I have had an extremely frustrating and ongoing experience with Classic Property Management and their contract plumber, Radisic. On March 21, 2026, my downstairs neighbor experienced another ceiling leak--similar to an incident that occurred in May 2025. During the previous incident, Classic Property Management relied on a visual inspection from their plumber and concluded--without clear, conclusive evidence--that the source originated from my unit. As a result, I was held financially responsible and paid approximately $5,000 out of pocket for repairs to my neighbor's bathroom. Unfortunately, history appears to be repeating itself. Once again, Classic Property Management and an on-site HOA representative have pointed blame toward my unit without providing objective, verifiable proof of the source of the issue. To protect myself, I independently hired a licensed plumber, who found no leaks or plumbing failures in my unit. As a homeowner of less than two years at Pine Creek, this experience has been incredibly stressful and disappointing. The lack of thorough investigation, coordination, and accountability from property management has made this situation feel unfair and unresolved. I've owned a condo in a building managed by Classic Property Management for the past 5 years and they have been the worst and most unprofessional management company I have ever dealt with. I have experience with several property management companies and have never encountered such a lack of communication, and clear disinterest in the well being of the occupants. They will go lengths to do as little work as possible, even in emergency circumstances. Lisa in particular has been impossible to get in touch with, and when she does get in touch it is via email even after multiple calls and voicemails requesting to speak directly. She is not willing to make the time to have open conversations with occupants/owners, and has even tried to blame others for a clear lack of building maintenance just so she does not have to appear responsible for the lack of upkeep. After multiple bad experiences, I felt called to write this review. This is probably the most unprofessional property management company I've ever had the (not) pleasure of doing business with. Our property manager Lisa and her assistant Shantel NEVER answer the phone, no matter if you call multiple times during business hours. I never even get a call back from this company. I'm so sick of trying to contact this company on multiple occasions. There's so many issues that happen in our community like blackouts, water shut downs, and our appliances got impacted by them, but this company does absolutely nothing to rectify the issues. We are sad to say we have this terrible property management company in our condo building on ocean ave in Santa Monica. Now there latest move is to demand every homeowner had over a key to their condo so they can give it to any contractor to enter your home without any notice as long as they claim its an emergency . So basically you have no privacy. About 5 months ago they locked all the emergency exit gates on the ground level so you could not get out of building unless you know the code and one gate even had a padlock on it. they would not remove the locks until they were ordered to do so by the Santa Monica fire dept. Let me add my one-star review to the mix. I spent over 20 years as an owner in an HOA "managed" by Classic Property Management. If you have a choice, avoid dealing with them at all costs. You will regret ever getting involved with them. I had many horrible experiences with them that include having to take them to court because they didn't know the laws regarding Occupancy Density; they had no architectural standards and the upstairs owners did things which made my unit unlivable; the escrow closing on my unit took weeks longer than it was supposed to due to the mistakes and delays made by Classic and I almost lost my buyer several times when it had to be a cash purchase; they gave a key to the garages to a psycho ex- Board member that later trespassed into my garage, left threatening notes on my car, deflated a tire, broke the lock to the garage and the mailbox. They talked about putting up security cameras for years but never did a thing until AFTER this psycho went berserk. Then, just more talk, talk, talk. Especially do not use their escrow dept. They make so many mistakes during escrow you'll feel like you'll never be rid of them. I've never seen a more incompetent unprofessional group of people and wonder how this company stays in business. Called the emergency number after hours tonight to report a disgusting rat infestation at the property they manage that we live in. First off, we moved in to our place and it was filthy! We called Classic and reported to them that our place was never cleaned prior to moving in and they sent a man out to clean who came several hours late and did a terrible job! He told my boyfriend, "oh, I'm at the Laundromat. I'll be there later". Are you kidding me?! He did a terrible job! Dust and hair from prior tenants all over the place and In drawers. Fed up, We then had to just hire our own cleaning people to do a deep clean since Classic failed. Tonight, we discovered rats in our duplex! I have never in my life had rats/mice in any of the places that I have lived! Earlier in the day, My boyfriend reported this rat infestation to Classic and they offered him traps! That is not sufficient! We have an infestation and need an exterminator! Tonight, I