Great management here. Never had any issues with my apartment that weren't fixed within a day. No pests, generally clean all around in the building. Only complaint is the elevators, they are constantly needing repairs. Not a huge issue but I would recommend picking an apartment on the 21st street side since those work more consistently. read more

Dalian on the Park is a beautiful property with very nice apartments and excellent amenities. I would especially mention the pool and grilling area. The attached parking deck is quite convenient. Located over a Whole Foods, the building is well equipped as a luxury experience. The exercise room is light and well maintained with excellent equipment. Additionally, the concierge staff and maintenance staff are outstanding and extremely helpful for almost any request. The most significant negative experiences have involved the elevators. At least one ( of 4) elevators has been out of order for most of the past two years. Recently two elevators have been out of order for 3 months. The management team seems unable to influence the problem and keeps thanking residents for their patience without providing any reliable timeline for correction of the issue. It is difficult to recommend Dalian as luxury apartment living when this issue persists without a compelling and comprehensive solution from management. read more

The location is really convenient for us. My Wife and I are thinking of relocating to Philadelphia. We both liked the whole contemporary vibe of the lobby. For me I like that there are many common areas and my favorite are the Wolf BBQ grills. Place is well maintained. You can actually smell it! Love the floor to ceiling windows and the fact that there is a Whole Foods right below us is great! My master bath doesn't have a second vanity which I kinda miss having but we do have another bathroom I guess. The Dalian is definitely disappointing all around. (Except for the front desk woman who was truly outstanding for dealing with the incompetence of the rest of the staff) On our first visit to see an apartment we were told that we were scheduled for a time where no staff was there. We were schedule for a time the next week. When we arrived the next week the leasing agent was not there once again. The wonderful front desk woman called all of the agents who all claimed it wasn't their weekend to be there. One agent finally agreed to come in as if we were being done a favor. 2 hours later we were shown the underwhelming apartments that look nothing like the quality of the lobby. Then we were followed up with an email where the name wasn't even right (when my name is literally my email. Not sure how a building can claim such a high level of amenities and customer service when it's this difficult to even see an apartment. Update- When I called the number no one answered. read more

Living at Dalian in the Park has been an amazing experience for my wife and I right from the get go. Our tour of the property was professional and fun. When we were signing the lease, the staff was very quick to respond and helped us walk through the lease agreement. Moving day was a breeze thanks to the staff as well. They were able to make special arrangements for us as we were moving from California and had all of the essentials laid out for us when we walked in. We have submitted a couple of service requests that are all handled extremely professionally and quickly. The facilities are always clean and nice smelling from what we have seen so far and there are resident mixer events once per month. The Dalian is in a great location with plenty of restaurants and shops around, and easy access to the 76. We love the Dalian so far!!! read more

Great amenities. Quiet. I was on the 10 th floor which provides private access. Lots of closet space. Service was very good by leasing maintenance and front desk. Shout out to Christian Cooper in leasing . ( you should ask for him) and Erika at the front desk who provided A + service. Loved the pool I will miss that. Leasing/Touring Experience: My husband and I had the pleasure to tour the Dalian with Christian. He gave a thorough, clear tour of the property and his warm personality made us feel right at home. He was beyond patient with our questions and accommodated our multiple visits. Beautiful done, but opted not to take it as the living room/dining room areas (even in the largest units) cannot be both -it's either one or the other. Bedrooms are ultra tiny as well. No double vanity in the master bath -definitely designed by a man who doesn't understand a woman's needs. So much space was unnecessarily wasted on the lobby and amenities areas. You're paying for amenities and space that isn't private or yours and proximity to what's around. I'm not trying to live in the lobby. I want to be comfortable in my living space. I've seen bigger (equally as nice) flats in Manhattan for $1000/mo LESS. Such a shame the developers were so greedy with space Vs money. The staff is wonderful. It really only works if you're a young, D.I.N.K. couple who only needs a place to sleep and never spends any time at home. If you've gotten to the age where you enjoy entertaining in or spending time in your home, this isn't an ideal property. read more

