These guys are the worst. My son made plans for us to have a special stay and the hotel manager cxld our reservation 10hrs before with no warning. We had already booked it and made plans and were excited to be near the boardwalk. We booked it through a third party and they said "Sorry take it up with them!" The 3rd party Hotels Tonight penalties for less than 24 hrs was not okay with us! This place is a joke!! Beware! Probably sold the room for more...Unacceptable!! read more

Somewhere between okay and good. You are in Newport and you are steps from the beach so it is pricey. Also, it is historic so expect to see some age in your accommodations. Each room is different, most have windows that face the parking lots / neighboring businesses. If you are a light sleeper, you'll want to get the room in the middle. It has the least amount of exposure to the noises of the surround area. Confirm the following with the hotel before booking. Got this from a few different websites: Room #: 1, 2 & 5 (ocean view) - Queen bed 3 - Ocean view, King bed, 248 sq. ft. 4 & 6 - Patio access rooms 6 - 291 sq. ft. 7 - Ocean, king, dining table, 398 sq. ft. 8 - Ocean, king, dining table, corner room 9 - Bay window, king, 291 sq. ft. 10 - Large room, king, noisy, 495 sq. ft. Bellagio - Large room, king, dining table, wet bar, 495 sq. ft. Also, I booked through American Airline and receive points towards the annual loyalty goal. It is directly attached to 21 Oceanfront. There are stairs that go from inside the hotel to inside the restaurant. Reservations recommended if you are going on a weekend. Bar area is first come, first seated. Reception from the bartenders seems to depend if you are a local or not. Some friendlier than others. But, back to the hotel. We liked the quaintness of the rooms, felt a bit like being at your well-to-do Grandmother's house. Free breakfast is really just enough to get you ready to go eat elsewhere. But, if you have kids, they have cereal, yogurt, breads, coffee, some juices. Was okay and actually got us through to lunch. Valet parking only. No where to leave your car in self-park without paying for meters and remembering to go back out and re-feed it. Valet is for both the hotel and 21 so may take a bit to get your car. But, you can walk over to the lot and get it quicker if you are in a hurry (they will most likely have to move cars to get to yours). As mentioned, it's a shared valet lot. The nicest people work here! They were so welcoming, the room was spotless, and it was so relaxing. The bed was also the most comfortable bed I've slept on when staying at a hotel. It was cozy and felt like home. I love a good place with character that doesn't feel sterile or minimalistic. My only "complaint" is that walls are thin-ish. read more

Let me start with the positive. The view from the room was beautiful. There is so many great eateries around the hotel. The beach was very peaceful. Now the negative. There was mold in the bathroom. The front desk attendant sprayed bleach over it and wiped it off. She said she would let the manager know. The only thing she could offer me was a refund if I checked out. I don't think that was very fair. It was too late for me to find another place to go so I had to stay. I had to leave my room door and all the windows open to air out the room from the chemicals she used to clean. The hotel seems like it has been forgotten. The clock in my room didn't work. The toaster that is used for the continental breakfast was broken. Another hotel attendant had to stick her hand into it to fix it. I don't think this hotel was worth what I paid for it. read more

