I have never experienced an application process like this before. We were specifically advised to apply at the same time because we were applying together. However, due to the number of questions and information required to complete the application, we ended up submitting our applications about 10 minutes apart. The application that was submitted first was immediately screened and denied before the second application was even considered. Because of the way the system processed the applications, it felt like the second applicant never had a fair opportunity to be considered. I strongly recommend reviewing this application process, as it can potentially cause qualified applicants to lose an opportunity simply because one person was able to complete the lengthy application a few minutes before the other. read more

Just because it is impossible to talk to anyone in Rohcs I decided to send my message to you by yelp. All people here go to swimming pool fully closed with heavy cotton Tshirts and jeans or shorts. This is a health issue but because I know you don't care about it let me also tell you it destroys the filter system too that's why the usual unfiltered color of the pool is green. I have several photos of it. Also the artistic photo of the pool building and the health department sign and lock. Please don't let anyone to the swimming pool without a proper swimsuit. read more

ROHCS Mismanagement Co is a bunch of slumlords!! A very dishonest company. Do not sign up with them!!! They just SIGNED every tenant up with SPECTRUM WITHOUT PERMISSION!! And of course, no one is available to speak with regarding the matter. They dont fix major problems like faulty laundry machines, roaches, rodents and tenants with big unleashed dogs until you practically threaten them. But somehow have the audacity to keep increasing rent. Their numbers don't work, they overwork and underpay their property staff. Horrible company. Cannot wait to leave. read more

Predatory landlords DO NOT RENT WITH THEM They offered me a $124 security deposit in Dec 2020, I lived in their unit for 3 years and always paid on time, was a great tenant and neighbor. When I moved out, I asked for a pre-move out inspection, they claim they completed it while I was NOT IN MY APARTMENT, and then proceeded to charge and chase me down for an additional $150 after taking my entire security deposit. When I asked them to provide the correct paperwork in accordance with California tenancy law and requirements, Jackeline Diaz ignored all of my communications and sent the debt to collections. They take advantage of their tenants, charge them undue fees, and then refuse to communicate after they haphazardly send debt collectors after working class tenants. Had to report to CFPB and the credit agencies to get it reversed. Unnecessary, illegal practices that have DESTROYED any reputation they may have had for me. Was telling all my friends moving around LA to check out ROHC's properties, now I've told them to stay FAR AWAY. read more

If you have Housing Authority Section 8, excellent to good credit history plus have a great history on paying rent every month and you're trying to Rent from this Housing Corporation Company, be aware that they'll give you a hard time trying to rent from any of their units because they're very prejudice & seems like they're very discriminatory as well because of excellent to good credit and excellent record of paying rent on time from your references history! Plus they take your application fee and make you wait months to try to rent from them if you have housing authority section 8 voucher so when they know when your voucher expires, they'll make you wait until your voucher expires so you won't be able to try an get another place to stay, making you think that you have an apartment with them just wasting your time on your voucher. They're not a good housing corporation company because it seems like they don't accept people that have housing authority section 8 vouchers! I wouldn't recommend ROHCS Property Management to anyone at all or for the people that don't have Housing Authority Section 8. If they've improved more over the years for people that do have Housing Authority Section 8, I'll change my mind an opinion about the company corporation but as of now, they're not a good housing corporation company at all. read more

