I was fortunate to work with Allan, who inspected the condo my partner and I purchased in South Austin. Thorough. Prompt. Excellent communication. Aaron was the inspector for our new home. He has a great eye for detail, and took time to explain what he was looking for, and what his findings were to me while going through the inspection (which added to the time he had to spend on site). He found a number of things, big and small. He made sure to not alter the condition of the house; for example, there was a panel to access an attic where it was sealed. He pointed out that this was not to code, but that he couldn't cut through to access the attic. Since he could no longer get into the attic, he switched to using thermal imaging to gauge the state of the insulation in the attic. He loves technology and employs it well; pictures, thermal images, measuring the slope of the floor. I found him to be naturally curious, so when he encountered unexpected things, he inferred possible causes (always recommended following up with an expert). Scheduling is done via their website, I received follow ups before inspection. Reports are emailed the evening of inspection. Important since time is critical in the option period. read more

Definitely recommend this business! I am going through the home buying process and we all know how crazy the Austin market is, so in order to secure the contract we are going for a short close. Had a 5 day option period and really needed someone thorough to come out on short notice. Aaron called me after I somehow did not complete the appointment request form accurately and we got it all set up. He answered my questions and talked about pricing and was going to come out himself, but then Patrick was able to find time in his schedule. Patrick was there for several hours and had a report the very next morning with a ton of really useful information and pictures. Not anything that we were going to use to negotiate on price, but we are going to print this out and go through and fix everything that we can once we take occupancy. So useful! The pdf file is very useful to me to prioritize the work. I wish I had known that some areas wouldn't be looked at because there were items in the way, I would have taken the time to make sure all areas were free of obstruction. The inspection report on a duplex that we went in contract with was very detailed and indicated what needed to be further checked and handled prior to option period ends, which protected us home buyers from buying a house with serious issues. Jason Henley from DBL Check inspected a house that I have under contract. He was very thorough, pleasant and clearly knows his stuff. I also liked that he provided a balanced assessment, putting the myriad of issues he found into context. I am an experienced home buyer but even so, seeing a thorough inspection report can be daunting. I was well prepared for the long list, though, because Jason gave me a verbal summary and explained the necessary fixes. I received the report in less than 24 hours, and it contained color photos and very detailed descriptions of deficient items. He then went above and beyond when he came back the next day to inspect the roof that was difficult to access. Searching Yelp for a home inspector, and seeing all the rave reviews for Dbl Check, I decided to go with them for an inspection on a home, as first time home buyers, we were under contract to buy. It was the best decision I could have made. Daniel was extremely professional and thorough and I truly felt like I was in good hands. They were able to get in right away (closing was going to be in 4 weeks), and Daniel checked every nook and cranny of the property, including taking tons of pictures of all areas of concern. He then took as much time as needed to explain what he did, what he saw and what he felt could wait, or should be repaired immediately. Because of his inspection, my husband and I had a clearer picture of what we were possibly getting ourselves into (and it wasn't good lol). Not a Sellers Inspection! Very through and detailed report; however a Seller's Inspection had been requested. The report made constant references to have things further evealuated in the "option period". Probably a copy and paste from previous reports (as there were other parts with text pasted in twice), or lack of attention to what was requested. My comment to the company in this respect was responded with an excuse that there are "state requirements" and they could not provide a specific Sellers Inspection - something they overlooked to explain when initially requested to do a Sellers report. Probably fine for a Buyers Inspection - but everything appeared to be deficient, including closet door tracks. So all this attention to detail in the inspection but a report that is definatley geared toward a buyer. read more

Fast and extremely thorough. Norm spent hours on a very hot summer day thoroughly inspecting everything from roof to foundation, places that needed paint and sealant, failing weather stripping from the attic, and unexpected mismatches in the design of the irrigation system and the later additions of fencing and gardens. We had sprinkler heads buried under landscape plastic and sprinkler heads trapped directly under the added fencing. My home is a major investment, and this one, though only 6 years old, needs TLC. My wife and I are buying a house and needed to get a Home and Pool inspection. I am moving from another state and am doing all this remotely. We were given a few sources from our agent who claimed to have no preference or bias to any company. We looked these companies up and did research through yelp. We found DBL randomly through our search and saw reviews from previous customers. My wife and I decided this seemed like a quality company. I, being in the service industry have a great expectation of quality customer service. Oré set the standard right away. He called before he started the inspection, he asked me questions regarding any concerns or focus points he wanted me to have him look at, he was very professional, yet personable. We discussed that I am out of state moving there and that I have not even personally seen the house except through face time, only my wife. He realized immediately that this was a different situation than maybe most and took charge of the conversation and gave me a comfort that WELL EXCEEDED my expectations. Roughly a decade ago I purchased my first home. To this day, I regret having hired the poor excuse of a home inspector that inspected that home. He missed so many issues, many of which were easily identifiable. Knowing what I know now, I probably wouldn't have purchased that home. Fast forward to 2014. I am currently in the process of buying my second house. Although I am cautious of online reviews, I decided to go with DBL Check and I am very glad I did. DBL Check sent out two inspectors. One focused on the outside of the house whereas the other focused on the inside. After the inspection, they walked my wife and I through every little issue they identified, with photos illustrating their explanations. They also advised us on what was normal for a house that age, versus what needed attention. Frankly, I'm not sure what is normal as I don't get a home inspection very often... but compared to the guy that inspected my first home, these guys were rockstars. Very friendly, yet professional.
