Incredible property management company in LA! I've been living with them for almost a year now and their responsiveness to maintenance request is amazing, they maintain the community well, and all of my neighbors are friendly and quiet. I recently had my front door replaced with a solid wood door as my original one was glass since my unit was the former club room. I was having issues with noise leaking from inside & outside my apartment. I tend to be extremely picky when it comes to where I live and how I choose a group to work with since I also work in the industry and have a high standard but ST Living has met my expectations on every front. I am always leery of leaving reviews for property management companies, mainly because they often incentivize people to do so. However, I am writing this review, a few days before moving out of an STL Living managed property, because my experience has been so wonderful. Shoutout Charm and Patrick who have been great! Our experience has been wonderful, management is responsive and communicative, gardeners and cleaners come weekly, and we have never waited too long for our maintenance request to be honored. When someone was peeing in the elevator, they installed a camera and replaced the carpet with vinyl flooring. And when residents left trash all over the parking garage, they shared that they would fine those that litter, which has since deterred folks from littering. I have appreciated their willingness to enforce property rules and commitment to maintaining and clean and safe property for residents, especially for those of us that follow our lease and are neighborly. We are moving to be closer to my job. Otherwise, we would have stayed as it's challenging to find an ethical and honest property management company in LA. *This review is for the property management company not for the building we lived in. If I were to rate the building itself, which was cheaply constructed, and has terrible acoustics, I would rate it 5/10. No outdoor playing area for children, or a gym, or lounge. This review is regarding the property management company, not the properties themselves. I have been renting at an ST Living property for 2.5 years, first at a renovated property and currently at a new build. The ST Living team have been responsive to any request that I have had, and they get issues get resolved relatively quickly. There have been no major surprises or inconveniences, and routine building maintenance is coordinated effectively. The only issues that I have experienced have been related to the "breaking in" of a remodeled unit or new building. Issues with elevators, heaters, and garage door gates caused inconveniences upon first moving in, until they were fully corrected. After the first 1.5-2 months things have went smoothly. I imagine if you rent a unit that has been recently lived in, you would not experience these type of things. I give the the team credit for striving to address things related to tenant experience and safety, related to other tenants. Cleanliness, noise, and the use of shared resources are managed such that you are not inconvenienced by others, and problem tenants are addressed. read more

So far the best agency I have ever met! Since I'm just moving in now, I would only be sharing my experience of the application and move-in at this moment. I have rented with many companies, and I have had terrible experience with listing agents and good ones, but the good ones are not as good as with these folks. Charm and Amanda are the best agents - prompt, friendly, careful and thoughtful. They are far beyond making a commitment and never following up like a lot of other agents; instead, they make efforts in coordinating with the property manager and even the owner of the property for my requests. Amanda was the first person we talked to and who showed us the place. On that day the street was full and I wasn't able to find a nearby street parking spot at the appointment. Amanda parked half a block away herself and offered me to park in the garage. Charm always replies quickly and gives the most comprehensive but super clear instructions on what is going on and what I need to do. Some might think these are basic but to be honest I don't always feel warmly or equally regarded with some other companies in the area. It especially eases the anxiety when you are short in time in finding an ideal place. Well I do see comments about the company's management services may deteriorate in a longer time span but at least from what I currently have received from Charm and Amanda, I would definitely love to believe that they will keep it up. Overall, I have been having all great impressions and feelings with ST Living and I recommend checking their listings if you are looking for a place in the area. read more

This review is long overdue... I've been living in a property managed by this company since last year, and they've been a dream to work with. Back when I was seeking a place to move to, I contacted ST Living on a Saturday to schedule a tour, and by the next Saturday, I had my keys to my new place. Charm and Brian were so amazing to work with and were so quick and communicative in helping us progress through the move-in process. There's a little part of me that always fears the honeymoon phase of living in a new place dissipating, but still almost a year later, the team continues to be top-notch. Patrick has been exceedingly fast at supporting and scheduling facilities and maintenance repair requests. I haven't had to wait longer than a day or two for service to be scheduled and completed at my convenience. When there have been community issues (for example, parking in an incorrect spot, pets urinating with no perceived attempt to clean), the team is lightning quick to raise the issue to the community, identify responsible individuals, and address negative impacts on the community. read more

