I'm renting a 4 bed 2 bath home less than 1900 sq foot with a pool that is dated inside and out. In the past year we have we have little no no issues with the home that we have been able to take care of. However we just got out renewal and the rent is being increased by 17% even though the rent in my area has decreased by 2-4% on average. When asked why. Rented a 3 bedroom house in Mesa for 5 years from this corporate money hungry company. I decided to move out & leave them since the rent became too high. They refuse to update & maintain anything until it completely breaks. Maintenance is limited, low skilled & told not to spend money. Absolutely never checks on anything such as Hvac, water heater,leaks, house conditions, etc. If its not on the work order, then its not there issue. They would rather do a band-aid repair then contract a company. Local management in AZ is non-existent, impossible to communicate with & doesn't care you exist! I'm sure Ai can do a better job. They raise your rent yearly but do NOTHING to improve the place your paying for. Of course, the call center is in India. The word "EMERGENCY" is a JOKE! They email you a survey for everything but never improve & claim they read them. Another Joke! The landscaping is your problem, not there's & it will only matter when you've moved out. If you dare to rent from them, read the entire contract before signing it! They will hound the hell out of you to not leave, but won't lower the rent or do anything to convince you to stay. Definitely higher a cleaning company to come after moving out then repair above and beyond so they don't write up BS fees! They are owned by Cerberus Capital Management investment firm with approximately $65 to $70 billion in assets. There is no way they really have 4.5 stars on Google with 3400+ reviews and a 1.5 rating on Yelp. They are the absolute worst to rent from. Each lease renewal has come with a 10%+ rent increase (which is the lowest option if we agree to renew early) and when we told them we would not renew, they offered a discount. We then received numerous A.I. generated calls offering to honor the early renewal rate even though it passed a month ago. We also got A.I. generated emails and texts offering 2 rental options, the 18% increase for 12 months or the 10% increase for 12 months. They're willing to bend all these rules they have, but when we asked if we could avoid the prorated 4 days of rent in August after our lease ends by being completely moved out before then, that was non-negotiable. We have never been late on rent or made a service request for anything broken in the house in over 2 years. They also send us HOA violations for other houses in the neighborhood and try to charge us for other violations that had been taken care of months ago. We send photo proof and get an email response saying it's been acknowledged, but then they try to stick us with the fee a month later. It's almost as if I'm renting from a computer rather than actual people because it doesn't seem like anybody is reading any of the communications we have had with them. First key Homes are crooks. Hidden fees, inconsistent rent. I have been a great tenant for 5 years. Never once been late on my rent. It is a fight with them to fix things. The house is falling apart. I keep up the home very nicely as well as have landscapers. This month I needed a bit extra time to pay rent but offered to pay 90% today. They said no and then tacked on $100 fee.. They're impossible to work with they use a terrible website to gather all of your information which asks for a Social Security card among many other things that I've never had to disclose to rent a house before only to just waste an entire week and make zero progress on a home we would have loved to have moved into. Scam alert, scam alert. This has been the worst moving experience of my life. It took three technicians to come out and confirm what I was saying and about 20 emails before I could even get a property manager on the phone. I am being held hostage in a lease that I want out of. Only six days into they won't let me out because they know the house is not livable so they're trying to use my money to fix it. I contacted the emergency department the very first day about the AC. It took six days to get a definitive answer which resulted in telling me that I could submit a notice to vacate at my discretion basically so that they don't have to refund me my deposit and my move-in balance. I will be submitting more pictures as this process continues. Aside from being the worst move-in experience of my life, The customer service is horrible. Any phone number you call will take you to corporate where they will submit a ticket to your local office which will result in them emailing you no matter how urgent the matter is I had the service coordinator tell me that my AC was working properly when I know that it is not because I am Hvac certified and have been for the last six years. read more

