Did a 3 day weekend at this beautiful spot in Newport. Couldn't have gone better & can't say enough on how impressed we were. We were so surprised at the way we were treated by EVERY employee- this does not happen any more anywhere! From valet to check in to maid service to bellman to bar and restaurant staff. Everything was so perfect. They do have some construction going on in the front lobby area so check-in was moved to a smaller area and there was a line, but the line went fast and the employees were smiling, offering us water bottles, telling us more bottles were in our mini fridge in the room plus a free bottle of wine and handed us a glass of champagne at check-in! We were shocked actually lol Our stay was amazing. We were there for a baby shower. The shower was held in a room right off the deck where all the yachts were parked on the water. It was beautiful, the food was all delicious made by the restaurant on site. In the evening, we stopped by the bar and all the fire pits were going right next to the water & yachts. Perfect ending to a great day already. They have a free shuttle/suburban that will take you anywhere within 2 to 3 miles and pick you up. It runs 8 AM to 8 PM and that was a great addition to our stay and the drivers were so friendly. Just need to tip! The cafe food for breakfast was perfect. Lots of great pastries, try the bacon Asiago scone-obsessed! They had yogurts fruits egg bites and sandwiches as well. And coffee of course. Water stations were everywhere in the resort which was great! Pool area very nice and has a bar. Perfect. This hotel is not on the beach, but is on the water. You could have the shuttle take you to the beach w your gear and pick you up if needed. That works out perfectly. Definitely will stay again. The treatment we received was A plus! read more

Extremely Disappointed -- Cockroaches, Dirty Pool, Construction Noise & Terrible Management Response My husband and I stayed at Balboa Bay Resort with our 9-month-old baby. I specifically booked one of the better rooms with a beautiful view because I wanted us to have a relaxing stay and enjoy a nice dinner together. Unfortunately, the experience turned into a nightmare. A cockroach bit me, and we found at least six more cockroaches during our stay. There were also cockroaches on the balcony. I was so uncomfortable and disgusted that I couldn't sleep, relax, or even enjoy our dinner. The pool was dirty, and the day after using it, my 9-month-old baby developed a fever and an infection. He had never been sick before, so this was extremely upsetting and concerning for us. On top of everything else, we woke up to loud construction noise. We were never informed before our stay that construction would be taking place. The hotel told us that Booking.com should have notified us. However, when I contacted Booking.com, they told me that they had not received any construction notification from the hotel. What disappointed me most was how the situation was handled by the manager, Rami. I explained everything that had happened and requested a refund. He told me there was nothing he could do. What was even more upsetting was that I didn't feel that he genuinely listened to my concerns or even offered a sincere apology. I also explained that they could check my history -- I have stayed at Balboa Bay Resort many times. It was one of my favorite places. I wasn't someone simply looking for a reason to complain or get my money back. I was a returning guest who had genuinely loved this resort, which makes this experience even more disappointing. When guests are paying premium prices for a luxury resort, they should not have to deal with cockroaches, cleanliness concerns, unexpected construction noise, and then feel dismissed when they bring serious concerns to management. I am extremely disappointed and angry about how our stay and complaint were handled. read more

