I bought a condo from City Ventures a year and a half ago and I have regretted it ever since. They told us that we would never hear noise from any other unit. What a joke - I can hear when ever there is someone in the unit below, even when they are just talking. Fortunately I have an end unit the the couple next to me are quiet. Others are not so lucky. I go to the HOA meetings for our association and everyone complains about the same things. I live in the last building they built in my community, but I have a friend that lives one of the first units built and I can see how they cut back on so many things to save money from the first units to the last. But they charged more. They put in beautiful palm trees in front of some units. One died within the first year. When the HOA asked where it was purchased, so that we could check to see if it was still under warranty, they would not even tell us where they bought it. Those things can cost 10's of thousands of dollars and usually come with a warranty. Now we will have to pay to replace it. I would never recommend this company to even my worst enemy, but if you do, be sure that everything is in writing since they tell you things that are not true just to make a sale. read more

There were a couple things missing in the laundry room and pipe problems in the kitchen, both Ed Escareno and Mario Gonzalez were very attentive to my questions and solve my problems in a timely manner. They are very professional and quick problem solvers. I especially like Ed's personality, he has a friendly smile, funny and response back immediately to my questions. Zero Stars Since day one of moving in I've had nothing but problems. I moved into the new bellflower location on Alondra in July 2015. First off my A/C unit did not work mid summer and required 5 visits before they finally got it right. They needed to order a part for the a/c unit with took days. Why would a new a/c unit need any repairs. My tiles were all crooked everywhere and the excuse I got was tiling is not a science and will not be perfect. Garage doors did not work on day one. Had faded areas of paint that they did a sloppy job on fixing. They gave me touch up paint for me do it myself, sigh. The water takes for ever to get hot and water pressure is very low. I have a water leak under my sink that has not been fixed because they cannot figure out why its leaking. They told me to call an outside plumber to take a look. Meanwhile my sink cabinet is getting wet and mildew smelling. The patio does not drain properly and leave stains and puddles of water whenever it rains. My A/C drain was hitting the side of my house. I had to get my dish washer repair after 2 uses. During the construction we found and caught 5 mice in the garage area. Several power outlets were not working when we moved in. I can go on and on for days about why you should avoid buy into City Ventures scam into making you believe you are buying a turn key home. The BBQ still is not working and I've been hear since July. The outside gates are not secured and anyone can open and gain entry into the complex. The parking situation sucks. If you have a 3rd car you have to park on the streets and not in the complex. The front gate still does not have the tenants info yet. City Ventures does a rush job on these homes and does not deliver a turn key home as promised. I've had maintenance people over everyday for the first few month just to fix basic things that should have been reviewed and tested. If I wanted these type of problems I could have bought a fixer upper and saved money. The city venture maintenance team was very nice in the beginning then the more you complain they started getting attitudes when I called them they started being very rude. Every time I called they will try and find an excuse not to do the work or blame the problem on me. For instance my sink leak they saw the wet spots and blame the dish washer, G.E. comes out says no it a plumbing issue. Then they say oh you need to maintain your own home better. I thought I'd have a 1 year warranty. The leak still has not been fixed after 5 attempts and now they will not help me anymore. City Ventures staff is train to work together to tell you the same thing and try their best to get out of doing the work. The only good thing about the home purchased was the solar system and nice finance team at guild mortgage who made the deal happen. Take my advice and do NOT buy from city ventures as they just flat out do not do quality work inside your homes. The outside looks nice but DONT be fooled. Every home owner I've talk to in-person has had multiple issues and no one was completely satisfied on day one. What is the point of buying a new home that you have to fix on yourself. The 1 year warranty is a joke and they will do whatever they can to get out of doing the work. You might as well give the maintenance people a spare bedroom because they will be in your homer that often. read more

We purchased a home in Fox Hollow in Santa Rosa on the day after opening day. We were one of the first to close on our house and were very appreciative of the care we got. Thanks to Nancy Graham for all your help! We have had a great experience with the staff in the office as well as the project managers and workers. There are always issues that come up with new construction and the people who were there to correct them did it professionally and a lot of times went above and beyond to make sure we were completely satisfied and happy. Fox Hollow makes it very easy to contact them through their portal page and are constantly on top of our requests. I am also impressed with the quality of our home. The layouts are well thought out and the design center has so many options and upgrades to choose from. I want to thank Fox Hollow for making me feel like a valued customer and making sure that all of our requests were taken care of. There are two areas that I think City Ventures could improve on for houses in this price range: Interior doors could be more substantial and bathroom faucets could be a little higher quality. read more

