenance staff that was brought over from Chamberlain routinely settles for quick, cheap fixes or avoidance of the issue altogether stating that "the building is old" and "we're not able to fix the issue." The management company clearly is about profit margins and is making a wonderful, safe, and affordable community apartment complex into a cheap quality and unaffordable living community. Anyone looking to move here should HIGHLY consider avoiding this place altogether and finding a housing community that is not run by Chamberlin & Associates as this is not an isolated incident of a large real estate management company destroying hidden gems like Sahara/Playa Palms. Chamberlin & Associates states, "We pride ourselves on our attention to detail, commitment to accountability, and deep knowledge of the local market, all of which we leverage to ensure every property in our portfolio achieves optimal performance." They are the worst. I thought we had gotten away from them when we left Arizona but no they are managing our complex that we live in in Memphis, TN. The office turn over rate is crazy, they are not following the ada acts, and the regional manager from corp refuses to call anyone back. I have officially filed a complaint with Hud about Handicapped parking issues and property issues..Let's see how they like me now. They think they are playing with a dummy but guess what I am no dummy and no my rights...There answer to everything is they are working on it. They came in a couple of months ago all gung ho and now they act as if there tenants are not important. Oh wait it is more important to rehab them raise the rent to 700.00 and fill those up and forget about the tenants in the old units they have not been rehabbed. This is a really bad property management company. They do not care about the tenants or the properties. I don't know who would hire them but the owners of the building I live in did. Complaints and issues fall on deaf ears and they have this place looking worse than the projects. The laundry room is filthy at all times. They premises are dirty and nobody seems to care. The quality of tenants has also gone down hill hence the dirty premises. Loud tenants loitering just like in the projects at all hours. It's a shame because we had good property managers and from one day to another we got stuck with this horrible company. It's gets worse. We didn't have hot water for about 7 days this past summer and they acted like it was no big deal. The AC issues also do not seem to be a priority as well as the heat. It was really cold in November and they had no urgency to get the heaters going. Between the hot water and heating and cooling issues I'm surprised nobody has taken legal action. Stay away from any place that uses this company to manage their units. Trust me you'll be happy if you avoid them. read more

We had a 35 unit building in Phoenix and we were down to 2 different companies based on our interview process, of whom to hire as a property manager. We got suckered in Dave, the owner of Chamberlin, who did a great job of selling his company. What we was unable to do, however, was to deliver reliable, honest property management. He like to blame his staff turnover, and our building, not his own company. The final straw was the accounting fiasco, in which we discovered, during an audit, that they were billing us for "uniforms", among other things. As an investor and property owner I would run away from ever using this company. Just awful. read more

It's hard to believe that the humans who run this company and manage their properties can be so utterly calloused to other human beings, to receive so many complaints and do nothing to resolve them. I've been working with a Syrian family who moved into The Cara Apartments 10 months ago. I thought maybe their experience was unique at this property, but it seems to be endemic with any property this company manages. I saw the apartment after the family moved in, and it was pretty disgusting. Throughout the 10 months of living there, they experienced many issues. The biggest one was that the two bathrooms had to be completely redone due to bad plumbing which put them basically out of commission (as well as one of the bedrooms which shared a wall with the bathroom) for over a week. No compensation was given the family while they endured the inconvenience. There were multiple issues throughout the lease period, no compassion was shown to this family who had recently fled to the US, barely spoke English, and were treated so poorly. Upon moving out, Carmen in the office was completely condescending and rude to the family and to me about doing a walk-through, getting their deposit back, continually changing her stories about the last day for them to move-out, keys not working, and the condition of the apartment after their move-out. Carmen completely rigged everything so that the family couldn't be present for the walk-through, said the keys didn't work and the locks would need to be drilled out which the family would have to pay for (maintenance had keys which she denied), took pictures claiming all the damage was done by the family (not true - apartment looked exactly the same when they moved in, but mysteriously no photos were taken upon move-in. Those were missing from the file.) Who knows how much of this family's deposit will be returned. Office hours are inconsistent, staff is rude and dismissive, and reviews at other properties run by Chamberlin & Associates are so similar that you wonder how a company can be so bad from the leasing agents on up to the top. Why would you want to consistently get bad reviews and treat other humans in such an inhumane way. It baffles my mind. read more

