Greg upfront told us how he would walk through our home, yard and garage and that once completed he would review the findings. During the review, he talked us through everything and provided clear details regarding repairs. Within an a few hours we received a detailed inspection report, complete with clear photos and notes, just as promised. Greg was absolutely professional and respectful during his inspection and would highly recommend AJF for any home inspections. Greg gets 10 out of 10 stars!!!

I did not have a good experience with this company…read more I had very little opportunity to personally inspect the property before the purchase so i was definitely relying on the inspector to do their job. The inspector found many minor issues but also misidentified a number of "code violations". The seller was a licensed plumber and pointed out that the inspector was wrong in many places which didn't sit too well with us. After the inspection I got multiple misleading phone calls from the "client success" team. All they wanted to do was sell me additional services but they refused to tell me what they wanted to talk about beforehand. This happened repeatedly where I would get a call or an email saying they wanted to call to talk about how the inspection went and "some other items". When I asked what "other items" I would never get a straight answer. I finally just replied in an email that I wasn't super happy with the inspection and had no interest in any other services from the company But then the real bad stuff came out. Major rot in half the windows in my house. I discovered it after less than a day in the house and it was clearly evident. The bill will be $50,000 to replace the windows. I placed a complaint with the company and was asked to supply documentation which I did with copious pictures and estimates for repair. I got the response I expected - windows wouldn't open at the time of inspection, screens in the way, etc. - so we don't have any liability. When I sent pictures of fixed windows (they don't ever open) and no screens that clearly showed rot they then offered to refund the inspection fee but only if I agreed to an NDA that is clearly intended to avoid bad social media exposure. I would not ever use this company again. Their service simply didn't do what I needed it to do. And I don't need a sales job for extermination services and relocation services, etc. from my inspection company. I am guessing the owner will respond to this and they have every right to. But I would have traded all the ticky tack stuff the inspector did call out for him having seen even one of the windows that clearly had moisture damage and suggesting we look into that further.

I hired Advantage Inspection Service for a home inspection on a property in Mesa, AZ and paid over $1,300 expecting a thorough and accurate evaluation. Unfortunately, the inspection completely understated a very obvious issue with the patio roof. At the time of inspection, the patio ceiling when you walk out onto the patio had visible sagging and clear signs of prior water damage, including patched and freshly painted drywall underneath. These were not hidden defects they were observable conditions. However, the inspection report described the ROOF as being in "near satisfactory condition" with a general "review" recommendation. NO documentation on the visible damage of the ceiling. That wording makes it sound like a minor or precautionary item, not something that could turn into a costly repair. Based on that report, I moved forward with the purchase. After closing, I had multiple professionals look at it and they all immediately pointed out the same thing. That this was a significant issue that should have been clearly identified during the inspection. What made things worse was the way the company handled it afterward. I had to repeatedly follow up just to get responses, calls weren't returned, and it took about two weeks to get a formal reply. The supervisor, Ryan Peart, ultimately relied on the "review" language in the report to avoid responsibility and offered only a 30% partial refund of the inspection fee. The issue here isn't that they didn't mention it at all, it's that the condition was seriously understated and they took no accountability. As a homebuyer, you rely on the inspection to understand what's actually going on. If something is visibly deteriorated, it should be clearly described that way. Inspections are supposed to protect buyers, not leave them with unexpected repairs after closing. I would strongly recommend anyone to stay away from this company and make sure your agent stays away from them as well. I trusted the report and unfortunately paid for it later. But currently in talks with the AZ Board of Technical Registration to hopefully suspend their license because it's completely unethical what they do to homebuyers! Hold them accountable! Just sharing my experience so others can make a more informed decision.

The flooring is completely ruined where the water went from his mistake. After this, the water was turned off and he did not complete the water inspections. Upon moving in, it was discovered that the garbage disposal was cracked and had clearly been leaking for some time. The shower upstairs leaks from the wall when used. The toilet upstairs does not seal, it just runs. All simple things an inspector should check for but none were noted in the report. After getting in touch with the Arizona board of home inspections, we were advised that an investigation is being completed. They suggested we sue for damages.

Simply put - this company is THE BEST!!! This is the second time I have used this company and I am still blown away by how incredible the detail is in the reporting and analysis. I have shown the inspection report that Desert State provided me to other homeowners who have used other companies, and everyone said that this was the most detailed report they had ever seen before. All of the people I showed the report to wished that they had an inspection as detailed as mine because it would have saved them lots of money down the road. Speaking of which, the inspection Desert State provided me was really affordable too - I feel like I got my money's worth and then some with this thorough an analysis. Initially I used this company to determine if the house I was considering purchasing was worthy of the price, and the report is so well-organized and comprehensive that I am now using it as a repair list and a future project list too! I was basically able to build a budget off of the report! Beyond all the thorough reporting, this company was able to meet my tight deadline for the home inspection - under a week - and they did all the coordinating for a termite and sewer inspections for me which saved me a lot of time and stress as well. I'm better with texting than phone calls, and they were even able to accommodate me on that point too which made communication so much easier and quicker. Sometimes old sayings are true: you get what you pay for…read more While I appreciate the things our inspector did find, there were also things they didn't find that should've been caught. For example: 1) no strikeplate in the door jamb so the front door could easily be kicked in. The only thing securing the front door was a thin, 1/5" piece of raw wood. The deadbolt was going into an open hole in the wood frame. 2) A bathroom faucet that was literally taped together with scotch tape and torqued so hard it took a wrench to remove it. 3) A broken laundry room faucet that leaked the first time it was used and caused $10,000 worth of water damage to the home the day of move-in. The first two items didn't justify posting this review, but the third oversight has resulted in loss of use of the new home (when water main had to be turned off and walls torn out), a higher insurance premium and probably several thousand out of my own pocket. Inspector Budget tried to make good on the door jamb issue, which required a locksmith to come out because the door jamb wood wasn't even prepped properly to take my strikeplate. However, the water damage problem and photos sent were completely ignored. Bear in mind, that faucet leaked the very first time it was tried! I literally just moved in. Everything is still in boxes and I've never even lived in the unit and there's $10,000 worth of water damage and restoration needed. Yet, the inspection report says the laundry room is "satisfactory" with "no improper conditions." I think 1 star is generous considering my floors have to be replaced 3 walls have now been torn out and I've not even lived in the unit yet. See the photos of the leaky faucet and water damage and you decide if that should've been caught by the home inspector. **PS - read the "not recommended" reviews by scrolling to the bottom and clicking on the link. You'll see an electrocution story for this vendor as well.

Ryan was incredibly knowledgeable and provided a ton of insight on aspects of the home I hadn't considered. When he'd uncover an issue, he also did a great job of fielding my questions of, "talk me through the work required to fix this." He also did an impressive job of maneuvering difficult spaces, such as the attics and the crawlspace. At every step I trusted his judgment calls on aspects of safety and the soundness of the structures. Ryan's turnaround is also amazing--in just around 30 hours, my inbox had his comprehensive report that was easy to understand. Super happy to have found such an awesome home inspector!
