The maintenance team very helpful and friendly they're always around cross creek good apt

When we were new to this place, the unit below us got a leak coming from the bathroom of our apartment (they are no longer staying there, by the way). This should have been fixed before we came. Maintenance had to come to our place a few times and run the water to the maximum for more than 20 minutes to diagnose the leak. No apologies for the inconvenience and wasted water that I have to pay. After that incident, one of the toilets had issues draining and flushing. They couldn't fix it for couple of days even if it's urgent. Aside from it not usable, it smells. There were other incidents after that like the shower knob in the other bathroom leaking (when we just moved in not too long ago) and the dishwasher having a lot of molds in it because it was not heat drying even if you press the heat button every cycle. It took two service repair request, calls, and an email to get the dishwasher taken cared of, that is, more than two weeks after even if I was promised by the first maintenance guy that he will come back to change it. Following the second dishwasher service request, I overheard the other maintenance guy said that "we should just change this, it's way more than 10 years old." Although he initially talked me out of it saying it's just dirt, not molds. He stopped when I told him I'm a nurse and I know how molds look like. There was also issues with their payment system and methods of payment. They will lock you out in the system if declined and have their way of how you should pay it instead of make it easier for you to fix the problem, and harass you with letters inserted on your door. Or give you a P.O. Box that's not reliable. For example, I sent a payment March 5th (when I learned payment got declined), out for delivery March 7th and it took until March 24th (nobody had a clue where it went) for the payment to post and that was of course, after I called them again after a series of previous calls. Despite of the copy of the payment I emailed, they will continuously harass you with letters. I was also informed that once payment is posted, which was yesterday, that the online payment system will work right away yet I have to call to remind them again. I was promised that it will take a few hours as the manager is busy. Guess what, I have to call again today after waiting for couple of hours yesterday and be given a lecture about paying the rent on time even if they were provided the check number of the April payment through yesterday's call and through the resident app. The check was sent on March 19th and additional fee sent on the 20th by my bank. Fast response on maintenance! Jose and Cisco were very friendly and helpful. Had an issue with the dishwasher not draining and placed a maintenance request last night. They came early this morning and replaced the dishwasher with a brand new one since it was not functioning. They even told me that the garbage disposer was leaking and replaced that one as well! Thank you for all your work during this time! I appreciate the timely response and great advice for the dishwasher on the rinse aid! I have lived here for several years and finally got a new one! I recently had to have some repairs done in my home. I submitted all my tickets online which makes the process easy, but I also called in because I needed to have someone come that same day to go over the list. I was extremely happy that they sent someone within the hour. Beto basically knocked out all of my work orders within an hour. He is so efficient and understood my needs right away and was able to fix everything except one thing but only because it needed to be ordered. I feel very lucky to have a wonderful maintenance staff here at Cross Creek. Shout out to Jose as well as he has come by and helped me out multiple times with repairs. read more

Location, Location, Location! Cross Creek apartments have a great location. The park is located right next to the apartments and the Woodbridge lake within walking distance. This is now a hidden gem since the Woodbridge village shopping center has gone through upgrades. As the cross creek apartment staff goes... They are all VERY helpful! When I call to have something fixed at my home I know that by the time I get back home it would already be taken care of. I have been living here almost 10 years and Juan the manager has been a great help when it comes to my homes maintenance, always making sure that when I call for maintenance to check for any other thing that might not be working correctly and making sure every maintenance is done asap. read more

I've lived here almost 4 yrs and my rent is up almost 1000k. They raise it so much as soon as your lease ends you can't afford to live here. Irvine company does care that you've been an excellent tenant that has paid your rent on time every single month. There is no washer and dryer in the units. When their carport fell on my car and totalled it due to another tenant and said tenant insurance could not cover my damages Irvine Property did NOTHING for me..even though their structure fell on my car. I should have hired a lawyer but too exhausted as a single mother. Instead they keep raising my rent over 200 each time. read more

