They worked with us and extended the trip with no issues. The rental was straight forward and the details of what was expected of us and what was at the cabin was all spelled out ? I got our deposit back about 2 weeks after the trip. The cabin is listed as a 3 bedroom. It has a normal size bedroom downstairs, one large master upstairs and a very small room with a fold out bed. Worked for our son and two GrandKids. Probably not for me and my wife. Master was large and roomy but it is an open air concept? So the balcony is over the living room. If a party is going on downstairs....you'll hear it in the master! The cabin was ok...needs a little TLC if it were mine! Great views of the woods behind the cabin. We had deer in the yard all 4 days. The hot tub is great! Deck has a dining table and bbq grill. Not fancy but very useable. The pool table is on a 1degree slope... Internet kept going down so we resorted to our Verizon MiFi. Lots of parking..we gad three full size cars there. The deck & hot tub are private except for a next door neighbor. Views were great with two hummingbird feeders and lots of birds using them. Location is very convenient to town. Take a backroad to Inn of the Mountains. If it were just the two of us, we'd probably rent again. With two sons plus family & GrandKids, we would probably look for something larger and maybe a little upscale next time. We had a great time. Casinos, eating out, drive up the ski area...and don't bet on Crypthasarrived ( race horse)...you'll loose your $40 bucks!

None of the 7 beds downstairs had any bedding. We had chosen this particular cabin - Little Bear Lodge - because all 12 of us would have beds and because of the dog toilet room we had to double up, 40 year old men had to crawl on to the top bunks and mates weren't with mates. The swimming pool and hot tub were a big draw as they were advertised as heated. The heater did not work. They charged us a $400 cleaning fee but expect us to clean before we leave AND haul trash ourselves! Do not go there. If you have to choose sleeping in your car or this, choose your car. It won't be as big an aggravation.

We have been looking forward to this trip for some time now, especially now that it's right around the corner. Sadly, the owners of the Avalon decided to sell their home and it is now managed by Condotel. I was told that our reservation would be kept and someone would reach out about payment. At the time I spoke with Condotel the paperwork for the sell had not been completed. I was told that would happen in early August 2022. I called on 08/01/22 to inquire about the reservation and cost. I was told that our reservation had been kept and then he asked if I had received information on the payment, I said "not yet". He then proceeded to look for the payment information. My family and I had paid $4500 for the rental in 2020, through VRBO. The representative came back to the line to inform me that the NEW owners decided to increase the cost to $12k. I asked to be put in contact with the owners but was denied. Sadly, this was WAY MORE than my family and I could afford at such a short notice, so CONGRATS! to the new owners and whomever decides to rent the Avalon going forward, it will not be us. I do plan on posting this review about the Condotel service and on the Avalon to every media outlet I can find. EXTREMELY BAD EXPERIENCE AND CUSTOMER SERVICE!! Gina C.

She connects me with someone, who doesn't identify themselves, I introduce myself, and ask with whom I am speaking. Scott (Roser?) almost identifies himself, I commend Scott for showing up for work at 0930 on Wednesday. The realtor explains it sounds like I'm shopping around. I concur. Scott explains that: A. He's not really in the office, and B. Does not feel my business is welcome. Again I concur, and commit to ensuring that Century 21 can expect my online review of the experience I've had with them.

Several days before our trip, we were informed the hot tub was not working. We were offered two alternative rental options, both which were more expensive, or a 10% discount. We opted for the 10% discount. Problems started there and did not stop. Our rental packet was not available in the drop box as instructed. We had to wait an hour or so for someone to arrive to give us the packet. We were then given the wrong packet. WiFi information included in the packet was not correct. Both Air Conditioning zones were not functioning for the first night. Air Conditioning zone for the main living area was not functional for THREE nights of our FIVE night stay. We were told to leave the windows open. It was 95 degrees out during the day. We were locked out of the house on Tuesday afternoon due to the company changing the code on us. This was because they thought we were checking out. Likely because we were given the wrong packet and why they did not have the AC fixed. TV in Media Room was not working for the ENTIRE stay. This was a main reason why we rented the home. We had to call repeatedly throughout our stay given all of these problems and were told they would "make it right." They gave us a mere $50 and we were paying over $300 per night. Owner, after saying she would make it right, refused our phone calls repeatedly after we checked out.

We called the on call person Caley. She was VERY rude and blamed us for using to much hot water. This was impossible since we had just arrived at the house. She told us we would have to wait until the next day for her or the on site manager to come to try to find the problem. After multiple phone calls with no answer and several messages we finally gave up and rented a hotel room just to have a place to wash. We did try to go to the office on site but no one would come to the door despite vehicle's out front and lights on inside. Other issues that we fixed ourselves or just gave up on included Wi-Fi password didn't match the code we were given, propane tank was to low to cook with( we went to get a replacement ourselves), broken blinds in windows, kitchen faucet leaks everywhere, not enough silverware, blender didn't work, our neighbors were so loud we could hear their entire conversation, the parking is terrible and spaces are barely able to be read even in broad daylight. I would like to state the pro's and con's of the unit we stayed at in Lookout Estates booking with 'Lodging in Ruidoso.' Pro's: - Location was great, tucked up in the hills with trees and a great view of mountains. Easy to access other parts of Ruidoso. - The 2 bedroom 1 1/2 bathroom unit was spacious for the 3 of us. Could fit 4 people comfortably. - Staff, Daniel in particular, was great with communication and making sure check in was easy. They even gave us late checkout and pushed it back by 3 hours. Con's: - Upon our first morning of waking up there, I woke up with swelling and tingling on my hands. Thinking nothing of it (maybe it was an allergic reaction), I fell asleep the 2nd night and woke up that morning with my entire left arm left and left hand swollen, itchy, and covered in BED BUG bites. I had over 30 bites on my body... When I sent pictures and told management about it, the only thing they offered to do was inspect the unit and change the sheets... REALLY?!?!? - The walls were very thin and we could hear our neighbors next door yelling and children crying until 12pm at night. - For 3 nights, we paid almost $1,000. I could've gotten a much nicer place to stay at for the same price. - There was no A/C vent in the room we stayed in, so the house was practically a sauna. We tried adjusting the temperature to 70 degrees inside, the whole unit would be cool, but our bedroom was 80 degrees and would not stop blowing hot air. It was not fun... - The units were old, dirty, and grungy... they all need to be fully renovated. Overall, I would not stay here again just for the sole fact of getting bit by bed bugs. I have stayed at hundreds of hotels around the world and have never experienced getting bit before. (Wouldn't wish it upon anyone!!!)
