Had leaking fresh water pipe requiring replacement/repair. I received detailed estimate and believed this company knew what was required to do the job. I was told they were all licensed plumbers part of the reason for high cost. Job was completed in short amount of time and details of estimate were not done as "not necessary"!!! I was still charged for original estimate even though details on estimate were not done!!!. Their estimate was INFLATED and yet I was billed full amount of estimate!!! Suggest one use a different plumbing company!! read more

Annoyed at the fact that the invoice and what actually happened are incorrect. I was told if he (leaving out his name) touched anything or performed a look or test I'd have to pay. Dittman has helped us during several emergencies with our cursed bathrooms and our neighbors too. They have made a case for more serious fixes and thanks to them we most likely will have it done once things are coordinated with our HOA. We've dealt with different members of their team and this time Don and Junior came out. They were "locked in" and at the same time kept a pleasant customer focused attitude. They were mindful not to make a mess and made sure any pieces removed/replaced were cleanly reinstalled. As much as they were careful in how they did their work, what stands out to me with Dittman, is how their team have really good people-to-people skills. In a trades job it makes a surprising amount of difference and that's why I figured I'd drop a review because that really stood out to me. So if you want a team that will be fair in the process, respectful of your property, provides pleasant service, and is professional with the way they start and end a job -- Dittman is it. Their customer service by phone is extremely rude at best. Be prepared to be yelled at, hung up on and interrupted consistently when you call. Initially all seemed fine after getting a service person to give an estimate, but any follow up questions or concerns were not addressed. They are very slow to respond and deny warranty of service on some items and waivers must be signed in advance. Email response is limited and slow. It's so hard to find a reliable, straight forward, reasonably priced plumber. read more

The shared kitchen sink drain line in my duplex was backing up, sometimes causing sink waste to rise up in the other tenant's kitchen sink. He also noted a problem with our angle stop which he was able to fix without an additional charge. My sink started backing up in the storm and the disposal needed replacing. Dittmann is one of my HOA's approved plumbers and the HOA gets pissy about using outside people if something goes wrong (happened before) so I was trying to be compliant. The other companies were booked up. The guy showed up from Dittmann without a mask, gloves or booties and only reluctantly put on a mask that I offered when I said 'Sir please wear a mask, I have an autoimmune disease'. I went into my room while he was working and when I came out he had taken it off, put the dirty mask on my kitchen counter, and was breathing freely all over my kitchen. California is reinstating mask mandates because of Omicron. I told him to leave and he left all his dirty supplies in my kitchen. He'd already been breathing all over the place for 30 mins, a few more to clean up probably would not have made a difference. If I've been exposed, it was already too late. I have an autoimmune disease and this could kill me. I am vaccinated, but even vaccinated people can get it and pass it on. Now I'll go into Christmas wondering if I have Covid. Inexcusable, unforgivable. Compare that with the other company I just called who asked if I'd like the worker to wear booties, asked me to wear a mask and open my windows and guaranteed the plumber would be wearing a mask. None of this precaution or courtesy with Dittmann. This is beyond discourteous, this is hostile, dangerous behavior from this individual worker. The person handling customer service was courteous, and appeared to take this seriously. He offered to have someone come clean up, and did not charge me, but it's too little too late if I have been exposed. Now I'm here with my windows open in Winter with an autoimmune disease and my Hepa filter on full blast to mitigate contamination and also at the request of the company that's coming to clean up this mess. It's my right to feel safe in my own home and now I'll be afraid for the next few weeks. read more

I called today to ask for an installation quote. A unknown lady answered. I informed her I would like to replace the shower/bathtub spout, shower head and control lever. She said she would have to come out to look at it. To save their time and mine I asked if I can take photos of the items that I wanted to replaced. My shower had a leak and all that was needed was dap. Instead, they went through cutting a hole in my ceiling and leaving it for me to repair because this company "won't allow the use of dap." I should have been told that right away and could have done the repair myself. Now this company has run up a huge bill, which wouldn't have happened if they were up front with what the problem was. They sent Carlos a few hours after we called - to clear the blockage below our kitchen sink. We had unfortunately used Draino ourselves last night. It not only didn't help, it made a mess. Carlos quickly figured out what needed to be done. He unfastened the elbow below the sink and allowed the backed-up water to drain. He then brought up the heavy-duty snake and ran it down the opened-up drain into the wall. It broke the blockage and he ran it further to be certain. I was having problems with my bathroom faucet and hired one of those cheap plumbing technicians to do the job. Unfortunately, they made the situation worse. As i told you in a previous post, we were charged 500 dollars to fix a leaky faucett; the guy was here less than an hour. I complained and maria, the representative said they charge 270 dollars an hour or part thereof! I told her most plumbers charge 200 per hour and told their clients up front the potential cost. Arrogantly she said they are the, paraphrasing, Rolls Royce of plumbers. I dont need a Rolls to get to work; my Camry is fine. Today we had a sewer back up with 4 people sheltering in place and no option to use toilet, shower, and simply have running water. Called in the morning (!) asking if possible to get an appointment the same day. The dispatcher promised to call back. Have NEVER heard back! Called and spoke with the dispatcher, called and left 2 voice mails. After waiting for 2 hours ... decided that the post from Debbe S. was spot on. We called other places and got the service the same day (at a slightly lower price that Dittmann charged us a year ago.) I understand that they are busy. (My HOA got a hold of them on my behalf, and it turned out that they were booked for 2 days ahead.) I understand they don't need my business. What I don't understand is that how you can be so rude knowing about the situation and did not have courtesy to call back and just plain say that you are booked? Sad .... read more

