We worked with Ernesto to write and post our listing, use high-quality photos from the photographer KIG recommended, run comps and advise on the rental price, field inquiries, and manage the tenant application and background check. Our first weekend of having our listing live, they were able to secure a tenant, which totally exceeded our expectations. We considered a few other options but decided to go with KIG and have no regrets. The process has been straightforward, everyone we met has been friendly and communicative, and the portal has been easy to use. They are not the cheapest option, but they have been worth the cost so far.

How vague he/she is. The lack of clarity and specifics is an indicator of how bad they are at communicating and being transparent! I've been holding off on writing this review, because I've been enjoying my holiday and am trying to put 2020 in the past. But I get a bit of joy knowing that somehow this review might give some owner or some leasee or some buyer enough information to not work with Bruce Jay. Given how crowded the real estate services community is in Los Angeles, I implore you -- don't waste your time here. Why? Communication, and transparency. In a world where technology is calling to question the value of the realtor community, a major differentiator between such companies should be attentive, clear, timely and honest communication. My experience was fraught with email chasing, delays and bait and switches. I was making an aggressive offer on a rental property on Laurel Ave and the offer time stamp associated with it, which had implications on my rental I am currently in (as I need to give notice). The situation involved Jonathan and it involved a bait and switch, as follows: initially, my aggressive offer/terms were rejected via email. But, as the market price set by Bruce Jay was too high and the apartment sat vacant for two months, Bruce Jay realized they would accept and emailed me that they would entertain my offer, I'd need to apply online which had a $50 application fee (which also guaranteed me a copy of my background check). At first I was thrilled by this. As I had told them, I wouldn't go higher, so their email was interpreted as acceptance, bar any major background check deficits (which I don't have, I'm a good renter with high income and good credit) I paid, I applied and then after applying I was expecting to move into signing. How wrong I was. My terms were evidently not accepted, and we went into a round of price hassling and eventually Jonathan said they could accept if I commited to moving in effectively in two weeks -- which I was ok with and I would take the financial loss with the overlap of my other month to month apartment. I waited for days for owner confirmation, each day counting agains the notice I would need to give to my current landlord (each day delayed would cost me money, essentially). I emailed, I called, no response for I seven days (between December 14 and the 21st), and some excuse about "bad internet" (see photo). Anyway, Jonathan finally came back and said they couldn't accept in a short, curt email. This all happened over the course of about three weeks in December. I never did get a copy of the background check as was promised based on my application, and when I inquired they told me via the same email I used to apply that I'd need to come in with an ID. And to top it off, Jonathan tried to sweet talk me into choosing them when I officially move to LA and look to buy a property, which I'm going to do in the next year or two... yeah, no thanks. The company is smoke and mirrors and lazy in communications. As a successful business owner I will tell you -- if you don't have transparent, clear communications, you won't have buyers and no one will want to work with you.

Unfortunately, The first Managment company which I hired was just not on top of things. During the first year out of the US I was suffering greatly hwhile working with that company , it was a fairytale dream turning into a nightmare . When I finally let them go I hired Neena and her team, letting them take over the mess. Right from the get go I felt the difference. Honesty, communication, reliability and hands on approach are just a few of the qualities Neena at Designation properties has to offer. Neena also inherited a challenging situation from the previous management company and she took it on like a pro, putting the pieces back together while giving me a chance to some true Owner peace of mind. I'm so grateful for having someone to trust with my assets, especially in my delicate situation. My actions speak louder than words, I left my most valuable properties, my life's work, in the hands of Neena and Designation Properties while permanently living 8000 miles away. From Ben, Neena, Olivia and the rest of the team each person I've dealt with listen to the requests made and immediately act upon it to ensure tenants are comfortable and secure within their living quarters. I've had experiences with other management companies that won't care to follow up with requests or issues but rather blame individuals or make them live with the inconvenience and just collect their monthly rent. Great to work but even better people!!

We were able to purchase a great condo in the hear of LA for a fantastic price. David referred us to their finance company that was able to get us a loan with no taxes. Which was fantastic as it's very hard to qualify for a loan with the current prices in LA. The transaction was fast and smooth we are very happy to have moved into this condo. They showed us a list of properties in our price range and in our location. The properties were exactly to our specification. What is even better, David the main broker was able to sell our property within the time we needed to sell it in order to move into the new property and use the funds from the sale to purchase the new one. They were able to structure the deal in such a way that would benefit us. We highly recommend using them!

    Short Story: David…read moreGazarov's property management services is like a parasite that'll bleed you dry. He offers different programs that are supposed to cover the property management obligations but then bills every action separately with numbers he pulled out of his @$$. The entire time I paid for his services, I never saw the full monthly rental income because he would deduct more than half of it with made-up fees before charging me to send me what was left over. Long Story: I hired David as my property manager at his $49 monthly plan. What he did not explain is that the management fee only covers collection. Any other item is chargeable at whatever fee he deems fair. He charges to open emails/texts, to respond to messages, to communicate messages to the tenants, to speak with the HOA, to forward mail, to file any reports, to process the Financials, to send the rental income over, and the list goes on. I had his service for 4 months, which should've been $12,760 gross rental income. However, I only received $4,865.26. That means he charged $7,894.74 in random fees that should be part of his duties as a property manager. On top of all the fees, he penalizes you for wanting to terminate early. For instance, you can't get out of your contract without paying off the remainder of the contract plus more fees. David requested that I pay $897.80 just to get out of my contract. I told him I was only willing to pay the remaining contract amount for the year $392. He agreed to those terms only to go back on them, claiming I still owed him more money. He then took it out of my reserve funds return and said, "Not worry about the rest." As if he was doing me a favor for not charging me on services I never approved of. All in all, I would avoid David's property management services like the plague because he will bleed you dry and feel entitled for more.

I never had a number to call for maintenance outside the main line to their office [which was not at all responsive when I was originally trying to view units, and therefore did not feel like a reliable form of contact]. The property I was in did not have a fenced yard, which led to many instances of unhoused people digging through the trash, peeping into windows, camping on the stoop, and at one point causing a disturbance to the point police were called and the front courtyard was thoroughly damaged. When I was moving out and needed to confirm my rental history the owner claimed to not know about any of the above concerns. When pressed he did admit to receiving other complaints from women regarding the window peeping. Notably saying I was 'Only the 2nd woman in 2 years to say anything!' as if that made the issue less concerning. The process of getting my rental history confirmed did taint a significant amount of my time with Melco. They began to barter rent costs and available apartment with me, and fully claimed to never receive the confirmation form or any outreach from the new rental company. I understand it is not technically a requirement on them to complete, but I did feel as if they were attempting to deny me the ability to move out by dragging the process along. The units are vintage, and the property I was at had great landscaping. I just would proceed with caution in any situation where professionalism is needed.