I would NOT recommend FirstKey Homes. I lived in one of their homes for a little over 1 year. Everything was fairly fine until I decided to move out. (I bought a home and my mortgage is nearly $1000 less per month than what they were charging in rent BTW) My opinion of this company went down the drain after I moved out. I gave a 60+ day notice that I was vacating due to buying a home and was advised during the move-out process via their portal that the move-out statement can be paid before moving out, or payment arrangements can be made once I receive the final statement in the mail. So I figured I would wait for the statement and call them to arrange payment. That was not the case. Instead, I began receiving very hostile communications from a man using the dunning name "John Smith" at their collection center informing me that I had to pay the balance in FULL within 10 days or be turned over to 3rd party collections. Apparently they misinformed me that I would be able to make payment arrangements or set up a payment plan on the $4280 that they charged me for breaking the lease. Other reviews regarding their communication and property condition is on track. If you call the toll free number, you get someone in another country who will just inform you that you have to fill out a request online and someone will get back to you. I had to fill out 3 requests during the 13 months I lived there. First, when I was given the keys via a lockbox - in August - in 110+ degree weather, the AC was not working at all when I entered the house. I was not able to move in for 3 full days because that was how long it took someone to come fix it. The temperature in the house was hotter than the 110+ heat outside so we could not stay inside the house more than a few minutes at a time. The 2nd maintenance request was a few months later when the heat would not turn on. Apparently they had the gas at the unit on the roof turned off for some unknown reason. The 3rd request was when a pipe burst and was leaking water into the kitchen through the ceiling. Other commentors are correct when they say that most of the online reviews are from their maintenance workers leaving a card and literally begging for you to leave a 5 star review. They deserve a good score but FirstKey does not. In summary, the house and service was fine considering it is a rental (most landlords don't do anything with their properties but collect the rent anyway), but after my experience with their very hostile collection department I would never recommend them. I don't appreciate being led to believe that I would be able to set up payments on the move-out statement only to receive threatening emails from "John Smith" letting me know if it was not paid within 10 days he would turn me over to 3rd party collection. DO NOT BOTHER WITH THIS COMPANY. I lived with them for 13 months, paid my rent early every month via auto-pay and there were no damages when I left since it was just 2 ppl living in a 3 bedroom home. I've had no issues living here until now. We moved in May 2023 and only had a toilet issue but maintaince was sent out multiply times quickly. But today, our water was shut off and we thought maybe there was an outage. We called the water company ourselves to ask and we gave our address and said FKH was the last account on this address and we said yes that's our management company. The water company said they shut our water today because they have not paid a water bill since February 2022. How the heck did we get a lease, move in, RENEW our lease May 2024 and no one confirmed bills were being paid. The water is back on but now we're calling back to confirm gas, electric and all property taxes have been paid and are up to Date. We pay an admin fee each month when paying utilities so where has all this money gone. read more

Renting from FirstKey Homes has been a frustrating and exhausting experience, marked by repeated maintenance failures and a complete lack of accountability. We've had recurring issues with our fridge--repaired 3-4 times before it was finally replaced--and a garage door that's been "fixed" multiple times but still doesn't work properly. The most serious problem, though, has been the AC unit. Last year, we complained about unusually high electric bills for a home of this size, especially considering how careful we are with usage. FirstKey insisted nothing was wrong. Months later, we were hit with a bill nearing $500, long after the billing period, and still got no real resolution. Now this summer, the AC is failing again--in the middle of an Arizona heatwave, with temps reaching 113°F. Over two days, they've spent more than 5.5 hours working on the unit, and it still isn't fixed. Our home has been sitting at 81-82°F, which is absolutely unacceptable and unsafe, especially with three kids and a dog in the house. Arizona law exists to prevent exactly this kind of situation. I've reached out again to Sonya Gonzalez, who previously downplayed these concerns. I'm curious to hear what the excuse is now. There have been additional problems since move-in, but these are the most critical. Renting shouldn't be this hard. Do better, FirstKey. Be cautious when renting from FirstKey Homes. After moving out, security deposit was withheld based on duplicative charges, normal wear-and-tear items, and unsupported "in-house" repair costs. Despite providing detailed documentation and escalating the