Quality is terrible if they come in to make any changes or repairs just know they will always put in the cheapest quality. Let me tell you more about some of their buildings, you can't find street parking at many of their buildings, and the parking spaces for their buildings are small. If a new tenant comes in they have trouble getting used to parking at such small spaces and when they leave the apts and you think you might have a month of extra space, you don't that's because the manager can take up all the extra spaces and put in his trucks. It's the worst and they still tell you nobody can use your parking and that it can only be your vehicle meanwhile they can do whatever they want. Rohcs property management is speedy and reliable while handling any and all repairs needed for myself and my family in our home. We have been habitting our unit for a little over 3 years and 6 months. We required some work to be done to our carpet. We put in the work order through their system and the work was done in under a day. We had our home fixed in time for the holidays right before we had our family over. The entire staff are polite and patient when handling  any issues. Stay far away from this place. They're NYC slumlords in CA. I made multiple complaints about the roaches that would be in my apartment that went unanswered as well as the lack of parking available. I paid entirely too much money monthly to be dealing with these issues. If you can't keep your bug problem under control as a management company/apartment complex then you shouldn't be in the business. I understand that not everyone is cleanly in different units but I shouldn't be dealing with bugs in my unit wheny place is extremely tidy. Further, they don't give deposits back when I have pictures to prove that the conditions aren't what they stated and they don't care that you have the proof. Maybe after a nice lawsuit they'll quit treating their tenants like trash and actually do their job. read more

I lived in one of the properties owned by ROHCS in 2019 and I had a great experience living here. Everytime I submitted an issue through the online portal - someone would reach out the very next day and send a worker to my unit to fix any problems I had. The manager would also come into the unit once a month and do an inspection making sure the unit was habitable and checking to see if alarms were working properly! My boyfriend lives in a building managed by Rohcs (6546 Sepulveda, specifically managed by Cynthia) and holy moly am I jealous. Cynthia is amazing when it comes to getting work done. Nearly every maintenance request is handled within hours and Cynthia is very responsive when texted questions. She's on site pretty frequently so we pass her on the way out for lunch or on the way to work all the time. Every time she sees us, she greets us (even me, and I don't even live here!) and is always warm and welcoming. When my lease is up in a few months, I will definitely be looking into more Rohcs buildings. Thanks Cynthia! read more

This property management employs completely unprofessional managers, specifically Bianca Galvan at their Normandie apartment, at their sites who will open your door in order to yell at you if you do something that they find not appropriate. This includes playing music, maybe a little louder than it should be, during the middle of the day! My partner received a 3-day eviction notice, when he was living with me because I didn't want him on the lease. They would not provide any solutions because it was a "violation of the contract," so ensure that you read everything line by line, even when they try to rush you to sign the lease within an hour of sending it to you. Lastly, they will put the amount of the rent on your credit report as a maxed out revolving line of credit!!! I have never heard of this in the past!!! Isn't that illegal? Honestly, their overall professionalism, and being able to provide solutions and alternative options is crucial when they are charging outrageous rents.... read more

I have lived in the same unit for 5+ years never had an issue until Rochs bought the complex I am constantly having to be put in a hotel for demolition to be done because the plumbing here is horrible & it's always just a quick fix. they put my family and I in a hotel after having to go back and forth with a very unprofessional rep who my manager put me on 3way with they finally agreed to put me in a hotel ( because they wanted us to evacuate and not provide housing) i have 3 children 2 under 5 & mind you it's about a week before Christmas.. well after that huge inconvenience I'm rushed back into my unit because they didn't want to pay a hotel stay during the holidays as "it's more expensive on those days" was the reason we were given. I come back to my unit and EVERYTHING IS DUSTY COVERED in CEMENT and DIRT!! my children's toys my kitchen my couches just EVERYTHING in my unit has to be deep cleaned and to top it off the men who were doing work decided it was ok for them to get into my cabinets and use MY OWN BED SHEETS to try and cover my stuff so it wouldn't get dusty (which was a fail) so now I'm left with a unit I need to come out of pocket to get deep cleaned. read more

Even though I decided not to move, what touched me was a story of a previous tenant that was able to stay another month and break her lease due to her room mate walking out on their lease together. The best part about Rohcs is how clean all of the buildings are. They meticulously pick out which cleaners to use and they thoroughly clean the hallways and common areas. The landscapers also do their part to help the building look like it is in tip-top shape. I can honestly say that I would use Rohcs 10/10 times. read more

