I stayed at the Courtyard by Marriott Providence Downtown from June 12, 2026 - June 13, 2026 in a 1 King Bed, Sofa bed on the 3rd floor. The Courtyard by Marriott Providence Downtown is centrally and conveniently located in downtown Providence near Waterplace Park, steps from the Rhode Island Convention Center and within walking distance of Brown University, Johnson & Wales, College Hill, PPAC, Providence Place Mall, and so many other downtown destinations. The day before, I received an e-mail from David Alvarado, the front office manager, with a few helpful details about parking and dining at The Bistro. For the easiest route to the parking garage, enter 5 Memorial Blvd, Providence, RI 02903 into your GPS and it will bring you directly to the Union Station Plaza Garage located beneath the hotel. From there, elevators will bring you straight up to the lobby. The garage fee is $34.00 per night (plus tax.) On the day of check-in, I found the garage easily and got a parking ticket from the machine. When I arrived at the Front Desk, they provided me with a QR code for easy in-and-out access and told me to disregard the parking ticket I got from the machine. The check-in time at Courtyard by Marriott Providence Downtown is 3:00 pm and the check-out time is 12:00 pm. I arrived about 3:00 PM and checked-in. The staff checked me in and gave me keys to my room. The room had a view of The Rhode Island State House, the official capitol building of the U.S. state of Rhode Island. Marriott Bonvoy members receive complimentary in-room internet access and it's free to become a Marriott Bonvoy member. The Courtyard by Marriott Providence Downtown is proud to be one of the top pet friendly hotels in Providence RI. In the lobby, The Bistro offers breakfast and Starbucks beverages. The Market, next to the check-in and check-out counters, are open 24-hours offering snacks, frozen entrées, sandwiches, salads, and beverages. I purchased two bottles of water from here. The room had a mini fridge, ergonomic workstation, and it is a great clean and spacious sized room. Hair and body care by This Works was supplied. In Transit Shampoo and Conditioner features citrus, nutmeg and ginger essential oils to refresh and strengthens your hair. In The Zone Shower Gel and Body Lotion is infused with eucalyptus, patchouli and frankincense essential oils, to wash away the day leaving your skin nourished and moisturized. It smells so good. I really enjoyed my stay at Courtyard by Marriott Providence Downtown. The location was unbeatable. read more

Although the hotel is under going renovations we still had an excellent stay. The rooms were large and rather comfortable. The room we stayed in was really clean. The staff was very helpful with recommendations and by ensuring we were comfortable. The hotel had a very serviceable gym with treadmills, elliptical equipment, a few machines and free weights. The hotel was centrally located in downtown Providence. We were mostly able to walk to most of our chosen destinations. read more

I stayed at this hotel enough to know a thing or two! I know that it's very central to Rhode Island and you're able to access a lot of things that you need during your stay. There's several convenience stores, it's near the convention center, a movie theater, and there are a plethora of restaurants. The hotel itself is very clean with very spacious rooms m. The one caveat I will add is that it's kind of hard to adjust the thermostat. It's either Antarctica or the seventh circle of hell, otherwise great hotel and I would always recommend! read more

I am not impressed with this Marriott at all. Great location, convenient and can walk to a lot of great places. BUT watch out, they get you on parking here. $40 bucks to park overnight if you pay with the company or you can save a huge 4 bucks paying by the scan code inside. Be careful!!! The app wasn't working and then all of a sudden it could formed payment, but, it put us checking out the day we got there so when we scanned to get out of the garage the next day, it was asking for an additional $42 for a "late checkout"! The hotel is expensive enough and now I have to pay 62 dollars to park there!! WTF. No free breakfast either. The rooms are nice, the bathroom could use some care, wallpaper was peaking off and the very old tub with the old caulking in not the right shade. Bed was ok. Too soft for most people I think. I wouldn't choose to stay here again, not my favorite Marriott for the price of the rooms and parking and no free breakfast. read more

