Streets are very narrow Stairs to the front door are on a loose gravel. Is very difficult carrying luggages and grocery Furnitures are very old Clutter with too many furnitures, broken television, pieces of broken beds, old pots and pans, left over foods, kids clothes, toys, cans of paints, etc. The upstairs are very narrow which makes it difficult to walk House is very filthy, mold, cobwebs, dust, chips and other food items under the sofa cushions, etc. The toiletries and paper towels are over the places which is placed in varies closets There is a creepy room upstairs that is not usable but found a old blanket and molded plate. This room gives a bad energy. In fact, whole house gives off a negative vibe. Poor lighting through out the house, majority of the lamps are missing light bulbs The windows are missing curtains so morning is very bright No AC but rooms have ceiling-fans and tower fans which helps to cool it down Overall, stay was extremely uncomfortable.

Just bring your own food to cook if you don't want to eat out all the time. There are 4 bedrooms and 2 bathrooms. Lots of room for kids to run around. The balcony has ample space for get togethers and BBQs in the summertime. BBQ grill is provided- just bring your own charcoal. The view is of the lake in the morning is amazing. This is a trip worth taking. We will definitely make this one of our repeat family vacation spots every year!

They're pretty thorough about checking waivers, which I appreciated for safety. The snow play space is small with a short slope, but they provide a bunch of plastic sleds, so it's still fun to mess around. I just wish tubing was included for the price. Two events lead to this 1-star review…read more First, I had just loaded onto lift 13 when the lift stopped. I looked back to see 2 snowboarders fighting on the ground in front of the lift. The fact that some people can be A-holes isn't what bothered me, what bothered me is the incredibly slow and lackadaisical response from the staff. The attendant from the lift was doing her best to separate them while I watched 1 staff member slowly walk over. Second, and this was the most troubling, was the lack of attention to beginner-level skiers on lift 2. My wife took our 6-year-old, first-time skier on to lift 2 while I followed right behind. We both let the attendant know it was his first time on the lift to which she just responded "chase the chair and you'll be fine". As the chair came around I watched my son almost fall off the seat. My wife and I both yelled stop as she pulled him back on. Without even turning to look, the attendant nonchalantly said "he's fine, he was on". When we reached the top of the lift, there was no assistance to help them and they ended up taking a big fall off the chair, both hitting their heads and my wife injuring her tailbone. They stopped the lift just long enough to get them to the side before resuming again. They let us know in the future we should give them a thumbs down on the approach and they'll slow down the lift. It would have been REALLY nice if the attendant at the bottom of the hill had let us know that. As we gathered ourselves on the benches, we watched beginner after beginner fall as soon as the chair pushed them forward. Often times there were 4-5 people on the ground, creating obstacles for other skiers to avoid as they exited the lift. Several times we watched the exiting skiers fall over previous skiers that weren't able to clear the area. All this to say, the concern for safety and level of professionalism left a lot to be desired and we do not plan on returning.

We've used Orange Cabins (Natalie and Alex) for over a year now and I honestly can't imagine doing…read morethis without them. For 20 years I've managed my own rentals (this is the first time I've used a company) and self management was brutal. You're basically on-call 24/7 because the second a guest can't figure out the hot tub, the WiFi, the lock, or decides the forest has "too many bugs," your entire evening is gone. ‍ What I appreciate most is that they actually treats this like a partnership. They care about the guest experience as much as I do, and they're insanely responsive. I'm on the message threads with guests, so I see how they handle things in real time. Professional, calm, patient, and never reactive, even when guests are being... let's just say "creative." One thing they said early on when we onboarded really stuck with me. They told me they intentionally say "our home" when talking to guests because they want guests to feel like they're staying with people who are personally invested in their experience, not some faceless management company. And honestly, it works. You can see it in the reviews. Guests constantly mention Natalie by name because they remember her. That says a lot. People don't remember automated customer service. They remember when someone genuinely takes care of them, and she really does. They've also helped me navigate permitting, operational stuff, and all the random homeowner stress that comes with having a rental in Arrowhead. Every time I call, they answer. Every question gets handled. I trust them completely, which is not a sentence I say lightly. And yes, I initially had the same thought everyone has: "Do I really want to pay a management fee?" After working with them, absolutely yes. Worth every penny. The biggest thing they gave me was peace of mind. I don't spend my life thinking about the house anymore. They also market properties on their own website, which brings in bookings we wouldn't have gotten otherwise. I basically see those as bonus bookings. Our reviews are 100% 5 stars, and a huge part of that is because of how they operate behind the scenes. I've recommended them to a ton of homeowners in Arrowhead at this point, and every single person comes back saying the same thing: "Oh thank god." Now I just go enjoy the mountain without any stress.

I heard about Orange Cabins from a local real estate which was the turning point for me and my sister to have our beautiful cabin be seen on platforms that I couldn't have done it myself. Also Alex knows how to program everything and his team managed by Natalie is just fantastic. They offer the best what it takes to have an amazing time in Lake Arrowhead.
