    Classic Country Land is prompt, professional and aligned to rural land buyers unique preferences for recreational and investment land purchases. My family have bought 12 acres in Tennessee (2 pristine locations), 6 acres outside of Branson, MO and three lots on a lake at Lake of the Ozarks, MO. From start to finish the family-oriented staff at Classic Country Land (based out of Texas) have been thorough and personable. Five stars all of the way for quality of land offered, closing and customer service.

These HOAs have management companies to oversee them and most of them are pretty good at their job... except for this company. Unfortunately, that hasn't been my experience with Neighborhood Management. This is still a relatively new subdivision, yet there are already properties with basketball goals left in front yards, worn or discarded furniture visible in front of garages, trash cans left out for extended periods, poorly maintained landscaping, and yards that are clearly not being cared for. It's disappointing to see the community beginning to decline when these issues could be addressed through consistent enforcement. What makes this even more frustrating is the inconsistency. I received a warning for having my trash can in front of my garage, yet similar or more significant violations throughout the neighborhood appear to go unaddressed. HOA rules should be enforced fairly and consistently for everyone. Homeowners pay HOA dues with the expectation that the community's appearance and property values will be protected. I encourage Neighborhood Management to be more proactive and consistent in enforcing the community standards. These are beautiful homes in a beautiful neighborhood - please do the job you've been hired to do and help preserve the community for everyone.

We were customers of the Mardia Group for almost a year and it was the worst experience of our lives. We just got our security deposit return of $2350 back from TMG in the form of $1357.86. I'll start from the beginning. When we moved into the house, Macy Farr, was completely unprofessional and lied about the amenities of the house telling us that there was a garbage disposal (lie) and that the garage door remote opened the garage door (lie). On top of all of that they claimed that the property was cleaned (lie). The drawers were full of food, the cabinets were water damage, the windows were permanently stained growing black mold and the drains did not work. There was termite carcuses strewn around the air ventilation system (bio hazard). I also found dead roaches in the cabinets (another biohazard), live roaches running around the house, wasp nests outside. and animal traps in the attic along with other garbage (pest infestation). When I notified TMG about the biohazards and infestations, they told me it was our responsibility as the tenant to take care of all of the pest infestations. On top of this, the water and electricity bill totaled over 600$ a month because of an obvious leak and AC system going in and out. It took them a week to fix in 100+ weather. Our experience was horrible. Don't utilize this company. Please Read these reviews and run. Even though I owned more than 10 properties, I had never turned a profit--until Mardia Group stepped in. My last property manager was a complete disaster--hostile, uncooperative, and refusing to turn over records, security deposits, or even the keys to my own properties. Chris Farr personally went to their office and wouldn't leave until they complied. When Mardia Group finally took over, the properties were in awful shape, but they tackled the mess head-on. Through patience, strategy, and hard work, they got everything back in order and, for the first time, made my investments profitable. What was once a total nightmare has become a smooth, stress-free experience. I truly can't thank them enough! Marci, Chris, Keith, and Crystal are all fantastic--professional, responsive, and easy to work with. They stay on top of everything, even with my more challenging properties. From a tenant's perspective, I know they prioritize quality renters, which benefits everyone in the long run. If you need a property management company that will fight for you, protect your investments, and actually help you succeed, Mardia Group is the one to trust.

We have been model tenants for eight years, always maintaining our home and fulfilling our financial obligations. Despite this, VP Realty recently issued an eviction notice over a minor $300 clerical misunderstanding--a credit that the homeowners themselves agreed to provide because they were also upset by the company's mismanagement of not handling the air conditioner repairs at our property. Using an eviction notice as a tool for a trivial accounting error, especially against elderly tenants who were never late paying rent is an aggressive, bad-faith tactic. Perhaps most concerning is their complete lack of professional competence regarding property maintenance. We have been living without air conditioning for two months, enduring 100-degree temperatures. Thankfully a HVAC company loaned us portable units out of the kindness of their hearts because they agreed VP did not handle the situation appropriately. It is appalling that they prioritize harassing tenants over minor administrative disputes while ignoring their basic legal obligation to provide a habitable living environment. They consistently fail to respond to communication requests and have shown a total disregard for the health and stability of their residents. Stay away!!!

Our assigned manager, Bryan, was contacted repeatedly. When the water leak began to resemble a lake spanning the width of our backyards complete with green algae I started sending photos to Marilyn, the woman who answers the phone. It took one year, many phone calls, and thousands of wasted gallons of water for Bryan to get off his butt and do something. After a horrible rain and wind storm someone's smokestack from the top of their chimney landed in front of my house. I called Algonquin complaining about a water leak in my roof and stressed that I was gravely concerned that someone has a huge open hole since the top of the chimney was in front of my door. Marilyn said our manager was on it. That smokestack was in front of my condo For 2 weeks. Open hole in someone's roof for TWO weeks. The water leak in my house lingered until NEARLY ONE YEAR LATER. I was thankful for the drought. When we finally had a rainy stretch in the fall I made videos of it literally raining in my house. I sent them to Marilyn and basically said "I'm at my Wits end, I don't know what to do since I've repeatedly reported this." She would say "I'm passing this on. someone will reach out to you." NOTHING. I came home to water standing in my kitchen and dripping from the light and window. Sent that along and Suddenly a roofer called me. He said "I work with Bryan...." I stopped him and said "sir, if you work with that guy then I do not have to tell you he's as useful as ice cube trays in hell. I also don't trust what he's told you". He was quiet for a moment and said "sir, now that I have you I'll make sure your problem is fixed." In his silence I realized he had heard this before. I repeatedly emailed Bryan and asked to personally meet with him to show him exactly what the problem was and where the leak originated. I even offered to leave work at any time to facilitate his schedule allowed. he only responded to my first email. I'm still waiting on responses 18 months later. This company is up to no good. If you are also exhausted by their lackadaisical approach, please report this company to the Better Business Bureau. Please report them to TREC! Try to save others from having to deal with this headache.
