I moved in a newly built home by City Ventures a month ago and I love my new home very much. I do not expect that everything is perfect, there are a few here and there needs to be fixed but they respond very quickly and the jobs are well done in the end. I have to mention that Luis, the quality manager, and Mario, the customer service manager are very professional and considerate. And Igal, the sales manager is also very nice and smart. I had a great move in and service experience with my City Ventures home in my Costa Mesa. During the move in when I needed to have something done, the management company took care of it right away. Then after almost two years, the burners in my GE conduction range stopped working. Without an extended warranty I was going to have to pay $600.00 to fix the (almost) brand new range. I talked to Jorge Vasquez from City Ventures service department who contacted GE.The next week GE fixed my range free of charge. Thank you Jorge and City Ventures! read more

My parents bought a House from City ventures in West Covina, the Neighborhood name is the Citrus collection and they don't even have a sign posted, they really need to add one in because I order UberEATS VERY often and hey always go to the wrong neighborhood called Candanera instead of citrus collection because it's very similar. There workmanship also sucks, they use lights that are $30 and rated for 30,000 hrs but they keep dying out after only residing for 6 months. They had to fix the wood floors and repaint the walls but they never fix the issue even though my parents have called them about 3 TIMES. And for those wondering this house is a 858k house and workmanship just sucks A** read more

This is the worst new home builder company you can ever do business with! They truly don't care about the customers who pays their paychecks. They have no clue of managing the sub contractor to do their jobs. They have no organization of the process and do everything backwards to just have to fix and re-do items over. Timelines is a joke they run a minimum of 3 months to 6 months plus while you keep on paying rate lock extension fees. I strongly believe this is their business plan to make their customers desperate that they can't do nothing but sign documents on a incomplete home. Especially if you go with their lender for the builder credits that they take all back in fees. Do not sign docs until the home is 100% complete if not you will pay weeks and months of interest on a home you haven't moved in. The sales manager at tramonte is a racist. She is a two face totally fake. The construction team never can give you a answer of the process and completion and when you bring up issues they dismiss them and say they will get done but way after the fact. These homes are not cheap and if you don't want a head ache or put your family homeless while they give you excuses on not completing your home like promise them please purchase your home from any other builder! Any common honest business man can do a better job than their employees. If you do your research you will see the same issues and I knew this going into my purchase and regret I ever did business with them. You should also reach out to the home buyers in the community you are purchasing and everyone will tell you their horror stories. So I have really mixed reviews of City Ventures. I personally am really happy with my townhome. It was more affordable than other developments. I walked the home once a week throughout the build to stay on top of issues before they became problems. Texted and emailed every time I found something. On developments a PM may have so many homes it's hard to crack down on quality for every sub. But... and this is a big BUT for my community there are many homes that were completed in a less than average manner. I was the HOA president and the majority of issues that were brought up in meetings really should have been taken care of by City Ventures. They dodged quite a few things most of which because the community was handed over to the HOA while two of the board members were City Ventures employees. Many many small annoying things here and there, I would say if you buy your home at builder grade and do improvements later is your best bet. The extra finishes I paid for were not installed very well. "Green Key" a phrase which is in their marketing, means nothing just green washing that translates that they comply with Calgreen code they do not perform an energy audit or go above code for efficiency or comfort. Basically to sum up City Ventures is not synonymous with craftsmanship but can produce you a great starter home. read more

