I've been here about a year. Honestly the staff is what won me over. They are so professional and polite. They made me feel at home from the start. They are patient, understanding and extremely helpful and kind. Maintenance always comes out so quick with any issue. They communicate well. Neighbors are nice and friendly. My experience here has been a nightmare. The management has gone too far I am a single mother with three children living here under conditions that are just horrifying I have came home from work and had cops at my door at my garage saying that management has told them that people have are living in a garage that is a 30x5 plywooded garage and they think that I'm got some type of a living space in here My children are in the garage and they had had lied to the cops made accusations of a 8-year-old a 10-year-old and 11-year-old of smoking pot when my children have done absolutely nothing they had make accusations of extreme allegations to get the authorities to try to get me for something when I have spoke with the cops they had said we were doing nothing wrong the children were doing nothing wrong and that this is ridiculous now when you have to have a cop go to management to tell them to stop .think about it when you have to live here. The people are just as bad everybody's in everybody's business looking through everybody's windows they have no respect of their neighbors meaning like it'll be 5:45 in the morning and you have a bunch of people walking by your bedroom window talking as loud as it would be if it was daytime nobody has respect here this is the most horrible experience I ever been I've lived my whole life in placer county and I'm from up the hill in Colfax but Roseville I am shocked how the people are acting if you move into this place be aware of the Karen's in the Kevins who are in your stuff trying to figure out your life instead of their own with management on top of it bearing down on you with lies accusations and tell you oh we're not accusing you we're just reminding you of the rules oh silly me the rules they like to tell you how to live what you could do here how you can have your stuff how what you could carry in your garage and when you could go to your garage when you could leave your garage I mean this is disgusting it's like a concentration camp if I wanted to go to the military or be a prisoner I would have done those things to be in those areas but obviously I'm a single mother with three children trying to move on. The complex is nice, some apartments are updated and some are not, their customer service leaves a lot to desire. I've been living here going on more than two years. I live in one of the updated apartments and what is keeping me here one more year is my son's school. The issues I have with this place are: 1. Increasing my rent by 7% and telling me that if I leave she can easily rent the place for more. She made it seem like I can't afford it and offered to look for cheaper apartments, very passive aggressive. I truly believe they discriminate, why? Because some of my neighbors only received a 5% increase this year. My rent in two years has gone up close to $500. I make very good money and is not about paying close to 3k for a 3 bedroom, is about why specifically me? They may be trying to put me out because of my race because they know we make money so trying to squeeze the most out of us. The rooms are so tiny! The apartment is nice but the square footage not worth the price! Again staying here because I would hate to move area while my son is in middle school and start at a new school with new friends. 2. They close often! While I get the whole concept of Sequoia appreciating their employees they neglect their customers. When their office closes, so does the community center. Never seen this approach. give tenants key cards to track who access the place and let us enjoy it during holidays and evenings. I get home at 6pm so guess when I get to enjoy the community center? Never. 3. Juan the maintenance guy is so helpful and understanding but not all the employees are. The office talks to me very dismissive, you can't ask anything because they answer you before you can even finish a sentence, Theresa the manager lacks customer service and is very rude. 4. They deal very poorly with tenant issues. Instead of addressing the issue in person they send emails that make you or your neighbors feel attacked. One tenant was smoking and we got a general email to my building that we were all being warned about smoking on the premises... like really? The reason I give 2 stars is because the place is nice and Juan the maintenance guy always fixes things promptly and fast, very respectful and will always wear booties when entering your apartment. But there's better places. The place is close to everything but not worth the money they charge for their poor customer service and tiny bedrooms. read more

I have been a resident with Deer Valley for over five years. I love the staff, the cleanliness, and the overall amenities the property offers. I feel very safe living here. It's located at the most convenient yet cozy and quiet spot in Roseville, backing up to Granite Bay. Maintenance crew is top notch. Service requests are responded to immediately. Complex has a beautiful clubhouse and great amenities. Pool is spectacular, great gym, and free Starbucks coffee service. Crime is low. I have heard of some sporadic car break-ins but haven't experienced any issues. Very dog friendly with a nice dog park. Mature landscaping. Apartments are modern, well laid out, and have better than average appliances. Office staff are super friendly and responsive. read more

