The Row is legit. This is coming from me who has exquisite…read moretaste in pretty much anything and everything. Just being honest. Facts are facts. I've lived in some of the nicest most luxurious apartment communities in Orange County including Halcyon House, One uptown Newport and the Royce. Even though some of the others have better "location" there is no disputing that. I believe the row has the best bang for your buck and overall the best experience. Lived at The Row at Red Hill for about a year now and it's been a great call. Location is hard to beat -- quick access to the 55 and 5, and having the onsite retail means a lot of errands happen without ever getting in the car. The amenities here are genuinely top notch -- the gym and fitness area are some of the best I've had at an apartment community, and the rooftop pools are a huge win, especially living in SoCal. Those two alone get a ton of use from me and they're kept up well, which honestly matters more day-to-day than people expect. The gym is probably as good as it gets for OC as far as apartment communities are concerned. But the real reason I'm writing this is Jose and Margarita. Jose handles the outdoor common areas -- streets, the dog park, landscaping -- and it's obvious he takes pride in it. The man does not play around, he does the job perfectly. The grounds always look sharp, not just "fine." Margarita covers the parking garage and building hallways, and same thing: consistently clean, no slacking, every single day. It's easy for property management to talk about amenities and community, but what actually makes a place livable is people like Jose and Margarita showing up and doing the work right, day in and day out. That's the difference between an apartment complex that looks good in photos and one that's actually well run. This one's the latter, and a big part of that is them. Honorable mention to everyone else. The leasing staff as well as resident relations team are always super nice and professional. Five stars, easy recommend.

My wife and I moved into The Row approximately one month ago, and unfortunately, our experience has…read morebeen extremely disappointing--especially considering this is the most expensive apartment community we have ever lived in. Since moving in, we have dealt with an ongoing ant infestation throughout our unit, primarily in the kitchen. We have found ants around the stove, microwave, cabinets, countertops, and numerous other areas. This is not an occasional ant or two; it has been a persistent problem that has made us extremely uncomfortable in our own home. Management has sent pest control to our unit twice. The first treatment did little, if anything, to improve the problem. Pest control returned two days later, and we were instructed to leave our home for four hours following the treatment. What concerned me most was how quickly the second visit appeared to be completed. After letting the technician into the unit, I left to walk my dog and briefly stopped at our vehicle on the second floor to drop something off. I was at my vehicle for approximately 30 seconds. By the time I reached the first floor, the technician was already downstairs with me. Based on that timeline, he could not have been inside our unit for more than a couple of minutes. I do not understand how an entire unit with a widespread infestation could have been thoroughly inspected and treated in that amount of time. I have repeatedly expressed my concerns to the leasing office, but the only solution offered has been to send pest control back yet again. No meaningful alternative, cleaning assistance, rent or fee consideration, or other accommodation has been offered despite the continued disruption. I work from home and have meetings and important deadlines throughout the day. I cannot repeatedly vacate my home for four hours only to have someone seemingly spend a couple of minutes inside without resolving the problem. It's already been 2 times and there's no improvement and quite frankly, it seems like a "sucks it's your problem, but thankfully it's not mine" type of mentality. At this price point, we expected a much higher level of service and responsiveness. Instead, we feel that once our lease was signed and our rent was secured, our concerns stopped being treated with urgency. We are not asking for special treatment--we are asking for effective pest control and a management response that reflects the amount residents are paying to live here. I've had a PLETHORA of ants crawling on my back, face, etc. and I'm over it. Based on our experience during our first month, I strongly recommend that prospective residents ask detailed questions about pest problems and how management handles unresolved maintenance issues before signing a lease. I sincerely hope management takes meaningful action to resolve this situation, and I will update this review if the problem is properly addressed.