Lived here for 3 years and this place is a hidden gem in Irvine. It's walking distance to Woodbridge community park, both north and south lakes, and the Woodbridge town center. The repair and maintenance staff is amazing. Every time I put in a service request, they get to it within 24 hours! There's also an onsite gym with new machines, and is kept pretty clean. Minus one star for the continuous annual increases in rent and absurd move out expenses incurred, but that's Irvine Co. for ya! read more

I have been here for almost 4 years now, it is a wonderful place to live. We are close to schools, shops, churches, and entertainment. It is family oriented place, has a year round heated pool, and a nice gym. If there is any issues with your particular unit, the friendly staff and maintenance crew are there to fix, repair, or replace, usually within the same day. Just the other day they fixed a couple minor things and got us a new faucet and microwave, we were very pleased. Thank you. read more

The management team and their responses are not what I expected from my experiences with the sales teams from other Irvine Company rental properties, such as Park West. The sales team creates the impression of professionalism, excellence, and service, but the management team is almost nonexistent and conveys the message "I don't get paid enough for this job". The residential services needs more improvement. The model homes for showing had wood floors, and the salesperson said our home would look exactly like what we saw, but when we move-in it was carpet, so we did not get what was told. The utilities are higher than the ballpark estimates and include weird charges.. using shady third party billing. The business is not as transparent and ethical as I imagined to be. The sales pitch and tactics will not mirror your living experiences, so please conduct a thorough research, and inspect the unit before signing the lease. Once you sign the lease, you're off the salesperson's hands and there is little support from res services. read more

6 months so far in that place and it's been very nice. I've been in 4 different condos in Irvine before, and it's by far the most quiet and conveniently located located of them all. I'ts walking distance to lots of key businesses like Movie theater, supermarket, B&N, coffee shops and more, nestled in between two lakes and a great park. It's far from any road so there's not a single noise at night. People from the Office are very diligent and courteous too, always checking that everything's Ok. Woks/repairs gets addressed in less than half a day too and the guys live on site, so they do take good care of the place. The pool and common areas are always pristine and daily maintained. Worth noting that it's a very small condo in Irvine, so there's a nice community feel to it and people from the management Office manage this place like their own. I will agree with an another review that the outside doesn't look very flattering, mainly because of the paint color which looks outdated already and not clean even if fairly recent. Definitely worth the move and the rent price. read more

I had lived at Cross Creek Apartment for three years. I really enjoyed living at Cross Creek Apartment because of its wonderful location as well as the kind staffs. Especially I would like to express my appreciation to Mr. Julio Rodriguez, because of his kindness and support. Whenever I asked the maintenance service in poor English, he understood what I requested. Even though I explain 80% of what I needed for the maintenance service, Mr. Julio Rodriguez always understood 120%. Today I got a call Mr. Julio Rodriguez that I will receive a check of my deposit. The deposit is expected to be refunded after 21 days since I moved out, but Mr. Julio said Cross Creek Apartment will refund the deposit only within 12 days. Cross Creek Apartment did not charge me the cost for painting because I lived for three years. I would like to recommend Cross Creek Apartment to those who are looking for an apartment, right next to a big park, good neighbors, kind staffs of the leasing office, and very close to a good high school. read more

My kitchen sink could not drain one night in my first month of residence here in the community. The worst is the dirty water flew up from sink and overflow into my kitchen. I didn't know how to deal with the emergency and I left message in the urgent voice box of the community. Beto was the maintenance guy who came in 30 minutes to rescue me in the night. The water sunk into the sink right before he knocked my door. He ought to did some work outside of my apartment to relief the draining problem. He helped me on cleaning some dirties together. He was so nice and I really appreciated for his immediate assistances especially it was night when he supposed to rest. Appreciated, Beto! read more

