It genuinely feels like there is something to complain about every week. Over the past year, residents have dealt with flooding and water intrusion issues, elevator outages, internet outages lasting multiple days, security concerns, sanitation issues, and ongoing pest problems. One of the most concerning issues has been building security. The garage entrance door that requires a key fob has frequently malfunctioned. At times residents cannot use their fobs to gain access, and at other times the door does not properly secure at all, allowing anyone to simply push the door open and enter the building. Most recently, the dumpster was allowed to overflow to the point that trash accumulated in the area and residents are unable to properly dispose of their trash and are leaving bags of trash in the chute closet, causing it to overflow into the hallway. There were gnats, ants, and even maggots present around the waste areas. This is also not the first time the dumpster has gone without being emptied in a timely manner. I have also noticed ongoing cleanliness concerns throughout the property. There have been occasions where trash remained in hallways for multiple days before being removed. Some hallways and common areas have noticeable odors, and I have seen full garbage bags left in the parking garage, likely due to issues with residents being unable to properly dispose of trash through the chute system. My own maintenance experiences have also been frustrating. I experienced flooding through my balcony door during rainstorms. Despite repairs being completed on several different occasions after having to reach out to regional, water intrusion continues to occur when it rains. I also spent months requesting replacement of a ceiling fan that made excessive noise, only to repeatedly be told that it was functioning as intended before it was eventually replaced. My washing machine stopped working and had to be replaced. While it was eventually addressed, being without a functioning washer for an extended period of time is extremely inconvenient when residents are paying for units that include in-unit laundry. Pest issues have also been a recurring concern. There have been ants, large numbers of black insects entering from outside, excessive amount of gnats/flies, and even centipedes throughout common areas of the building. What is most disappointing is that these issues do not feel isolated. They feel ongoing. Just when one problem appears to be addressed, another one arises. For a property that markets itself as a luxury community and charges luxury-level rent, I expected a much higher standard of maintenance, responsiveness, cleanliness, security, and overall management. I recently renewed my lease only because I plan to move out of state in the near future and staying put made the most financial sense. Had I been planning to remain in Atlanta long-term, I would have seriously considered moving elsewhere. I sincerely hope management takes these concerns seriously and works to improve the experience for current and future residents.

The apartments themselves are older, but they recently renovated them (trust me, they look a lot better now). The units aren't huge, but they are cozy and have character. There's also a small dog park. I like the new app they started using for paying bills & putting in maintenance requests because as a pet-owner, it gives me the option to give them a heads up and make sure my cat doesn't get outside when they enter. It also gives you the option to state if you'd prefer to be home or not when maintenance comes. Every time I've had an issue, maintenance has resolved it quickly and when I have questions/concerns relating to the apartment itself, my emails typically get responded to in a timely manner - shoutout to Luke and Trey. There were a few car break-ins, but I've never had an issue myself, as I never leave anything visible in my car. Regardless, Oak Pointe took response to everyone's concern about it and installed brighter lights outside. During the summer there are occasionally bugs, but its Georgia and that's to be expected. I'm hopeful that if there was ever an issue with bugs (knock on wood) that their extermination team would handle it. My only real complaint is that the walls are thin, but I know that's beyond managements control. I'd rate it 4 stars because no place is perfect (that's something I've learned when looking up pretty much any apartment complex in Atlanta online), but I feel that Oak Pointe is a pretty darn solid place to live for both young people and small families. I'd especially recommend it to GSU students because MARTA is a 10-min walk and GSU is only a few stops which makes it super convenient.

My AC has been out for over a day, and I have received no communication from emergency maintenance--or what is supposed to be emergency maintenance. That is completely unacceptable, especially during the summer. The ongoing issues with the property are frustrating as well. There is frequently trash sitting at the building entrance, the gates are rarely working, and the pedestrian gates off Grant Street have reportedly been broken for over six months. The pool didn't even open until July, which is disappointing for residents paying to live here. There is also a persistent smell of dog urine in the common area between the Grant Street building and the main building. Overall, the lack of maintenance, communication, and basic upkeep has made living here extremely frustrating. For the price, I expected much better.

The dog park is disgusting consistently. The mail room is always unkept. Packages lying everywhere. We pay for valet trash pick up but that doesn't include recycling which doesn't make much sense because you still have to go all the way to the 3rd floor to throw out recycling. The drag racing on the side of the building gets very loud at night. Every season I either find myself having an ant issue or the American cock roaches. Pest control comes only on Fridays so if you put in a request on Sunday, you'll have to wait- and hopefully the office staff remembers to put you on the list before the pest control tech comes. This place needs an Olivia Pope to come do some damage control. The high rent amounts are not worth the low value.