Buyer Beware! We purchased a home in Fox Hollow from City Ventures a year ago. We are regretting it as City Ventures has been horrible to deal with and build very poor-quality homes. At first, City Venture seems great. They enchant you with what you could have but do not deliver on. With new construction, we did expect corrections and repair to the home we purchased. We did our best to identify items before signing and moving in. Some items were repaired before moving in and some they promised to do later. Some upgrades that should have been completed before we moved in took over ten months to install. City Ventures will tell you all about their "portal" and it's easy to submit items to be repaired. City Ventures even said once you move in you will find little things needing to be fixed and to enter them into the portal. Well, their portal is worthless. The City Ventures team does not keep track of what you have submitted while lacking in communication and follow through with warranty items submitted. Also, it seems like every few months the warranty items submitted on their portal magically are marked off as completed. When we asked them why, they have no clue why or how the items were cleared out of their system. Many of the residents in Fox Hollow and ourselves think we have repairs on their list (in the portal) to be addressed and they are not aware of at all because they have disappeared. It's not uncommon for months to pass before repair items are addressed by City Ventures if at all. It's not an issue of City Ventures agreeing to do the repairs. They just do not get to the warranties while giving you excuses along the way and dragging you through the rocky road created by them. So what kind of repairs are we talking about here. There are small things like paint, scratched cabinetry, outlets not working or installed properly, incorrect hardware, wrong plumbing fixtures, construction trash on the roof, wrong undermount lights installed, doors not shaved down to fit small rugs, paint over spray, and much more. Then there are larger issues such as tile. City Venture uses Antognin for their flooring. Antognin should not have a contractor license they are horrible at best. They got everything wrong: sloppy grout lines, installed chipped tiles, uneven lines, using grout that is not for wet environments in showers, missing grout, on it goes on. If there was a corner to cut, every shortcut was taken which made the very expensive finishes we purchased from City Ventures looking like crap. Antognin has been to our home five times and continues to not get the repairs correct, makes a mess for us to clean up after and damages other things while making repairs which they then want to argue with you over. We are not letting Antognin back into our home. Then, there are other things constructed with the lack of care such as the uneven walls, stucco cracks, mismatch LVP planks installed, roof framing boards that are cracked, paint put on so thin you have to double check if it was even put on, bubbles in the wall texture the list of issues seems to be never ending. City Ventures just cannot seem to get things right. City Venture has a policy to not give their contractors the code/key to your home and are supposed to be at your home while making the repairs. A few months back, the City Ventures Quality guy gave the door code to our house and did not accompany them in our home for the repair. We were not home. As I had a camera, I immediately called and questions his actions. His replied with he was busy and could not make it. City Ventures lacks integrity and cannot even follow their own policies. When City Ventures does try to make repairs, they leave it to you to deal with their contractors who are bottom barrel contractors. Meanwhile, City Ventures has no idea what has been repaired or has not as they do not communicate or have organization skills. We paid City Ventures for a completed home and should not have to deal with an incomplete house nor their contractors who do not care about the quality of their work. City Ventures takes your money and does not think twice about you or the home they sold you. City Ventures is building another development called the Reserve. We have heard about issues over there such as slab issues, uneven walls and other big items. City Ventures seems to be building a track record of a poor builder. We have tried communicating with managers at City Ventures corporate office as well. We have not had success in getting the repairs we have requested. We are not alone is our experiences list above as we talk with other homeowners. In fact, a few of the homeowners in Fox Hollow are resorting to lawyers to get what is due to them. It looks like we are going to have to go that route as well because City Ventures is not being reasonable. Bottom-line, DO NOT BUY FROM CITY VENTURES! read more