I'm giving it two stars because it is a beautiful apartment building, at least from what I got to see. My boyfriend, my mom, and I scheduled a tour of the Dalian to hopefully lease an apartment with my boyfriend late summer. Not only was the man giving tours about 20 minutes late to our tour, but he sat us down, asked who was planning to live in the apartment, and immediately told us we can't live there after I told them I am a college student graduating next year. This is a huge turn off. I asked if I can tour the place anyway, so I could consider the Dalian for after I graduate, and the man said no. I looked up if rejecting someone because they are a college student is allowed in apartment buildings and apparently it is not. Basically, if you're a student, no matter your age, you aren't welcome at the Dalian. Kind of ridiculous if you ask me! read more

My husband and I relocated from NYC to Philly about a month ago and we've absolutely LOVED living at Dalian on the Park. We looked at almost every apartment building in Philly and none of them remotely compare to the Dalian. The building itself it always immaculate. It feels like living in a luxury hotel - we actually decided to change our rehearsal dinner venue to the front lobby here because it's that beautiful. The staff are amazing and so accommodating. Sandy made the entire move in process so easy from start to finish, every time we sent an email with a question we had a response almost immediately. The maintenance staff are also fantastic as well. I am looking to move to Philadelphia from DC and was in town for business so I stopped by the Dalian on Sunday morning around 11:45 hoping to be able to quickly see the property and the 2 view options from any vacant apartment so I could either keep this place on my list or not. I didn't have an appointment so I was told by the front desk girl I HAD to have an appointment to even speak with anyone??? What? She said the leasing girl (only 1 on weekend) had an appointment and couldn't see or talk with me. I saw the leasing girl arrive at 11:55, sit down and start playing on her phone so I walked up to her, introduced myself and acknowledged I didn't have an appointment but could I ask her a few questions. The "sales" associate was Jessica. Guess she didn't take Sales 101 on how to treat a potential client.......After she let out an annoyed sound with a a look that could kill, I asked about pet fees, parking etc... She said I have to make an appointment.....I apologized for interrupting her and asked when her first appointment was. She said 12:30. Ok, so she has 30 minutes to check Facebook and dilly dally on her phone but she can't help a potential renter? I explained I live in the DC area and was leaving town but would like to quickly see the Dalian's view options. I asked if she could quickly show me 2 apartments, any apartments that would allow me to see the views from both sides of the property? NOPE, she was busy and couldn't do that in 30 minutes??? She took my info but guess what? No follow up either. I am assuming this is indicative of the attitude of the employees who work at this community so it is getting taken off of my list. I showed up without an appointment at 7 other properties in the city and EVERY single place made time to show me around their property. The Dalian just told me they were too busy and couldn't make time to even give me even an abbreviated tour. Bozzuto- you may want to hire some professional and friendly associates. read more

When we decided on Philadelphia to move back East, I did a lot of research on desirable areas of the City to live in as well as upscale/luxury rentals. The Dalian fills the bill and then some. The floor to ceiling windows, the sleek lines, the fantastic views, it all comes together. All wood floors nowadays are a must and we have them. Even little touches like USB charging ports on the electrical outlets like in Airport Club Lounges are excellent. The amenities didn't thrill me in other Rental properties we looked at, but the Dalian's did. The large Gym with brand new Life Fitness machines and separate Yoga Room is my favorite place for an early morning workout. The Infinity Pool with a view of the Art Museum to the West is amazing. Ok - all that's just the physical space. The location is excellent too. Right behind the Rodin with views of the Museum of Art, plus the green space all around make it special. You can be in the heart of Center City without living in a concrete canyon. Kelly Drive and the Schuykill River Trail are within easy reach, great for bikers, hikers and just plain walkers. Last but not least, the staff. Every request is taken care of immediately and with a smile. We had a lot of issues with our Mover and the Building Manager and staff obliged us and made our move-in smoother. The hallways are kept clean, everything is kept up, even the flowers by the entrance. We love it here! read more