I try to not write negative reviews, but my experience at this hotel was so disappointing that I feel obligated to warn future guests. This property markets itself as a luxury hotel, yet our experience fell far short of even basic hospitality standards. From the moment we arrived, we were met with rude and unprofessional customer service that continued throughout our entire stay. The photos on the website are extremely misleading and make the property appear far more luxurious and modern than it actually is. We were immediately surprised by how different the hotel looked in person. Our check-in experience set the tone for the rest of the stay. Susan at the front desk checked us in who initially confused our reservation with another guest which was fine. Then we politely asked if there was any possibility of an early check-in (it was a couple of hours past checkout out time) but still fully acknowledging that standard check-in was at 4:00 PM. We were told our rooms would be "rushed" by another employee at the front desk, so we stayed on the property since valet had already taken our vehicle and our luggage had been stored. We waited near the meeting rooms because there is currently no lobby due to construction--a fact that was never communicated before our arrival. While waiting, we explored the property and were disappointed to discover that the pool is very small and congested, the hotel also does not provide beach access either. We were informed that the small beach area belongs to a private club and hotel guests are not permitted access. There is also virtually nothing within walking distance. After waiting an hour, we politely asked for an update on our rooms since we had been told they were being prioritized. Susan responded dismissively and rudely, saying, "We told you check-in is at 4 PM," completely ignoring the fact that we were only asking for an update based on what we had previously been told. After waiting for awhile and again no update, when asked for update another staff member informed us that our rooms had been cleaned and were simply waiting for inspection. Assuming the inspection would be completed shortly, we continued waiting nearby. At 3:50 PM we checked again and were told the rooms were still awaiting inspection. Despite all of this waiting, we still did not receive our rooms until after the official 4:00 PM check-in time. Even after room was finally ready past official checkin time, we were held up due to change in front desk shift and new employees again asking for ID and cards when we had already provided all of this information at checkin. We would have 100% understood if they had told us that they are at capacity and cannot accommodate early checkin or that early checkin requires fees but none of this was communicated we were only told initially they will "rush" it then rudely told us that check in is at 4pm. I travel for a living and have not had issues at a single facility where I was told a room is being rushed and had to wait 3+ hours. The biggest disappointment came when we finally entered the room. After spending hours waiting for cleaning and inspection, we expected a spotless room. Instead, we found sticky floors, hair in the bathroom, visible dust throughout the room, and an unpleasant odor immediately upon entering. The rooms are noticeably outdated and, once again, look nothing like the professional photos online. The beds are also extremely uncomfortable and sheets have visible stains. The only employees who consistently provided excellent service were the housekeeping staff. They were kind, helpful, and responsive whenever we needed assistance. Unfortunately, the professionalism and hospitality demonstrated by the housekeeping team was not reflected by the front desk or management. For the price this hotel charges, the experience was unacceptable. I have stayed at many luxury hotels, and this was by far the most disappointing. Until management addresses the customer service issues, improves transparency, and better maintains the property, I cannot recommend staying here. read more

We have been really disappointed with our stay. About 20 minutes after we checked in we were getting ready for dinner in our hotel when a hotel staff member tried to come in our room without knocking. We had put the lock on so they opened the door and could not fully come in. We immediately called the front desk because we felt so unsafe that someone would just walk into our room without knocking. We were told they might've been trying to do a turn down service and when I asked to speak to a manager they said someone would call and no one did. I tried calling the manager later that night and the line kept ringing. I also emailed to complain and have heard no response. While the hotel rooms were nice the pool felt like an apartment pool and the hotel itself was confusing to navigate and very separated. Hotel staff was not very helpful in helping navigate the hotel and a few times told us to walk somewhere that had a wall where they said there was an exit. I would not recommend staying here and have already told many people about our experience. We will never be coming back. read more

This is our tradition for New Year's Eve. We really enjoy the music the space the food the ambience and the crowd is always so fun. A couple of changes they did take away the beautiful vodka ice sculpture that we do really love. However, this year they pulled out all of the appetizers and light bites and desserts a little early so 930. They started with delicious foods in the past they would always put them out around 11:30. This was a nice surprise and I think everyone really enjoyed it. We previously had dinner at a restaurant, but this was nice as we spent the evening dancing for three hours. Overall, very worth the money spent, for an evening with good friends and fabulous music. As always, friend champagne was passed around to everyone just before the new year. The hotel is in a good location next to the bay but also walkable to lots of restaurants. I had never stayed before until last weekend. The rooms are nice and they have evening turn down service which I haven't had anywhere else before. They have Lather products which I love. Water stations on ground floor with regular and spa water. Used the pool and hot tub. Check in staff was friendly. Only got fries from the restaurant to go so waited in the patio which had a nice vibe with a musician (on Fri night). The only negative I would say are the valets who are hit and miss in terms of being helpful and friendly. read more