I'm really conflicted writing this because my boyfriend and I actually like our apartment and the…read moreoverall vibe here, but the amount of misinformation we've dealt with in just 4 months is honestly unacceptable. When we were apartment hunting, a huge selling point was being told that each leaseholder would get 7 guest parking permits a month. It sounded like a decent plus to the nightmare parking situation (virtually no guest spots or street parking in general; $150/month for an extra parking spot with a year-long waitlist). Instead, we found out the leasing agent completely LIED to us--it's actually 7 permits PER household, not PER person. I know we did not mishear this during the leasing process and that we were explicitly told we would receive 21 permits in total for the 3 leaseholders we had for our unit. When I brought this up, management admitted we were lied to, but they didn't even offer a single solution or credit for the $10-per-pass fee we're now stuck with. It feels like they'll say anything just to get a lease signed. The lack of communication between the office and security is just as frustrating. I've been kicked out of the "24-hour" business center TWICE by security because they weren't told the correct hours. I actually had to email a leasing agent myself and show the security guard the email on my phone just so she'd believe me--and even then, she took a photo of it like she still didn't trust me. It shouldn't be the resident's job to train the building's security on their own amenities! On top of that, we've already had to re-sign our entire lease two months after moving in because the office messed up the numbers on the original documents. While the unit itself is modern and I appreciate the gym and the package lockers, the "unseen"parts of living here are exhausting. The fire alarms go off at 3 AM for no reason, the power has flickered out multiple times, and it took around a week to get a working microwave when ours died. I still have 11 months left on my lease, and I'm genuinely worried about what else was a lie or what else will break. I'm mostly upset that they admitted we were lied to by their agent and took no action to make it right with us. If you're looking to move here, I'd suggest getting every single promise in writing, because their verbal word doesn't seem to be honest. I will keep this updated.

The lobby/leasing office/mail area really makes a grand impression when you first see it and it stands out above every other complex that I have toured. Flooring/thickness: 2/5 Soundproofing of the flooring in the unit above gets a 0/5 You will hear a dog running back and forth. You can definitely hear anyone without slippers or if they drop something on the floor. and it's horrible if they have people over. Luck of the draw here of your neighbor. I was lucky the first 24 months, but now I have to move because of this as talking to them didn't help. It's "just apartment living" is how it's dismissed. It's constant sounds 16 hours a day now and unlivable for me as it constantly occupies your attention even until 2 AM. You will need to get a top floor as the noise leaks through. The adjacent wall sound isolation gets a 4.5/5 You will rarely hear them unless a sound speaker is cranked up or if the sounds leak in from the hallway. Noise pollution: 2/5 -Outside facing apartments will get the freeway noises of loud cars racing down the freeway. -Mall facing apartments will get loud cars without mufflers and motorcycles. -Inside facing apartments will get parties or pool sounds and kids screaming Air Quality: 3/5 Obviously close to the freeway, you can see black particulate that isn't dust build up atop your car. Ventilation fans and the front door also pull in smoke and grilling smell from people cooking in the patio if your apartment is in the path of the natural draft. No keys or code panel entry. On-site Leasing Office and Patrol: 5/5 They're onsite and responsive. Most places are outsourced, or off-site. Overnight patrol as well for security. Charles is great at the leasing office and helped me with a transfer. Intrusiveness: 3/5 Odd one but they will need to enter your apartment even if you are not home almost every 2 months due to annual inspections with more than two days notice: Fire Alarm, HVAC, Dryer Cleaning, Water Meter, Smoke Alarm, Appliance Inspection, etc. Walkability: 3.5/5 The closed off wellsfargo lot and missing sidewalk, and mall construction lower the score a bit for the area around, but there is still a mall you can walk through. The closed off wells fargo & missing sidewalk somewhat impedes the walkability to the local mother's market and chipotle. This remains a 4/5 after touring 18 more complexes in the local 10 miles. The score stays high as I've chosen to move within the complex for a continued stay and to avoid the annoyance and costs of fully moving. If you are sensitive to noise, this might lower to a 3/5. If I were not already here, this would still be in the top 3. It takes a lot for someone to review or bother to update one but i am annoyed enough to do so.