I can't say enough about these guys the main line was plugged we had gross water coming up the bath tubs and showers and toilets. We had to wait a couple days for them to come out but it's always worth it there employees know what there doing. We used rescue rooter once and they broke there auger off in the main line and it was a disaster. Dittman is thorough and been around a long time they had us run the washer and the toilets and bath tub before leaving. They also got it done fast and they get up on the roof some companies don't and if you don't have a clean out the roof is the is the only option. Stick with what works!! Dittmann!!! read more

I must deal with an HOA and its management company and general contractor to request repairs and have issues evaluated to determine responsibility. Inside the walls is generally HOA, whereas within the living area is mine. And of course exceptions occur. Pipes are inside the walls, for example, except when a problem is caused by shoddy contractors who flipped the place before you bought it and drove a screw through a copper pipe when securing the vanity to the bathroom wall. This means the root cause was not inside the walls, so all associated work is at the owner's expense. This was my unfortunate circumstance, and my better half wound up doing most of the work. Otherwise I'm sure I would have been out thousands of bucks. Along the way, though, we encountered another issue, a failed joint inside the wall on a pipe arm leading to the hot water shutoff, which was determined to be HOA responsibility except for replacement of the valve, which is another exception because it is not located inside the wall. Good grief! Dealing with the management company is not fun. Initially, to assess the initial, more serious, issue of a screwed copper pipe, the general contractor and a plumber from Roto-Rooter spent 2-3 hours knocking holes in the drywall and poking around but didn't arrive at a definitive conclusion as to the source of the leak. In fact, because remnants of the old steel pipes no longer in use remain inside the wall, they first assumed the pipes were steel. Because the issue was eventually determined to be owner responsibility, I will now have to pay for all that wasted and useless but expensive time. Before Roto-Rooter came, the management company had planned to send Dittmann. However, when I followed up with Dittmann myself, Maria told me that they were simply too busy and in fact had no available appointment time for a week. However, a couple weeks later, after the screw leak was repaired and all other work had to wait till the management company could engage a licensed plumber to fix the minor leak, Dittmann was available right away; in fact, Maria called me and said someone would come that same day. The plumber who did the work was Paul. He called half an hour before coming out. Initially, he said it would be a difficult job to re-solder that pipe joint because of the tight space under the sink, the pipe's angles, and the proximity of other pipes and the P trap. However, he did a great job anyway. He sprayed down the surrounding area to minimize fire risk since solder must be heated to a very high temperature. He had to throw out the old P trap (which was essentially junk anyway) and was about to replace it with a new steel one, but I showed him the plastic one we already bought and said we'd put that on. So, he was done. He said he used to run his own business but since he's worked for Dittmann he has become more familiar with tight condo spaces. All in all, my experience with Dittmann Plumbing was very positive. Paul is knowledgeable and definitely has the experience and skill to do a good, thorough job. read more