I've been meaning to write this well deserved review for the Customer Service team, Terrah Beird and Jaime Dodd for some time now. The sales process wasn't as smooth as I was expecting and the delays were hard to deal with, we kept getting our closing date pushed out which became indescribably frustrating for my husband and I. Once we finally moved in we weren't impressed with the workmanship or cleanliness of our new home. I was really disappointed that the home was given to us with noticeable issues. We pointed out to Joey everything we wanted fixed and nothing ever happened. We then put them in the portal and still nothing. After about the 6th or 7th email I had enough. I reached out to Terrah since her contact was on the documents I received, hoping I could get someone (ANYONE!) to help me. She put me in contact with Jaime so I could schedule a meeting with her. She came to meet me in person to see the issues that we have been trying to get fixed. Paint problems, different texture through the house, lines on the drywall, the list goes on. Some walls had flat paint and some walls were shiny. Our tile and flooring were dirty and done sloppy. The windows were dirty. Jaime and Terrah went above and beyond to get everything fixed and Im really happy with the outcome. I felt supported and that they genuinely cared about their homeowners. As a previous reviewer states - RUN from any City Ventures developments! City Ventures uses a sales contract that is in their [Seller's -City Ventures] best interest! There are clauses that are unilateral! Importantly, City Ventures is not willing to entertain amendments or negotiate terms or at least that is my experience. City Ventures states in effect, "If we do it for one, we have to for everyone. It sets a precedent." Well no, these are private negotiations; so you don't have to. But, Yes, it should because it would be the right thing to do - make the contract as fair and balanced as possible! Buyer's interests should be considered as well! Of course there are buyers that don't care and there are buyers that are not fully aware. City Ventures of course counts on these types of buyers. Furthermore, corporate office team members are not responsive. This seems to be their business philosophy - Ignore as much as possible and perhaps the issue will go away. Solera Ranch IS in a Flood Zone which of course IS disclosed. However, it is my understanding (so others need to verify on their own) that it is the responsibility of each buyer to purchase Flood insurance instead of the HOA procuring it via a Master Insurance Policy. A Master Insurance Policy would be more economical and would not deter from value as much. In other words, since each owner needs to purchase Flood Insurance every year at an escalating cost this significantly reduces the property's relative value. Stated again because it is important. Owners of units in this development incur an additional annual significant cost that most other home-owners (those that don't live in flood zone or low risk flood zone) do not. As such, this reduces relative value and hinders relative appreciation! This development forces owners to deal with an additional significant RISK! As such it negatively impacts relative value, today's and future value - potential appreciation. I believe the "demanded"prices for all their models are over priced! The following maybe considered insignificant; however, it calls into question the attention to detail and by extension the quality control or overall quality of City Venture developments. The model at Solera Ranch does not have "finished" thresholds or transitions from carpet to tile. This is a finish detail that a quality builder would not forgo. I brought it to the sales associate attention. The sales associate informed me that the builder had been previously informed of such and the builder was not going to change their design. In other words, it is City Ventures' intention to deliver brand new homes with unfinished or not properly finished thresholds. Again, a minor issue but indicative of poor business practice. Other Yelp reviews support the lack of attention to detail. The other examples are NOT insignificant. City Ventures is NOT worth what they "Demand" for their units, once one considers the RISKs- skewed sales contract in favor of City Ventures, potential construction delays, questionable quality control, poor business practices and additional significant and escalating cost of ownership via Flood Insurance and potentially other factors! I encourage others to take their business elsewhere! read more

City venture, at least at the solera ranch community, seem to spread their contractors thin and as a result, you get shitty interior and exterior as the quality assurance for detail is not there. I have moved into my home for about 1 month now and have asked for various paint and texture issues inside my home to be corrected, only for them to send me two contractors who aren't even scheduled to complete the tasks at hand before heading out. They really need a final detail personnel to come out and do clean up for both interior and exterior, which I feel like that was missing prior to handing over the home. The exterior is full of roofing cosmetic issues. I understand there may be cosmetic issues here and there around the home (as no builder is perfect), but for the same type of issues to be present every corner you turn, it is quite unacceptable. If you have the patience or ok with paying for a brand new home only to end up fixing things that shouldn't need fixing to begin with, then perhaps this is for you. read more

Poor Customer Service! Had to cancel purchase of a home at Tramonte in Riverside after missed appointments from their contractors and no responsibility from the sales office. They distance themselves from the vendors they contract to build their homes instead of taking responsibility. The Sales Manager is very rude and arrogant and clearly shows an attitude that your business is not important. Also rumors of major issues with their phase 1 release. As one homeowner put it, they are learning to build homes as they go along. read more

