    I received a call from Michael Emery early in the morning, it was regarding a message I had sent about a property I was eager to purchase. He said he like my message seeing as was willing to offer full price and even though I was with an agent at the time he convinced me to go with him and promised he would have my back (he used the British connection) despite my better judgement I went with him a decision I would come to regret. 2 weeks to closing I get a text from Michael Emery that the condo is under special assessment. I quickly go to chatgtp to figure out what that is and later on we would discover the roof of the building was bad, would cost 1.5$ million to fix and the creditors didn't want to loan money on a condo that had special assessment. By then I had incurred $1250 from appraisal and inspection and Michael promised me we would get a credit from the seller since he acted in bad faith. When It was time to close the house I would buy not only did Michael ask me to eat the cost (no credit) but also expected me to pay him .5% of the property since the seller only agreed to pay him 2%. I decided to end the agreement as I didnt have .5% to pay him and at this point it was clear he was only working in his best interest. He responds with an email saying "We have put in a lot of time and effort to find you a home and will only release you from the agreement if your new agent signs a referral agreement". Michael is greedy, unethical and will often steer you towards the higher priced property so he can get the best commission. He is hard working but his negligence cost me $1250 and I will not recommend him to anyone.

    This review is based on my recent experience with one of the realtors, Ksenia Yankilaytes , working at Urban Real Estate. I have been in contact with a realtor at Urban Real Estate regarding condo rentals in Chicago. Finding a place in Chicago can be exhausting and stressful, however, Debbie Smith, the first realtor I had been working with, did everything she can to answer any questions, and get me the best deals she could find out there. We were scheduled to view a property on Thursday, Dec. 21 at 6:30 p.m. The time and date had been constantly changing throughout the week, and that is understandable considering it is the holidays and people need to get things done before Christmas and the New Year. On the day of the viewing, Debbie contacted me at 4 p.m letting me know that one of her coworkers, Ksenia Yankilaytes , was going to take over due to heavy traffic at the time of the showing. Everything was set and ready to go until I had a work emergency that came up at 6 p.m. My boss was completely against me leaving before the work gets done and I had no choice but to request a reschedule of the showing. Now to make things clear, throughout the entire time that I had been in contact with Debbie, I was never provided with a proper phone number to call in case of emergencies. I made sure to mention my phone number several times in my emails, because calling or texting is much easier than emailing. I get over a 100 emails a day as an Engineering Consultant, and sometimes the emails I would get from Debbie would end up lost in this mess. Despite the fact that I've tried to get a phone number several times, it never happened. Back to the scheduled showing date; the minute I received the news that I am unable to leave my work, I made sure to contact Debbie and Ksenia, using the only provided method (through email) at exactly 6:09 p.m, which marks it at 21 minutes before the showing. In my email, I made sure to let both parties know exactly what happened, and how sorry I am for the whole messed up situation. I asked if it was possible to reschedule, and made sure that it would be at any time that was convenient to them. This is basically the most I could do, I understand that everything was already set up, but I will not put myself at risk of getting fired, so Ksenia doesn't experience an inconvenience. After I sent out my apologetic email, instead of receiving an email to reschedule, Ksenia decided it was best to insult and humiliate me. She called me unprofessional and was upset that she had to wait on me, despite the fact that this is her job. You are a realtor, and emergencies happen, especially during a time like Christmas. Instead of insulting your clients, you should be patient and understanding. Clearly you don't know how to speak to people. I should have trusted the reviews, but I was so naive at the time. Do not use this service unless you'd like to be insulted and humiliated, if God forbid, you get an emergency. I can refer you to Gold Coast Realty, they are professional, understanding and their services are much much better. I have attached the emails below for further details.

    Run the other way, they charge a fee when they start your listing, they say it is for photos??????

The restoration work became the subject of a City of Chicago lawsuit alleging Building Code violations, including work performed without the required plans from a licensed architect or registered structural engineer and without a permit. Within months, the building was facing another lawsuit from its former property manager, who alleged she was wrongfully terminated following an intense internal power struggle. The board then descended into political chaos. Factions formed, accusations were hurled, and anonymous mass emails circulated in an effort to influence owners. The consequences reached far beyond internal disagreements. Conventional financing became unavailable for a period, leaving owners with a severely restricted buyer pool and preventing prospective purchasers from financing units through ordinary channels. A failure of that magnitude reflects serious problems across the association, the board, management, and the people entrusted with protecting the property and its owners. Even apart from the governance issues, the building has a tradeoff that prospective residents should understand. The public supermarket is extremely convenient, but it also draws substantial outside traffic into and around the property. This becomes especially noticeable during busy summer days when visitors are coming from the lakefront and nearby parks. Teenagers and other members of the public sometimes wander farther into the building, which can make the environment feel less private and uncomfortable. The building itself is beautifully designed, many residents seem pleasant, and the staff members appear friendly and professional. Unfortunately, the record of the board, management, and those in control tells a very different story. Their actions speak for themselves.

After our introductions Alexandra provided efficient and fast service that I did not get from the other 4 agents I was working with trying to move here to Chicago. I did tell her i was running out of time and needed to move within the next week, the quality of options and the variety if options was exactly what I needed to see as I was getting stressed with the whole "moving in the summer to Chicago". She was very transparent and when we were dealing with difficult realtors she was not hesitant on reaching out for me to find out what the hold up was on their end to really get me in a place that I was interested in. Alexandra would send me morning texts to check on statuses if I was getting emails replied and getting in touch with the home owners. She did a really amazing job delegating my stress and communication with everyone I needed to all the way until i was officially moved in. At times I felt i was probably annoying her and I apologized for being antsy and she told me that everything was ok and that there was no need for me to apologize. Her goal was set to get me through this process as smooth as she can make it for me.. I will be sending all my friends her way and i will not use another agent as long as I live here in chicago!