How do I even begin? Starting with Andrea. I called to make a reservation and she immediately was willing to help me with my little staycation for my husband's date night. Super attentive, happy and willing to go above and beyond. She understood that this was something fun for my husband and I to have a date night. Even though we live locally. Never underestimate the power of an amazing small hotel. If you're looking for a complete comfort, relaxation and beautiful scenery. It sits directly on oceanfront Boulevard right at the pier. We had a beautiful day. The staff was so attentive to all of our needs. I will tell you right now 21 oceanfront restaurant is the place to eat. If you're looking for amazing food, drinks, and service. Look no further. this is hands-down. Our favorite place to go now. Big shout out again to Andrea. I will be calling the owner and letting them know if she needs a perfect star We loved the antique feature because we do love antiques so that was a perk for us. But I'll tell you you will not realize you're in an antique anything it's everything is upgraded. It's beautiful. It's wonderful this day at. Awful...all around awful. The room was soooo hot, but the little unit says not to turn below 70, but the room was still super hot at night. We didn't open the windows because the bar next door was so loud and late at night. Miserable nights stay...leads to worse morning shower...it was only scalding hot water. We booked a 2 night stay at the Doryman's Inn. and it was the worst night sleep of all the hotels I've stayed in. According to Expedia, I spent 34 nights in hotels in 2024 with their year end summary. I know my hotels. The Doryman's Inn is very charming and the location is excellent, until I realized that being with inches from a huge parking lot would keep me up all night. From drifters, tailgating in the parking lot at 1:45am, to motorcyclists peeling out and revving for attention, to partyers smoking up right below the thin windows in Room 5 (ocean view prices with parking lot vibes), to a maintenance worker banging around at 8am, I will not be returning and highly recommend you look elsewhere, too. Did I mention that the power went out, our room was cold due to the cracked skylight window bringing in a draft-- to non-operating elevators for over 24 hours? The "breakfast" isn't even work mentioning. The coffee was so lukewarm and watered down that I just poured it down the sink. Not worth it. Just keep scrolling. Oh well. No management to offer any apologies or updates to limited power, meanwhile there is a high end restaurant downstairs with no complimentary canapés for the inconveniences. What a FANTASTIC stay at the Doryman's Inn! The Victorian décor and stunning views make this Bed and Breakfast a must stay when in Newport! The entire staff was very friendly and extremely accommodating, but Anthony really stood out to us with his friendly demeanor and cheerful attitude, he was really a joy to work with. Ocean front along boardwalk horrible idea, very noisy all night long, if your gonna party the whole night then you should be able to pass out ok, but then comes 4:00 am when deliveries and clean up crews start showing up so much noise, zero AC so you can't really close the windows or you will sweat the whole time and still deal with noise just at a lower level. The breakfast LOL! The worst I've even walked into, boxed cereals, old bagels, nasty locking yogurt, quick turn around with a head shake to go find a breakfast place from a place that should have had it covered. Rooms are nice no doubt, hosts are great, could give that alone 4 stars however all around gotta stick to 2 stars sorry Doryman the potential is great just need to fine tune some accommodations. read more

A big thank you to Doryman for helping my daughter and me feel safe during the craziness in Newport on the Fourth of July. The crowds were overwhelming and things felt really out of control, but the kindness we received here made all the difference. This place is awesome! The vintage feel was unique and tasteful without feeling aged and worn down. The room was spacious, great views and a beautiful window seat. There was a skylight in the restroom and it let in a perfect daylight. We had a door that opened onto a patio so we had a beautiful view of the ocean right outside our door. Hotel staff was very friendly and helpful. The location can't be beat, we were in the middle of the action, tons of food options and just feet away from waves crashing on the shore. Our room was next door to the breakfast area and it was not a disturbance or overly noisy. Loved this hotel and so glad we went here for a relaxing night away. read more

This place is very clean and in a convenient location. We arrived Friday evening and the parking situation was not great. Although we were guaranteed parking, the lot was pretty full. We were allowed to park in the loading zone until 8am the next morning, which was nice but just sucked we had to wake up early to move the car. Covid protocol is lax. Most people wore masks, but the policy wasn't enforced. A guest was coughing up a storm in the breakfast room so we skipped the complementary food that day. An employee was training someone at the front desk and was also not wearing a mask. We stayed in the bellagio and kept to ourselves mostly to avoid the crowds. The rooftop views are great. We decided to take a lot of our food for takeout and eat up there away from the massless crowded bars and restaurants. The location is great and within walking distance to everything. We got in lots of steps! The room was clean and comfortable. You can hear the partying with the windows closed but that was no big deal. We could also hear cops clearing out the bars between 2-3:30am. You couldn't hear other guests or between walls. We also ended up getting room service from 21oceanfront. It was quick and convenient. Food was decent and not priced too bad. I'd definitely stay here again once Covid eases up and I'm not so scared of the rampant disregard for public health. read more