There is much to like about this Marriott Courtyard for a night or two; friendly staff, it's clean, in a good location, a comfortable bed and a reasonable price for a downtown hotel. But there are also areas that are in need of improvement; a musty mildew smell in the bathroom, ripped curtain in the bedroom, breakfast not included and an overall a need for an update of the entire guest rooms. So if you don't need a five star upscale hotel, Marriott Courtyard is a good choice to consider. read more

Reviews here were rough but we had a great 3-night stay here. Outdated for sure but wonderful staff, terrific location walkable to everything, and surprisingly quiet. Overall this was okay. Nothing fancy nor updated but it was okay. The staff was nice for the most part. Due to covid, your room isn't serviced everyday which I wasn't aware of. Pets are allowed which is nice and pleases know you have to pay $30 a day for parking. The breakfast wasn't buffet or automatically included. However when I booked, I got breakfast included. You get a voucher card and get to order a meal and a drink off the menu but it doesn't include any of the Starbucks drinks. The food wasn't the bes. This hotel is dated and unpleasant in many ways. The bathrooms are old; every time I pulled toilet tissue off the roller the entire unit pulled out (not all the way, but not stable). There was no microwave in the room. Last year my husband and I drove from Pa to Calif. and back. Literally every hotel we stayed in (Marriotts, Hiltons, Holiday Inn Express and Hampton Inn) had complimentary tea and coffee in the lobby all day. This place had coffee sometimes, but no tea. And I could only buy tea (for over $3.00) when Bar area open for breakfast, and when Bar reopened at 5pm. That really stunk for me because I only drink tea, not coffee, and I love a cup in afternoon. Also, every hotel we stayed in (as noted above) had a complimentary breakfast. Granted it was not top of the line food, but you could get a muffin. Etc. Not so here, you had to buy breakfast. You can self park in their garage, but they give you a 2inch x 2 inch piece of paper with the bar code to get out of the garage. You have to hold it just the right way with the fingernails of your index finger and thumb, and hope you could get it to work. It was so stupid. All in all it was not a good experience. We chose the hotel because it was a Marriott; but we did not have a Marriott quality experience. I will not return to this Marriott. read more

In early September, our train from New York to Boston was stopped in Providence late at night due to flooding of the track and area ahead so we booked a room at the Providence Marriott Downtown to hopefully be able to resume our travel in the morning. Our stay was shockingly bad--from the attitudes of the employees to the condition of the room. Everything reflected such a pervasive lack of care that it must be a top-down management issue. * SHUTTLE DRIVER: It was pouring rain. The shuttle driver that came to pick us up at the Amtrak station drove past us--so we had to walk to him--and then he made no effort to help us with our luggage. He didn't even open the back of the van from inside. Instead, he just sat there as we struggled to lift our luggage into the passenger area of the van, where there were no luggage racks, while negotiating our umbrellas in the rain. When we got to the hotel, he again made no move at all to help with our luggage. * NIGHT-TIME CHECK-IN FRONT-DESK CLERK: She was not warm or welcoming, and barely helpful. Not quite how Marriott advertises "Bonvoy." My husband's sister had tried to book the room using her Marriott points to help us out in this emergency but the points did not go through/could not be accessed. The desk clerk was not concerned or helpful. *THE ROOM: The room was old, with mismatched furniture, no plugs on one side of the bed so either my husband or would have had to plug in our phone somewhere else in the room. *THE BATHROOM: - Had worn, thin towels , - Had mildewed grout, and - Had mildew at the bottom of the shower curtain *THE ENVIRONS: We were so tired an just wanted to get some sleep before resuming our interrupted trip home in the morning. It was after midnight when we went to bed only to then hear extremely loud banging sounds coming from outside. We listened for awhile to see if it was just a momentary thing--but it continued. We called down to the desk and the new clerk who had come on after midnight informed us that unfortunately there was road work being done right next to the hotel and nothing could be done about it. *THE COST: $284 for the night. Outrageous--especially given all of the deficits. When we got back to Boston, my husband contacted Marriott to let them know that our room and our stay had not been good--especially given the price and how Marriott advertises their philosophy. The manager sent a banal email that he was sorry that our experience was disappointing but that he hoped we would stay with them again. That was it. Really??? Horrible, horrible, horrible. We had to leave in the middle of the night and could not use our room, because there was a broken AC unit in our hallway that sounded like a tractor trailer truck. Front desk employees seem tired and disenfranchised. None could help us get a room on a floor without the intrusive noise and none seemed to really care. zero apologies were offered. we were told to call the manager in the morning. we did, but none were available... are you seeing a pattern here? nothing is their responsibility and no one has any power to help. AVOID this trash heap at all costs. they just want to take your money and could care less whether you can actually use your room as intended. Boo! HISS! read more