I am in the process of looking for an apartment and in my coarse of looking I saw one that happens to be managed by Rohcs. I was interested in viewing it so I got in contact with them and they were very pleasant setting everything up for a viewing. I go to the viewing and they had two units available a one bedroom and a studio. They were both nice but the one bedroom was clearly the better of the two plus the studio for reasons that allude me come with an oven and stove but no refrigerator which is odd but the one bedroom has a nice refrigerator. The lady Michelle was pleasant enough throughout and did a nice job talking the place up to me. When we concluded I expressed my interest in the one bedroom and let her know I was very interested in it. She said great and sent me a link to apply for the unit. Later on that night it was a Friday night I sit down and complete the application and submit it along with the fee for approval. I had searched for a while now and thought that this was finally going to be the apartment I move to. I figured since I submitted it Friday I would not hear anything from them until Tuesday at the very very earliest. So needless to say on Monday morning I was stunned when I got an email from them and even more stunned when I read it stating they regret to inform me that the unit I applied for has been rented out and is no longer available. They did state they would refund my fee which is the reason for the second star otherwise it would get that many. At no point in the viewing or in any communication with Michelle did she mention that someone had applied for the unit and she encouraged me to apply. Now I understand that they have to get these units off the market as quickly as possible, however if you already have applicants at the very least it should be mentioned to someone inquiring about the unit. Had I of known I would have no wasted my time with the application and honestly would not have visited the unit. I mean why bother I could have used that time to look at someplace else that who knows might have been the unit I ended up renting. While I will say Michelle is very friendly and personable, the professionalism whether that be her or if she is simply following company policy is very poor. This has left me with a very bad taste and I would caution everyone before you decide to apply to rent from them to anticipate some kind of issue to arise. read more

Hello all, I cannot speak for what may happen at their other properties but at one of the San Marino locations, I have had a very unpleasant experience. The neighbors at 6am bump music so loud that I can feel the vibrations as I am in bed. The fire alarm went off for 2-3 weeks straight for the majority of the day and they did not do anything about it for a very long time. The even closed all the work orders to fix it. There was a gas leak at a time I was normally asleep because I used to work overnight, but I just happened to be up that day. They had us evacuate and did not tell us anything, I contacted them multiple times and they said to call the gas company and I kept getting the run around from both parties. I want to say I got kicked out of my apartment around 11am or 12pm and I had work that night at 10:30pm and still did not have access to my apartment at that point. I did not have anywhere else to go so I was quite literally stuck in my very hot car with no sleep and no updates. When I got off in the morning, still no updates so I had to call the gas company myself and they said it had been cleared around 1-2am. Why were we not updated? I feel like they should have provided accommodations for their tenants if they needed it, but don't worry, they gave $100 gift card, 2 weeks later, to the grocery store for a really miserable day and night. There is absolutely NO parking at all. There never is and you have people who park like a-holes specifically so they can come back at whatever time and have room for both of their cars. People in this neighborhood are so selfish and there is no sense of community. There is a giant RV and very big trucks and cars parked outside that sit there and literally never move. I have gotten like 8 tickets for being "too close to a fire hydrant" or being there "during street sweeping hours" even though street sweeping never happens. People literally stand outside and wait to see a parking reinforcement person, then they alert everyone else to quickly move and are right back in the spot (during the street cleaning hours I might add). For a female, when you get home late and there is never parking and you have to park half a mile or more away from your apartment (after searching for a half hour), that is not a safe or pleasant walk. I have been followed multiple times and the neighborhood always has old men creeping on you. I was willing to pay whatever for parking but this property doesn't have any. I even tried to ask if I could pay for parking at a nearby location and they said they didn't have any. This is not a safe or fun neighborhood by any means. There is always some sort of fecal matter on the floor, whether it be dog, human or pigeon (People even feed the pigeons cereal and bread so they don't leave). The sidewalks smell like pee. There is always random large furniture or appliances on the sidewalks like broken ovens, refrigerators, couches, beds, futons, you name it! The apartment above mine was having some sort of water leak right into my shower. There was always this gross bubble over my head of their dirty toilet water, or dirty sink water or maybe dirty shower water (who knows). I placed the request and I don't think someone came until like 5 days later. The screens on the windows are not very good at keeping bugs out, most of the time I opted to leave them closed because a bugs or spiders or some sort of insect would always get in. On top of that, I have had so many random encounters with roaches. I have no clue where they come from and there will only be one and I don't see or find any others or where the heck it came from. I am terribly afraid of bugs so this is awful for me. I keep my apartment relatively clean, definitely keep all food stuffs in the kitchen and trash in the trash. I was gone for a 1.5 days, and when I came back there were a ton of ants in my restroom? Definitely no food in there and I hadn't been there in a while so it shouldn't have been moist or damp either. I asked if other residents were having this issue but apparently it was just me. I spent the next 2 weeks killing ants and buying raid traps. They said I could put a work order in but at this point I'm kind of just fed up. To be fair some work orders like my fan being messed up was fixed relatively quickly. My sinks were also putting out water that smells super gross because they didn't change the filters underneath the faucet before I moved in so there was really gross gunk and a piece of metal that was making my water smell back (yuck). It was fixed pretty quickly, but I think I'm kinda smelling it again. The sink in my apartment is not real metal because it rusts like crazy and it will rust all your dishes, utensils, etc. The window view is right into your neighbors apartment. I kept my blinds closed because they would literally be able to see everything through the window. The price may seem appealing but there is always a catch my friends. Terrible! Lived in the building located in Highland Park, CA for two years and the entire building was infested with roaches. They sent someone about once a month to spray for roaches in every unit, until eventually they stopped coming altogether. After we moved in 2019, they kept our deposit and claimed we owed THEM $780. I tried speaking to the people in the office to sort it out but the lady that got back to me said we either pay or it goes to collections. Well guess who was just notified today about a collections fee of $780. read more

