We rented a unit in Parkfairfax managed by this property management company and their "property…read moremanagement" was a disaster. I experienced constant flooding and sewage leaking from the kitchen sinks (yep, 2 sinks), giant sized insects invading our space, decaying floor boards from water damage, 3 years of uninterrupted mold and mildew, the need for a dehumidifier requiring 4 buckets of water to be dumped daily, and the last stray was a bathroom ceiling leaks flooding the unit requiring a 1 month stay in the hotel paid for by my insurance and I still had to pay the rent for my unit. During those 3 years, I suffered terribly from respiratory problems for the first time in my life. No empathy shown by the leasing agent or landlord for the major and myriad inconveniences. Upon returning to the unit in addition to the floor repairs they used substandard contractors to paint the walls. During my stay at the hotel (on my insurance's dime, mind you despite paying the full month's rent DURING it's renovation) I was not notified that the walls would be painted until AFTER the work was done, nor was my artwork removed from the walls prior to painting. The substandard painters merely painted around my artwork. Essentially their substandard painting contractors sealed the damage free adhesive to the walls with the paint making the artwork impossible to remove without damaging the wall. Moreover, the substandard contractors also painted over the back door sealing it shut. Upon move-out, the property management company wanted to penalize me for the damage caused by their own substandard painters shoddy work, since there're still holding on to my security deposit. Avoid renting through this "property management" company at all costs

The man who showed me the apartment I was…read moreinterested in was very nice, but didn't know much about the property or me (he was waiting in a different unit than the one I wanted to see because he got mixed up). That would have been fine. But what really annoyed me was the application process. The management is not familiar with more modern ways to verify employment and income (such as third party service) and insisted on unredacted pay stubs - which is much less secure. The interaction as we went back and forth was rude and reminded me of scammers trying to get one to divulge information urgently (because so many people are interested in the apartment!) at the cost of better judgement. In trying to get more information from me they cited their "policies" but being unable to articulate why their policy insists on having the information I didn't want to share (like my pre-tax deductions) This conversation was not with some mid-level employee but what seemed to be the owner. I should hope he could articulate the reasoning behind his own policy! To me, this company clearly orients themselves to customer service of property owners, not renters. Which fair enough, but it doesn't mean I have to like it. To the reader/renter: Don't let these people bully you!

Prompt responses to emails, quick answers to phone calls, transparent updates throughout the process, and even reassurances to call you back if they are tied up at the moment (and they actually call back as soon as they can!) Since my roommates and I are all out of town at the moment, and unable to tour the property in person prior to signing the lease agreement, Hanna assured me that her assistant Johnny would send me a video tour the following day. And sure enough, the next day - Johnny had a detailed video tour of the home in my inbox. Any question I had about the property, Johnny was able to answer. We so look forward to working with Hanna and her team during the duration of our lease agreement. If the last week is any indication of how our experiences will be as Rent the District tenants, I very much look forward to staying at this property. Hanna and Johnny were both very friendly, and professional. I will recommend Rent the District to any of my friends who look to rent or have property management services in DC. Thank you again!

Seaport Properties took over the management of our townhouse from another company last spring,…read moreafter we've already been living here for a few years. It's sometimes tough to tell where the line is between issues with a property, issues with a landlord, and issues with a management company, but switching from one company to another when the property and the landlord haven't changed has given us an idea. We live in an area that has flooded multiple times in the last 2 years during those mega rains. Last year, when we had 3 feet of water in our basement (just like everyone else on our street), we had an insanely difficult time getting the previous company to send anyone out to even look at the situation, much less do anything to take care of it. TWO WEEKS LATER, the company's own 3 man maintenance crew came by to clean up, by using our own bleach. This year, under Seaport management, we have flooded twice, and both times they responded to us immediately. We had a plumber in within an hour, and REAL servpro professionals drying everything out within a day or two, even though one of those time the flooding was much less severe. We haven't bothered them much with too many maintenance requests, but when we have they've been pretty quick to send someone out and take care of the problem (not our previous experience). That being said, we still have a couple issues that aren't really being addressed, and it's tough to know whose fault those are. I've seen another review complaining about treatment while closing out of a lease, but I believe our neighbors (tenants of the same landlord and Seaport customers), who moved out early over frustration with the flooding issue, seemed to be able to get out of their lease pretty quickly without problems. And in our discussions with the company about how leaving might work they seemed pretty reasonable (fingers crossed). As with any rental, I would recommend thoroughly reading your lease before signing. In our case we're responsible for our own gutter cleaning, yard maintenance, pest control, etc. It's the same deal we had with the previous company, but I could see those items catching someone off guard. Finally, in our experience all communications with staff have been swift, professional, and polite.

We were loyal tenants for almost 4 years, reported mold and got blamed for the mold and evicted. We tried desperately to make things work. Sent many emails pleading our case and ultimately had to leave. They then tried to take away our deposit based off of accusations that were not related to us and without proof or warranted. Ultimately, they had to give us our deposit after all, because we took legal action and they admitted they had no evidence or right to charge us. What a nightmare.

Jamie's deep knowledge of the market and genuine thoughtfulness about what I was actually looking for made all the difference-- and I'd say that whether you're a DMV newcomer like me or have lived here your whole life. Jamie has all the fundamentals locked down (great market knowledge, genuinely in your corner) but what set him apart was how much he actually listened. He took the time to understand not just what I wanted in a condo, but what mattered to me. There's a difference between an agent who helps you find A place and one who helps you find the right place for YOU, and Jamie is firmly the latter. Communication was seamless the entire time. I always knew where things stood and what was coming next. My closing ended up getting pushed back a couple days and Jamie wasn't able to be there, but he made sure his colleague Jillian had me covered. I felt supported start to finish, and that kind of follow-through really says something. 10/10, would absolutely recommend to anyone buying in the DMV.