I will would NOT recommend this place. It's complete False advertisement, and the rooms look nothing like the photos online. It's Very outdated and subpar in person. But the biggest issue wasn't the room itself, but the lady that works the front desk. We were there to celebrate my birthday, and Upon arrival there was no one at the front desk. We waited several minutes before we were greeting by the most rude, God awful woman with the worst attitude. We actually had to call the hotel to get her to come to the front. We very quickly decided we did not want to stay there. You also have to park your vehicle extremely far from the property, which wasn't sensible to my fiance and I. Upon kindly and politely informing the lady that we didn't wish to stay there and wanted a refund, she refused to give us our money back, even though she canceled our reservations and rebooked us. When we further pursued our refund, she threatened my fiance and said "I'm going to fight it, if you try to dispute the charges and we have you here on camera". Well, the camera also saw us leave and not stay there. That alone speaks volumes. The hotel is so hard up, that they need to keep your money for an unoccupied room, and falsely solicit rooms online that look elegant, but actually look nothing like that in person. But the proof is on the pudding, because the hotel seemed pretty empty, and now I understand why. We will never go back there again. I've never been treated so poorly as a new hotel guest. Also, upon looking inside one of the rooms that Was left wide open because it was just cleaned, we noticed a cockroach on the floor. Disgusting! If there was an option to give zero, or negative stars I would. Do yourself a favor and treat yourself to a better hotel with professional polite staff that make you feel welcome, because you won't get any of that at this hotel. read more

Just stayed here for one night and had a fabulous stay. Our room was clean and well appointed... incredibly quaint and charming. We felt like we had time traveled back to the early 1900s! The staff is helpful and helped us out with beach chairs and towels so we could enjoy the beach. Be sure the rent a bike and ride down the boardwalk during your time here and visit Mama's Beach on the bayside. Mama D's (10 min walk) is a must-try dinner restaurant! read more

Short lil story... Booked a room to stay for a night. Couple of weeks passes by and I went to go cancel my reservation online, it said I didn't have a reservation. So I gave em a call to cancel, but they couldn't find my reservation. It looks like I used my gf's email instead of mine! I was originally charged for the room but Doryman's was very kind to refund me after explaining the situation. Even after 9 yrs its still dreamy :) awesome and super cool. victorian rooms, makes you want to seach around for some famous history persons autograph, Jane Seymour ? Christopher Reeves Penny In Time :) how fun. the 1st thing you want to do is simply lay on the bed and stare out the window ocean with not a care in the world. beds are super duper comfy. located right in the heart of Balboa isle Newport, tons tons of super yummy restaurants, we rented electric bikes and jammed all the way to Bolsa Chica, hung out in Huntington beach pier, Pedigo was super affordable. if your there on a party weekend bring ear plugs, it still was soooo nice to fall asleep with the waves crashing. cant wait to go back. front desk ladys were super nice and informative. read more