My wife and I stayed at the Balboa Bay Resort for our 15-year anniversary on Saturday, November 29, 2025. The hotel itself is beautiful and in a centrally located part of Newport Beach, with views of both the harbor and the courtyard. We had dinner reservations and needed to quickly get changed before heading out. The hotel offers a shuttle service, which is a nice benefit. I spoke with the valet about taking the shuttle to our restaurant, and since the schedule was wide open, they told us it would be no problem -- just to come back when we were ready and they would take us. Unfortunately, when we returned, someone else had reserved it, and the shuttle was no longer available. This wasn't a major issue, but I do wish the valet had told me to reserve it instead of assuming it would remain open. The front desk staff was courteous and offered us a complimentary upgrade for our anniversary to a very nice room overlooking the pool and courtyard. Our room was on the third floor and quite a long walk from the elevators, which we found hilarious for a non-Las Vegas property. The room itself was spacious, though the lavatory was tight and somewhat difficult to maneuver in with the door closed. The bathroom was clean, the shower had good pressure and plenty of hot water, and the king-size bed was very comfortable with soft pillows. The room also had a cold refrigerator, and the upgraded room came with a bottle of wine, which was a thoughtful touch. The hotel was preparing for the next day's tree-lighting ceremony, so there was a fair amount of equipment, staging, and staff working on the day of our arrival. The property is beautifully decorated with Christmas lights, and we truly wished we had stayed another day so we could have enjoyed the tree-lighting ceremony and festivities. Overall, the Balboa Bay Resort was a wonderful place to stay. Its central location offers convenient access to restaurants on the Peninsula and in Costa Mesa. Low cortisol stay Everybody was genuinely nice! Every interaction was frictionless. Thanks to Roland for my fabulous room. Had to wait an hour but I was already on vacation mode and enjoyed myself at the A+O restaurant. I always hesitate to order room service because food comes up lukewarm and rubbery but not here. Literally everything I had was next level delicious. Chef's kiss! Eggs Benedict, 3 egg omelette, huevos Rancheros, lemon ricotta pancakes, Quinoa and veggie hash were all delicious. Even yogurt parfait was next level. Started my mornings with great breakfast. Onsite restaurant was good too. Lobster rolls, Fish and chips, Crabcakes, everything was great. I had a business meeting here and choose to stay the night before to save me the 330am wake up and drive today thing. Self parking is about a million miles from the desk but okay it is what it is. $40 a night for parking. I was greeted warmly and the front desk staff was efficient and kind. The bottle of water was nice to get on check in. I was in room 348 (oddly enough about as far from the desk as my car, which I can see from my room). Now, this is not a cheap place to stay so I had some very high expectations. The hotel is elegant and understated. A very pleasing environment. On entering the room I saw that it was about the size of a normal hotel room. Nice sized bed. Desk and a comfy chair. It was tastefully appointed. Okay it was a nice hotel room but was it worth the money? If you take a moment to look alike you see a massive amount of fine details that make this room very nice it is absolutely a value. It was dead quiet. The ac was near flawless- zero noise and I stayed comfortable. The bed was very good and there were different pillows (soft to firm) to choose from. I could control all the lights and the ac from the bedside device which was appreciated. The room was very clean as well. The tv was inset Into the wall so no cables hanging out and even the furniture looked well taken care of. I went to the meeting mixer and when I came back, my bed had been turned down, a bottle of water and two chocolates were on the bed table and the lights had been put into "low mode" which made the room very welcoming. Here's the amazing part. Before I went to the meeting I had some trail mix and one of the M&Ms got messy on my hand and I had not knowingly rubbed it on the sheet of the bed leaving a small stain of chocolate. Well.... When I saw the turn down service, I also saw the stain had gone.... They replaced the sheet. That is service far beyond expectations. Wow. The curtains had also been drawn so the entire room was set to relax mode. The bathroom is about twice the size of most hotel rooms and the separate toilet is superb. The full size bath and separate shower were also nice. Oh, I forgot to mention. A conpimenary bottle of wine was also in the room. Nice!! The staff were all great and almost everyone said hello as we passed in the hall. One last serious attention to detail....the decorative pillow that was on the bed on arrival had been stowed behind the chair and on a smal towel to prevent it from being on the floor. Even at many of the finest hotels I have stayed at his level of detail was missing. My expectations were surpassed and without a doubt I shall stay here in the future. read more

Over the heads. All their parking lots and valet were shut down today. Tried to attend a Chamber luncheon, and they put up barricades directing guests to park at a local High School several miles away and take a shuttle... to a lunch they had paid to attend. I along with 30-40 others cars were forced back out onto PCH. Not a big luncheon, average sized luncheon. No security reasons for everything being shut down. Clearly they over-booked their facilities and/or don't have enough staff to run the operation appropriately. They were handing out flyers to drivers stuck on PCH directions to a parking lot miles away. When does a hotel/resort tell their guests to park miles away and take a shuttle?!?!? read more

My friend and I booked a day pass (through resortpass dot com). First off, they only charge $45 per person for day use of the pool, hot tub, restrooms with showers and poolside food and drink service. We would have paid $134 each for a hotel in HB. Self parking came to $36 (might have saved $6 if we had left maybe 15 minutes sooner). Everyone was so kind and helpful, from the concierge Alex, to Ryan, our server. If I had any complaint it might be if you are going to charge $7 for a Diet Coke then give me a can of coke with a cup of ice. Instead I paid $7 for a Diet Coke from the bar faucet thingy and it was sub-par, at best. That said, the hotel and pool area are BEAUTIFUL and the food was pretty decent. Price was about what I would expect from this fine a hotel. We definitely plan to visit again soon! Thank you staff and management! read more

