    We have lived here for almost 6 years! We originally didn't start having bad issues but when we did they became very big like mid in the bathroom, kitchen sink flooring , broken blmold in the bedroom from leaking pipes in the wall form the bathroom! No screens on the windows , we out in so many work orders to get things done and when they do get done it's half ass !!!! Also they ever fix wall outlets that are black !All they want to do is increase rent and all they ask for is rent never to check in on orders or to see if we ever need anything! There is no laundry facilities here ! If you need the cheap rent than fine but , this place make your life hell !!! Stay away !!!!!

    I am a current tenant here been here over four years and I'm still waiting for them to fix my maintenance have done in my shower plumbing's like crazy whenever a tenant moves out have a femigator come every 90 days to keep up with the roaches and bugs I can get nothing fixedI call them I text them no response.the manager avoids by all necessary going through the back went through the alley hopping of fence. I was told what do you expect you live in Pomona and you pay only a thousand for a one bedroom I pay my rent every month in need of a good lawyer to help me out after the pandemic is done.I don't even have Windows on my windows they're all plastic so it gets cold and gets hot when it's hot. I like to know my options because I can't move anywhere else this is all I could afford and this is all I can get approved for.

    I am posting this to clarify my experience regarding our rental and my interactions with Chris…read moreHelmich after my previous review was removed. Chris stated that he offered us assistance and a resolution to our financial hardship. That is simply not accurate. The only communication we received was a reminder that rent was due, along with notice of a $56 late fee if payment was not made on time, followed by the statement that after six days we would receive an infraction notice. At no point were we offered an extension, a payment arrangement, or any form of accommodation. Additionally, the unit owner never reached out to us directly to discuss any alternatives or support. During our tenancy, there were serious maintenance concerns that were not addressed in a timely or satisfactory manner. When our apartment experienced flooding and the air conditioning unit was deteriorating, Chris was nowhere to be found. The A/C installation was so poor that you could literally see daylight around the casing. The flooring, which is supposed to be white, appeared black due to the condition, and the state of the oven was unacceptable. We documented everything with photos and videos. My mother, who worked in property management for over 10 years, personally inspected the unit and identified multiple issues that should not exist in a properly maintained rental. There should never be mold present in a water filter--period. We were also told there was a separate heating unit, yet we were left without a functioning heat source while the apartment was extremely cold. This is not just an inconvenience--it is a violation of California housing standards. Under California Code of Regulations, Title 25, Section 34, rental units must be provided with heating facilities capable of maintaining a minimum temperature of 70°F in all habitable rooms, and those systems must be permanently installed and maintained in safe working condition. Portable heaters do not satisfy this legal requirement. We were further told that the overall condition of the property was "not their responsibility," yet our lease binds us to their management, and we were refused contact information for the unit owner when we asked to address these concerns directly. At this point, we are requesting that all communication be handled in writing via email so there is clear documentation. Phone calls are not acceptable. This ensures there is an accurate record of what is said and prevents any misrepresentation of conversations. I will be sharing documentation so others can understand what our experience actually was. This is not about "image" or "quality control," but about accountability and ensuring tenants are provided with safe, habitable living conditions as required by law.

When we moved out, we:…read more Swept and repeatedly cleaned the floors Removed nails, patched holes, and touch-up painted the entire unit (using their supplied paint) Cleaned the windows thoroughly Despite leaving the unit in better condition than required, they charged us: * $250 "standard cleaning fee" * $493 for "floor cleaning" (which we already did!) which they break down to: * $50 for "travel time" (even though maintenance staff is always on-site) * $143 for "cleaning materials" (shouldn't their crew already have supplies?) * $300 for "3 hours of labor " (for what? The unit was spotless!) Total unjust charges: $743 Think twice before renting here--this company looks for any excuse to nickel-and-dime loyal customers.

    Again, like with the other Mat West listing, it's important that you read the reviews that look…read morelike they are written by real customers. As a real customer I can tell you read all the reviews and take them to heart. While I'm sure this management company and the people working there deal with a lot of different types of people, that doesn't give them the right to operate with little ethics. They are constantly looking for ways to add fees and charges and constantly include threats of legal action in everything that you do. If you plan to do business with them make sure you take pictures before and after, and more importantly have a lawyer handy because you will probably need the pictures for proof and the lawyer to have any decent interaction with them. They are going to fee you to death, they are going to cost you extra money getting cashiers checks for everything and they are going to bind you with a nonsensical contracts. Just spend the extra $150 and take your business to someone that knows how to have a business relationship.