As a sub-contractor for over 30 years in the SF Bay Area, I have never worked with a more incompetent General Contractor than City Ventures. Where do I start, first they approve work to be done then don't pay invoices (owed over 75K) Some superintendents are great to work with and some have a short temper and like to yell at all subs on site. A lot of this is brought on by the people working in corporate in Orange County (you know who you are) I have since walked and learned a very important lesson, read the contract very close and get everything in writing (no verbal or hand shake) Finally, if you don't jump thru hoops THEY WILL back charge you even if you've agreed to complete the work. read more

My family and I have lived our city ventures home for about 2 years now and absolutely love it. The few issues I had were all corrected in a timely manner and covered by the warranty. They stand by their work and have great costumer service/support. I loved being able to pick all the details of my home to make it my own without having to actually install anything myself. They have solar panels on all their homes and it has drastically changed my bill. All in all, I'm very happy with my home and would recommend this builder to anyone. read more

CITY VENTURES SUCKS. Wish I didn't even have to give them one star. It's more than they gave us. I just got robbed blind by this developer. Do NOT fall for the "Green Community" scam that they are playing. Our new townhouse has 8 solar panels which I have found out isn't enough to support half the electricity we use (and there's only 2 of us). Your bill may be only 7 dollars a month until the end of the year when you get a bill from SCE for about $1000 for the energy you didn't produce. No one at City Ventures tells you about that. They no nothing about the solar they are partnering with. Don't believe me? Ask your sales person or the quality manager specific questions and they are clueless. As soon as you sign on the dotted line there is no going back. You are nothing but a number to them and they have no problem treating you like dirt. Oh, and the low HOA fees they promise. Guess what. Soon found out the builder doesn't have to put forth realistic numbers. Just the bare minimum to get approval to demonstrate they created a budget. They don't take tree trimming or security patrols into account when creating those numbers. So expect your HOA fees to double or triple within the first year. I've been here almost a year myself and City Ventures just sent me the tax bill for the previous year (before I even closed on the property) and told me I was responsible. Now if I want to fight it I'll be forced to contact a lawyer. Please also read what your One Year Warranty covers. Our front yard kept flooding when it rained but they said it wasn't there responsibly to add a drain or try to fix it because their plans were approved by the city. Told them there is a crack in the wall that goes from the floor to the ceiling and I was told thats normal as houses settle in. What exactly does the one year warranty cover. Nothing as soon as the contractors are gone your own your own. No pride in their workmanship whatsoever. They crank these places out as fast as they can will little disregard for the half a million dollars we just spent. To top it off, they have the rudest and most no responsive staff in the industry. Do yourself a favor and buy from a different builder with a reputation that stands buy there work. Not even sure how these people sleep at night. If you come across the sales agent named Yvette, just turn around and run. WORST DECISION WE EVER MADE! read more

We are buying a house in City Ventures' Citrus Collection in West Covina. The team at this site Adrian, Sunil, Luis & Tim have been outstanding in all my interactions. Lisa, our design studio advisor was very helpful in picking our upgrade options. We just completed our framing walkthrough with Luis, who was very patient and showed us the work being done and where all the piping and electrical wires are run in the house. He also advised us to take pictures and videos of the various wiring locations, so that we would not puncture them in the future. We look forward to the completion of the community and our new house. The City Ventures condominiums at Ambassador Gardens in Pasadena, CA are located adjacent to a historic park, off Orange Grove Boulevard with its mansions and Rose Parade route. Quite a unique and beautiful location. The units could be customized during the construction process to meet the desires and esthetics of the owners. The buying process was pleasant and seamless, credits to the sales team of Nancy, Mark, and David. Management was accessible and responsive during the construction process. I have been particularly impressed by Mario Gonzalez, Quality Manager, who made sure that quality control issues are being dealt with quickly and efficiently. The reviews here for CV either seem to be 5 star or 1 star, which seems suspicious. The 5 star reviews are short and succinct, while the 1 star reviews are descriptive and cite specific examples, timelines, and consequences. Unfortunately my family's experience has been on the 1 star end. Like many others here have expressed, construction and quality is very questionable, which shouldn't be something you have to worry about when buying a new house. While there seem to be a few, select responsible members of CV's quality control and customer service team, most of their post-purchase employees aren't accountable and are lacking in professional communication. They'll pay lip service, but in the end the promised work doesn't get done. Their main concern seems to be cost savings and triage, not quality, communication, and follow through. We've only purchased new homes in the past, all from different builders, and this has been the worst experience by far. All in all, if we knew what we know now, we very likely would have gone with a different builder to reduce the headache that we've been forced to go through. read more