Potential tenants, please do yourself a favor and look elsewhere. The buildings may look nice on the outside, but management has clearly cut corners on the quality of interior, plumbing and appliances. I've had several issues with stolen packages, having no hot water for up to 5 days, having a leaky sink, having no gas multiple times and management doing nothing about other tenants who double park and block our parking spots. The management team completely ignored my multiple messages requesting some sort of rent credit to rectify these issues, and when they did finally respond, they tried to blame the hot water and sink on me despite the fact that their "new" building has poor plumbing. They are unprofessional and rude at best and negligent at worst. Save yourselves, and do not live here and deal with this. read more

Moved into an ST Living apartment a few months ago, and so far, so good. The place was super clean when I moved in, and the kitchen actually has enough storage (rare in LA). Had an issue with my shower pressure, and maintenance fixed it the next day. Only wish there was more guest parking, but other than that, no complaints! read more

I am very disappointed in the property management! We were excited to move into the Venice Blvd complex after touring. During the tour, our first question was "how many parking spots can we get?" Our touring agent, Becca, said "two tandem parking spots", which was perfect because it checked off the boxes of what we were looking for. Especially with two parking spots, we wouldn't need to worry about finding parking at night with two cars and a secured gated parking garage. What also sold us was the fact it was a brand new complex with brand new appliances in the unit. We ended up paying for the holding deposit and we're ready to go with our move. This includes selling our furniture (including our bed) and giving our apartment complex a 30 day notice to move into this unit with ST Living. A week later, we get a call from Brian, one of the associates, mentioning tandem parking spots are no longer available but they can provide us with TWO single spots for $300 each month - which is ridiculous but we agreed to it because we wanted two parking spots to ensure safety to our cars. In that area, there is hardly ever street parking! It gets busy at night and there's street sweeping once a week. We didn't want to deal with that so we said fine, we'll pay the amount. As it was less than a month to our move in date, we get a unprofessional text message from Charm, another associate who works at ST Living (refer to my text in my photos). She says we were INITIALLY APPROVED two parking spots but only for TEMPORARY because they were short on spots for other tenants. This was so unprofessional and disorganized from a property because you should know how many spots you have prior before guaranteeing it to potential tenants!!! We were basically lied to and paid $1000 non refundable holding deposit to secure the unit. Frustrated, we spoke to management again. This time, it was with Anai, to see if there's anything they can do to remediate the situation and give us two spots as they said they would. She responds that she can only give us a temporary spot until they find another tenant and said could possibly give us 8-9 months but not the full 12?? Didn't make sense. Not our fault your negligence caused horrible communication within your team. We decided not to move forward with this management and property because of how horrible this experience was and we haven't even move in yet. I demanded the $90 application fee and $1000 holding deposit refunded to my account. They weren't even empathetic when I told them we sold our furniture and was stressed out to find another place in a short amount of time. The process took TWO WEEKS to refund me after threads and threads of emails when it took a few seconds to process the amount from my card?!?! Overall, I wouldn't recommend working with this team. Just horrible communication!!!! The Venice Blvd property was nice but we eventually found something a lot better with no additional fees with TWO single parking spots. They also reached out to our employers without letting us know prior. Extremely unprofessional people who need to keep themselves accountable and prevent these types of situations from happening. Potential tenants should not have to pay for their internal lack of communication. read more