My husband and I walked into the City Venture's Huxton Long Beach office with no real intention to start looking to purchase a home. First day, I met Jenna Walker and Janine Favuzzi. They were very welcoming and informative about what makes their company special. After we checked out the model homes, Janine allowed us to do a hard hat walk through the available lots that we were interested in. Jenna really took the time to educate us about the differences between owning and renting. We really appreciated that we were never rushed or forced in any way. We then proceeded with working with Graham McDaniel, Branch Manager for PrimeLending to look at our finances. After a few e-mails back and forth, we were preapproved! Graham McDaniel and Farrah Farzaneh at Primelending kept us informed about the progress and made sure we knew what part of the process we were at to keep us on track with our loan. We appreciated the class we had to take about the loan process because it gave us even more valuable information about being a homeowner. Kim Groves, our design consultant was amazing! We can't thank Jenna Walker enough for being with us throughout the entire process, allowing us to check almost every other week to follow the progress of our home. Every time we went into the office, she would answer all our questions and made sure that the contractors were getting the job done right. Unfortunately we've had a horrible experience with city ventures. We have lived in our home in the Fox Hollow community in Santa Rosa for a year and a half and are still fighting to get the house finished. We've had to have tile work redone multiple times because they cannot get it right and every time they fix something they damage something else. There is no communication between the people scheduling the work and the people doing the work so they show up without supplies/tools etc. The quality of work is poor and it's always a blame game between the builder, design center and sub contractors. The company cannot retain employees so we have worked with about 4 quality control managers and it's always a different story. City Ventures is a company without integrity and obviously does not value the quality of homes they build. They are earning a well deserved poor reputation in Sonoma County. read more

Purchased a new home from City Ventures Atwood, in Covina! There was a lot of paperwork involved and some stressful times. However, after it was all said and done, it was very gratifying to be in a new home with all the new green appliances and utilities. After we moved in, there were items that needed fined tuned and a clean finish; and we had a long list... That's where the Project Manager - Joe Valencia came in. He was able to deal with my very detailed wife with a professional "can do" attitude. He was on top of every item on the list - patching, painting, caulking, etc. By using his resources and leadership experience; he was able to deliver everything we expected with excellent results! This builder was the worst experience. I've purchased 3 new homes from other builders during my life and this was the only poor experience. Their preferred lender gave me very misleading and dishonest information and then when they couldn't do what they promised they gave me 3 days to secure a new loan. When I provided a prequalification in time from a major bank they refused to take it and backed out of the deal. They clearly only want to sell from "their" lender which is illegal. So stupid of them, the house that we were buying is still unsold 2 months later. Still deciding if I'm going to file suit. Fortunately for my family we found another new home 10 miles away in a much better neighborhood with a builder that has bent over backwards for us and is doing a contingency sale. They are also using a major bank as a lender that I've actually heard of. read more

We just recently purchased our home with City Ventures. Our experience has been great thus far! While shopping around, my husband and I noticed that many of the upgrades that other builders offer actually come standard with city ventures. Solar panels are also included! The girls at the office are great and always very helpful with any questions we may have. Ed and Dale are super quick to fix any issues found around the house. Since it is a newly built home we were well aware that we would find little things here and there that may need to be adjusted and these guys have been more than helpful and super quick to respond. It's nice to know that the team is supportive and happy to help even after the purchase of the home. We are loving our new home and can't wait for the rest of the community to be built! read more

Recently purchased a home from City Ventures, Atwood (Covina, CA location). It's my first experience with new development...picking out colors, floors, cabinets, etc. It can be a bit time consuming, but that's cause they've developed a system that minimizes things falling through the cracks. Overall, it was a very exciting and fulfilling experience. Although the process did take time, the communication throughout that process was virturally hassle-free. For instance, questions and/or concerns were always and quickly addressed by the sales manager (Constance) and I never felt that a stupid question was being asked. The onsite project manager, Luis has been an absolute pleasure to work with. He's extremely knowledgeable and his crew have blown my mind in terms of their service. For instance, we had our final walk through and before we even came in, Luis and his team had already identified the areas that would need to be addressed. A loose screw, scratch on an appliance, a drop of paint on the floor, etc. And the very next day a specialist was at the front door ready to address those items. Again, this is my first experience with new development and there's still work going on with other phases of the property going up. Yet Luis and his team have taken every measure (which I would consider above and beyond the standard) to ensure that my home is in pristine condition. If any others are considering to buy...ask if Luis is involved, cause it's been a real difference maker. read more