Our in unit washing machine was making a horrible sound during the spin cycle. I submitted a ticket/work order for maintenance to come fix the problem. The front office called me as soon as the office was opened to connect with me about a plan. Juan, one of the maintenance workers, came in respectfully into our home and resolved the problem by the time we came home from vacation. We haven't had a problem with machine since. read more

I lived here for 5 years, before I moved in we walked the apartment and according to the lady they pay professional cleaners but the kitchen had a layer of grease over cabinets, microwave top and other surfaces, clearly the only clean what people can see. After 5 years they tell you they are going to charge you for the professional cleaning no matter what regardless of you cleaning the place. Another detail that really bothers me is that they claim they are family friendly but they worry more about your pets than your kids, couple years in the company decided to build a dog park instead of kids play area... hallucinating. No matter what you do if you have more than one vehicle you are fried and it will be frustrating to find a parking space after 5pm, also they have a towing company that will pray on your car 24/7 and will take it the first chance they get. After the final walkthrough the maintenance guy tells you you will most likely charge you because the way you filled nail holes because it might be difficult for them to match the finish when all the apartment was pathetically patched when we moved in; I can only say I can do drywall better than that and I I'm a professional cleaner. To close this rant I want you to cover all your flanks and protect yourself when dealing with this company, make sure you inspect your apartment meticulously before you move in. My husband found a job at Rocklin while we were still living in San Jose. He had to drive back and forth and finally, quite short of time, we had to find an apartment. We chose Deer Valley Apartments mainly because of its proximity to our daughter's school (Exelsior). We have been here for 4 months now and so far, we are satisfied and happy living here. The staff (i am familiar with Miss Cindy and Mr. Juan) are very courteous and accommodating. Our neighbors are friendly and my daughters love their dogs. My husband and I use the gym weekly and the facilities are clean and new. The place is peaceful. As first time renters, we are contented living here and we definitely recommend Deer Valley to people who are looking for an apartment. :-) read more

I would have only given 1 star but I do have to say I enjoyed living here. It is a safe community and my updated apartment was really nice for the year I lived here. However, they charge a CRAZY amount of money for move out costs, expect to not get any of your security deposit back and to have to pay a ton of money beyond your security deposit. I spent hours deep cleaning my apartment and was still charged the $125 cleaning fee. I am a very clean person and was shocked at this, as I kept my apartment spotless at all times. In addition, I was charged $180 for carpet cleaning after again, my carpet was spotless. I ended up getting paint to make repairs myself and was STILL charged a painting fee even after that. In addition, I was charged $80 for 2 "gym keys" that I NEVER received. If you are wanting to live here, just expect to pay $500+ upon move out. Absolutely ridiculous. read more

Disappointed in the business practices of Sequoia Equities. The property is in need of attention from the exterior of the buildings to the care of the dog facility. The pool and spa area are frequently under repair, never has the sauna worked properly, and don't get me started on the dog feces. The apartments that aren't updated are atrocious, old appliances, trashed carpeting, old fixtures and popcorn ceilings. Nothing will be done to update any aspect of the apartment until you move out. My advice is to keep looking. You will pay for the next occupants upgraded apartment with your deposit. Absolutely unethical. read more