She knew I was moving from NY & I needed to move in by a certain time & that this was a huge deal for me, yet her treatment towards me was disgusting. When I applied for the apartment I decided that I wanted, Jalinne told me I needed to submit my last 3 pay stubs & my offer letter from my new job. I submitted what she asked for PLUS more that I VOLUNTEERED to make sure I covered every angle so that I could move in by my deadline. Jalinne already gave me a hard time with my proof of income because my pay stubs were not pdf, so I resubmitted those, but then she emailed me saying she was still waiting for the pdf version my bank statements (one of the things I voluntarily submitted to her). I was confused as to why she was now acting like that was a requirement & when I emailed her about that, she LIED & said she told me from the beginning she needed my bank statements. She put a bad taste in my mouth from there because one thing I don't like is a liar, but I submitted what she needed. I get a call on her behalf from a woman named Stephanie saying my background check and income was approved and that they were just waiting for my supervisor from my new job to fill out a proof of employment form. My boss explained to them that it would be sent back that Friday when I came in to do my paperwork. After that phone call, Jalinne emails me the next day saying due to the extension that she's granting me, my move in date will be pushed back & that if my supervisor doesn't send the info back on friday, my application will be rejected. I was confused as to why I was being told I had an extension when no one ever explained to me that my application was only good for X amount of days. It's not even like this was a 2 week process, that friday would only make 4 days. Still, I thanked her. Now, here's was the last straw. The day before my supervisor is to send the paperwork, Jalinne contacts me via phone (diff. from how she was contacting me before) & she tells me, "hey, I know we approved your income but I decided to relook at them and I need ALL EIGHT PAGES of your bank statements. Also, I need the ORIGINAL PDF. Thank you" My bank statements that I originally volunteered were in their original pdf version, but no way are you getting all eight pages of them. At this point you're being intrusive & you clearly don't want me to live here, so why not just reject my application? I also thought it was weird that she didn't tell me this via email. I love having a paper trail. So, when she hung up, I emailed her & CC'd the property manager. A man named Noah, called me to "rectify" the situation, but the damage was done. He made up something about this location having a new manager 6 months ago, as the reason why the people I know who live at Cortland Phipps or other cortland properties didn't go through what I went through I told Noah, I am no longer interested in living here, there's too much tension, so he refunded me the non refundable application fee for my trouble. Cons are there isn't much storage- only 1 closet (bedroom one & small), small kitchen (might not be an issue for some, but I love to cook and it was tight), and shared laundry (wasn't really an issue, just inconvenient)! While I fully accept this issue had more to due with the tenant and not the complex itself, I wasn't informed about any of this until I called 4 days prior to my scheduled move-in date to once again ask for photos of the unit that I never received since there were none on file....? Finding availability here is very hard since the location is "relatively" cheaper than its competing apartments on the beltline trail. The application process was fast and all done through the phone, but their website is completely false at conveying how the place actually looks. They claim their courtyard had recently undergone renovation but after seeing the space, I realized all of my friends were right when the compared it to looking like a prison (It very much does). The trash chutes and stairwells are pretty disgusting and the courtyard looks extremely dated. Nothing about how much concrete is in that facility makes it come across as the "hipster-industrial" vibe you're hoping it is. It's a pretty instant hit in the face as soon as you walk into the courtyard how uninviting the common area is (the elevators are also in desperate need of a face lift). Few more things- the website advertises the units having "fully equipped kitchens" which is fictitious. In reality, they're very small galley kitchens with micro-sized, outdated appliances (which I wouldn't complain about if the rent wasn't $1700 a month). Nothing about the apartments or the community space is "luxury" or looks like it's worth anything close to what you pay for it. Their units are extremely bare canvases for you to decorate as best you can to forget the fact that it's a cold, outdated warehouse. If that's your thing and you absolutely have to live right across the street from PCM, then maybe its for you. Fortunately, there's many better deals in metro ATL that look much more like what you're paying for (I found a nicer/more affordable place 1 hour after Ford Factory called me with their tails in between their legs to tell me I couldn't have the space i was promised) so all is well. TLDR; DO NOT apply for this place without visiting it first- and know what your getting yourself into with your unit and the community area.