Probably the worst hotel I've stayed at with Marriott. I had booked a reservation and confirmed it in advance with Julianna. When checking in, front desk girls were having a conversation and once finished turned to me and said "yea?". I told them I was checking in and those girls refused to even look me up. Said many times I can't check in until 3, the proceeded to say there's no rooms available. They gave me the hardest time until I asked them to look up my reservation. They eventually did and said there wasn't any notes for a late check in. They asked who I spoke with, and I said Julianna. She must've felt stupid af because the front desk girl IS Julianna. Didn't say another word to me and gave me my room keys. She even altered my reservation and had me check out early. Julianna is the most unprofessional and rudest person. Looking miserable at the front desk is not a good look for your hotel. read more

Centrally located hotel, walking distance to the mall and a few other places. Its paid parking and a bit of a pain when you checkin because the parking lot requires a card. So first you gotta checkin - nowhere to park your car so someone has to stay behind in the car while you figure that out - then you have to drive around the block to the parking entrance and take an elevator back up to the lobby... then another elevator to your floor. Its not a big deal, but when you just want to get going its annoying. The rooms are decent size with minimal amenities. Bathroom showers were not great as the drain ran super slow and the shower filled up with water quickly. For a quick 2 night stay it wasnt a big deal, but i prefer the other marriott properties nearby for better bang for my buck. read more

My father came to visit from Georgia and was unable to do the stairs at my apartment so we checked into the Warwick location on Tuesday, May 30, 2023. At this time, we requested every other day room service. At check in, we requested extra towels and pillows sent to our room as my 81 year old father, who had lung cancer and part of his lung removed, requires them to sleep sitting up. We left for several hours and retuned later that evening to find that none had been delivered to the room. i went back to the desk to ask once again and my father went to the bar in lobby for a drink. While we were gone, pillows and towels were delivered to the room. The pillows however, only had the pillow covers on them no pillowcases. I went back to the front desk to request some pillowcases and was handed what I thought were two pillowcases. I return to the room and I found out they were pillow coverings. once again I returned to the front desk to return those and gather pillowcases. I put them on myself. The next day, after returning from bringing my father to the cemetery to visit my mom and change the flowers, and running several other errands, I went to take a shower, and after letting the water run a minimum of five minutes, there was no hot water. My father and I went to the lobby to talk to them at the front desk about this. We sat down in the lounge, and they assured us that they would work on fixing it, or move our room. After a time the desk manager came over and informed us that the water was fixed better than it was, but not super hot. Apparently new parts had been replaced, and none of the water was working as it should. Fortunately, the water was warm enough for showering. The following day we took off early in the morning for a memory tour of my father's Navel career and our family's old home in Connecticut. We were gone the majority of the day. That evening, when we returned back to the room, around 6pm or so, we found the room had not been cleaned. The dirty towels were still in the bathroom, the beds we're unmade, and all of the garbage cans were full. I went to the front desk about this concern, and their response was to hand me clean towels and garbage bags so that I could empty out my own trash. to me this was the ultimate insult in infuriated me more than anything else at this point. I empty the trash into one bag and placed it outside in the hallway. The trash was still out in the hallway when I went to bed that night. The point of staying here instead of being at my home or one of my siblings homes was so that we would not have to worry about the small amenities we expected as guests. I would also like to add that the pool and sauna have been unavailable this entire stay. When I inquired as to when they would be opened, I was told they had no way of knowing when it would be available for use. It would be under maintenance for a while. I will not be recommending this establishment to any of my friends or family in the future. There are far too many other choices in the area. read more

