Sewer main replacement (clay) Oct 2024: Sewer Lines Only (SLO) scoped and replaced my outdoor 90yo clay sewer line. They said the internal cast iron was solid, and I was scheduled within the week. Hyperflow's estimate said the cast iron needed replacement. The team of 3 was on time, worked independently, and was able to put the fence back up that needed to be taken down. No issues, until 2026. Sewer main backup (May 2026): "Flushable" wipes got caught on the rough interior cast iron, and caused a backup. Fit-It-24-7 came and cleared the clog, and sent a second tech to do a scope, with the water OFF. Both techs said "Look at the high areas (yellow in the attached pic) where the cast iron is 'trenched'. The high sides are the pipe, and the in the section with the muddy water, that's where it's completely rusted through, and leaking sewage." They quoted a 8month teacher's salary to do a repair. SLO came to do a scope. The tech (Cameron - very intelligent guy) kept the water RUNNING, so his scope had a clear view of the bottom of the pipe. "The cast iron is rough, so it snagged the wipe. It's in good shape though." But - what about the trenching? "Look here - the water is clear, and you can see to the bottom and see the cast iron. What looks like a 'trench' is just decades of built up residue/oils. The pipe is beneath that (see green circle in my pic) There's no leak, but I recommend a rotary chain to resurface the cast iron, to remove rough areas that snag wipes." The cost was 99% less than the bogus quote.

This is my second repair with Sewer Lines Only, a…read morecollapsed secondary line replacement in 2024 and a collapsed lateral this month on a 120+ year old duplex in Sloan Lake. I was 7 days from closing on a sale, the line was discovered during inspection. The other duplex owner was rightfully out of her mind because the line ran under her beautiful stamped patio. Sewer Lines Only recommended tunneling under the patio from my property. We had (I'm counting....) 7 very reputable sewer companies quote this job. No one else mentioned going in from the side, and when I circled back to ask, none could. SLO's quote was 25% lower than the next lowest bid (thousands in savings) and 50-75% lower than most bids. So I was hesitant. Enter Joe from SLO - a project manager or engineer? He was so confident they could do this job from the side (really confident, not salesy confident), he made himself available to me at any time to explain the work but never once called me to "seal a deal." He probably took 20 calls/texts from me. I took the gamble and got on a plane to Denver. Jerry and his team showed up promptly for the job, were professional, courteous, and thorough. The line was fixed, no patio or fence demo required. When a possible additional leak was discovered with scoping, Joe came out and confirmed personally that there was no issue. Enter Monica in Billing who went the extra mile to figure out how to split invoicing to bill the other owner her portion and free my property up for sale. And did it gladly. Intelligent, progressive solutions, lower-cost, personalized service - same as in 2024 when I worked with Cameron. They dug a trench in my garage and repatched with concrete. No issues 2+ years in. I'll never use anyone but SLO.

    The high-level alarm on my septic tank system triggered a few days ago. The alarm is in our…read morebasement storage room and lets the homeowner know that the septic tank pump system is not functioning properly and will most likely result in sewage waste to back up into the house. I called Douglas County Septic and Adrian arrived the next day. He examined the two 750-gallon tanks, but of course focused on the liquid tank where the effluent pump, pump float and high-level alarm float sensor is located. The 27-year-old pump was operating at a minimal level. Adrian removed the existing pump and temporarily installed a pump he had on hand and his temporary pump worked like a charm. I did not realize that our 27-year-old pump, float and alarm float were way past their 10-15-year life span. Adrian removed the temporary pump and installed a brand-new effluent pump, new pump float and new high-level alarm float sensor. He also removed the 2" rubber coupling and installed a 2" union to be county code compliant. Instead of securing the pump float and high-level alarm float sensor to the 2" effluent pump pipe, he secured the floats to a smaller diameter PVC pipe that stands adjacent to the 2" pump pipe. His rationale was that if the floats ever fail the service technician can pull that small PVC pipe with the floats out to service rather than disconnecting and pulling the pump. Adrian also advised me to have an electrician bring the electrical connection housing up to county code. The current electrical setup allows mice and water runoff to enter the electrical connections. I have an electrician coming to my house next week for other work and will ask the electrician to bring the electrical box up to code with a sealed and dry box. They forgot to tell me of their additional standard $200 for finding and digging out the lids. My job was scheduled for the morning. It was delayed until afternoon while they handled an emergency. I could not be home at that time and they were willing to do it without me around. They are company that is willing to take care of emergencies. And they are willing to do the pumping when no one is around. Except for neglecting to tell me about their standard additional $200, they did a good job.

