    Our HOA was working with an equally incompetent management company when they were taken over by…read moreVIS. We have the misfortune of living next door to a common area in our HOA and it has become a dumping ground for bedding, blinds, and other garbage deposited there. I reached out to VIS and asked them to remove the mattress that had been sitting there for more than a month. I was advised that they would not remove the mattress until I made a police report and provided evidence to them I'd done so. There are also folks living in the lot in their vehicles and dealing from them. Here is Scott's response to my request that they remove the garbage: Scott Roth (VIS Group, Inc.) We are hopeful you also understand that the Association is not able to provide Security services, enforce laws, or place board members or their agents in harms way. Step-wise would first be to see if you have called the police to report the legal issues in which you describe? Once the police get involved and either make arrests or move people along, there should be an opportunity to safely present to the board the options to cleaning that area up. In the end the actions and approval to do work comes from the board. Actually, Scott, you might want to check those pesky governing documents. They make it a requirement that you maintain community property, which would include debris removal. You might also want to check the provision in our docs that give owners the ability to take action when the Board won't and to recover all legal fees incurred. Additionally, it is also the association's responsibility to manage who is using our common areas and how they are using them. The police will not get involved in removing a homeless encampment on private property, sans an order from the court to do so. It is entirely the responsibility of the Board to resolve these complaints. We pay are dues and keep our property in compliance. We expect you to do your job. Your continual refusal to do so is only going to cost you in the end. Update: The mattress and burnt Christmas tree are still in the lot, and now a push mower has joined the company of trash. Today, the City of Auburn posted a notice to our HOA care of Vis Management to remove derelict vehicles and dumped trash.

    KUDOS FOR SUE During THE past 2 1/2 years as owners in…read moreNANTUCKET WEST HOA, we've experienced consistent excellence in timely communication and costumer service led by our agent Lacrectia. October 28, while on an extended out-of-state road trip, we had an urgent need to obtain an HOA Master Policy insurance policy certificate (again!) due to inept re-fi loan processors. Community Solutions had already provided requested document on two previous occasions, but processors (did I mention inept) had failed to load said document into our underwriting file. So approval was blocked and our 3% re-fi loan rate lock was put in jeopardy. Enter the amazing Sue Dupuis. For more than an hour, during the noon hour, Sue juggled our lender conference call and HOA insurance company to obtain a new certificate - which had expired Oct 26! Juggling accomplished by the talented, unflappable, patient, can-do Amazing Sue, new certificate was obtained and emailed to necessary multiple parties. Loan was approved 3 hours later! Cannot express adequately to Sue our immense gratitude for the above-and-beyond service. But we do also want to express to HOA Community Solutions owner, Juanita, what a valued Team Member Sue Dupuis is AND that she be recognized for such excellence in customer service. Thank You.     I would give them less than 1 star if I could. We are military and signed with them in 2010 to…read moremanage our property in Yelm as we had been PCS'd out of the state. All started out well, and then our manager changed and the unresponsiveness began. We started receiving complaints from our homeowner's association regarding an RV parked in front of the house (which is against the covenants) and about the tenants throwing parties at the home in May of this year. When the manager emailed us a photo of the RV to show us where it was parked, we noticed a lot of cars parked in the drive-way and became concerned. We drove by the house in June and saw that the yard and landscaping had been allowed to become completely overgrown, and there was all kinds of miscellaneous items and event car parts (a hood) on the front porch. We were mortified as we had always kept the home and landscaping in good shape, and were also concerned with how the interior was being treated. We emailed John L Scott with our concerns and got no response. We emailed a day or so later to end the tenant's month-to-month rental agreement, and again no response. About a week later I had to email to get an update as to whether the tenants had been notified, and this time managed to get a response. We requested a walk-through of the home, and got no response. We only gained access to the house almost 3 weeks after requesting a walk-through when the tenants actually moved out. Over the course of the next 2 weeks while John L Scott was coordinating certain repairs I got very familiar with the condition of the home, and it was not how we turned it over to them. Garbage was left in the storage shed and all over the yard, the floors were absolutely filthy (9 swiffer wet jet pads later and I bet it still needs cleaning), and because the repairs had taken so long the backyard was again allowed to become overgrown (but John L Scott refused to have it mowed again before handing it over to us). The most outrageous offense though was that they have repeatedly refused to give us a copy of the lease and walk-through inspections. Our other property manager (we own 2 homes) gave us the lease for our previous tenants, and all of our friends that go through property management companies have always received copies of their leases. DO NOT TRUST JOHN L SCOTT IN YELM WITH MANAGING YOUR HOME!!!!

    I never thought I would have to take someone to court, but that's the process I'm in right now. RCW…read more59.18.280 states that the landlord has 21 days from the time the rental agreement ends and the tenant vacates the unit to postmark the return of the deposit or a written statement detailing why portions of the deposit were withheld. If the letter or bill gives estimates of repair costs, but not actual repair costs, your landlord failed to notify you correctly under the law even if your landlord gave you those estimates within 21 days. The court case that says estimates are not good enough is Goodeill v. Madison Real Estate, 191 Wash.App. 88 (2015). So I'm entitled to my entire security deposit and I have yet to receive it. What's worse is that when sharing the law and case information to NRB, the response I got was "This is how we've always done it." Way to tell me that you've been breaking the law for a LONG time. So as a result, all of my friends who are moving to tacoma, I steer them far away from NRB. so why two stars instead of one? Well, while we were there, things seemed fine. They were generally very responsive when we needed them to be, although I wasn't a fan of the occasional need to have inspections done. That was weird and the first time I've encountered it as a renter since college.

I negotiated the pet fee before I allowed NRB to rent w dogs it doesn't make any sense THAT they be allowed to keep any deposit of ours as they do not take any of the liability on our home we do ! It's just another shady way NRB DOES BUSINESS