From sales to design to quality assurance (Mark,Julie,Mario,George,Jordan,Joe) and their teams have been there to insure that our condo is in tip top shape. This is by far the worst I have ever been treated by any real-estate company in my life. The agent we were dealing with called us a threatened us multiple times. Cancelled our reservations and told us she wasn't interested in selling to us. It was a 620K property which we had our lending already squared and had left a deposit to hold the unit pre-build. The final draw was when the listing agent called us while we were at dinner and yelled for 10 minutes. This was all over our agents 3% fee. Which to this day she will try and justify. What she didn't seem to get was that we didn't care that much about the 3%. Business is Business and we don't take that personal. We cared about the way she was treating clients. Telling us she cancelled our reservation? That she wouldn't recognize our agent? Yelling at us that if we don't have financing within 24 hours (this was saturday night at 6pm) she would sell it to someone else? Even though we had our documents signed and ready she would still sell it to the first person who put a deposit down.. Hello we had already put a deposit down? I suggest you to talk to any of the 13 homeowners of their small development called Almaden Crossing in San Jose and hear their experience before you sign the contract. Bottom line: an A for design, a D at best for follow-through and customer service. I bought a house in the Azusa Courtyard Bungalows development, which consists of 14 units in a small complex, most of them standalone two-story structures, with several one-level flats above a rear unit that contains garages for all 14 homes. The development is well designed and in a good location, near the center of Azusa and a half-block from a future Metrolink commuter train stop. The complex looks good. What is not good is the behavior of the developer/builder and his staff - repeated delays in the completion date, ignored phone calls, and a curious procedure that allowed him to close escrow Dec. 31 under a "provisional" occupancy permit from the city, collecting full payment from the mortgage lenders but refusing to let the new owners move in for 17 days. The water heaters were not functional until much later, Feb. 2. On the positive side, the builder provided some compensation for out-of-pocket expenses in early January, but the places were still not ready to move in when the keys were turned over January 16. Owners were given a two-hour window, got a hurried final walk-through (two weeks after escrow had closed) and received their keys. This was after two months of delays in the completion date, initially scheduled for November. The delays themselves are hard to fathom. There were no earthquakes, massive rainfalls, etc. It seemed that the problem was city inspectors, suggesting that construction was initially not up to code. Among many issues, the units were supposedly wired for cable/internet access, with lines that run between an exterior "communications" box on each unit, a distribution hub inside the units and cable/phone company's incoming wiring. But there's a problem: the Charter cable installer told me that the hub does not connect to the incoming line from his company or to anything outside the house. I rely on the Internet for my work, and so still can't move in. I gave the installer the phone numbers of the onsite construction and quality control managers, but as far as I can tell, they didn't return Charter's calls. One of City Venture's realtors relayed a message to me: try Verizon, since that wiring is in place. The Verizon installer, who spent 90 minutes probing the boxes, told me it wasn't. The Verizon outlets, wired with underground cables, had no Internet connection, and the "communications" box on my house had a only a nylon cord, seemingly with nothing at the other end. This all should have been ironed out before escrow closed, not more than a month later. The first problem with this builder is disorganization. The second is unresponsiveness. The developer, or his staff, apparently feel that once they have your money, you can safely be ignored. This is no way to run a business. read more

Want to say something nice about one person who works for City Ventures regarding the project I mentioned in April of 2016 in lovely Windsor California. As the Project began to 'wind down' a very nice, hardworking man by the name of Michael Kohl, did his absolute best, under very difficult circumstances for the first time on behalf of this otherwise 'indifferent company', to make things a little better for the exasperated Residents of Bldg. Q and surrounding Residents, while overseeing and coordinating the completion, details and accommodating nice new neighbors. His job was so difficult and yet he did try. Although it was clearly stressful, and at times he sounded like 'negotiator/director on roller skates', he remained upbeat, friendly and kind as he handled circumstance after circumstance very professionally when he was able to! Hopefully my new Neighbors will be Happy in their new Residences! read more