I lived at Dalian for approximately 7 months. Due to my job had to move early and break my lease. A very well run building...it's kind of like living in the Ritz Carlton. I was on the fourth floor and never heard a footstep. When I moved to Philadelphia for my job, I relied on reviews. I no longer live in Pennsylvania, but would 100% recommend Dalian to anyone. read more

So if it were less expensive it would get 5 stars but for the price I don't think it's worth it. I love the location and the lay out and was blinded by a few things that i realized AFTER moving in. The unfortunate: 1. The apartment has a LOT of builders grade finishes. Floors aren't real wood. Upper cabinets are poorly constructed (lower cabinets are OK). The counter tops are paper thin. And there is almost no overhead lighting in the place except kitchen and bathrooms. The bathrooms only have 1 outlet each. The ceilings look like very large tiles. They aren't but they look like it. 2. They advertise the building as having all of these amenities. But they are just services or apps that anyone could access on their own. 3. The bedrooms are really small. Most of the units I looked at couldn't accommodate a king bed without looking ridiculous. 4. There is a MASSIVE outdoor area which has the pool and some grills. However 75% of that space is wasted on landscaping, which renders that entire space useless for lounging, playing games, etc. The pool area itself has around 30 lounge chairs for around 300 apartments. 5. Moving in wasn't a great experience. There was a package of information for me. None of which explained the elevator reservation process, how to buzz guests in, that there was an app for the building or how to even take advantage of it. No one explained that my mail box key is not the same number as my apartment, it took a couple of days for me to get mail. 6. The garage: when you are having trouble getting in or out there's no way to call anyone to help you. you have to park (assuming there is a space available) and walk all the way around to get in to get assistance. 7. The building is a block long so it can be inconvenient at times to get where you need to go quickly. 8. Their pet policy is ridiculous. They charge $350 upfront to "register" your pet, whatever that means. This is NOT a refundable deposit. It's a junk fee. And then $50 extra per month. So a roommate would be free but a cat costs. As a landlord myself with 9 units that I rent out i've never heard of or charged this. 9. Food deliveries have become so annoying because of the buzzer that i still haven't figured out yet and still haven't received instructions on that I pretty much stopped all food delivery. The good: 1. The staff is so polite, friendly and responsive. They really make all the difference. 2. The space is beautiful, very chic. 3. It's right above the whole foods. 4. They have a service that will do things around your apartment for no additional charge. I had something really heavy that i would have had to 5. When you move in they have little amenities and toiletries thoughtfully placed throughout the apartment. This is very helpful when you are moving in and everything is in boxes. 6. It's a great location. 7. I like the layout of the apartments. 8. There are 2 HVAC units. I personally would prefer 1 because of the size of the apartment being so small. It's annoying to have to turn both on and off. But i think most people would find this to be a pro. For about $500 less i would have given 4 stars read more

I loved living at Dalian on The Park. The building is quiet, well-maintained, secure, and luxurious-feeling. The common spaces are plentiful and well-designed, and the apartments are sleek and comfortable. The Dalian team is kind, professional, and considerate. I'd like to give a special thank you to the maintenance team, lead by Greg - they are efficient and thorough, and go-out of their way to make sure all repairs are completed quickly and fully. Greg and his team also helped me to hang my TV, hooks, artwork, and other hardware when I moved in, and also helped me to take everything down prior to my move-out. The Dalian isn't really a pet friendly community. Their list of breed restrictions for dogs is 3 pages long. Also, although they have ample green space in the community, dogs are not permitted in any outdoor common areas. My 45 lb Border Collie/Shepherd mix and was turned down as I was about to submit an application. It turned out well for me as I found 2 other more welcoming buildings downtown that have Dog Parks in the building and no breed restrictions. The Dalian is a great community, but they should just post their book of pet restrictions on their sight to avoid wasting dog owners' time. read more