Just wanna give my honest opinion about this company. The lady who spoke to me on the phone sounded quite rude. If I had to spend the money, I would expect to be treated somewhat nicely. On the other hand, the person who came in to do the job was extremely friendly and knowledgeable. He was able to pin point the problem and was able to fix it right there then. We had an issue with the Kitchen Sink drain (not draining fast enough). We called and they sent a plumber over that same day! She was the best plumber I ever engaged with (sorry I forgot her name). She was like a Sherlock Holmes diagnosing the issue and determined it was a clog-gage in a common drain (this about a condominium). She put a snake to clog-up that common drain and to me it looked like she got the job done (I heard the snake scratching the entrance to the sewer line). We have used Dittmann Plumbing since the early 1960's. Not only did the job get done right, but we also had great visits with our favorite plumber, Earl, after the job was done and he was off the clock. Yesterday Don Taylor, from Dittmann, was out to repair a leak of a 40 year old laundry room wall faucet. This plumbing had no shut off valve which meant we had to shut off the water source to the whole house every time we needed to change a washer. Initially we had two options.. replace the existing faucet with no shutoffs, or we could have a sink mount faucet installed that would involve opening the wall to put in the standard type shut off valves ~ which would have been a very costly project. Don had another idea, but said it wouldn't look attractive. It would be to put a garden style shut off switch on each of the hot and cold pipes at the wall.. then connect a new faucet to the new shut offs. It also meant the faucet would extend out further into the sink. This is a laundry room sink and since function was more important to me than aesthetics, I was thrilled with this solution. I love the result that we got the shut offs we wanted plus the added benefit that the faucet is now easier to reach. Let's Face it...You get what you pay for and I always get my moneys worth with Dittmann. There's a lot of plumbing companies out there, but if you want someone that knows what they are doing and doesn't tell you alot of BS call Dittmann. Franks been doing this a long time and he know's plumbing especially the older homes in the San Mateo, Burlingame, Hillsborough, Belmont and Foster City areas. Some people complain about what it costs to have a tradesman come to your home....plumber, electrician etc. But when you think about what these guys do and what they know it's well worth it. Crawling under your house and up in your attic. It's not something I'd want to do...I don't think you would either. A lot of people take there cars to auto dealers and pay just as much if not more...and those guys get to put the car on a rack and work on it with ease. A plumber has to try to get as many parts as he can in one van (and there's 1000's of them.) All the tools. He pays insuarance on the van, maintenence, tires etc. and he brings it all to you. He has a warehouse, probably a office person, accountant etc. Everyone thinks that service companies are getting rich....They have to charge what they charge to pay there men a reasonable wage and stay in business.The fact of the matter is a good service company is hard to find and that we are lucky to have them. Dittman is one of the BEST. He's done my water heater, two bathrooms, kitchen sink and laundry tub. All at different times, over the years.I wouldn't call anyone else. If you want to take a chance and look for the lowest price on Craigslist or whatever...keep your sponges ready and you could end up calling someone else to redo what the first guy screwed up. I needed a plumber last week to repair a broken kitchen pipe under my house, my local Menlo Park plumber I have alway used told me they don't work under houses and referred me to Dittmann's. Marie was very nice on the phone and arranged for Rich to come out as soon as possible. I let them know I am planning a remodel and therefore wanted a band aid to get the pipes to hold a couple of months since the entire system will be replaced shortly. She assured me she would inform the plumber of this ahead of time. I can't say enough good things about Rich, a really great guy with a ton of professionalism and expertise. Although the work was certainly not cheap, it was well-done and Rich did everything he could to repair the pipes at the lowest cost possible. I also learned quite a bit about plumbing maintenance in general. It's always a welcome surprise when a stranger enters your house for a day and turns out to be warm, friendly and informative. Two days later my sewer line blew. Rich was back out the next morning and was able to call in another worker to snake out the system from the roof instead of pulling apart the old toilet which would have been a mess. Needed to do some work on the plumbing in our house. Don gave us instructions in what we needed to do before he got here to shorten the amount of time he would work. Don came and took care of our angle stops, toilets, and changed out the pipes under the sinks. He brought in booties to wear and cleaned up completely after himself. In fact, they were cheaper than their competitors and the work done was of the highest quality. Dittmann Plumbing did a wonderful job in our offices. We had two backed up restrooms both connecting to the same sewer line and we called right away. The woman answering the phone, wish i caught her name, was so nice. She was patient in listening to our problem in determining what type of service we would need. I explained how both our restrooms we backed up and she asked if there was a main line outside of our building. She suggested we clear that driveway area so their plumber would have access to it. She said a plumber would be out between noon and 3pm. At around 1pm I received a call from the plumber stating he was on his way. It's nice they give you a call right before they arrive, great customer service. When he got there he immediately took off his work boots and stepped into our offices. I said it wasn't necessary but he insisted. He ended up snaking our line in the driveway, took him no more than 30mins. After he even went over future preventative measures and asked us questions to see if he could determine the problem. Polite, friendly, quick, professional, a pleasure to do business with. read more

This local company are rip off artists. They charge exorbitantly high prices and try to stretch the the time on jobs out so they are assured to make lots of money on you. For example, instead of using the clean out pipe to clear the sewer line they removed the toilet to go into the line from there and then replaced the toilet. Then they claimed they did not have the wax collar to replace the one already there, so they had to go back to their shop to get one. Wax collars secure the toilet to the pipe so there are no leaks. They are a pretty standard thing for all toilets. They should have had it on their truck if in fact it even needed replacing. I will never ever use them again. read more