My apartment is really nice and I love the area and apartment complex in general, but the management office is absolutely terrible. They won't return calls or emails. I emailed my leasing agent three separate times about picking up my key and she confirmed every time that my key would be ready for move-in and when I came to move in, they not only didn't have my apartment keys, the leasing agent hadn't even TOLD management that I needed keys. Quiet, clean, centrally located to most things in Irvine. Park and lakes are next door. Bike path is across the bridge. Staff are friendly and responsive. No major complaints. Generally a very nice place. 5 stars for the staff and location. Residents destroy the laundry rooms on the weekend, Sunday especially, so don't do laundry then. On top of rent, budget $20/month extra for common area maintenance and trash, $30 for electricity, $45 for sewer and water, $30 for internet (~$63.99/mo after your "intro" 12 month price), and $15 for gas. Total extra is about $140 on top of rent. Just beware of this if you have previously lived in other apartments in where sewer, water, and common area maintenance are included in the rent. The internet is provided by Cox, which is a monopoly. You have no other options. There are data caps, overage charges, and the speeds and price are straight from 1997. When I moved in the cheapest plan for internet only was only 5 Mbps down. After your initial 12 month introduction price, your bill will skyrocket -- increase over 100%. At that time, you have three options: switch to a new user on a new account, argue with corporate human shields at customer service, or take it raw. 3 stars overall because: 1) Cox internet only. 2) I'd rather have all my fees rolled into higher rent and have fewer bills. This is an apartment, not a house. 6 bills a month, including rent, is okay, but annoying. I'm just used to 2-3. read more

Just got some maintenance done yesterday evening by Juan and Derrick and their work is phenomenal. They replaced our microwave with the latest and greatest and did a quick professional job. These gentlemen are the best it gets. Highly recommended. They also replaced all 4 stove range drip pans with brand new chrome ones. Juan also took out my trash for the heck of it. Unbelievable property hidden gem in Irvine. Located by great schools parks 2 lagoons, tennis courts, big park in back, little tot lot, workout room, trails for biking, close to stores and food. It's an amazing little community and staff and managers are awesome. read more

It's been several years that we are tenants in this complex. We love it here but the rent goes up every time we renew the lease. I moved in almost a month ago. I am very satisfied with the location of the apartment: it is close to several shopping centers. I found the rent to be fair. A big plus for me -for my daughter- was being literally next to Woodbridge park where there is plenty to do. Management had informed me when a favorable unit became available which was nice. Several outlets did not have power when I moved in but they were fixed fast once reported, the same day I reported. It has been very quiet so far. I like the fact that the entire complex has about 150 units: not very crowded. Couple of negatives: I don't like is the entire building exterior, stairs to the second floor, the access on the second floor are all dark brown which is not inviting. Also to arrive some parking spots, including mine, you need to drive around the complex. I am not sure however, if there would be a solution for that one. Overall I recommend cross Creek anyone who is looking for a quiet, fairly priced, and central (to shopping and parks) living. read more

Excellent staff & customer service care. The office representative team provides quality and knowledgeable service. The maintenance team does an impeccable job and is always thorough and precise with their work. I placed a maintenance request a few days ago and was able to to get serviced immediately the same day! Not only that but the office sent their top maintenance representative Mr. Beto who has a reputation for doing a great job and is very respected among all of the tenants residing here for his ongoing outstanding performance. Beto went above and beyond and fixed every maintenance issue I had and even gave me tips on how to make sure the same problems dont happen again. Love my apartment! Looked at several complexes before choosing this one. There's a huge park behind the complex and a short walk to the Woodbridge Village shopping center and access to both lakes. You can walk to the local elementary school using the bridge over Alton and only cross 1 street the whole way. You don't need to cross any streets to go to either lake. Can't ask for a better location. A few times a year there are special events like a Luau by the pool or special treats- food trucks etc. My all time favorite was a surprise breakfast on my way to work! I noticed a few employees standing by the exit and entrance into the complex. Breakfast burritos, fruit and orange juice were packed in little brown bags waiting for the residents! Requests for Maintanance are handled immediately. Grounds are clean and well maintained. Couldn't ask for anything more. So impressed by the attention to detail. read more
