I am at the 3 year mark since learning that an easement isn't legally deeded. I have text conversations with my original sales rep stating that all easements are deeded. The contract that Classic Country Land provided states "ALL EASEMENTS ARE LEGALLY DEEDED". After a few years ownership I let CCL know I intended to sell the property and asked if there were any special instructions on their end. They said "nope, go ahead with your sale". We contracted a realtor and started showing. We found a buyer, accepted an offer and started the closing process. During this process it was discovered that the easements are not actual deeded and never were. We ultimately lost our contract and were unable to sell. I have patiently waited for CCL to make this right. 3 years seems like a fair amount of time. I strongly suggest that you do not buy land from CCL. From their sales staff that provided inaccurate information to their contracts that have blatant misinformation its starting to feel like a scam. Maybe one day I can come back and say they made it right, but at this rate, I am having doubts. Also, with a little research, you can find they have multiple lawsuits pending in several states. This company has been threatening and harassing a neighbor for bringing serious issues to their attention. I was scared to speak up because of all of the bad things that were happening to her for bringing this to their attention, but my boyfriend and I have just moved and posted our property for sale so I'm not afraid anymore! My boyfriend and I moved to Tennessee last April and we have spent 15 hours a day making our place our own. We did everything ourselves, from cutting all the trees by hand to building a cabin. Complete scam of a company! After reading several other negative reviews and complaints I decided to do some research on my survey markers, which are just rebar stakes. They claim to have surveyed your land, but that is not true! The subdivisions they offer as a whole are surveyed. Over 200 acres all of the lots in the subdivision. The specific lots that we purchase are not surveyed. That has made it incredibly difficult for me to get some work done on my property since there are technically no property lines! With these large acre properties, get ready to spend an extra several grand. If you wanna know what your property lines are because this poses the issue of trespassers a problem I am dealing with. Classic country land refuses to resolve the problem and they allow anybody to trespass. People that have nothing to do with the company or the land, nothing is private. Nothing is yours! Also pay no mind to the restrictions because nobody follows them. I am actually a fan of the restrictions because I thought I would have better neighbors because of it. The restrictions didn't apply to me, I'm one person that doesn't need a lot. Also get ready to fence in your property because although the restrictions claim no one can have their dogs roaming especially in a state with leash laws, there's dogs everywhere! Killing chickens, ripping up property, biting people. Oh wait, you can't fence in your property because there's no property lines! Every issue brought the classic country lands attention is unresolved. I was told tough luck, deal with it or move. They don't care about a thing as long as they get paid and you know what when you move they're gonna get even more money because of all the improvements you made the loan starts over they want you to move! I have been searching for land in Tennessee and Northern Alabama for about a year. Even with perfect credit, it is difficult to finance land. My options were either a cash deal or owner financing. Like many people during covid I was looking for an escape. I found Classic Country Land, LLC and was excited to find that they did owner financing considering I'm a disabled veteran. I found a piece of property I absolutely loved and drove the 6 hours one way to look at it. I noticed the property line split down the center of the road and talked with the team about how I can secure seclusion. They explained if I purchased everything in the rear that I would be able to protect myself. They explained to me that if I purchased lot 15, 3, and four that I would be able to protect myself. Over a year later after spending tens of thousands of dollars of developing the land, The adjacent property lot 14 has gone through multiple owners and they can't sell it. I got an email from the company stating that I needed to move my building and that they were going to open access to lot 14. They're now producing a survey that was never given to me. As evidenced Classic always provides The lot number, what the lot looks like, where it has access from, and any other information to include the payment options. The lot in question, lot 14 is only advertised to have access, as confirmed by Michael (Classic Salesman) when I originally purchased the land to only have access from the main road and not the unmaintained road. Classic is claiming that Michael is new and he doesn't really know the rules, and can't make decisions. It's absolutely a case of false advertisement for the benefit and gain of a company. They falsely left out / omitted access and have not been able to sell it therefore are trying to now enforce something that was not advertised or shared with any of the surrounding owners. Additionally the company is bullying and sending people on the property that are locals, while claiming the easement is public. The easements however are not public easements, they are access easements for adjacent landowners. In this case lot 14 was never part of it and classic never even finished the road or attempted to. Now after tens of thousands of dollars of development they're trying to gain it's benefits. I would run as fast as you can and never think about buying from this company! read more

DO NOT BUY FROM CLASSIC COUNTRY LAND, they mislead their customers, they are extremely arrogant and aggressive if you demand explanation and unfortunately we had to take them to court for harassment, misleading, false advertising, property damage, illegal entry on the premises and trespassing! We've purchased 7 lots in total from them and we closed a big area with a private road, we were assured that nobody will have access to that area except us, after one year they decided to change our private road and give access thru our property to another lot that nobody wanted to buy, we've spent thousands of dollars to maintain the private road! In their add for that lot that nobody wants to buy is specified that has access only from the main road!!! We decided to fight them in court and not let them bullying us as we wanted a piece of land to relax and live in peace, those aggressive bullies will not stop harassing us and trying multiple times to make us buy that lot or to accept their new conditions! Well, we took them to court like many other people that had to deal with them! At the end of the day if you want a peaceful property and not have to go through this craziness I advise you to look for someone else, or sooner or later you gonna be in the same situation like ours or many other people that bought land from them!!