As a homeowner in City Ventures project at Glendora Village, I have to say the project is overall nicely designed from architecture point of view, and I have not yet had any issues with my unit (except common walls much thinner than I would have expected - I hear a lot more of my neighbors sex lives than I would like, and it is not as well insulated from energy efficiency POV as I hoped). The landscaping is not that well designed and less well executed, but most people probably aren't real concerned with that I imagine. BUT, they are pretty shoddy with exterior construction and finishes. We have many issues as an HOA that we have brought to the builders attention, and the answer is always the same: not our problem, the HOA should pay to repair building design and construction flaws less than a year old. The issues are many, and the biggest crime is that they would be easy to resolve by the builder if they cared at all about doing good work. By far the best example of City Ventures' attitude and approach (both amusing and painful to us at the same time) is our common area BBQ. Fully knowing that our development is a solar plan, with electrical utilities AND NO NATURAL GAS SERVICE WHATSOEVER, City Ventures installed a natural gas BBQ unit in the common area. When the HOA asked that they connect it and make it functional and useable, they declined. In their opinion, it is the HOA's responsibility to actually make it work, since the City approved the plans with the gas BBQ with no gas service. They could easily replace it with a propane type unit with refillable tank, but they refuse. AMAZING. Our HOA now has to consider legal options to get the builder to perform and actually do quality work, and we are concerned that many of the noted construction and design flaws will cost the residents a lot of money to repair in the future. Buyer beware. To City Ventures: for God sake, just fix what needs fixing, and don't be such a jerkoff company! read more

The City Ventures Station House homes in West Oakland suffer from very shoddy construction and sloppy finish work - and that is just the stuff that is visible. When one of the walls was opened to repair a plumbing leak, I found that a nail plate was missing from one of the studs. I am glad I did not attempt to mount anything and end up cutting the wiring. My house is not an anomaly - almost every owner here has a laundry list of warranty issues. The situation has been made no better by a City Ventures sales rep's boorish pomposity as he sermonizes that because our homes were "built by people, not machines" we should accept the shoddy workmanship. read more

My husband and I are very happy in our new home in Santee! The City Venture team were wonderful and always patience and willing to help us. We are very pleased with Richard Keller, the Customer Service Manager in City Venture, who responded our request effectively and efficiently. The construction manager Chris and sales manager Tom were always friendly and quick to answer our questions and address our needs. Chris was very informative in the walk-through and we appreciated all the extra information he provided. Our home was completed on schedule and there were no delays in move-in or contracts. We had a few minor cosmetic issues with our home and Richard and team helped us navigate the warranty repair process. The process was uneventful and painless. Overall, we are very happy with our choice of a City Venture's home and very satisfied with their support and service. If we buy another home again we would not hesitate to go with a City Venture developed home. read more

this is regarding new build home by city ventures in lahabra Luna , we are very close to signed the purchase contract, however the sales manager is very unethical , unprofessional, all verbal information is contrary what you see in the contract, sales manager would push and rush and asked you to sign immediately without reading it. not a single not any she remind us to READ other than sign. while we evaluate the contract with 133 pages, she text at 7:15am asking have you signed? of course not, 133 pages c'mon, not even pas 12 hours yet since we received the document, and i told this manager, we need legally understand the contract before sign it. and then few hours later we got call from manager said, the better unit we asked before will releasing price tomorrow, so she suggest us to hold off the sign if we wanted to switch. then we wait till tomorrow, we wait religiously email and call , but nothing release yet. and GUEST what? Luna lahabra manager push and rush me again to signed the contract and express her frustration by saying we are taking so long and asking to many questions. and phone disconnected , and i tried to call back thought its bad connection, but nope, no answer, no text back, nothing. until later that evening i finally sign the contract, but all other parties need to sign, suddenly at around 8pm we receive a new price release, and finally we switch and would like to reserve the new spot with a price we can accept. and then after wait and wait.. finally our lender contact the manager about the final price. BAMBBB , the price different from what we seen on the price list. manager go by list price, but didn't look at the Net price , after verifying with agent all agree final price is NET price, still manager dont bother yet insulting a prospect home buyer that doesn't know how to read price list. more over we tried to calmly nicely explain and breakdown the price list, she's playing dumb about accounting . while on the phone she hang up on us again , and get mad saying we are keep switching and to have to many questions, and manager said would not talk about this anymore. the next day manager email us a revised price list which different layout, but with hijacked price net. better avoid at all chance . this is review could save you in any ways read more

