I hired Aaron for a pre-closing inspection for a new construction home. Aaron was extremely thorough and caught many issues that I would have missed myself. He even did a thermal imaging test (to test for areas of poor insulation) for free (included in new construction inspection). Another service he performed (also included in the inspection) is foundation level measurements. This would be useful later on to see if the foundation shifted (common due to our soil). He then created a detailed report of his findings with photos, which made it easy for me to forward to the builder for correction. Aaron even came by again to DBL Check (pun intended) that a tricky repair was done correctly on his own time. I have since recommended Aaron to several friends who were purchasing new homes. You won't find a better inspector in Austin. I have had 5 inspections done with Aaron and his team and he has saved me a lot of heartache by allowing me to avoid the true money pits. True, every home-especially older ones, have issues. And Aaron will find them all in very extensive, yet easy to assimilate reports. Lots of photos, detailed call-outs, and also easy recaps in the major areas of house systems. His reports also educate you as to WHY a particular issue is of concern. If feel like I've had an excellent education by working with Aaron. And, I'm happy to report that I finally found the right home for me, sure it had issues, but I've gone in with eyes wide open and have a great plan in place thanks to Aaron and his team. DBL Check has the right equipment to properly test your systems--which in my case meant they found an issue that even the professional electrician missed at one of the outlets. I was able to negotiate an new electric panel and other plumbing fixes, which certainly compensated me for the cost of the inspection. On a personal note, these guys are just great to work with. The Good: Thorough, knowledgeable and honest. We actually used Dbl Check twice as our first home purchase fell through. Super thorough reports which can also serve as a great reminder list of all those little things you should take care of eventually. Saved us over 20k worth of inherited repairs by being thorough and encouraging follow up with a specialist. Even Better: Aaron's got a great sense of humor, he's very fun to be around. I felt as if I was getting recommendations from a friend or from someone who actually cared about how the home would suit us long term. He also offered up follow up conversations on any recommended repair questions. The Best: He also discounted us for the termite inspection but still checked. The house we were getting inspected had a back studio rented out and the lock on the tenant's door was loose- being a gentleman, he went and tightened it up for her safety after he finished the inspection. Great price, great service! I called DBL Check to inspect a new house we are buying in Steiner Ranch. Daniel was sent to our job and he showed up early, and graciously allowed me to accompany him on the inspection while explaining everything he found in detail as well as gave great advice as to what to watch out for in the future. He also stayed for longer than was expected because he was so thorough, then took extra time to sit down with my husband afterwards and explain his findings as well. This house is a huge investment for us, and even though it is fairly new, we want to be very sure that we aren't buying something that is going to suck more money from us, so we were very keen to get a good inspection. He did such a great job! Daniel was very knowledgeable, patient with my questions, very kind and professional, very thorough, report was really well done and clearly stated all issues with great explanations and pics, and he was great with communication. He went above and beyond for us, so overall best experience ever! Update: after moving into our new house a month after the inspection, I am even more happy with the job Daniel did. The sellers fixed nearly everything on his report and the little things left over we are doing ourselves. We never would have found these issues had he not pointed them out to us, and I am certain he has saved us a lot of money in the long run! Bonus: i found a pipe sticking out of the wall by the washing machine that was capped off and had no idea what it was..rather than spend money and call someone to come out to see if it's a drain line for the washer or what, I just texted Daniel a pic and he gave me an explanation immediately, so we know now that it's an access point to clean out clogged washer drainage lines, not the drainage line itself!! I am a very inquisitive person, so naturally I ask a lot of questions about things. I've heard about home inspectors that will barely talk to buyers/sellers during the inspection, but Aaron is not that type of inspector. At the time of our inspection, he was prompt, friendly, and answered our bazillion questions. He was very thorough and his final report contained many photos with detailed notes/findings which was so helpful when we negotiated repairs with the buyer. Gave a detailed report of the home inspection. I had to be at work and wasn't able to be at the home during the home inspection by Aaron Calhoun. But his many pictures taken are worth a thousand words from his report. He told me about all the major, most costly repairs needed such as fence, water heater, roof and the estimate of how much the repairs would cost. Since I wasn't able to be there in person, he talked to me over the phone. Very knowledgeable and was able to answer all my questions. He also has an infrared camera that can look for water leaks behind walls! Thats pretty sci fi and cool. Aaron followed up with another phone call in a few days as well. There's a reason why Aaron doesn't have anything less than 5 stars! We had read so many good reviews on yelp that I was convinced that I should choose DBL Check to do my home inspection. We had an 8:30 scheduled and he arrived at 8:15 to get started. We were present during the home inspection but let him do his stuff so we wouldn't get in the way. He took his time and spent close to 3 hours on the inspection. After that he sat with us and went through each and every detail by showing us pictures that he had taken . As promised he sent us the report by the end of the day. It is a very detailed report with pictures and he summarizes all the major findings in the end. In short we were very happy with this service and highly recommend Aaron. He gets booked up pretty fast. We wanted him in on a Mon or latest by Tuesday, but the earliest we could get him was the coming Friday. We're glad we waited. So make sure you call as soon as you decide you need a home inspection. Aaron came out to inspect a home my husband and I had purchased and he was a pleasure to work with. He was polite and professional, easy to chat with, and he allowed me to tag along on his thorough inspection of the house the entire time (a few hours) and explained everything in layman's terms so I could understand the importance of some needed repairs. His awesome thermal imaging equipment identified some major leakage in the duct system of the house, which ended up being a major repair we negotiated with the seller before closing. The final inspection report that Aaron provided has proven incredibly useful, as we've been able to forward it to repairmen and contractors to get estimates and prioritize repairs. Aaron was recommended to me from a trustworthy source so I thought I'd give him a try for a home inspection. Frankly, I didn't think there was a substantial difference among home inspectors... but I was wrong! This is my fourth home purchase and I was really impressed with the way he caught the easy-to-miss details, the way he explained the issues to me and the way he prepared me to counter during the option period. He has 15 years of construction experience which is a table stake for me. Aaron did the job promptly and professionally and easily paid for his service through seller concessions and eliminating future headaches. I used him for 1) home inspection, 2) thermal imaging, 3) duct blaster test and 4) termite inspection. That struck me as a lot of services to be good at but he has the right equipment for each task, he really is an expert in each area, and I found it helpful to have a consultant with a holistic view of the property. The only other inspection I did w/o Aaron was an HVAC test. My recommendation doesn't come easily but Aaron deserves this recognition. He was an exceptional value, was trustworthy and went above and beyond. Great Job! The inspector was very patient and courteous and answered all my questions. At the end, we were able to bring down the price of the house about ~10K. One recommendation is get EVERYTHING inspected. The pool/deck in the backyard was in bad shape, and that's how we got most of our money back. I was fortunate to work with Allan, who inspected the condo my partner and I purchased in South Austin. From the second I scheduled an inspection in their easy-to-use online system, Allan was a rockstar--flexible on timing when we needed him to be, and patient when we had to reschedule the inspection several times due to initial offers on houses falling through for all kinds of random reasons.
