My wife and I worked with Liz on the purchase of our new dream house in Orange County. From the start she was going above and beyond what we were expecting. We called rather suddenly when a property showed up on the market and scheduled to go see it with her. We weren't seriously looking before this. By the time we got to the property she and her team already had a good understanding of the history of the listing and were working comps real time to give us a clear understanding of what fair market value would be. We weren't certain if it was more of a buyer's market or a seller's market as it had been a seller's market for so long, but she explained the current conditions/trends of what she was seeing in the area and gave us EXCELLENT advice every step of the way. But she was also never pushy. She ultimately left it up to us to make the decision with the information she provided. We trusted her expertise and it absolutely paid off, literally. We got a deal on the property that we are very happy with. She offered great advice on everything from prices, timing, and even when to potentially walk away. Liz has a team of people that really seem to communicate as a team, not just a group of individuals working under the same company name. In passing conversations Liz talked about how she and her team work together, and it does seem like they get to share in each others expertise and experiences to develop a good understanding of the market. We happened to meet the seller's Realtor, and even without Liz present, the seller's Realtor had nothing but great things to say about their interactions. Her expertise really does seem to be in demand as she seemed to be giving seminars or talks to audiences even outside of her team. Even with her busy schedule it never really impacted the scheduling of events at our home. She always still met us at the property for events like home inspections, walk throughs, and giving us the keys to the property. She always provided great communication and was very responsive whether it was through e-mail, calls or texts to help answer questions. I can be "particular" (picky) about some things and whenever I brought up a question or concern, no matter how small, she never dismissed it or tried to excuse it as something I didn't need to worry about. After doing all of that, there was no real movement or consideration. What made this worse was their response, which included inaccurate statements about us "lowballing" and "going behind our agent." That is simply not true. We were fully transparent with our agent the entire time, and she can confirm that. We also have texts supporting it. Nothing was hidden or "found out" later. Instead of focusing on a reasonable $100 difference that could have easily made both parties happy, they chose to argue and escalate things publicly through responses rather than work toward a solution. That says a lot about their priorities. The bigger issue here is the lack of transparency. If the price was always firm at $4,200, that should have been clearly stated upfront. Instead, we were led to believe there was flexibility, only to find out after paying application fees that there wasn't. The communication throughout felt dismissive and unprofessional, and their response only reinforced that. My advice to anyone considering renting through them: be cautious before paying any application fees, and make sure any statements about pricing flexibility are clearly confirmed in writing. My husband had one interaction with David, and Amber had a brief call after coming across the listing online, not realizing it was the same property we had already submitted for. The call was simply to confirm whether pricing was negotiable before moving forward. Once any overlap was realized, our agent was immediately informed. There was no attempt to bypass anyone. This review reflects our experience. It is meant for others to understand what we encountered, not for ongoing arguments. We do not see any basis for involving attorneys over a simple review based on our experience, especially while being called dishonest and accused of things that are not accurate. This could have been resolved through a direct conversation, which we would have welcomed, and David had previously stated we were free to share our experience.