I've been holding off on writing my 100th review, because I wanted it to be memorable and special. I have finally found an establishment worthy of this privilege and also deserving enough for 5 stars! I've been blessed to be given the opportunity to stay a couple of nights at the Doryman's Inn (Bed & Breakfast) in Newport Beach, CA and it is this experience that I am dedicating my 100th Yelp review to. The Doryman's Inn B&B is located right at the corner of a lovely sector in this beach community and is surrounded by a variety of dining establishments and various shops; not to mention the boardwalk, pier and sandy shoreline, all outside its doorstep. I will first start with its convenience and safety/security features. This B&B is literally at the street-corner of a block that is across the street from the beach. This B&B is also located upstairs, on top of a gourmet restaurant (21 Oceanfront). Guests can Call or be Buzzed-In initially and then take an elevator upstairs. You will then be greeted by the front desk. From here guests will be given a security code that is used to access the front door again at your leisure. Guests also receive Free Parking in their private lot across the street. Priceless! We felt safe our entire stay. The decor is that of an old-style, Victorian mansion. The hallways are carpeted in this style, along with the wallpaper and Victorian inspired paintings. I completely loved the feel and it felt so unique, as if I stepped into another time era altogether. Even the furniture, bathroom decor and silverware are done in this style. Each room has a fireplace, the cozier bed, furnishings, ample mirrors and windows with views of either the beach or the cityscape. It is truly a luxurious experience of a lifetime! Although my fiancée and I selected to stay in one room for our entire visit, we were given an opportunity to see other rooms and they are ALL special; each with qualities desirable for different occasions. Room #1 is perfect for views of the beach and nightlife and is slightly smaller than other rooms. This room is perfect for singles or a couple that don't require a lot of space. Rooms #5, 6 and 7 were just as lovely and give you more room with a complete view of the shoreline and perfect for viewing sunsets. We, however, decided to stay in room #10 for the duration of our stay. This gem of a room was huge and sported the comfiest king-sized bed, a day-bed in its own space and a gigantic bathing space. Although this room is facing the cityscape and not the beach, we found ourselves sitting on the communal patio and rooftop when we wanted our ocean views. Of course there's breakfast served every morning and it was delish! The fresh fruit, bagels, cereals and breakfast quiche were on-point. We frequently indulged in the coffee and tea booth located in the hallway and there's always the deluxe 21 Oceanfront restaurant, literally, downstairs from our hallway. I could go on and on about our stay, but it would take too long. Let me just say that the only "flaw" I could find with Doryman's Inn was that there was no phone in the rooms to call the front desk. But honestly, it wasn't even an issue for us because this place is so compact, I would just walk 1 minute down the hall to the desk. Even I am not that lazy and this minor inconvenience was forgivable. I would also like to mention that the nightlife right downstairs can sometimes get noisy depending on the night (particularly weekends). But it didn't bother us because we always slept with the TV on (ambient noise) and I heard the front desk has earplugs for guests. Whether you're from out of town visiting, on a vacay getaway or with your friends looking a beach "party" escape, the Doryman's Inn can suite any occasion and if you look for Special Deals online, staying here is completely affordable. Love this place. Stayed in the Bellagio room. Nice spacious room with a partial ocean view. (You can see the water from the couch and the bed!) Beautiful bathroom with shower and jacuzzi tub. Ordered food from their restaurant downstairs (21 Oceanfront) and they brought it to my room. The food was SO good and the manager who took my order was really nice. If I could give our experience with Doryman's all the stars, I would! My husband and I had a series of unfortunate events trying to enjoy our vacation. After an absolutely HORRIBLE experience with Tower 17 property management, and one of their airbnb's, we frantically found one room at Dorymans. I called the hotel and spoke to Lauren and from that phone call on- our vacation was turned around. Lauren not only showed professionalism but more importantly, she showed genuine care and empathy. She just made everything with our experience amazing. The hotel itself is absolutely beautiful! Unbeatable location and views as well. Lauren not only welcomed us and made us feel like we were old friends, she gave us a bottle of champage, recommended her favorite restaurants to try while they got our room ready, and was just overall an amazing person. Taylor was at the desk later after Lauren and was just as great. This whole experience was above and beyond, and I can't say enough about our stay and our experience with the staff. Thank you, Lauren (and Taylor!) for resetting our vacation and starting us off on the right foot after all of the mishaps! Happy anniversary to us. Stayed 2 times now. First in room 5. This time in room 6. Room 5 has ocean view. Loved it. Was a little noisy in morning with trucks delivering. We did the package with dinner at OCEANFRONT 21. This is a MUST. Amazing steak and souffle. Loved our time. Room 6 has 4 post king bed, is much quieter but no ocean view. Has access to patio. My favorite room. Breakfast is always good. The BEST quiche in town. Mini style and cant get enough. Get them early before the run out. Staff is always exceptional and willing to help anyway they can. They will look us recommendations and call, and always available. We LOVE this place! My now husband booked the Bellagio suite for us 7 years ago as our first hotel stay together so I thought it would be the perfect place to spend our wedding night in! We booked a short staycation here and loved everything about it! Lauren at the front helped me arrange having champagne and chocolate strawberries sent up and personally decorated th room prior to our arrival. So accommodating even during covid times! This inn is a trip and a treat. The front desk people are helpful, kind, and fun. It is a bit pricy, the TV set directions are not really helpful, the toilet paper is of a lesser quality than the airport, BUT, all those minor gripes aside, I would return again and again. Nice cozy inn with a touch of European style. Room was spacious and comfortable. Friendly staff and basic service. I thought I was staying at a full-service bed and breakfast inn - my bad. There were minor problems like a leaky tub faucet and bathroom lights not working. Free parking is a block away. There's not much to do in this part of town. Restaurant choices are few.