dispute, the company closed the case without addressing the issues or offering any resolution. Phoenix Maintenance is the worst. So many issues like the previous complaints on here. A lot of my kitchen drawers are cheaply replaced and broken had to fix it myself in fear of being overly charged by maintenance. Literally had a maintenance request and granted its my responsibility. The guy showed up admitted he never worked on a garage before and I will need a new one through a 3rd party vendor. Was here 5min and left and I get a $120 trip fee added to my rent. Unless you're a handyman don't rent here or you'll be charged unnecessary trip fees. I asked them to fix my front door since it couldn't shut properly when I first move in and they couldn't fix it properly. Heard from my neighbor that the previous tenants caved in the door. Anyway I literally had to fix it myself. The maintenance team is inexperienced and is shady. When I first moved in the sprinklers were busted so I called maintenance, they didn't fix it yet asked me to give them a 5 star review and you guessed it they charged me $100! Sleezy maintenance. They came in and offered a specified amount on our home, we countered, they accepted, even sending a letter saying that 99% of their offers are honored after due diligence period. I should have known that was a lie when they would put no money toward due diligence and waited until the last couple hours of the last day of due diligence to knock the offer down $20K. Their approach is worse than a bad used car sales pitch bait-and-switch. They are after financially distressed people, which we are NOT (home paid for, just downsizing). DO NOT WASTE YOUR TIME WITH THIS COMPANY. They "take care of" the utilities for you and make you pay them at the same time as you pay rent on their website or app. No big deal BUT they've tried to claim that in the last 6 months of our lease (12 month signed lease), we did not pay utilities which... there's literally no way around it and not to mention we paid on time every single month. So not only did they screw us out of our entire deposit, but they still think that we owe them a little over $600 for alleged unpaid utilities even though we have screenshotted proof of every time we paid the rent. They put all of the utilities together through a company called "Yes Energy" but they NEVER put them in our name yet they're trying to make us pay on top of what we already paid them every single month. And to top it off, when we contact them, we never reach anyone except someone from across the world in a call center or we receive a "out of office" email. And now they sent our alleged debt to collections on their own mistake. I'll be contacting a lawyer over this. read more

UPDATE: I completely moved out as of September 2023. The lease was through October. In Q1 of 2024 they start calling with threats about due charges. Ehh? Then I get something in email that lists a bunch of stuff they're trying to charge for. And I share these highlights to warn you AWAY from FirstKey. - $800 for a fridge. First of all the one that was there worked fine. It was damaged, but it worked. The inspector took a photo of that when I moved in, and I had wanted to replace it at my own cost and they said no. Now they want to charge for...what? - $450 for pest control. The rat that made me move out got in through the second bathroom - if you go back through my update history I mentioned that the second bathroom was filthy. Chances are the infestation was a thing from the moment I moved in. Problem is they told me on a ticket that they refuse to fix anything that isn't "damage to the home" (i.e. leaking roof). ~$5,000 for landscaping. Earlier update I mentioned that there was a water gestapo ("don't water your lawn"), so it's going to die, and it did. Landscape what? Yanking dead bushes - dead because the state wouldn't allow watering and the irrigation system was busted in any case (and they refused to fix it). All told they want over $15k. I have photos of the state of the home when I moved out because I had a cleanout crew send them when he was done. It was as clean as I could make it. FirstKey are crooks. If I could give a zero star review, I would. The local office in Phoenix is impossible to reach and when you do hear from them, they are unhelpful. Our AC has gone out three times this summer. They are not bothered or concerned with your issues, even with the high temps in August in Phoenix. They expect us to wait for 24 hours for response. The service coordinator is cold and uncaring. I guess this is my last option to try and get someone's attention. We have been trying to schedule a move out inspection with no luck. Getting told to call someone else or email a different person and they'll get back to us, with multiple ticket numbers created. We move now in a few weeks and no one will return our calls or schedule anything. Worst rental compny ever. Tried to rent a home and after 8 phone calls decided that they a dishonest on what they told me. Was told by 2 supervisors they would call me back once their system issues causing their system to not allow me to pay for my wifes part of our application. was fixed. No callbacks