I am just saddened and angered that this building promotes itself as dog-friendly yet refuses certain breeds based on assumptions and stereotypes. Don't consider renting in this building if you have a pitbull or pit mix, since management assumes these dogs are aggressive, thereby perteptuating the malignment and mistreatment of this breed. read more

I love everything about the Dalian except the frequency of the alarm system going off. I moved in one month ago and it's gone off at all hours of the night FOUR TIMES in the past two weeks (11pm, 2am, 2:30am and 6am). It's AWFUL. The management apologizes and says they can do nothing about it. It makes my experience here honestly unbearable at times. As I write this review, it's going off AGAIN. It is ridiculously loud and maddening. My dogs freak out and my ears hurt from the piercing noise. It's not ok. read more

The Dalian is an amazing place to live. My husband and I have lived in D.C. and Boston in some nice buildings, but this is by far the best. It even surpasses the fancy condo building we lived in in Brookline, MA! The units are beautiful, the views are amazing, the amenities are excellent, and everyone who works here is wonderful! We couldn't be happier to be living here. Heres a little more detail: The units: I love the clean, modern aesthetic of the units. The walls, trim, and flooring all make the units feel bright and crisp without seeming harsh. They look like they're right out of a design magazine. It makes me happy just looking at all the nice details and finishings. And the space is laid out thoughtfully as well. It's probably one of the best layouts I've lived in. The master bedroom, closets, hallway, and bathroom is its own area, so you feel like you have your own, private space. There is also a surprising amount of storage space in the units. For example, in the master bedroom there is a walk-in closet, a second smaller closet, and built-in cabinets with shelves along the hallway to the master bath. To give you an idea of the kind of thought that has gone into the space and aesthetic, the built-in cabinets are as tall as the closets -- so there's a ton of space -- and the doors are a beautiful wood that's a nice aesthetic detail in the bedroom hallway. My daughter's room is similarly spacious, and she has her own bathroom and closet too. The laundry closet is spacious and I can easily and neatly keep all my laundry supplies in there without it feeling like I've crammed them in. The Bosch washer and dryers are great. We had an older version of the Bosch stackables at our place in Boston and these are even better. (Although, you never have to do laundry if you don't want as the building has a laundry service you can use too.) The kitchen appliances are similarly high-end and thoughtfully laid out. I enjoy cooking and having a nice kitchen is important to me. Thank god for deep sinks and beautiful white quartz countertops! And I appreciate that the kitchen/living/dining room is open-plan because then I can enjoy time with my family and enjoy the view while I'm working on dinner! Speaking of the views, they are spectacular! The floor-to-ceiling windows are the best! We look out onto the art museum and everyday I see the front of the art museum develop a warm glow as the sun rises. In the evenings, we see amazing sunsets (It makes me want to buy a real camera to capture all the colors.) And during the day we get so much light, I almost never have to use a lamp. All that nice sunshine makes spending time at home or working at home enjoyable. No more dark caves like you sometimes end up with in cities! The amenities: When my friends came over to visit they commented on how the lobby and other common spaces are like that of a high-end hotel. They are have a rich, mid-century modern flair. There are plenty of spaces to curl up with a book by one of the fire places or visit with friends and play pool, shuffleboard, or watch the big game. There's also work space, coffee, and computers. The workout room is also awesome. There is a great selection of weights and machines, so I can get a full workout in. You also have a beautiful view of downtown Philadelphia! It's so much easier to motivate yourself to go workout when you can look out over the city! And lastly, oh my god the infinity pool! I cannot wait for summer because it also has great views and will be a lot of fun. The people: The people who work at the Dalian are the best. And they really make this place what it is. You really get high-end condo building service here. Everyone is kind and very professional. We interacted with both leasing agents, Madeline and Jared, and they were incredibly knowledgeable and helpful. They communicate clearly and quickly, so it's easy to work with them. Before we moved in, they were so nice about letting me see our unit so I could measure it for rugs, show it to my family, etc. They made the move-in process easy, and they continue to be great resources for anything we need in the building. The management, Adam and Troy, are so on top of everything. They make the building run smoothly. Burt and Christian, the concierges are some of the nicest people I've ever met. And the maintenance staff is also friendly, fast, and good at what they do. Every morning, my toddler loves to walk downstairs and say hi to Burt, Adam, Madeline, Jared, and Troy. They all come over to say hi to her and interact with her. She could not be happier to have her little morning rounds to do and it's so wonderful to feel like we have a community here. read more