We bought a couple of rental buildings in the LA area about 4 years ago and signed up with a management company (whose name I won't mention). We quickly lost trust that they were making decisions in our best interest. Their communications were extremely poor, the tenants were upset with the service turnaround, when I'd visited the complex, it looked un-attended and we'd get lots of questionable charges on a monthly basis for work done that I felt was unnecessary. Also, the unit turnovers were extremely expensive in my opinion. Needless to say, it was not a good partnership that led to a lot of stress and questioning if we should sell and get out of the remote rental properties. About 6 months ago, we switched to STLiving, and what a positive difference on all levels. - We get full access to Appfolio to see what's going on. We get weekly reports on the ongoing activities and status. My emails are answered the same day, plus someone always answers the phone when I call. - The tenants are much happier with the fast turnaround on questions, maintenance calls and repairs by skilled technicians at lower rates than what we were paying. -The complex is so much cleaner inside and outside - No more odd unexpected charges, plus the turnover costs are a fraction of what we were being charged before. As today is my last day in an ST property, I thought it was the perfect time to reflect back on my last year here. I'd like to start it off by saying this property and management surpassed anything and everything I could've asked for. From timely responses to helpful solutions, they were always willing to provide guidance and support. If it weren't for a job relocation, I would 100% still be a current tenant. While writing this review, I thought it would only be right to include someone in particular who had the largest roll in my happiness at the location, Zak. It's not everyday you meet someone as invested in your daily happiness and peace, as he is. There was not a single time where he wasn't there to answer a question, check in, and go above and beyond to ensure that life was made as easy as possible. ST Living is the worst property management company I have ever had the displeasure of renting from. Here's a list of my current grievances: We've had multiple break ins and smash and grabs, and we find out from other neighbors because the management doesn't communicate with us. Our elevator has been broken for 3 months Apparently the owner of the building sees us as hostile and refuses to do anything with us to help us. Yeah, our property is damaged and stolen, but Paul Schon is apparently the victim. Someone broke in once and stole everyone's packages from our front doors. Many tenants in our building had non working appliances when we moved in. My dishwasher wasn't working. Management knew about this and didn't check in advance to fix issues. The property managers always give excuses instead of offering solutions (Crime is bad everywhere, there is nothing we can do / oh, you didn't fill out a maintenance request even though you messaged me directly) Literally everyone in our building wants to break their lease. Well- I can't even begin. Move here if you want your apartment to flood with sewage water once a month- we have had this happen on 4 separate occasions now. We have addressed it with management and received literally 0 response for the 8 months we have lived here. We literally had some of our property destroyed from the flooding, the refused to clean it up, I did that, on my hands and knees in sewage. It got stuck under the shoddy built-in cabinetry and smelled of shit for weeks. The manager keeps saying it is our fault for "using too much toilet paper" but the 3 plumbers have each said that there was nothing we could have done to cause the problem, it is a main line issue that the manager refuses to fix. They call this "new", it is shabbily remodeled and nothing is done properly. Rat feeces drops from the hole in our ceiling that management also put there while doing construction on the unit above us. We have been living under a construction zone for 6 months now, no end in sight. Bugs get in all the time due to the shit job of "new" construction. Pet friendly? yeah right.... they have grass in front of the building that they say you aren't allowed to let your pets use due to the gardener bills.... so you have to take your dog to pee down the block. Every faucet is on backwards, cold is hot and hot is cold. Hot water doesn't come on immediately, you have to wait about 10 min before it even gets warm. There is zero water pressure. Our car has been broken into 2x now and neighbors have said the same. Management does nothing and refuses to even respond. The old management had a package delivery system in place, this new management took it out and now our packages literally never get delivered because no body can access the building. I have seen curriers leave packages by the front lobby door bc they couldn't get in and packages get stolen/destoyed. Management still does nothing. and this is just off the top of my head! If you are considering moving into a building managed by ST Realty, I urge you with all my heart to reconsider and keep looking. Schon/Tepler purchased our building in November and immediately began harassing the tenants, trying to get them to move out. Within 30 days they began construction on the empty units, they stopped maintaining the grounds, they don't respond to emails with tenant concerns, they hire construction crews who are doing awful work and are completely unsupervised in the building. I can go on forever, but highlights include THREE of my first floor neighbors' ceilings collapsing while they were doing construction on the units above them. Not one neighbor. Not two. THREE. The construction workers have collapsed THREE ceilings to tenants apartments living in the units below. Today a worker with a key to my unit opened my door and entered my apartment when I was inside. He said he had the "wrong unit," even though the number is huge on the front door and, you know, I live here. I have never seen this man before and he has a key to my apartment. I immediately reached out to management and have not had a single response. This living situation is not only uncomfortable, it is unsafe. I urge you to go elsewhere. read more