Booked a room here for 1 night on a Friday - Saturday. Great location! In the heart of Downtown Providence, you are mere steps away from the Providence Place Mall, Riverwalk, Bank of America Skating Center, the list goes on. The only downside. . . parking. Don't expect to pay less than $20 for any garage in the area. Check in was quick and efficient, though the staff could have been more helpful when inquiring about the whole parking issue. The rooms are standard rooms. . . ours in particular was a 2 queen. Nothing special, television, desk, bathroom with the basics. Of note, the windows had no screens on them, so when opened, one could easily fall out. Being grown adults (though sometimes age doesn't affect action) this was a moot point. We asked for an extra cot and refrigerator for the room, both of which were delivered within 30 minutes of arrival. Visited the pool area, and only went in the hot tub. Loud kids jumping and splashing in the echoing, largely windowed area. Definitely not relaxing, but fun none-the-less. I would stay here again if need be in the future, its convenient nature boosts its appeal. read more

The staff were nice but the hotel could use some work. For starters it's just a little outdated but the real issue is the odor problem. On several floors there's a mildew smell. You can smell it in the rooms but not as strong as it is in the hallways. I thought it was just my floor but after talking with another group in the bistro area I discovered they had a similar issue. I booked this hotel recently since it had a very convenient location that was perfect for me. It was easy to get to from the airport and check in was quick and easy. The room was pretty standard fir the brand with the bedroom feeling fairly updated. However, the bathroom did not seem the same way. It is easily the worst bathroom I've had in a hotel over the past couple years (to be fair I stay mostly at Marriott properties, so the standard is high). There was a musty/rank smell in the bathroom that was impossible to ignore, bathroom felt dark and dingy, and when in the tub my head was literally an inch from the ceiling (which I do not like) and far above the shower head (which I'm ok with/used to since I'm tall). On top of that the shampoo had a very very very minty smell and feel and kinda burned.... Having stayed at a few different courtyards over the past few months, I think this is a step below the rest and needs some more renovations for the bathroom. Will try to avoid staying here again since I think there are better options. read more

Hotel was OK room was clean... but the king size bed and pull out couch do not fit four people they fit three people. The pull out couch is extremely small it's only for one person. They charge a lot of money for those accommodations. The staff on the other hand...the security guard sat there and did nothing, ate chips and looked at his phone. The front desk was kind of rude probably overworked. The front desk and the security guard didn't get along. We were with a few children one of them knocked over a small vase that you could find at any target for $25 and they charged me $200 meanwhile the security guard could have stopped them from playing around but refused. Not The greatest experience. It is a dog friendly hotel and you couldn't tell that it was. Didn't smell etc So that is a plus. read more