I came here for a work event. We were on the back entrance with valet. The hotel looked really nice from the outside and the part we were able to see. The hors d'oeuvre were great with the staff going around offering a variety of them. I only tried those 2 and they were very tasty. The salad was also very good, but I wasn't impressed with the main dish. First of all I was surprised to not have a steak knife for steak. The fish was very tasty! The steak was too cooked for my taste and the taste was ok. The bartenders were great! They were super friendly and very flexible with the drinks. Balboa Bay Resort gave us one of the best hotel experiences we have had in a long time. If you want to experience what top-notch customer service truly feels like, this is the place. My spouse and I stayed here for two nights to celebrate our 5-year anniversary, and as a same-sex couple, we felt completely welcomed, respected, and cared for from the moment we arrived. The staff was so accommodating, warm, and genuinely kind. When we arrived, they had chocolate-covered strawberries waiting in our room, along with a complimentary bottle of wine. They also offer nightly turndown service, which added such a thoughtful and luxurious touch to our stay. Our room was huge, beautifully kept, and had a balcony overlooking the pool. The entire resort was clean, elegant, and well maintained. Even though they were renovating the lobby during our stay, it did not take away from the experience at all. Everything still felt peaceful, organized, and high-end. Every staff member we encountered greeted us and made us feel welcome. The food was delicious both at the bar and in the restaurant. Jake, the valet, was amazing and so helpful throughout our stay. The staff at Blend was also wonderful. The butter croissant and spinach and cheese croissant alone are worth coming back for, and the vanilla matcha was absolutely delicious. We loved this resort so much that we are already planning to come back later this year so we can enjoy the pool. We took our Mom for Mother's Day Brunch and it was perfect! I think we will celebrate there again next year! Mama Shue was very happy and so were we! The view of the yachts and water were very relaxing. The servers were friendly and the food was delicious! Don't get me wrong... it's pricey, but at least you get a great experience and food and mimosas for the price. I have paid that much for Mother's Day Brunch at other places, but I will not go to those places again! My favorites were the seafood buffet and the Mimosa bar! I stayed at the hotel for a conference in February of 2026. While the hotel was nice, my post experience and interactions have been horrible. Where to begin? 1. In October, I booked the hotel for a conference I was attending in Feb. Of 2026. In October, since I wasn't using my credit card to pay for my stay, they asked me to fill out a credit card authorization form for my boss's 'redot card. They followed up a few hours later and even the next day and the following day, too, asking for the form. While it was a priority for me, I also didn't feel there was a rush since the conference was 4+ months away. I turned it in a few days later. 2. After my stay, even though I confirmed with them at check -in that my credit card would only be used for incidentals, they charged my credit card for my stay even though I had filled out a credit card authorization to use my boss's credit card. When I called, either no one would answer my calls or they would answer and be told they will look into it and call me back. They never called me back. I would ALWAYS have to be the one to follow up. A few days later, they finally corrected the charge and charged to the correct credit card. 3. During my stay, I had a pending charge for $300 on my credit card. I asked the front desk if this was for incidentals and they stated yes. I finally check out and the charge never drops, it stays in pending status. I call them, they state it's my credit cards responsibility to cancel that charge. I call my credit card and they state because it's a pending charge, they can't do anything about that charge. I call the hotel again, and they still couldn't help. It finally dropped off yesterday (after 3 weeks) after I finally disputed the charge through my credit card. Again in this situation, I wouldn't get call backs or feel like anyone cared about my situation. 4. I am now doing my expense report at work and I noticed in my folio that I have a $13 charge for water I did not take. 5. I called the hotel to dispute the charge because at this point I am over it and accounting didn't answer (per usual in my experience) and the operator also didn't answer. I finally got an answer after choosing to speak to reservations. The time of this call was 1:10 p.m. you would think they had phone coverage. I still have not heard from them on that charge. I am so over dealing with them. No one helps. read more