    When you call Garvin's you get a cheerful bot who answers the phone with the catchphrase of "We…read moreclean out sewers, not bank accounts!" Well. My experience is ironic, then, yes? I was recommended to contact Garvin's by Groundworks, a company that strives very hard to do an excellent job for their customers. See, Groundworks had done some major uplifting of a broken basement wall, due to freezing, and they installed multiple steel I-beams to shore up the wall, then inserted epoxy into the cracks to finish the job. "Lou," a tech told me. "Upon finishing the work, we did a survey of the rest of the house and found that there's some concerning settling at the front part of the home. The north end. You need to get a water intrusion company to check that out. We don't do that." "Great," I sighed. "Who do you recommend?" "Garvin's." So, I called Garvin's, got the aforementioned bot with the promise not to clean out my bank account, and told the kind lady that I needed an expert in water intrusion. "Do you do that?" "We do!" she said. "I can have a tech out tomorrow!" "Um," I replied. "This is a long-standing issue. There aren't any pipes spurting water. It's not THAT urgent." "No worries, would you like a tech tomorrow anyway?" "That would be great!" The tech arrived the next day and called me. "Mr. Berger, I looked in the crawl space and there is water there, but no plumbing. So I don't know what you want me to do." "Oh," I said, taken aback. "I want you to find out where that water is coming from! That's why I hired you!" "No," he insisted. "We are plumbers. We only work on pipes." "Well, can you check with your supervisors? I was told, when I asked, that Garvin's does water intrusion detection." "Sure. In the meantime, I did notice soft drywall on the ceiling basement, which is wet." That was a slow leak when the not-often-used powder room on the first floor gets flushed. The leak was new to me, so when he asked me if he could cut into the drywall to determine the source, I agreed. He called back while I was on a conference call, didn't leave any voicemails, and when I got a phone call from their office manager, I had just hung up with the conference call. Long story short, the toilet needs a new wax ring and the shutoff valve for the toilet is old and no longer functional. The quote was $850, but I could have a $100 coupon discount if I agreed. "Send me the quote," I said. "That sounds a bit high to replace a wax ring, an intake valve, and the innards of the toilet tank. I could buy a new toilet entirely and replace it for that much." They sent me a quote and then, here's the point of the review, billed me $661, which they immediately processed against my credit card. What did they do? They poked a hole in sodden drywall, determined that a wax ring was needed, and repaired nothing. This review is 2 stars because they have the legal right to bill me for the two hours that it took while the tech awaited the ability to talk to me. The review is 2 stars because charging me $661 feels punitive in that I didn't meet the tech's expectation of availability and the company's willingness to, yes, clean out my bank account. I don't want a refund. I want everybody to know how Garvin's treats people. Like free bank accounts, withdrawal only.

    While the technicians themselves were friendly, my overall experience with Summit was disappointing…read more-- particularly given that they had been highly recommended by a neighbor. After the fourth visit and two failed inspections, I asked to speak with the owner. He said he'd show up on the final day and didn't. Not showing up after committing to do so speaks volumes. On multiple occasions, employees attempted to -- or did -- walk through my home beyond where work was being completed with their shoes on. This is a basic courtesy that should not have needed to be addressed. On the final day, an employee complained about the time spent waiting for the inspector to arrive. After five+ weeks of doing exactly that myself, I couldn't help but laugh internally. Most importantly, Summit advertises a "100% Right or 100% Free" guarantee on their website. These are not complicated words -- 100% means 100%, and free means free. There is no secondary meaning to either. When I raised this, I was told it essentially means they will keep trying until the job is done correctly -- which is admirable in theory, but falls well short of what "100% Free" implies when a customer has invested THOUSANDS of dollars. After reading the other reviews, I'm hoping the problem with my AC wasn't just a leak somewhere that could have been fixed for much less. I would strongly encourage potential customers to clarify what that guarantee truly means before signing a contract, and to get everything in writing.