Review Edit: We've been trying to give our 60 day notice of non-renew for our lease and it has been absolute hell. You would think they would try to be at least a little helpful after how terrible our stay had been but it's been nothing but unanswered messages and "you have to tell someone else" anytime we do actually get to talk to someone. They constantly ignore maintenance requests, leave notices on your door saying you cant have ANYTHING except a chair on your large back patio, sometimes 3 or 4 "notice of entry" slips A MONTH, and yet they still won't weather seal my doors. Actually 0 stars but they make me give them1!!!!!!! They recently bought Sahara and play palms. Older complex but large units overall. Not updated at all. Even the washer and dryer is MINE. Yet they think raising the rent over $1000 is acceptable and fair JUST BECAUSE AS THEY SAY ITS THE GOING MARKET RATE. Every week I see 3-4 uphauls of people leaving! They RARELY answer the phones in the office, force you to do their online portal, I have yet to have any work order fixed right. Oh their maintenance guy I did have in my apartment I practically had to kick out too, and yelled at me not to call back because they have no clue how to install or fix a dishwasher. OH and they have the nerve to send us email saying they are hiring maintenance, like I never had no complex do this. All they care about is money money money. They not only raised rent but added so many extra fees. I am moving of course, but my neighbor was recently in tears over finding out how much rent is going up. I like her am a single mom and you are causing so many to uproot their families just because we can not afford to buy! They had too major leaks shutting water off in entire complexes. Oh this is not acceptable! Your little updates are not needed just keep the property functioning for what you are charging! The notice they are providing tenants its not nearly enough time to find suitable homes. I wasn't even made aware of new management till right before the lease was up and told it should not go up that much. I did not get a 90% pay increase at work by the way. This absolutely the most horrible place I have ever been. I live at melrose and my experience has been horrendous since the beginning. Firstly (which should have scared me off to begin with) the leasing agent was 3 HOURS LATE to the apartments on the day that I was to move in. I have given verbal requests for maintenance which have been forgotten and ignored. My patio light and my CO2 monitor have been broken since February. Now my electric bill sky rockets for no known reason, yes I know it's summer and yes I know how to use my electricity in the summer this has never been an issue, in a 500 sq foot apartment my usage was well over 1000 KW which is absurd. So I called APS and they suggested to have the apartments take a look. Naturally I put in the request for maintenance stating that I needed someone to make sure my AC wasn't working too hard especially because I keep my air on 78, not to mention I work full time so I am barely home, and then THE NEXT DAY they closed it stating the work was done. I didn't even know that it was closed and I received a review for my maintenance and I thought that it was a fluke, so I waited and waited and a few days later finally decided to put in a nasty review and check out the "office", which is an empty unit that has been moved about 3 times since February without alerting any of the tenants and not to mention I have never seen the same person working here twice, the lady was quick to know who I was because of the scathing review I put in (obviously that gets some attention) and still not for a WEEK did someone come to look at my AC. And when I say someone I mean a maintenance man who came into my apartment stuck a thermometer in my vent and then LITERALLY SHRUGGED AT ME and told me it's fine. I asked him multiple questions about the unit and he was very rude on answering them as if I was the inconvenience here because there is something definitely wrong and I needed some help. So he left and I put in ANOTHER request asking someone to look at my insulation and the non existent weather stripping on my doors and windows. Not only am I absolutely livid that I am being treated like nothing especially considering the fact that the rent is absolutely insane for this trash heap of a complex I am now also completely broke because of my electric bills. I can't get anyone to help me figure out where all of this electricity is magically going in my apartment because I sure as heck am not using it. So run. Run from this company. They will not help you. They do not appreciate you. They only want your money. I am breaking my lease as soon as possible this is an absolute joke. This is an update. I broke my lease last August it has almost been one year and still this management company and apartment are finding new ways to mess up my life. I am applying for an apartment that needs rental verification for 2 years. The verification has been sent to Jaime MULTIPLE times and weeks have passed with nothing. He told me he could not find me in the system then magically I was found again. After speaking to him myself and asking him to please send in the verification as it had been 2 weeks since it was sent he still has not done it. Now 3 weeks has gone by and I am at my limit. I am not able to rent because of this laziness. I have called corporate but NOBODY will help me because he is the only one who will. I left a voicemail for Yolanda the regional manager who is conveniently out. I cannot believe that this place is still giving me a hard time. TERRIBLE... We rented from Desert Gardens Apartments and have been trying for two-weeks to get information about our security deposit being returned as we moved out over a month ago. A.R.S 33-1321 states within 14 business days after lease termination, the landlord shall provide an itemized list of deductions together with the amount due and payable, if any to the tenant. No one will return phone calls at the complex, calls to the corporate office are met with resistance and no real offer of help. I am a previous tenant of the Terraces. I paid rent on time every month and left the apartment spotless. I gave the appropriate notice for moving out, and even though I moved on July 21, 2017 (and had a walk through that day), I paid the rent for the entire month of July, as well as kept the utilities active until August 1st as per my lease agreement. They can't seem to manage getting the utilities billed until after rent is due. Rent is not posted online until the last moment and utilities follow usually by the 2nd or 3rd, one time utilities weren't posted until the middle of the month. I typically wait until they post the utilities to pay which is often fine because rent isn't considered late until after the 3rd, but recently they have been serving 5 day notices early. January they served me on the 2nd even though it is states in my contract that non-payment notices are to be served on the 5th. If you want your payment by the 1st, get everything billed by that day. read more