Not a bad transitional apartment. I lived in the Van Nuys building & it was rather quiet, surprisingly, for the neighborhood. A huge apartment building is being built 2 doors down & the air smells like roofing tar 24hrs a day. Very loud weekday mornings! As for my unit, like the other reviews says, it was full of roaches. They sent an exterminator (different companies) about once a month. Who wants to clean out their cabinets that often?? Needless to say the fumigation efforts failed. Bugs went away for maybe a week or two then returned. That was the only negative besides random strangers hanging around the building any time of day. I had plenty of closet space, lovely floors, and good water pressure. The management/landlord team was always prompt to respond to my requests & my move out process was quite hassle-free. They obliged all the terms of the lease and returned my deposit as described. read more

If I could leave a one star review, trust me I would do it in a heartbeat. DO YOURSELF A FAVOR AND DO NOT RENT AN APARTMENT MANAGED BY ROCHS. I've lived in numerous places and I have to say that they are THE WORST I'VE DEALT WITH. Problems with them: 1. They take their own sweet time to reply you (if at all) 2. Their staff = one of the rudest people I've ever dealt with 3. Security deposit? Say goodbye to that. Oh and during my last 30 days of staying at their property (I moved out in the middle of the month), they incorrectly charged me a full month's rent for only actual 14 days. They then proceeded to say it's MY fault for not paying the right amount, when I already gave 30 days notice for that 4. Their technicians and maintenance teams are UNSAFE. There was one where I asked them to replace a light bulb in my kitchen - lo and behold, the technician didn't screw the shield properly and it dropped that very night (thankfully I was far away from the damage) All in all, STAY FAR FAR AWAY FROM THIS MANAGEMENT COMPANY FROM HELL read more

I had a great time leasing my new rental from Rohcs. The future is going to be good here, I can already tell. It's great to have a manager with a head on his shoulders. You will be pleasantly surprised with the management here. They're the best thing that happened to this building from what the other tenants have told me.