Buyers Beware! The escrow closing on the property I am under contract to purchase at Ambassador Gardens in Pasadena has now been delayed nearly three months. The room sizes on the Website and marketing materials are exaggerated, so I am now stuck with an office and guest bedroom that are dramatically smaller than they were advertised as being. Though the homes are priced at more than $1.5 million, virtually everything in them is considered an "upgrade," meaning that it will be tacked onto the sales price. I was even told I would need to pay extra for paint if I wanted the walls primed!! The sales and design staff seem friendly but are, at best, remorseless swindlers. If I could possibly walk away from the purchase, I definitely would. read more

Many verbal finish dates but nothing in writing a complete violation of the integrity contract. BUYER BEWARE get everything in writing for finish dates. Hold them to a written contract...they seem in over their heads. The Construction head changed twice...another lead construction manager left the job and the sales office is always overwhelmed. Good customer service stopped the minute we gave our deposit. I just bought a brand new home at the Bellflower location and had nothing but problems since I got my keys on 12/31/15. These are ongoing problems ranging from paint, leaky walls & pipes, ac/heater, air vent,etc. They did a rushed job just so they can sell their town homes. Buyer beware please do not buy their homes its a rip off. If you want problem after problem this is your place. They look nice on the outside but shoddy work in the inside. Do not buy from this builder...two year delay....problem after problem...promise one thing then do whatever gets the project signed off. Not one person in the new development was happy with their experience. Our phase three home was put on hold so they could sell other phases but kept us on the hook. Construction site was riddled with beer cans, urine in bottles and a half drunk beer can was stashed under our stairwell (glad I caught it before drywall) This developer was and still is constantly having projects halted by the city due to their shortcuts. This builder is poorly managed and lacks the integrity to be sellers of the American Dream. Please be careful if you buy from them, get your own realtor. First review although I am a frequent user of Yelp. I bought a home from City Ventures and moved in January 2015. I wish that I could report this to be a positive experience. I am very disappointed with my "solar" town home and will never purchase any property built by City Ventures ever again. During the first year I had 9 visits from the A/C company they used to install our unit. I was without a/c for 3 months plus last summer. It became a joke!. Now we are out of the warranty and still having issues. Expensive parts are having to be replaced that didn't even work last year. It was installed incorrectly and unless we actually replace the entire unit it will not ever work correctly. My upgraded laminate wood floor is coming up in 4 areas, it is just over a year old! The drainage holes that should be in my patio wall are partially sealed and some are even concreted in!. Didn't know about that until after the warranty expired and the rain came. We ended up with a small pond. An enormous crack across the entire garage floor, they offered to fix that the next day but that just so happened to be Xmas Eve and we would need to move everything out the garage for the day and put it back the next. Seriously?? We tried to contact them after the holiday to no avail. Warranty expired!! We have still heard nothing and have honeslty given up. Dealing with them was a full time job. I found the staff to be evasive and condescending. The independent contractors they used would come over and complain to us about how terrible they had been to deal with. This is just my house. Our common area and surroundings have major unresolved issues that still are ongoing. I know there are people that have had great experiences and I wish that was me. My word of warning is check everything the sale person says! We were told many things to get us to buy that have not turned out to be true.. Read every piece of paper they give you and especially what you sign. You have very few rights or legal recourse. Before you buy ask other owners about their experiences. Do a very thorough walk thru and don't accept they "will come and fix it later"!! They won't. Buyer beware!! read more

Beautiful new community w/ HOA in Chula Vista-Vista Mar so a lot of rules that dictate your way of living but that's expected. Fully electric condo with solar but we are new to solar so we didn't ask 'how many panels'. We only have enough panels to basically power a t.v.(im still looking into adding more panels; not easy or cheap) The design center was a nice experience but only one person so by appointment only. We spent a lot on upgrades but the labor was mediocre. It might depend what labor workers show up that day to do the work. I suggest go standard at least on the tile work and hire people you know and trust if you expect something close to perfection. The flooring upgrade so far so good. Staff is very responsive. We had no issues with the timeline. Maintenance requests are currently handled quickly. I recommend city ventures just be mindful of my negative remarks. It's our first new build purchase but I owned two resale homes previously. It's nice to have a move in ready with warranty. read more

