Great patio, delicious food, nice people! Stopped in for dinner here last night. I've seen the restaurant for years but never had a chance to eat there. They were having karaoke night which was fun to watch! There were only a couple servers working, and one was training, so it was a bit slow but they were super nice. We tried a few different salads and kebabs, they were all delicious! Tried the chicken Shirazi, Caesar, and Greek salads. All were good and worth trying. We also got chicken koobideh, beef/lamb koobideh, filet mignon skewer, and chicken skewer. I love koobideh, theirs was very tasty and tender. The filet mignon was cooked perfectly, and the chicken was delicious! I had to get some baklava on the way out, such a perfectly sweet bite to end the meal. Thanks Divan! read more

Don't order kabob and rice if you are a Persian! Order anything else. If you are not a Persian and don't know much about the quality of kabob and its fresh seasonings and also if you haven't had a real quality kabob anywhere else, then you don't know about the difference and I say this with total respect! We ordered two of the most expensive food they have on their menu "Soltani" $39. Which has a flat beef and ground beef, and it was a bust! Broken basmati rice with dried dill (not fresh) and maybe couple of fava beans if you really looked for it, broken rice means not good basmati that is fluffy and long grain. (If you are a Persian you would know that anything other than that is quite insulting . Specially if you are paying almost $40. For it. The meat specially "Koobideh" was just ok and not seasoned with fresh onions. It was seasoned with onion powder and whatever else. I specifically asked them about seasoning first thing we got there and the guy serving us who was very nice I might say assured me that the quality is excellent and even wanted me to taste it right there before him when he brought it to our table. They had lot of Americans (none Farsi speaking) people and they were happy with their DJ and Mediterranean food. Not going back! Look at their response, not knowing who I am, insulting people like me that dare to criticize them. Ignorant and rude. In fact you deserve the Islamic regime you ignorant fool. Looked for a spot open late for dinner, so we came here. They are open until 2:00 am. We hadn't eaten here before and we were pleasantly surprised. The portion were large and absolutely delicious. Our waitress was friendly and helpful with choosing what we ate. We ate outside because it was a nice night and it made the meal that much better. read more

Delightful Persian restaurant in Old Town Tustin. Excellent attentive service and fun party atmosphere when the friendly house cover band plays. It seems like they have a group of regulars bc people kept coming in and were greeted by the band and everyone sitting in the band section of the patio. Food is good, some interesting things on the menu. Samosas are surprisingly tasty with a thin shattering crust and servers with a delicious spicy creamy sauce. I ordered the tongue sandwich. It was good and the salad it came with was fresh. They absolutely drench their salads in dressing though so consider asking for the dressing on the side of you prefer your salads more lightly dressed. They have one beer on draft, the Persian beer SHAMS, described as a pilsner but it is more full flavored than American pilsners and seems unfiltered. Very tasty, we ended up ordering another round to enjoy while we stayed after we finished eating to listen to the house band. read more

I had no idea Old Town Tustin had Persian food until visiting Divan Grill & Lounge the other night for a birthday dinner! The restaurant is hidden away on a corner street in the area and has casual and relaxed vibes, with many hookah vessels available within the restaurant. But the food and service are solid! Even with a large group, the service and food was paced reasonably. And the food was enjoyable. We got to try a trip of dips - tzaziki, hummus, and warm eggplant. The tzaziki was really refreshing and the eggplant was a nice warm hug in the mouth - so a nice contrast. The hummus was creamy and smooth and the flavor was decent too. For the main entrees, we had the salmon, chicken, and beef koobideh. The salmon had crispy skin and was pretty flaky but more well cooked. The chicken was tender (seemed to be mostly thighs, which I'm a fan of) and very flavorful. And the beef koobideh was also very tender and probably my favorite bite of the night. Overall, a solid option for Persian food in the area, and very accommodating to large groups. It's worth visiting if you're in the area, especially if you want to try something different from the many Asian and Italian places nearby. read more