Don't use them for sewer backups. Flushes were sounding weird and got them out before a complete back up They didn't find anything but I knew a problem was brewing because of the sound. A couple weeks later everything came up in the yard. They offer no warranty and would not help at all. I would have accepted a discount even. But the lady was mean and when I said Roto Rooter offers 6 month warranty maybe I should use them, she said I should and hung up. read more

This is a great company to deal with, from the initial call through the completion of the task. We had one of their people come out to our residence because we had a number of things that needed fixing, including installing a new hot water heater. The plumber showed up on time, was professional, courteous, mindful of the walls and floors and did a great job. He explained what the issues were, what was required to fix them and the associated costs. With a couple of the issues there were multiple options for solving them. When asked if it was his house what would he do he told us and explained why. They are a great company to deal with and the are now our go to business for anything water related. I'm writing this review in the hopes that the owners of Dittman Plumbing will contact me and allow me to show them a video. The back story is Dittman repair personnel came out to a rental home of mine and fixed a leak. Less than one week later the entire plumbing under the sink was pouring with water. Another service call was requested and this repairman replaced the parts that were causing the leak. He made the statement that "this may come under the warranty" of the prior week's service call and did not leave an invoice. The invoice arrived approximately one month later and was for a second $240 service call and additional charges for parts. I immediately tried to call, but they were closed for the weekend. On Monday I called again and left a message providing both invoice numbers, my contact information and a request for a call back. Not until Wednesday did I receive that call back and it did not go well. Eventually, I was offered a $50 credit if I paid the balance by credit card on that day. If no payment was made on that day, it would go to Collections. Really?!? I had received the invoice less than a week earlier and now I'm being threatened with Collections!?! That day's call was interrupted several times because of my traveling, but I called back a few days later to pay the charge. At 12:48pm I left a message that I would like to pay my invoice and to please call me back. I provided the invoice number and my contact information, but at 6:00pm had still not received a call back. With all this time on my hand, I decided to go back through my tenant's text messages regarding this sink. Fortunately, I found a video from her recorded the night before the second service call. The video shows water spurting from most of the pipe connections under the sink and you hear her shocked voice describing the situation. She states, "I'm not sure what they (Dittman's repairmen) did. It clearly has been happening since they came and fixed it!" After viewing the video and now 6:10pm, I placed a second call to Dittman's and reached their answering service My message was a request for the owner of Dittman's to return my call and that there was no urgency. At 6:20pm I received a call back from someone who by his description was 'acting manager' while the owner was away--I didn't note his name. However, he was the same person I had spoken to while traveling the week before. I explained to him the events of the day and how I was prepared to pay the bill when I made my first call, but since then had done some research and found this video. I explained that I would like the owner to view the video. His response was once again was to offer the $50 credit or if payment was not made, off to Collections. At this point I said something about Small Claims Court and he hung up. Now having read earlier reviews, I see that hanging up seems to be company policy. My request is simply to have an owner contact me to discuss this situation and view the video. I cannot accept that I should be charged a total of $480 in labor (two separate service calls) for the replacement of a kitchen sink drain. If the first repairman had done the job of the second repairman, there would be one service call for this work and a total of $240 for the labor. read more

I called Dittman Plumbing to change 10 angle stops (water shut off valves) under my sinks and toilets for my unit in a condo complex. They told me it would take about 2 hours of labor at $152 per hour. Along with labor, I estimated it would cost roughly $400 unless a disaster happened. I should have gotten that in writing. I prepared for the service by removing everything from under the sinks and away from the toilets. When the plumber came, actually two plumbers came instead of one. They came 2 hours late. The plumbers themselves were very friendly and did good work. I have no problem with the quality of work they did. However, when I got the bill, it turned out to be almost $800. What a shock! They billed me for 2.25 hours each for 2 plumbers, meaning 4.5 hours of labor, plus $100 in parts. That would mean 30 min to shut the water off, and 24 min to do each angle stop. That is hardly realistic, as the replacement was a straightforward operation and should really take 10 min each. When I called Dittman Plumbing about this, they insisted they did everything right and only charged me for the work performed. They also offered to resolve the situation by charging me $100 more. Obviously I was quite offended by that. They did nothing further to try to resolve the situation. read more

Don Taylor has really caused my HOA problems by not acting professional and ethical. My HOA called Dirrmann's for an estimate for a tenant leak and sent someone out to check the leak out. The HOA paid for that visit yet Don Taylor sent a $10,000 (yes! $10,000) estimate and gave it to the tenant. He told the tenant the HOA should pay for re--piping their kitchen even tho he has never see our CCR's. The leak is still there, 2 months after that estimate and the tenants are acting entitled. ALWAYS, ALWAYS, ALWAYS , in the 19 yrs I've lived here, tenants have had to pay for plumbing problems generated from their units. Always. Now we are having to pay for a lawyer. I have also filed a complaint with Better Business Bureau. read more