After moved in for three year, here is an updated review. Pro: New--move in ready Solar system and buyer get the tax refund credit Location is good Outside architecture design is decent (except the no water gutter issue) Con: The electric bill is definitely not as advertised. At least not in our community. One reason might be the solar panel for each home is not big enough. Nobody that I know had $1 bill in our community. *Check how many solar panel you will have, and how much electricity it could generate. AC and plug-in cars cannot be supported by the solar panel. *Cleaning the solar panel could be expensive and complicated! Multiple homes' solar panels are placed together. Dirty solar panel dramatically decreased the electricity it could generate. Many fix upper after moved in: Wrong color tile in our restroom (one piece of the tiles is total wrong color, they had to replace it) Curved walls (they had to make a hole on our wall and replaced it with another piece of straight wood, I found out few other residences had the same problem) Non-sealed counter top even though they told me it is sealed (I believed them, and used the kitchen without double check, ended up damaged the countertop with two permanent stains that I could not remove. I sealed it by myself the next day) Grout started to fall off one month after moved in especially in restrooms (*grout is not included in the one year warranty) *Take times to exam every detail during the final walk through! Be prepared to redo the Grout. Design issue: No water gutter drain installed cause water drain issue, our front door looks like having a water fall every time it rains. HOA had to fix it with the community fund. We have three air compressors sit right above our second bedroom on the third floor. When we first move in, if neighbors run their ACs, it caused this low shaky noisy in this bedroom. After asked many times for exam, they found one of the springs at the base is broken and fixed it. Better but we can still hear it. It does not bother my husband any more, but I'm more noise sensitive. read more

We bought a house from a home builder call City Venture under the community called Tramonte in Riverside. We saw the house and fell in love with the design of the home. We purchased the residence in 2019 and ran into a lot of problems when dealing the financial and purchasing portion of the home builder. One thing I will say is that Mario Gonzales, Luis Vazquez, Mario Demenech has been excellent when providing warranty service of the residence. Every time an issue was identified or defect was discovered, Mario and members of his team were quick to respond and address the issue without delay. No matter how big or small the task was it was completed correctly and until it was finished. We bought our final and forever home from City Venture and are very thankful that Mario, Luis and Demenech has addressed issues to keep our dream home looking good. Thanks guys. read more

My wife and I purchased a home from city ventures - the closing process was very quick but to be expected there were a few last minute hiccups - hardware not matching and window screens missing ... but thank goodness for Jaime...she has saved the day for us going above and beyond to ensure these issues were fixed and constantly following up on anything else outstanding. She has even taken care of items outside of her scope by helping us organize our move in with the home owners association. It's refreshing to deal with someone so reliable and caring. Never would I recommend City Ventures homes to anyone. Just to cut it short, cheap materials, horrible paint job, dents in door frames (covered up by paint), grout not sealed properly, and the list goes on. I have lived in a City Ventures home in Costa Mesa, CA, for two years now, and me and my husband love it! Beautiful design and layout. Overall we have been very happy with the building quality. For the few issues that arose, Jorge Vazquez, the Quality Manager, was highly responsive and quickly found a solution. We recently bought a house at Tramonte, Citrus Heights, Riverside. I would like to note David and Iggy at the sales office as very helpful and courteous. David is super responsive to the emails and went above and beyond for us. The lady at the design center was not knowledgeable at all and there were some hiccups along the way. Since it is an important part of the home purchasing, a person working at the design center has to know the layout of the house, where things are located, what comes standard, and what is extra to help the future homeowners to avoid making mistakes. She marked things at the wrong locations, which could not be corrected later on. Needless to note though, that throughout the entire building process, Mario, Wade, and Johnny were exceptional. Periodically, they would set up appointments with me and were always on top of things. They would always thoroughly explain things and what the next steps would be. Being a single mom and not very knowledgeable about the construction, I was always treated with respect. Specifically, I would like to note a very special person, Mario. In addition to being super professional, punctual, helpful, and nice, he always goes above and beyond for the home owners. I simply can not say enough of good words about this young man. Despite his super busy schedule, any time there is an issue, no matter how minor or major it is, he always addresses it in a super quick and professional manner, and his attention to the details is simply amazing. City Ventures is very lucky to have Mario a part of its team, as he is a great asset to the company. Thank you, Mario, so much for everything!!!