at all. Then i get a text saying they need proof of my wife and my incoming funds. I had asked days earlier if they needed these and tol " not yet". The text also said that we had to prove that we had $56,800 in stable funds. Never told us about this before. After almost two weeks of run a rounds and getting told over and over that their system was having issues I asked for the name of the supervisor that I was speaking with and was told again I didnt need to know that. Last straw I said I did not want to dodobusiness with them. After 20 more minutes and on phone with another supervisr who would not give his name I was told that Icould not get a refund on our fees we hadpaid to processour application. Even though they didnt have the info for our moneys and theycould not do our application he said the fees were nonrefundable. What a con.FIRST KEY is a rip off. We rented from Firstkey for 2 years in Anthem and was so incredibly frustrating. When we first moved in, we noticed one of the showers did not work and the entire house reeked of cigarette smoke. We tried contacting our "property manager" that had claimed to do our pre move in walk through. We called everyday for a week straight and continued to call, email, and leave messages for a month. Never heard a word back from her. I honestly don't think the woman actually existed she sent a few emails before we moved in then vanished. We had other issues arise at the house that maintence probably did not have the clearance to fix or just didn't feel like it. We had a broken dishwasher for a year, busted irrigation system, a dead tree, and 2 dead plants in our front yard. The real kicker was once we put in our 60 day (requried to do 60 day or you are fined) move out notice, they proceed to call me once a week asking if I am sure. I would tell them yes we are sure and ask if they could get me in touch with someone to schedule a pre move out inspection as they recommend it. They say they will, never heard from anyone. I eventually had to send a threatening email saying I was going to leave the house doors unlocked and keys in the kitchen for them to finally schedule one. I would not recommend renting from FirstKey for anyone. We got lucky and the things that were wrong with the house were still livable (although since moving out I have had to wash everything we own multiple times to get the smell out), if it was anything worse, they probably still would not have fixed it and we would have either lived in terrible conditions or spend 1000s to move out. read more

Came out and put a board up for $105. if it's our responsibility then why did you come out and put a board up? That particle board is NOT $105. That is extortion. Next issue: We had our refrigerator go out. Arizona State Law states: Landlord has 5 days to replace it. Guess how many days they took to replace it? Exactly. 5. Costing us upwards of $150 of groceries going bad. Did they apologize for the inconvenience? No. They just don't care. The maintenance supervisor is the laziest earsling (something that falls out of a butthole). Why can this company continue being ran by such a degenerate management team? I am in talks with my attorneys on how we can take these criminals to court. Next Issue: Our A/C was broken for 9 months! N-I-N-E! They did not believe us. They came out 12 times to call us liars. Then, the fan fell off. The contractors came out and showed me what the bid was and how much the cheapskate gave for our A/C. I get saving money for your company, but you should care about other people before your selfishness, but once again, what do you expect from an Arizonan? I've been renting a house with First Key homes for about a year and half. My main review of them is that they are "fine" so long as you don't actually need anything or have any real maintenance issues. And they raised my rent significantly at lease renewal time, even though I had paid on time for 12 months straight and barely made any maintenance requests. I love the house I'm renting, but the rental company, First Key Homes, is a major disappointment. For the first year I didn't reach out much since things were working well enough. There were some issues I discovered after move in, such as the cable and telephone lines had been cut prior to my move in (I'm assuming this was accidentally done by the company they hired to do the renovation). I became aware of this when I had been trying to get internet installed. I was deciding between cable and dsl but ultimately my choice was narrowed to Century Link because their technician was the only person able to do a work around solution. Anyway, if that was my only issue this review would be better. However, for the past couple months I've had pretty much poor responsiveness from First Key. At the end of October my utility bill was at least double the usual amount. I called the water company and they did in fact report my water usage had spiked and was a huge amount more than the norm. They suggested I search the home for any places water could be continuously running. I realized the pool auto-filler was running almost continuously. I turned it off to see if that would make any difference and it sure did, turns