City Ventures Foothill Collection, what can I say? I won't claim that everything went perfect but Terry our QA guy has went above and beyond to ensure our home is everything we'd dreamed it would be. Mary, Danielle and Edith have been an amazing sales/marketing team. Not only were they integral in helping us with the purchase of our home but they are the friendliest neighbors one could ask for. The CV team is top notch. If there is one recommendation I would make to anyone looking to purchase a home in one of their communities it would be to not wait. Get in asap while they are still in the beginning of the construction phase. You may have more options to choose from if you pick your home before it is built. We love our home and the community is going to be amazing when completed. We love walking out our front door to our resort style pool area! Can't wait for the parks to be completed. read more

We cannot speak for any other sites, but the home we bought in Costa Mesa has been a great experience. At the 30 day follow-up they touched up and fixed all the paint (including all the scratches from moving our furniture). A huge thank you to Ed Escareno, the quality manager on this project. He has gone above and beyond, including letting in and sitting with the cable company when we had to work, and installing a ceiling fan with me to surprise the missus. He has responded quickly with any concerns we have. The materials and conversion to solar have all been top notch. The only negative about the move is the fact that Edison is charging us a $10 minimum fee and we don't use that much electricity with the solar paneling!!! (Obviously not City Ventures fault). We are glad we chose to buy here. read more

I have been living in my condo for a year and a half. I moved in when there was still much construction in progress around me at Ambassador Gardens/The Grove (phase 2). This was a known when I moved in and something I accepted because the concept of customizing my own condo was so unique. If anyone says these are cookie cutter this is so far from the truth. Each unit is so individualized. At Christmas time we had a progressive cocktail party and visited 5 of the condo units. Each was completely different. Out of the 21 units in Phase 2 there are 5 different floor plans to start and then each unit reflects the tastes and personality of the owner. And that is where Julie Snyder comes in. She is the on site interior designer. She took the time to visit my home to understand my personal design preferences and then worked with me to achieve something that would reflect that same feeling. Julie is not only talented but patient. She also has at her finger tips the very best vendors for achieving a quality finish. It has been a pleasure to work with her since there is no challenge that she has been unable to meet. On another note I will add that our phase had some real growing pains. But City Ventures has been working with our HOA to make sure that any issues that require changes or fixes are resolved. New construction is always a challenge under the best of circumstances but the finished product here at Ambassador Gardens is truly an aesthetic master piece. This development fulfills a much needed form of luxury condos, some flats and some townhouses, that folks who are wanting to downsize are hungry for. When complete we will have 70 units divided into 4 phases each architecturally different and located in a protected parklike setting. read more

My husband and I purchased a condo in the new Ambassador Gardens project. It is still under construction. Having built our own home we are very familiar with the construction process. It is an overwhelming and stressful task to go through. Our experience, thus far, of City Ventures and their representatives has been exceptionally positive. Mark Seibert, our salesman has been a joy to work with. He is charming, yet genuine and professional. Always willing to answer questions and concerns. And always willing to walk through the unit with us for the zillonth time. Julie Synder the designer is a treasure. Experienced, knowledgeable, with good taste, she has the monumental task of working with numerous entities at the same time. She has been supportive, encouraging, and patient. I have been using Yelp for quite some time but never wrote a review. I will try to remedy this negative review with a positive one for a business that does deserve to be recognized, however, City Ventures is not it. We moved to our City Ventures home in Ventura in January 2014. At that time we were told that the above ground electrical box that was poorly planned by the City Ventures architect on our property would be moved within six weeks as there are two boxes very close to each other. That did not happen. I've called around at that time and finally by August 2014 or September 2014 someone from City Ventures came by with Edison planners and they looked at the location of these boxes and agreed with us, that their placement was ridiculous. Not only that, but we were told that the architect who planned this was fired from the job by City Ventures for multiple other mistakes. At that time we were told that within 3 months the box would be moved. Since it would be extremely costly to move the whole box, the plan was to put the unit underground and then move the above ground box a few feet away from our property. That did not happen! It's been a year and a half and we've been waiting for someone to come by to finally move it, so we can make our driveway wider! Since it did not happen, I finally started calling around. However, we were told this is not City Ventures problem at this time although they did admit their failure at first but never followed through! Reading through the reviews it sounds like this is not the first time they failed to follow through correcting the mistakes in their planning. Not to mention, the walk through that was supposed to automatically happen by the end of our first year in our new home never happened. read more