I was visiting Providence on business. The front desk supervisor chose to pose as a manager & was very disrespectful. I called back the next day to cancel my reservation. I spoke with the ACTUAL manager Cathy who was professional. Against my better judgment I checked in and had hundreds of dollars of merchandise stolen out of my room. The guest service & house keeping managers LIED and said no one stole my items & perhaps someone from the neighborhood got my key and came in. Police report was filed. One thing I think you must know is the rooms with a joint door to another room- the walls are rather thin and I think that makes them even thinner. I could hear every conversation and the neighbor snoring (haha). Other than that, my room had great cleanliness- even the sheets smelled clean. We had a problem with our king size bed and the hotel didn't even blink an eye. The issue was if you sat on a particular side of the bed the whole mattress would lift up and you you fall off. How do I know, well at the end of a very long day of traveling I plugged my phone in and went to get into the bed. As you usually do I sat down first and was thrown forward into the wall and landed on my butt. It was too late to go down stairs and ask for another room so as long as my SO wouldn't get up in the night and I didn't get to close to the edge of the bed the mattress stayed put. Worst nights sleep since having a new born, I was waiting to fall off again. The next morning durning check out I told them what happened and showed them a video of what the bed does. The lady behind the desk just looked at me and said "thanks for telling us, here is your receipt". No are you ok? How badly did you get hurt? Can we comp you in any way, Nothing! If I was any older I could have seriously gotten hurt, instead of the bruise on my arm. At that point I just wanted out of the hotel and get to my location. I wish I could give zero stars to this hotel. We live in downtown providence but needed a place to stay for a couple of days between moving out of our apartment and graduation. Most of the other hotels were fully booked due to Memorial Day weekend and graduation, so we planned to stay here for two nights and then check into the Omni for the rest of the week once a room became available there. Long story short, we checked in and got to the fourth floor which REEKED of cigarettes. It was unbearable even with a mask on! Didn't even make it to the room before turning around and leaving. We went downstairs and told the lady at check in who stated "it's a non-smoking hotel but we can't stop people from smoking if they want to". What?!? We left and walked to the graduate hotel and booked a room for the week (for only $30 more per night). Courtyard Marriott PVD is the worst hotel downtown. Disgusting. read more

As a Marriott Titanium member, I have stayed in more than my share of hotels. The staff here tries hard, but it obvious that they weren't trained very well. Unlike their manager, who refuses to interact with customers and address problems. If the GM isn't front and center and leading by example you can't exact the staff to satisfy customers. Folks, there are plenty of hotels in Providence that care about their guests. I would suggest that you try one of those. read more

Upon arrival, we were happy to find a room that appeared modern and clean. The shades closed completely and blocked the light - great! The beds were a bit too squishy for us, but we realize that's subjective. A closer look at the sheet revealed what looks like mascara (?) all over the sheet - gross!! The body wash in the shower was completely empty, so we went to the front desk and were told that there was none - it was on back order. Two other people standing near us also told us theirs was empty as well. If the body wash was on back order, don't you think the hotel would have put a bar of soap in the shower, rather than getting in and realize you have to get out dripping wet to get the soap from the sink area?! This hotel was equal to a low end econolodge. Elevator were constantly shut down and unavailable. $30 for parking and refrigerator froze $600 of insulin along with anything else you put in it. Management offered no compensation or help in replacing it. No free breakfast but given the ability of the staff, that may have been a blessing. No microwaves in the rooms and of course the tv remotes were next to useless. Better off sleeping in the park outside with the homeless. We stayed here last Friday night, came in from Boston for a game at the Dunkin' Donuts center and decided to stay rather than drive home. Booking was so easy!! When we arrived, the front desk staff was amazing. They were kind, compassionate and knowledgeable! They gave me top floor for my birthday (so sweet) and any questions we had, they were able to handle! The room was nice, spacious. We got a king size bed with a sofa. Very clean! No odors. The toilet was acting up, but we opted to not move rooms as we could easily deal with it. There's a Starbucks right in the lobby. Parking was easily available! We walked to Providence Place mall and to the Dunkin' Donuts center. 10/10 would recommend. read more

Great location - can walk to several restaurants. They have a kitchen so they provide breakfast in the morning (for a fee). I had a free nights stay through the Marriott so we chose to stay there on New Years Eve so we could be in the city. Hotel was very clean and the room we had was large. Parking was $26 a night but that's typical for a hotel in a city. New Years Eve is not a good night to stay at a hotel if you want to sleep. I brought ear plugs but at 3:00am, I had to call the front desk on our neighbors. I apologized to the front desk for calling but come on - they were adults and it was 3:00am AND, I had ear plugs in but they kept waking me up. The front desk apologized and took care of the matter and within 10 minutes, I was back asleep. read more