out there was a leak in the pool. There is a major crack in the pool and the water leaked out rapidly in November, within 2 weeks. I had notified the pool guy who comes weekly and he notified first key. To sum up, First Key Homes was made aware of the issue at the beginning of November. Since that time, nothing has been done and the there is a small pool of stagnant water that is turning into pond water. It is filthy and a potential health hazard. My dog has attempted to drink this water multiple times. I've blocked off the pool stairs as best I can since there's no gate. I've submitted multiple maintenance requests for pool repair and this stagnant water to be cleaned. I've sent an email to the maintenance rep Will Sanchez and called the company. There has been such slow, or no, communication from the company. Since it's winter there is no rush to repair the cracked pool floor, but letting the water become stagnant and disgusting is unacceptable! If someone at first key looks at these reviews please contact me ASAP. In the first key system, there should be a record that I've called and have asked to be called back. Shortly after moving into a new home Rental, we found out there are bees in the walls behind the master bathroom, and we're able to consistently enter the home. Instead of getting an actual bee keeper out, they sent a normal pest control guy out to basically spray air at them which only further agitated them. We had to pay out of pocket to get an actual professional in to spray poison from inside the house and coat the hive. FirstKey refuses to do anything about the massive amount of honeycombing occurring in the walls and I imagine the rotting honey will eventually bring all sorts of molds and other issues once the hive is fully dead and the honey sits dormant. FirstKey Homes has been nothing but a pain through the entire process of trying to get this remediated. Their maintenance guys on the other hand are awesome and have solved each issue we've had. They don't make up for the management's lack of ability to look beyond their contracts for third party professionals that will actually handle a safety issue. read more

Throughout the stay the property management company was terrible to deal with and you better off trying to get Michael Jackson on the phone because they do not want to speak to you. Upon receipt of military orders I notified the company that I will be vacating the property. Paid for cleaners, cleaned the yard and made certain the property was in better condition than I received. I scheduled a bulk trash pick up with the city of surprise and loaded the trash on the street within the guidelines given by city ordinance. The company still decided to charge me with a $300 fee. The response per Erica ( who ignored my wishes to be contacted via telephone) was their "construction team had prove" which in fact was not because I also had prove. Last piece of advise DO NOT RENT FROM THIS COMPANY THEY ARE DIFFICULT TO DEAL WITH AND DONT TAKE CARE OF THEIR RESIDENTS. All my military folks out there, OnQ AMH and a couple others are far more military friendly. My advice don't rent from them they sucked the entire time. read more

If I could leave a zero star, I would. We have had issues even prior to move in. I wouldn't have rented the unit if we weren't running up on deadline and didn't have the funds to lose. Upon move in, there were issues with both bathrooms and the pool. I was literally told to deal with the vendor or accept the conditions. The vendor said the landlord declined their request to fix the issues. Interesting that after I filed a lawsuit they fixed the issue. The worst issue started in August with sewage soaked carpet that we were forced to walk on and live with until November 2nd. Seven leaks later, me having to be the general contractor through the process and the issues were half completed on January 8th. We were told to wait until the issues were fixed then they would give us a refund because of course we were required to pay full rent all while unable to use the pool and bathrooms at different times. If you want to experience a slum lord then rent from these people. Otherwise, I suggest avoiding them at all cost! They are rude, disgusting and dismissive. I had to file small claims lawsuit to get a response. The heat and AC do not work in the master bedroom. Infested with pigeons. Incompetent and lazy staff. They define slum lord. They didn't have money to make us whole but they have money for an attorney to represent them. FYI we pay $2400 a month for this plus $151 for the pool. RUN!!! If I could give zero stars I would and I definitely would not be recommending this company to anyone. The last few months our utility bill has been extremely high. So I reached out to Yes Management which is the utility company that First Key Homes uses. Yes Management advised that we reach out to First Key homes and have a technician come in and inspect the electric to see if there is something causing the spike. So on 9/23/24, I scheduled a work order request. On 9/26/24, the technician comes out to the house, but doesn't step foot in the house. He stood in our driveway and lectured us about it being the