Management is sub-par. Auvrey, the onsite manager at their property Agave Court in Phoenix is hardly at the office, is difficult to get a hold of and doesn't return calls. Had I read prior reviews before moving in, I wouldn't have ever rented here. Per a 3 year old review the same management problems existed. Water is shut off continuously without notice. They finally started notifying us after I complained to the corporate office "Chamberlin and Associates, LLC". The air conditioning continued to be a problem as well. The apartment reached 100 degrees at times. They provided swamp coolers and finally hotel accommodations at one time but was such an inconvenience that we decided to break our lease and move out. We asked that they consider waiving the fee to break the lease being that the cause was their negligence of not providing basic living essentials at times and a huge inconvenience to us. Most importantly the corporate office 'Chamberlin + Associates LLC is unprofessional and will not assist or return calls. I started calling them with concerns in March and continued to call until July with little or no communication from them whatsoever. I have 20 cell phone call logs of messages left and just as many emails. read more

Had rented a unit at Hayden Terrace through a third party leasing com. I paid the leasing company rent. When I moved I was paid in full. Six months later i receive a collection notice. The manager to the location was office site and changed three times in the 7 months i lived there. Now, I am fighting with Chamberlin to get a $457.00 collection on my credit. The windows leaked when it rained, After 4 months of living there i received an eviction notice. I had paid my rent to the leasing company and they assured me that Chamberlin was paid. I went to court and showed the judge my lease and proof of rent, case dismissed. Don't make me sue you chamberlin. Do what's right and get that mark off my credit. After getting in touch with the owners of the property, they allowed us to keep the sun shade because it didn't pose a fire hazard, it wasn't directly connected to the roof. Any shade or tarp connected to the roof pose a fire risk. ( the sun shade were attached to the building using steel links and attachments and not ropes) There was one apartment that had a tarp over their patio and so they were grilling and the tarp caught fire and burned two apartments in that unit. read more

Excuse me? you at least owe me at least the curtesy of covering that fee! Last night I woke up to bites THEN I go to the living room and there's a WORM!! WTH is going on with this place!? I do my part to keep my apartment clean but the management doesn't do it's part to keep the place in line. As a result, we're all getting BED BUGS. Surprisingly I've lived here since October 2015 (management has changed 3 times) and the issues get worse and worse. New management is terrible! I'm moving out later this month! I DO NOT recommend renting here. There is no on site maintenance and the property management is a joke. Bathroom ceilings have horrendous crappy repairs, mold and filth from toilet above leaking, other residents tell of maintenance requests not being done for MONTHS. Originally posted about my first night in my apartment which was on the 15th and there was a mouse, second night another mouse, third night another mouse. I can't use my kitchen sink because its scorching hot. It only has one option which was hot water option - no cold water option. Garbage disposal isn't working which cause the dishwasher to back up which then leaked through the wall to the other side where my hallway is. Still haven't had my punch list addressed they did finally come and fix the garbage disposal but now the dishwasher doesn't work. It has been never-ending since moving in May 15th. This has been the most miserable rental experience with this company. Absolutely horrible and I would advise no one rent from this company. "Not Good" is being generous. This company bought riviera park apartments & for 30% increase in rent threw a fresh coat of paint around the property & that's it. No plans to upgrade or at the very least to have washers & dryers that work. There are maybe two working driers. To be fair the driers at this property has always had issues so that is not on Chamberlain & Associates. I can understand recouping an investment however a 30% increase is just pure greed & to justify the increase because it's "market value" is a very poor reason I doubt that if prices go down there will be a significant decrease in rent. With what I now have to pay there are actual amenities that other places that are "market value" provide here at Riviera Park Apartments just a fresh coat of paint & not giving a care about the tenants at all. I did ask Lexi about any possible upgrades to the laundry room or at least having functional washers & dryers just no plans to do so. Also doing this during a pandemic? Wartime profiteering. Now if the rent had increased by 10% that's reasonable. 30% or nearly 30% (my rent increased by $300.00) & zero planned upgrades is just greed. I was able to "negotiate" my rental agreement I was given 3 terrible choices I had to take the evil of 3 lessers. If in the event there are upgrades coming say as fast as the rent increase then I profusely apologize then again I'm sure that won't happen. read more

Unprofessional with the application process as the computer didn't work so I had to wait a day after giving the holding deposit to find out I wasn't approved and then they wouldn't return my holding deposit even though it was their fault I had to wait a day. I moved into Revival Biltmore about two weeks ago. My AC has had issues for the past week and a half. I called the office and she said she would send someone out a week ago---nobody showed. The AC quit running over the weekend- I called Friday, Saturday and Sunday and left a voicemail for the emergency maintenance team. NOBODY called me back. It's average 117 degrees her in Phoenix in July. I try calling the office during business hours today and it rings forever and goes to a message saying "this person's voicemail box isn't set up. Try calling 602-956-1345 and see what you get. You won't get staff that is for sure. I can't even live in my own place!! read more