I rarely leave negative reviews, but our experience at Divan was extremely disappointing from start to finish. The food arrived over an hour late, and only after waiting were we informed that they had run out of rice. We were offered bread as a substitute, which should have been communicated before our order was placed. The kebabs were some of the worst we have had. They were dry, over-seasoned with pepper and turmeric, and lacked the quality and flavor we expected. The heart and liver kebabs were particularly disappointing--chewy, dry, and difficult to eat. We were told each skewer would contain four pieces, but each arrived with only two pieces. The salad was equally poor, consisting of old lettuce and a few shredded carrots. The basil served alongside the meal was visibly old and brown. Overall, the food looked and tasted as though freshness and quality were not a priority. To make matters worse, we were charged $3 per bottle of water without being informed beforehand that the water was not complimentary. When we asked to speak with the manager regarding the missing items, poor food quality, and long wait time, he became argumentative rather than attempting to resolve the situation. He claimed there were additional ingredients under the kebabs that justified the portions, which was simply not true. He also explained that he was cooking because the chef was not there and only comes in on certain days, which did not inspire confidence in the restaurant's operations. Our server spent time bragging about food being delivered from Tustin to Los Angeles and repeatedly insisted she would never lie because she was new to the industry. Unfortunately, much of the information we received throughout the evening turned out to be inaccurate. Despite serving incomplete orders, dry and chewy meat, poor-quality sides, and keeping us waiting over an hour, no meaningful effort was made to correct the situation or offer an appropriate discount. Overall, this was one of the worst dining experiences we have had. Poor food quality, poor service, poor management, and no accountability. We will not be returning and cannot recommend this restaurant. read more

Quite expensive for the portions. Great live band. We went there to support our friends. Many of the people there described their dish as bland, too runny, or too small. I left there quite hungry. For around $20 an appetizer each we thought we would get a lot more. If they didn't have live music it was not worth it. We asked for things several times and had to get up to ask someone else. They kept forgetting. They were nice and friendly but understaffed. People were doing hooka stuff if you're sitting outdoors. read more

Been Many Saturday evening. An Amazing 3 piece band - "Art of Sax", a 3 piece band (Sax, Vocals, Bass) that plays every Saturday from 7:00 PM to 10:00 (with no breaks) . Mostly 1980's music and a bit of dancing. The Food is priced very well is Delicious. If you are even near Old Town Tustin, it is well worth checking out. read more

Haven't been here in a couple years or so but I'm glad I came back! Cute small plaza in Old Town Tustin They have indoor and outdoor patio as well but it was so windy I decided to sit inside. Maziar promptly greeted my girlfriend and I and was very welcoming with a smile. Made great conversation which is a plus! Saturday night nice casual atmosphere with a DJ which I loved all the music. Our server Taranom was Amazing ! Such a sweetheart really checked on us frequently made conversation and always smiling . Got unlimited tea pot with backlava and eggplant appetizer all yummy . Wasn't too hungry so just got the snacks . The hookah is fresh and clean too After few puffs decided to get the chocolate ice cream cake super yummy not too sweet. When we walked in, the doors were closed and the air conditioning was on--which made sense since it was a hot day. They told us we could sit anywhere, but there were people smoking hookah inside the restaurant with the doors shut, which was really off-putting. Because of that, we chose to sit outside even though it was uncomfortably hot. When it came time to order, the server didn't write anything down and had to come back to confirm what we said. We asked for fresh veggies to dip in our hummus, but they brought out tiny, diced cucumbers that were impossible to dip. When we asked if they could slice whole cucumbers instead, the server replied, "Sorry, we don't have time to cut more cucumber"--which was surprising since there was only one other customer there. Also, my friend ordered a salad with a side of falafel, but the falafel didn't come. Instead, they brought out a full entree of falafel with rice and more salad, which wasn't what he ordered. I'm giving 2 stars because the food itself was good, but the service left a lot to be desired. The indoor smoking, disorganized service, and lack of consideration for simple requests really turned us off. I don't think I'll be back--unless maybe it's for the belly dancing, if they have it. read more