First, the bad: The windows are not sound-proof. You can here the traffic. You can even here the beeping of the crosswalk signal! At first, I thought a window must be open. I could hardly sleep. The hotel is located right off the ramp to 95. So there is a lot of traffic. The fitness center is poorly equipped and old. The refrigerator only cools 2 hours at a time. You have to keep pressing a button to renew the refrigeration. Very annoying! No safe. Parking is $26 a day. The good: Nice rooms. Comfortable beds. Good free WiFi. Right next to Providence Place and the conference centers. Snack store. Small Starbucks. Good restaurant. read more

Disclaimer: I haven't actually stayed at this hotel but wanted to give them a shoutout On November 29th, I was heading back to NYC and was waiting for my bus to arrive. I wasn't feeling well and needed a bathroom. This is always an ordeal for me because I have IBD and a lot of businesses don't have a public restroom so I carry around a card to show to people which explains that I have IBD and absolutely need access to a restroom. This has been even more difficult during a global pandemic. I showed my card to the woman at the reception area and she was beyond nice enough to let me use the restroom and I cannot thank her enough. My bus ride was 3.5 hours long and I was able to comfortably sleep through the ride without worrying about my stomach issues. She really did go above and beyond (wish I had asked for her name!). read more

Solid Marriott in the heart of Downtown Providence. We've stayed here twice so far, both times because we were going to a Friars game. This is a great location that's walking distance to lots of great restaurants, the Dunkin Donuts center and Providence Place mall. Bonus points for being right off the highway, even though your GPS may get a little confused since the hotel entrance is on Exchange Street...but the garage most people park in is actually on the other side of the building. The hotel is clean and organized. I like the afternoon Starbucks coffee in the lobby. Definitely try to get a higher floor when checking in. The first time we stayed here we were on the 1st floor and it was so beyond noisy because of people walking up and down the hall. This time were on the 7th floor (the top floor) so there was much less foot traffic. While the rooms are spacious, bathrooms are small though. And our recent room didn't have a closet! It was very strange since we had no where to hang our coats. The bed was very comfortable so I guess I'll let that slide. Of note, the cafe downstairs is awesome. We grabbed breakfast there both days since it we preferred rolling downstairs in our pjs rather than freezing to death outside in the cold. They have grab and go food but my favorites were the hot food choices they prepare fresh. Both the oatmeal and the egg white bfast sandwich were great. We decided to stay here for a weekend in Providence. We've stayed here in the past, and each time, enjoyed our stay. But this time, our experience was less than ideal. Upon arrival, we noticed that the parking lot to the right was blocked off. After carefully maneuvering my car around parked cars, I managed to find just one of three available parking spaces. Then we checked into the hotel. Despite reserving a room on a high floor, they first gave us a room on the third floor. We immediately rejected this room and requested a room on a higher floor, eventually getting a room on the sixth floor. As before, the room was clean and comfortable. We stayed here for two nights. The first morning we went downstairs for breakfast. There was a long line at the breakfast ordering counter. The back of the counter staff engaged in sheer chaos trying to fill orders. No one was taking orders at the cash register. I ordered oatmeal as a part of my breakfast. After waiting over half an hour, and enduring excuses that the "first batch didn't cook properly, so another batch had to be made- sorry for the wait" I finally received my oatmeal- a sorry mess with blueberries floating over a lukewarm liquid. I immediately rejected this atrocity and got one of their blueberry muffins instead. During our stay we had to endure teams and parents trying to control their kids- there was something of a cheerleading competition taking place in town. It was Saturday night, and we wanted to have a glass of wine prior to retiring for the night. But, alas, the bar was closed! What establishment does that on a Saturday night? We did have a nice time in Providence. The RISD museum was fun, and Gracie's once again served up a great dinner. We hope that management gets its act together because we do like the location of this hotel, and the rooms remain decent and clean. read more