This review is for the MOTHER'S DAY buffet event. This was our second consecutive year celebrating Mother's Day at Balboa Bay Resort. Both times were spectacular. Beautifully arranged, organized, excellent service with numerous staff ensuring our beverages and plates were taken care of. We appreciated the hospitality as everyone was kind and friendly. Various food options from charcuterie, seafood and caviar, salads, fruits, brunch options, fish and meat, plenty of desserts. Everything tasted wonderful and we were completely satiated. Had plenty of time to enjoy our meal and didn't feel rushed. The view, music, and ambience with the decor made the event even more special. We drove up from San Diego for a quick one nighter with friends. The Christmas boat parade is so fun! Location is just perfect. I believe they recently did a refresh on this hotel. Well worth the money, we had a ball. I would highly recommend upgrading to a bay view room, we did not but we will next time. The bar/restaurant was great, bartenders were fun too. My company held a get together here and I had such a great time! The views were great and the food was so good. We had tacos with 3 different meats (steak, pulled pork, & chicken) with a side of Caesar salad. The steak was my favorite, it was very flavorful and not dry at all. I also loved the croutons that came with the salad, it was so crunchy and well seasoned. I just love this resort, the rooms are very clean and they smell great and the views of the harbor are so calming the docked yachts on the bay are so picturesque. They also have great restaurants on site like A+O Bar and Blend Cafe with amazing food whether you decide to stay in your room and enjoy room service with a view of the pool of course with the bar lol and bay or have some lunch on site, it's amazing. Been hearing mixed reviews for this place but still decided to spend a lil staycation anniversary here. First of we booked our reservation thru our venture one points thinking we would get the promised bonuses such as $100 credit and breakfast for two and possible early check in. We arrived on a non busy Tuesday. The front desk merely just dismissed our credit card perks saying that there's a minimum of 2night stay. Long story short not until later that I clarified with my capital one card that I found out that it was a mistake and 2night minimum pertains to American Express card holders. Ugh just placed a bad taste in my mouth Overall stat was ok. Their jacuzzi wasn't even working so really just had 1 pool to enjoy. They have a lil sand area by the yacht docks thinking it will be nice for the kids to play but no this isn't accessible for hotel guests and only for their members. Our stay on October 4th was ruined by a massive noise disturbance. We called security 5 times between 2-4 AM to stop the loud party next door with blaring music, but the issue was never resolved. At checkout, we were promised a full refund for the night. We were instead given a paltry $6.47 refund. The subsequent customer service was abysmal, dragging on for two full months: It took 2 weeks to get a response from the manager, Jack. It took another 2 weeks for him to "verify our story" with security. This suspicious level of scrutiny was unacceptable. On November 1st, after verifying that our "story" was in fact true, upper management decided to not refund us, instead promising a voucher for a free night. It is now December 4th, two months after our stay, and we still have not received the voucher. Ultimately, The Balboa Bay Beach Resort has demonstrated a disturbing level of indifference and a complete disregard for resolving a valid complaint. We came here for the Wine Festival. But please, Balboa, host more events so that everyone can gaze upon the beauty that is this Resort. It looked wonderful and I sooo wish I had booked a room for the night. The food was great, everyone was very kind. The only downside was the parking, but I mean it was a-bustling when we arrived, so I'm not surprised. read more

The review is only from my brief but good experience attending an event. This place feels swanky. Definitely worth visiting this place to check it out if you are local. I am not sure about the stay, offerings, or resort service but so far, attending some event, it seems good! The place is right in front of the Newport or Balboa bay with nice views including docked boats. Parking is Valet as well as self parking. One day I'd like to stay here to give a proper review, including amenities, rooms, food, and service. But for now, based on my brief albeit good impression, this will suffice. read more

We had an amazing stay at Balboa Bay Resort. It's the perfect location for a Newport Beach getaway. The staff is very welcoming and friendly. The front desk, bellman and valet staff in particular stand out. What really made the difference for us is how dog friendly the hotel is. The rooms are spacious and have good amenities, such as a nespresso coffee maker, fridge (with complimentary bottle of rose) and tv with ability to log in to your own Netflix. The pool and pool bar are really nice. It's not a very large pool area, which we liked, so it's not filled with screaming kids. The waterfront restaurant is nice to hang out and have a cocktail or a bite. The menu is not very expansive, but has a few nice options (try the hot crab dip!). It's located close to go-to areas like balboa island and lido marina village. Restaurant options nearby I'd recommend are Starfish and Lido Bottle Works. read more

The wife and I stayed here for a stay-cation to celebrate our wedding anniversary and enjoyed our time there. However, things didn't start off on the right foot and it wasn't the Balboa Bay Resort's fault. My wife booked online and made a mistake when selecting the room. We were expecting a suite room with views of the water but when we got to our room, it was overlooking the parking lot. My wife already had it in her mind that we would be having breakfast on the balcony and taking in the views of the water but that wasn't going to happen if we were over looking a parking lot. Anyway, I called the front desk immediately and checked to see if they had a suite room with a bay view available and fortunately for us they did and we were able to make a switch, with a bump up in room rate, of course and it was totally worth it. For dinner, we dined at the A+O restaurant located in the hotel. The food was delicious and the outdoor dining experience was enjoyable once the sun went down and stopped shining directly in our eyes. The overall experience at the hotel was enjoyable and my wife and I were able to celebrate, relax and refresh ourselves during our stay. Pricey but recommended! read more