We lived here for about a year and were happy to be out of there when we moved. The cherry on top was definitely the whole deposit situation that lots of other reviewers mention. Pros: - friendly office staff - communicative office staff - they often send emails about apartment events and office closures Cons: - not a fan of their apartment features, like stackable washer/dryer instead of side-by-side, no walk-in closets - unreliable maintenance staff; wouldn't show up for maintenance appts - especially irritating when I dropped by on my lunch break to let them in. They didn't have my permission to enter without me there (see next bullet) - Juan (maintenance staff) locked my poor dog in a bedroom (no food or water there) when he came by for a repair. When I mentioned this to one of the office staff members, she completely dismissed it. - leaf-blower ppl constantly blew our doormat out of place, and blew leaves under our door (there's like a good inch b/w the door and ground) and into our patios - parking is impacted - our dryer sucked; got lint all over our clothes and floor; since moving, the lint hasn't been an issue, so I know it's not because we have linty clothes - loud and annoying gate. We lived by the entrance, and it was annoying hearing the gate open and close every night while we tried to sleep. There were also a few instances where the gate would come off it's rail, and we would hear it screeching against the pavement til it gave up. Another time, it gave off some alarm that lasted a few minutes while we were sleeping. It felt like an eternity since that's what we woke up to around 11pm and no telling when it would stop. - they raised our rent about $150, then after we put in our notice - they listed our apartment for less than what we were currently paying. They don't care about keeping loyal residents - just want a high turnover so they can rob more people of their deposits - they rob you of the entire deposit and charge you more on top of that Deposit rant: Before we moved out, we spent multiple days cleaning and touching up the walls. We always get most of our deposit back, and this was the first time that we lost the entire deposit and received a bill to pay even more. They charged us the maximum amount possible for their "heavy" cleaning, which makes no sense because we cleaned to the point that all of the bathroom and kitchen surfaces were SCRUBBED clean, door handles were wiped, and the entire apartment was vacuumed or mopped. I don't even know why they give us touch-up paint if they're going to charge for over 4 hours of painting anyway. It looks like no matter what the condition of your carpet - you'll undoubtedly be charged for getting your carpets steam cleaned ($80-$100 depending on how many bedrooms). Don't bother with the move-out inspection. They're supposed to tell you what you'll be charged for based on the current state of the apartment. First, they didn't even show. I had to call the office after almost an hour of waiting in an empty apartment, and they finally mozied on over - no apologies. One guy listed off all the areas that they look at for cleanliness, and the other guy pointed out moldings and walls that needed to be touched up. No cost estimate, just "it depends on how long it takes me". Complete waste of time. read more

The apartments at Deer Valley may appear to be remodeled but in reality they are a repainted disguise much like the personalities that run their leasing office. I would like to first say that I honestly did not have any issue living at Deer Valley, for the most part the complex is clean, the maintenance team is generally on top of their game. I would like to say that there is specifically one honest and decent person at Deer Valley, and her name is Cassidy. My 1 star review is based on 2 specific things. The first, is the thieving way that the property manager and her associate Cindy handle their customers upon move out, and the second is how their apartment aren't really remodeled but repainted. I will start with the remodel. When you walk though pay close attention to cabinets, which are refaced and repainted inside with cheap paint which will chip the second you place any heavy pans in them. The floors are advertised as wood, it is vinyl sheet flooring, not anything close to wood. Cheap granite slabs that on top the refaced cabinets. The bathrooms have the same touches, non of the toilets or showers are replaced. The bathroom we had in our master has black mold growing in it upon move in, inside the grout. Specifically in our unit we had overspray from wall paint on the windows. Lastly turn on the A/C and I am sure that it will sound like you have an industrial A/C system in your future home. When your A/C does go out since some of the units that are installed have been there since the conception of the complex. Be sure to reach out to 24 hour emergency maintenance line and Robert from maintenance will gladly tell you that he will not come out and look at the unit because it's to late. Conveniently enough when there is a heat wave and it's over 90* in your home. Thankfully our unit eventually was replaced, but I know of other people in the complex who were less fortunate. Lastly, the move out! I would like to first say that we moved out of Deer Valley for no reason other than to move to a different part of town. When I gave Deer Valley our 30 day notice to move out I specifically scheduled a pre move out inspection and a final inspection which you can be present for by law. When our pre move out inspection was conducted no damages was noted. The day we move out, the maintenance team member who came out to do our inspection and take out keys, once again said no damages noted. 21 days pass and I receive no letter from Deer Valley nor have I received my deposit. I contact Cindy at Deer Valley and ask why I haven't received anything. They email me a bill for $22 and say that my deposit of $400 was used for damages found in the inspection. Paint, cleaning, carpet, so forth. Basically what Cindy and the property manager Theresa do is. They conduct an inspection while you are there, give you all the paperwork that it has been completed, then go back into your apartment after you have handed over your keys and conduct another inspection. This inspection now has all sorts of damages that you have no way to remedy and they charge you for it. I, as another individual on here has posted have been a military member for 10 years and have not seen this level of deceit from a landlord before. It's a decent community but the people who run it are not honest and will lie to your face to fill the pathetic excuses for overpriced apartment they manage. read more