My wife and I have lived at Dalian on the Park for nearly a month and recommend checking out the building. Jared and Madeline (leasing) were prompt to respond to emails/calls and in arranging tours for us to see both the model units and our actual unit once it was completed. We felt the leasing staff was very respectful of our budget and laid out our options clearly. We had plenty of time to decide whether to lease a unit with no pressure. We were able to sign the lease through an easy electronic process that enabled us to read it thoroughly on our own time. Since we moved in, Todd and Adam (building managers) and the concierges have been responsive and honest regarding any questions we have had and checked in with us often to make sure everything is going smoothly. There are no major downsides so far. As the other review states, construction work continues at the building, but the managers have been good about giving us advance notice if there will be any disturbance (which has been minimal). So far, we've really enjoyed living at the building and would highlight: - The apartments are new and seem well-constructed and quiet - The appliances are high quality and the kitchen island included with the apartment is useful - The floor-to-ceiling windows are beautiful and also double-paned which pretty much keeps out the Parkway noise - Our unit faces the Art Museum and has really nice sunset views every night - The gym and workspace amenities are very functional. The roof deck has great views of the parkway and skyline and was a good place to listen to Made in America and watch the fireworks Beyond the building, the location is excellent: - Really close to the museums and both the Schuylkill River Trail and Fairmount Park trails - Short walk to lots of restaurants and bars in both Fairmount and Center City. The 30-second walk to Wawa has been a real perk - Easy access to public transportation. So, I've decided to update my review to 3 stars. I have come to the building to have lunch, and the building itself has a lot to offer when it comes to the Whole Foods and restaurants, however, I still hold my feelings for renting in the building. The developer had reached out to me on several occasions and even did some research on the whole issue which i really appreciated (hence the increase in stars). But the damage was done at that point, and my husband who is one of the most laid back men I know was still irritated at the treatment we felt. It's a shame that 1 person can ruin an experience for you that you were looking forward to. We decided to renew our contract with PMC because our property manager there didn't increase our rent and he is always on top of his game, as well as super friendly and welcoming to us. read more

I cannot believe that anyone would take their time to go out of their way and rate this place below 5 stars. Anyone that does is simply trying to lay a big one because of a simple fact that specific rules allow only a certain size animal. There is clearly a very good reason for it and it's not fair to say that it's discrimination. From my own experience, Adam and his team will do everything they can to treat you like a royalty. This is a high end building and you get all that comes with it. Even the walls are 2x as thick as anywhere else so you hear no neighbors, free Starbucks, anything else your heart may desire. To add to that they will do all they can to accommodate any special request you may have during your stay there. It angered me that good people do so much to keep their residents happy and some of these people write bad reviews because they don't like the pet policy. A 1 star review means everything sucks when all you are complaining about is that you have a huge dog which their policy prevents them to accept and not because they don't want to buy because of city rules. When pressed to find a place to live in Philadelphia coming from Iowa in a day and a half I was delighted when I found the Dalian. I think it's in a great location and the rooms (1 bed 1 bath) are a decent size, if living alone. It's nice having security and staff at all times. As beautiful as the pool is, it's a bit small and you better be prepared to arrive EARLY to get a lounge chair. If there's an event on the parkway (NFL draft, 4th of July, made in America) or a really nice weekend I've somehow found that the rooftop amenities that I love is very small and there is not enough room for the amount of residences/guests people bring even when they monitor it. The parking garage is also pretty full but the convenience of it all is great and most nights after work you will find a spot in the garage, you'll find time at the grill, and the amenities are great. Most people are 30+ in age and there are a few pets. read more