I was never late on my rent because my payments were set up on autopay. What is frustrating is that whenever management wants money from you, they have no problem texting, calling, and emailing repeatedly. But when it comes to communicating important information that affects you financially, that same level of communication seems to disappear. During my last year there, I was charged an additional $265 per month for a month-to-month rate. Not once did management have the courtesy to call or email me to clearly explain why I was suddenly being charged hundreds of dollars more every month. After living there for five years and consistently paying my rent, I expected much better communication. The amenities were another disappointment. The bowling alley was constantly out of service, the pool was old, and other equipment and amenities seemed to work one day and be broken the next. You are paying for amenities that you cannot consistently use. I also went through an extremely disturbing incident while living there when someone fell from a balcony and landed on my patio and died. Despite how traumatic that experience was, I never caused problems for management or used it as a reason to complain about the property. At one point, I asked about transferring to a two-bedroom apartment. Management told me there was only one available and that I could only see it on a Friday. I waited a week, called that Friday morning to confirm my appointment, and suddenly I was told the apartment had already been rented. How does that happen when I was specifically told to wait until Friday to see it? In hindsight, I am very glad I did not transfer into another unit there. That same day, I gave management verbal notice that I would be moving out. They asked me to submit the notice through their portal, but, as happened often, the portal was not working. I ended up sending the notice directly by email. During my final week, I contacted management to make sure there was nothing else I needed to do before moving. I was then told that they supposedly had no record or knowledge that I was leaving and wanted to charge me for an additional full month. I had already committed to and was paying rent at my new place. I had to escalate the situation to higher management just to get the additional charge reduced. Even after escalating it, I still ended up paying for approximately 10 extra days that I did not expect to pay. Now, after moving out, they are asking me for even more money for cleaning, after already using my entire $500 security deposit. I expected to receive at least part of my deposit back, or at the very least walk away owing nothing more. I originally did not want to post a negative review after living there for so many years. However, after receiving repeated communications asking for more money, I feel other people considering The Marke should know what my experience was like. After five years as a resident who paid rent on time, I expected basic communication, reasonable treatment, and some level of appreciation for being a long-term tenant. Instead, my final experience was stressful, expensive, and extremely disappointing. I would not recommend The Marke to anyone looking for a place to live.

My application was ultimately rejected, yet I have still not received my refund. This is extremely concerning and unacceptable. In California, retaining funds without proper justification may violate California Business & Professions Code §17200 (unfair business practices) and other consumer protection laws. What makes this even more frustrating is that it feels like I am being taken advantage of. As a younger applicant, it seems like they assume I won't follow up or take action to recover my money. That assumption is completely wrong. Failing to return a promised refund is not just unethical--it raises serious legal concerns. If this is not resolved immediately, I will be filing formal complaints with the California Department of Consumer Affairs, the Better Business Bureau, and exploring further legal action. This is a deception and FRAUD I strongly advise others to be cautious before providing any deposits.

Let me start by saying that no apartment complex is perfect. Every place will have its issues…read more However, for the amount of rent we pay, I don't believe this property provides the level of service or responsiveness that should come with the price. I'm writing this to help future residents make an informed decision. My biggest piece of advice: get everything in writing. If you're told something during your tour or over the phone, ask for it in an email or have it written down. In my experience, verbal statements have not always been consistent. For example, during our initial tour we were quoted a discounted rental price. Fortunately, my boyfriend asked the manager to write the price down on a sticky note. When we later called to move forward with the lease, we were told that was no longer the price. It wasn't until we showed them the written note that they honored what we had originally been told. More recently, someone parked in our assigned parking space. When my boyfriend contacted management, we were initially told that we had the wrong parking space number. Thankfully, he had taken a photo of the parking assignment that management provided us. After we sent it to them, they realized they had assigned the same parking space to another resident. Rather than acknowledging the mistake, the solution was simply to move us to a different parking space. One thing I've also noticed is that management often prefers to discuss concerns over the phone instead of through email. While phone conversations can be helpful, I highly recommend following up in writing so there is documentation of what was discussed. Another disappointment has been the amenities. Since we moved in last September, the outdoor pool television has repeatedly been out of service. The complex has scheduled resident movie night( one in October and another recently in June) that had to be canceled because the television wasn't working. Despite bringing this up multiple times, we've repeatedly been told it's functioning properly, even though I have videos showing otherwise. The soundproofing has also not matched what we were told during our tour. We were informed that the building had special insulation to minimize noise between units. Unfortunately, the walls are much thinner than expected, and it's easy to hear neighboring apartments. Lastly, one of the amenities we were excited about was the Butterfly entry system. Installation took much longer than expected, and when we asked about the delay, there didn't seem to be much urgency. Unfortunately, it wasn't until a serious incident occurred that action was finally taken. A homeless individual entered the building while the system was still not operational. The individual appeared to be under the influence, was swinging a belt around, and another resident had to step in to help remove him from the building. Multiple residents witnessed the incident and reported it to management. Only after that did the installation seem to become a priority. Again, no apartment community is perfect, and I understand that issues happen. What has been most frustrating is the lack of accountability, inconsistent communication, and the feeling that concerns are not addressed with the urgency you'd expect given the cost of living here. If you're considering leasing here, my advice is simple: document everything, communicate by email whenever possible, and make sure any promises made during the leasing process are provided in writing.