hot months and there's an increase in rates. He was literally at our house for less than 5 minutes and then closed our work ordered and said that our ac unit was working properly, although he inspected nothing. Fast forward two days we come home to find out that our ac is out. We live in AZ, it was 113 that day and our house got up to 87degrees. I called in and did an emergency work order request. While on the phone putting in my request I was reassured that I would not be charged for the visit on 9/29/24. My three kids and I had to suffer all night in the hot house. The next day, 9/29/24, another technician came fixed our ac and even stayed to ensure that he had indeed fixed the problem. Turns out that the issue was our fan compressor and capacitor. Sunday, 9/30/24 comes and I receive an email stating I was being charged a maintenance fee (I did not see the email until Wednesday, October 2nd). I realized we were being charged a maintenance fee for the first technician. On 10/3 I called in to First Key Homes and spoke to Angelica. Explained to Angelica that the first technician did not inspect or work on anything in our home. That I have video proof that he never even enter the home. Angelica said she would submit a ticket to see if we can get the issue resolved. 10/4 I receive an email from First Key basically stating the reasons why they charge a fee. I responded back to the email and even provided video proof with time stamps of no work being done by the first technician. I called a total of three time on 10/4 to get the issue resolved. While on the phone I inquired about getting my utility bill adjusted because clearly having a bad fan compressor and capacitor would cause a spike in usage. After calling some many times I finally was able to get the maintenance fee removed although Joanna made it seem like she was doing me a favor by giving me, "a one time credit". Called a fourth time and spoke with Peter, again Peter said he would put in a request to get my utility bill adjusted. A few hours go by and I get an email basically telling me I needed to go through the same process I had went through from the start. Putting in a maintenance request to see what could be causing our utility bill spike. I have never dealt with a more incompetent company in my life. They literally have you jumping through hoops and going in circles. Just got our electric bill today for the time frame of 8/24-9/25 and our bill is $700! I've lived in AZ all my life and never had such outrageous utility bill until we moved into a First Key Home. read more

THIS IS THE WORST COMPANY TO WORK WITH!! My husband and I found a property in Chandler, AZ and had sent in an application along with the $58.95 per person fee. Jimena called to verify information with us and I asked about their pet policy, as we have a 12 yr old German Shepherd. She told me that German Shepherds were not allowed at any of their first key properties, and that I should look at giving my dog away to a family member or someone else!! I told her that I would not give my dog away and that she could go ahead and cancel our application. She told me that was no problem as they had not processed anything and that she would refund both of our application fees and we would have them within 7-14 days. It has been over 14 days and NO REFUND, so I called and now they are refusing to process our refunds! Jimena even had the nerve to send an email today, saying that they had started the application process which then cancel out the refund. THIS COMPANY IS A LIAR AND DOES NOT STAND ON THEIR WORD!! I would NOT rent from them as their properties are not well maintained either!!! read more

As far as rental companies go, I would give FirstKey a zero if possible. They raised our rent $240 from this year to last year (14% increase). I found the same exact house we live in & it's in the same neighborhood LISTED BY THEM for $400 cheaper than I'm paying per month. But when I call them I'm told our new price is "fair market value" and there's "nothing they can do". After this lease is up I am never renting from this company again and I suggest you do the same! First time we applied and gave a deposit before getting to see the inside of the home. That's on us, the rest of this disaster was on FirstKey Homes. Terrible experience with this company. Kept moving our move in date with no communication unless I contacted them first. No one ever bothered to check if the contractor ever showed up to do the work required before they would let us see the home. We had to keep trying to get updates and extending our existing home move out date. They kept re-listing the home for a higher rate after we were approved and they took our deposit. I am pretty sure that's not legal. Not sure how many people they took more application fees from and we never got a refund for those. After over two months, from us giving a deposit we finally got to see the home. It was not in move in condition and the A/C wasn't even working. Kept getting emails about paying our rent, getting renters insurance or have a fee before we could even get keys. Do yourself a favor and find someone else to apply or rent from. You'll be glad you did. read more
