Cons are there isn't much storage- only 1 closet (bedroom one & small), small kitchen (might not be an issue for some, but I love to cook and it was tight), and shared laundry (wasn't really an issue, just inconvenient)! I'd been approved for an apartment about a month ago and was scheduled to move in this Friday when I was informed that the current tenant had been ghosting management and didn't moved out days past the end of their lease. As a result, they wouldn't be able to fulfil my move-in date, which due to my circumstances, meant I needed to pull out. While I fully accept this issue had more to due with the tenant and not the complex itself, I wasn't informed about any of this until I called 4 days prior to my scheduled move-in date to once again ask for photos of the unit that I never received since there were none on file....? Finding availability here is very hard since the location is "relatively" cheaper than its competing apartments on the beltline trail. The application process was fast and all done through the phone, but their website is completely false at conveying how the place actually looks. They claim their courtyard had recently undergone renovation but after seeing the space, I realized all of my friends were right when the compared it to looking like a prison (It very much does). The trash chutes and stairwells are pretty disgusting and the courtyard looks extremely dated. Nothing about how much concrete is in that facility makes it come across as the "hipster-industrial" vibe you're hoping it is. It's a pretty instant hit in the face as soon as you walk into the courtyard how uninviting the common area is (the elevators are also in desperate need of a face lift). Few more things- the website advertises the units having "fully equipped kitchens" which is fictitious. In reality, they're very small galley kitchens with micro-sized, outdated appliances (which I wouldn't complain about if the rent wasn't $1700 a month). Nothing about the apartments or the community space is "luxury" or looks like it's worth anything close to what you pay for it. Their units are extremely bare canvases for you to decorate as best you can to forget the fact that it's a cold, outdated warehouse. If that's your thing and you absolutely have to live right across the street from PCM, then maybe its for you. Fortunately, there's many better deals in metro ATL that look much more like what you're paying for (I found a nicer/more affordable place 1 hour after Ford Factory called me with their tails in between their legs to tell me I couldn't have the space i was promised) so all is well. TLDR; DO NOT apply for this place without visiting it first- and know what your getting yourself into with your unit and the community area.

The maintenance and leasing team are amazing, the grounds are pretty clean, and the gym area is nice and small for general use. The leasing team has also been great with putting on continued resident events safely, even amidst COVID, which has been so good to see. Lastly, the only issue that I have personally experienced so far is cars tailgating inside the complex at the gate. While there is not much that can be done about it, I do hope that it greatly decreases over time. I highly recommend 1824 Defoor!

There's loads of parking and a separate guest parking, which really fills up on Friday and Saturday nights. Pound for pound the best accommodation in Atlanta.

Constant construction noise, drilling into the side of the apartment ... pressure washing, painting, etc. These Projects were not mentioned to me upon signing of the Lease. I work a lot from home and I might as well have been living in the Parking Lot! I was on the 8th floor ... you'd think I wouldn't be disturbed by the people at the pool ... again, no peace!!! Once I heard children screaming, I went down there only to find there were ZERO adults watching 3 little girls (under 9), I went & found the Security Guard (who didn't seem overly concerned) ... I waited 10 more minutes before he approached the girls and asked if they even lived there ... one of them did ... where's your Mom? At least 10 mins later someone came down! I complained several times about the noise above me ... seems the gal upstairs had a 4 year old that ran ... or should I say stomped all day long! I don't believe she ever took that poor child out of the apartment. From 7am to 10pm ... same routine, day in, day out, Nothing ever changed, even though Mgmt said they called her, or maybe they emailed her. I do not know. Barking dogs? YES! One day I heard a dog barking and barking next door for over 3 hours! I went down to the Office and told Martha, at first she said they don't have a dog, then she mentioned she saw the tenant and he was going out of town for 5 days! What? I said that dog can't be alone for all that time. After several MORE hours, she finally reached someone. Safety?? The power went out twice ... there was NO Emergency lighting in the whole building ... stairways and or halls ... I walked up 8 flights in total darkness (Only light was from my cellphone). Extremely dangerous (photo). Elevators ... usually only one working ... moving out, arranged for the freight elevator and someone else was down there too ... it could've gotten ugly. Upon move-in: dryer didn't work (maintenance was called for next day) Next: ice maker non-working (maintenance...again, next day) Health-wise ... the Trash Chute was broken when I moved in (no one mentioned it while signing the Lease) it remained "Un repaired" for MANY weeks. Apartment was not clean.... Master bdrm carpet was so dirty, looked like grease marks all over! Requested it to be cleaned/showed up several days later. Also, cockroaches liked my Apartment too. Of course they were "upscale", wouldn't they be? When I asked Kelly about it, she said you have to request service (again, no mention of this, plus they take out $ from your rent each month for "pest control"). Ugh!!!! Personally, I liked Kelly and Jordan. Kelly helped me one day when I tripped on an exposed pipe on the street. Jordan was always friendly as well. That was my experience. I'm super picky and I'm admittedly a tinge annoying when it comes to things running how I want them to run. I am from Miami and came to Atlanta over a year ago for work. I looked at all of the top rental buildings in the city Piedmont House, Lilli and NinetyNine. While I won't use this review as an opportunity to down any of those other buildings -- I will say, without a doubt The Sutton is Number One. The other buildings can go argue about who's Number Two -- but there is no question -- The Sutton is #1. First off, the team here is like the dream team. Ayrian, the manager is a total sweetheart. Always has a smile and genuinely cares about making your stay great. She has such great energy and her personality is infectious. Cedric, I believe is the Asst. manager -- He's bomb! Super helpful with everything and always in great spirits. I already told you all I'm real annoying (admitting it is the first step) and he just deals with my crazy and always keeps things running smooth. Kyle is also on the leasing team and is always great. I don't interact with him much because I choose to annoy Ayrian and Cedric, with my shenanigans, but Kyle has always been incredibly nice to me and I always see him giving tours of the building and he is so great! I genuinely enjoy just going to the lobby to catch up with them from time to time. Then we got James. He's our main concierge. I don't quite understand how he remembers everyone's name but he does and he's incredible. The concierge in the building is top tier. It legit runs like a 5-star condo building or hotel. James leads the charge with that and is awesome. Gotta be honest, I'm in my second lease at this place and never really have any issues with my unit but I frequently interact with the maintenance team. Moe leads that team and is super helpful and always there to lend a hand. Moraima leads the housekeeping staff and I mean, just come to the building and you'll see why she is top tier. Nothing's ever out of place. Always a team of housekeepers throughout the building making sure everything is pristine. They do a great job. My only gripe -- because nothing is 100% right? -- I really wish the building would allow food deliveries to deliver to the apartments. For me that's a pillar of true luxury living -- to be able to order my UberEats or DoorDash and have it delivered to my door. To have to go downstairs to get it does get a bit annoying because I just want to be lazy sometimes!! I would also recommend we implement a package delivery system. Would be so convenient to not have to go downstairs to get FedEx and UPS packages. Maybe like between a certain hour of the day, the maintenance team delivers packages to residents who approve.