Don't know why this place doesn't have 5 stars ! The food was amazing! Unique and delicious and the portions were large for the price which is also very reasonable. The service was friendly and welcoming. Nice quaint restaurant with foreign feel to it. Best of all it's open late and it's healthy. It's my new go to place for late night munchies. read more

Stopped by tonight (Friday). We were only ones there at 630 so wasn't sure about it. Decided to give a tey. We had dolmas which were amazing! So fresh and tasty. Unfortunately and I really hate to say that I am not happy at all about this place. Normally Divan is a dinning and smoking spot, which serve Hookah . However its a smoking spot I was asked not to smoke my cigar as it annoys a one customer. The management offered to change my place where I was sitting and I refused and had to leave the place. Instead , the owner should cleared to the other customer its a smoking place and he either move to a different spot or accept the smoke , but he asked me to move to a different spot or I have to refrain from smoking!!! Horrible food I would never go over there ever again we ordered a salad. There was hardly any salmon in it and the prize was $23 for salad and we asked for water. They got us water bottles. They never told us that they were gonna charge us for water. My bill with the tip was $40. It's a disgusting restaurant. I will never go over there anymore. Walked in there on a Saturday afternoon. Place was completely empty. We chose to eat there to sit on the patio because it was such a lovely afternoon. Lunch prices were very expensive. The waitress said she would honor the Monday through Friday lunch special prices. We ordered, food was wonderful. Unfortunately, somebody sat right across from us eventually and started smoking a hookah, smelly, noisy distracting from our conversation. Bill came and we were charged the full price versus the price promised. I pointed it out to her and she said no problem. I'll take care of it. I placed a pick up order for 5:30 pm through their website and I got an email notification that my food was ready at 4:50 pm and I could not get there in time so by the time I had picked the food up it was cold. Not only was it cold but the dough was as hard as a brick and one half was sooo burnt it could have gotten confused with a piece of coal. Definitely not worth the $30 they are charging their customers. There are so many better persian restaurants in OC so go to one of those instead. read more

Ordered through Door dash- The Falafels were good but it came with old mint leaves and a little cup of mayo, which I'm guessing is supposed to be their garlic sauce. The Chicken rice bowl was horrible. The chicken was dried, and had some weird seasoning. The rice was plain, and was undercooked. We ordered a Persian pizza for pick up. It was missing some ingredients which was very strange, we let the owner/manager know and they apologized very politely and offered to change it for us, which I appreciate. We didn't ask for a new pizza since we couldn't wait another 20 mins. The pizza generally didn't taste that great either and looked like it wasn't cooked thoroughly. Came in here for an early dinner Sunday. The inside of the restaurant was nearly empty so we were able to sit wherever we wanted. My wife ordered the falafel platter which she said was okay however the waitress was trying to up-sell her to order the rice and salad for an extra $2.50 after she had already said "no" to that option. We asked for tapwater, but was told that there was no tapwater that day and the only option was their $3 water bottle. The bottle of beer we ordered was about room temperature and I had to go up to the bartender to open it as it arrived closed. Holy belly dancer! I didn't know I was going to get a show with my dinner. She was beautiful and I appreciated the dancing, which I've never seen before. So the ambiance gets all the stars. There's also hookah if your into that. I brought my son, and the environment was a little much for him, so if you have kids, make sure your comfortable with being around hookah smoke and belly dancing. My Greek salad with salmon was ok. It was different from any salad I've ever had bc there was no lettuce. It consisted of bell peppers, cucumbers, olives, feta cheese and olive oil. I couldn't eat it. My bf got the chicken wrap, which was a little dry. My son ordered the cheese pizza which was pretty good. I'm not sure if I'd ever return here, but it was an experience. read more