Let me start off with the apartments themselves. The apartment units were absolutely beautiful. Ours was so cozy and cabin like. The patios give so much privacy and the views, at least ours, was amazing. The apartments are very close to trails and nature views. There were also gigantic trees all around which helped with the cabin feel. My only gripe is the dog park. We had a dog so that was used frequently. I just think the obstacle course is very dumb. I never saw one dog using it to do tricks. I just saw children playing on it. I don't care about the children playing. I just think some turf, artificial or not is more realistic to a dogs needs. It was such a big dog park if it was just all turf you could have done more with your dog. The management was like a 7/10 if I had to grade. Everything was always taken care of, we were always happy with things being fixed, and most of the time they were extremely helpful. There were just two incidences I will write about that you can take into account or not. First was the way I was charged. This for me was a non issue since they were extremely transparent and even sent me their general ledger which I personally believe is beyond customer service. There was a discrepancy with how I was billed. I was given a credit on my account which then they said was a mistake and I had to pay back. We went back and forth and I was pretty upset because their explanation made no sense. They did work with me through my grunting and sent me the general ledger to show me what they were talking about. I do this for a living at work so I was able to reconcile billing sent to me with their ledger. They were right. I am just curious as to someone that never looked at a ledger before would have figured that out especially since their accounting team recorded it in the most unorganized way ever. Regardless they were transparent and they were right. The one encounter that is the reason I took off a star and was contemplating taking off another is as follows: I took my dog to the dog park. There are two gates leading in. I closed the gate to the dog park but left the other open. A contract worker for the apartments, yes a contract worker - non staff, proceeded to harass me about leaving the gate open which he ended with a verbal threat towards me. I went and told management and they completely ignored me about it. My wife then went in and talked to them about it and she received 2 gift cards to the cheesecake factory. It was the same damn story but I was treated like a liar and my wife was given gift cards. I am big and brown and my wife is small and white. I don't want to go there but I was very upset about the encounter and why I was seemingly treated differently about a situation that should have never happened. They told us we would never see the worker again but 2 weeks later, there he was. He was obviously scolded and didn't even look my way but I don't want someone who threatened me for such a small reason and is obviously unstable working in my complex. I believed this situation was unacceptable and is taking off two stars worthy but the apartments themselves were so cozy and beautiful that I let it go. So take my review as it is because you have a 5 star place, don't mess it up with poor managerial decisions. read more

My husband and I lived in Deer Valley for two years and enjoyed living there very much. The complex is gated and in a good area, and we always felt safe there. Our apartment was at the back of the complex. It was wooded and quiet. As others have said, the landscaping is attractive and has a park like feel. The apartment was very nice and updated, and most issues we had were promptly addressed. We did have to wait several months to get a larger washer/dryer set. The one there at move in was very small. Fine for a single person, but with the two of us I was washing nearly every day. I was very glad to get the larger set when one came available. It didn't work properly, but I learned it's quirks, and there was no way I was giving it up for repair for fear I wouldn't get it back! The only real problem we had that was never solved was the a/c system, which for our top floor end unit apartment in the Roseville summer heat was not adequate. There were many days that we sweltered in 82 degree heat inside. We wanted to buy our own portable a/c unit, but management wouldn't allow it. Apartments on the lower floor and units not directly exposed to the sun probably did not have this problem, but for us it was quite uncomfortable in summer. I do feel more effort should have been made to correct that issue. The last issue was parking, which is not adequate for most residents that have more than one vehicle. Sometimes I had to sit in the parking lot and wait for someone to leave, but in fairness, they have only so much area, so this is a problem that's just part of life there. But overall, we liked Deer Valley very much, and I'm glad we chose it over other similar complexes. I don't remember having the move out issues many reviewers here have complained of. If we needed to rent an apartment again in the area, Deer Valley would be my first choice. read more

