Not happy with inspection. I get that some areas are hard to get into (attic/crawlspace) when doing an inspection, but I expect you to at least TRY if I am paying you $500 to inspect a home that I am purchasing..... my inspector said that he couldn't access my attic because it was an 18"x18" hatch.... You gotta be kidding me?!?! i was able to get in and out of that hatch with ease once I purchased the home, and I gotta say that I was not happy with what I saw (some broken roof rafters) when all of this could have been avoided and jotted down during inspection. I hope that Dunn Rite gets their act together and improves their service. Godspeed to all my future homebuyers. read more

I can't agree with any of these reviews that gives this place more than one star. And sadly so. I don't take giving one star ratings lightly. I am an avid believer that customer service is what makes a person come back and with that, I had real faith in this company but they truly lived up to being a disappointment. My agent recommend Dunn Rite and I felt that with his recommendation, they'd do "rite" by us to find all the things that a new home buyer wouldn't be able to see with the naked eye. And hey, I won't diminish the fact that they did find things but it wasn't as thorough as I'd hoped. I mean, the reason why people get an inspection is because they'd really like to have faith that the inspectors are going to catch everything. And yes, I don't mean a 100% of everything but I mean, the majority of things, right? After escrow closed, we had an incident within our property. We had another inspector come through and there were things that should have been caught by Dunn Rite. I can say should of, could of, would of. I even contacted Dunn Rite to refund our check, pay for the repair (that created the incident), being that less than 100 days from the process, we had an incident that cost more than 20k. I felt that it was the least that they could do but they formally declined. And well, there aren't any hard feelings because thankfully, we were able to come back from this. But if anything, I want to save others from making the same mistake I did -- don't put all your faith into this inspection company. I can't say that they did what I feel an inspection should entail. I trusted them to take care of us, take care of the inspection as if it was their own, and even so, take care of their customers. After our incident, I looked further into the report that they provided and there were bits and pieces missing. It's as if the report was a template and they'd copy and paste whatever they could from the hour they collected pictures and such. I feel that after all has been said and done, the least that they could have done was covered some of the costs of the inspection (because it was obvious that they missed things and the report wasn't done to it's entirety). So hey, if anything, ANYTHING, look over your reports with a fine tooth comb. If things are missing or don't seem right? Don't let it slide, tell them to fix it before you close escrow. If you hire them, have a second opinion. I wish I did. read more

As a realtor, I have dealt with many inspectors, annit is hard to find a good inspectors that checks a home as if it's their own or doesn't just make stuff up or try to exaggerate, but Dunn rite was one of those companies! I have had the pleasure of working with Abraham over 5 times now for inspections including my own home purchase and he is amazing! My boyfriend and I decided to purchase a distressed home in Oceanside, CA. We knew that we were going to have to hire an honest and trustworthy inspector with a great reputation because this was our first home and it had ALOT of problems. I don't really write reviews but it's must that you should know few things that can make a huge difference choosing the right inspector. I thought Mr. Abraham was a good inspector but I was wrong and I will lay out my honest findings. This guy has done house inspection on a property we bought. First of all, he has poor communication skills, he doesnt' reply to his emails, text or phone calls on time and as a client you must expect that he should take some time out and reply to you without days going by. Secondly, he is just a basic home inspector who doesnt' like to look deep into. The problems are hidden away from your eyes. For example: he inspected a component in my home but he tested it in one mode and made some notes, he should've tested every mode of that component but he failed to do so. He didn't test all the light switches and I had 3 main switches in the home that weren't working while he said, all outlets checked. Guys, as a home owner when we are paying so much to begin with, you'd want to move in a close to perfect home and these inspectors are the one we rely on. Just because they come out with their drones, doesnt' make them the best. The past owner left many things that weren't covered in the report like whole lighting fixture is not working. He said all windows are sealed properly but I am noticing one of the windows is building up condesation and I am sure that will be another $300 to $500 to fix that. I am very unhappy with this guy and If I see any more upcoming problems, I might take this guy to the court and will be reporting him to better business of bureau. Again, I strongly recommend to test their knowledge or what they will do for you, just because you see only 5 reviews, DON'T make a decision based on that. read more