called the emergency number and a man named Zolton answered. Sarcastically, he told me, "I am sorry you're having a rat problem but it's 8 o'clock at night. What do you expect! Some one will call you later sometime tomorrow." Freaking out right now, I really don't appreciate the management company we pay rent to to be sarcastic and brush me off when we have rats in our home! THEE worst company I have ever dealt with. Nothing gets done through these people. NOTHING! Security at our apartment is a joke. They manage a condo building where I live in Santa Monica. Would not recommend this company period. Recently they installed key pad locks on the inside of the emergency exits on the ground floor even though they were told it was against fire code regulations period but they did it anyway. I had to contact fire department who came out same day and immediately demanded that the locks be removed because clearly you cannot lock emergency exits! Also Had a water leak in my unit and the cause was a broken pipe which the HOA was responsible for but classic management told me the condo owner above me was responsible for my damages which was a lie. I had to file a claim against my own insurance which caused my insurance to be increased because the HOA and Classic would not take responsibly for damages. They just turn owners against each other to avoid taking responsibility for anything. If you are in the market for a Property Management Company you may want to bypass this one Classic Property Management (CPM). If you are looking for transparency CPM doesn't offer that in their package. They are good at not suppling the HOA members with copies of the board minutes, don't supply a list of who is on the payroll nor do they do an annual audit of our finances and if you request to see bank statements or the reserve account you are denied. During a recent weekend, late night emergency, a real human being answered the phone at Classic Property Management and assured me that they would get someone out as soon as they possibly could. Tom is a nice guy, but this office is a complete mess. He doesn't answer calls and rarely returns e-mails. You have to call them to check up on the e-mails and e-mail them to check up on your calls. They do send monthly budget reports, which was about the only thing they did right (apart from deducting their monthly dues). I wouldn't recommend this management company. Cristina, Steve and Robert were always respectful and responsive the 5 years I rented with CPM. As I'm looking to rent here recently, I've noticed that other companies are not as responsive even to inquiries which has reminded me to give credit where it's due. CPM has set a standard for me as it relates to property management companies and I would have them manage my property if I needed someone to do so. The move in and out process was simple and prompt. They even gave me ideas and recommendations for hauling companies so I wouldn't get ripped off. read more

Classic Management made five recent mistakes at our condo: 1. Failed to consult with an design professional years ago to develop a plan to upgrade the exterior of our complex including removal and disposal of old wood lattice in stairwells. The lattice should have been gone over a year ago. 2. Failed to monitor condition of the premises to detect deterioration of the wood exterior and metal railings. 3. Resident notified owner Zoltan in writing with a picture who forwarded it to manager Judy, who failed to remedy this problem almost two months after being notified. 4.Failed to keep residents informed what is being done with the peeling paint and rusting railing. 5. The above problems happened because property manager Judy intervened in the last Board election which kept a thief on the Board (Betty Halley stole $5000 worth of Association property from the Board office), and Judy's intervention kept the one resident who fixes these problems off the Board. read more

Classic Property Management is a down-to-earth, caring leasing company. I was offered a job out of state and needed to move almost immediately. Instead of snubbing me and not considering my situation like many management companies would do, Christie (the property manager) was able to work with the owner and my lease so that I could take the job opportunity. I am a realtor and have lived in other associations and compared to so many I have come in contact with over the years, I would choose Classic. Classic property management company recently took over management of our building after we fired the most horrible management company ever - LBPM. Wow! If you value your sanity stay far away from that company. Anyway, Classic has been wonderful. Our property supervisor, Lisa Munoz, is very responsive to our board email inquiries and concerns. She is very knowledgable about managing properties and we feel she is very concerned about our property. Classic sends us timely reports and they are accurate and simple to read and understand. Also, they have made is very easy for homeowners to pay their dues. All of our homeowners are satisfied with this company. Our email are responded to in a reasonable amount of time and we are pleased with their work. We are seeking vendors to replace our fences and classic has sent out 3 vendors all within less than two weeks. We have had nothing but courteous and respectful service since their takeover. Our HOA does't have anything bad to say about anyone at the office and are looking forward to a continued business relationship. read more