If you care about security at all, do not live here. This place has cars broken into REGULARLY. They have a main gate that locks itself at 6:30pm every day, which sounds nice, until you realize that every single person has the EXACT SAME GATE CODE, and that code was carved into the box where you type the code in for months. The security guard they claim is on premise 24/7 is absolutely non-existent. I had my car broken into this morning, 3 weeks after informing the staff that break-ins in the complex are becoming alarmingly frequent and there is nothing stopping thieves and criminals from entering the complex, and the security guard never comes anywhere near my apartment. They claimed they would fix this, and even change the security guards route/schedule. Welp, they sure as hell did none of those things. I have not one time seen the security guard come down my way since that conversation, and he is impossible to miss when he does. The security car has bright strobing yellow light that quite literally will wake you up at 2am they are so bright coming in the window, and those light haven't come by in months. The staff here will do EVERYTHING they can to avoid fixing this issue. They have zero concept of basic security and thus you and your property are not safe in this complex. The amenities are often malfunctioning and if you ever want them fixed you will need to call Sequoia which is the cooperate office otherwise they will ignore your request to repair it. AS A RESIDENT OF 2 YEARS, DO NOT GIVE THIS COMPLEX YOUR HARD EARNED MONEY, FIND A DIFFERENT PLACE TO LIVE. read more

Been here 6 months. Don't move here. Old appliances, thin walls, gaps in the doors, windows screens, thin windows (hear cars all night. guys working on trucks, ugh!) Security never check around the place at night, car break ins! Homeless come by and root the dumpsters, the people working here do not care when told about it. Biggest thing is that when I talk to staff I get the feeling they just want me out of their hair so I do not even bother. I do not expect to get my deposit back, they need it to update this place. Pluses: the location is great and the amenities are very well kept. Pool, BBQ area, gym (with wet/dry sauna), renter computer access and the common lounge area are very nice. Very child- and pet-friendly. The maintenance people are very nice. Minuses: sometimes routine maintenance jobs can take a few days to be addressed (not always; my husband has always had good service). The rental associates can be hit or miss; Cindy was always helpful and professional but I felt some of the others were pissed I was taking their time when I (very rarely) came in. However, worst of all: the move-out policy is awful. We got back about 50% of our security deposit when we left the apt in perfect condition; they charged us for routine painting and carpet cleaning! We've rented in at least 6 apartment complexes before this and have never had this happen before (we're not slobs or destructive, and we have no kids.) read more

Cliques in the cottages will decide they don't like you and have warning after warning kick you out. (i watched it happen to people) RATES SORE FROM LEASE TO LEASE. I SIGNED ON AT 1180 AND LEFT 6 MONTHS LATER AT 1600...The slogan is "where the experience matters" The only experience that matters here is your tour and the show they put on for you to sign a lease.. After that buckle in. Secondly i never received any notices or complaints about my behavior from the staff. But their interest in me wasn't the problem, it was their dis interest. Dis interest to broken AC's (as an ex. of a big issue, or even to opening the facilities.) They are cutting down all the trees, (they slaughtered the huge magnolia, while it was flowering, that i looked out my office window at everyday) they have been reported to sanitation for ~~urine and feces in pool area~~~ ...They have been reported to the water conservation for flooding other areas and just letting others dry. I have watched it go from swamp to dead grass, but now whats even better is they are taking all the grass out and putting bark in. PRETTY SURE "VALLEYS" ARENT MADE OF BARK. I'm sorry to thrash a business, but this place really has been worse than a nightmare.. and I've lived ALOT of places. oh boy.
