So we, of course, had zero idea of what to expect during the walk-through inspection (that was scheduled last minute.) Not only was Vinny incredibly accommodating, but he was also very communicative. He arrived early for the inspection, and as soon as I met him, I immediately felt comfortable with his calm and personable/welcoming demeanor. He was incredibly thorough throughout the whole process. Checked things I would never have thought to check and encouraged us to ask all and every question that came to mind. As soon as he'd see something that immediately concerned him or something that could potentially become a problem years from now, he'd voice his thoughts to us. Considering this is a new construction, we were a bit surprised with the amount of things that needed fixing--nothing serious, primarily cosmetic. The following day we received his report exactly when he said he'd send it. It was very detailed and also included photos of his findings. The report is straightforward and easy to comprehend, even for those of us with zero experience. And of course, this all transpired while adhering to COVID-19 guidelines. About a month later, a contractor had to remove all of the floors due to significant sagging and install new joists because of damaged joists in the basement. In addition, there was water entering the basement due to improper grading -- something that was also never mentioned in the inspection. As a new homeowner, I relied on this inspection to identify major issues. This is my personal experience, others may have had a better one.

We hired them to open up the first floor of our Cape Cod, and they completely helped me re-imagine the space taking down several walls to create a true open-concept layout. What a great company! Right on time, professional, knowledgeable and most importantly HONEST. We knew we were getting a fixer-upper, but our inspectors were so up front with us while we explained what we were planning on fixing ourselves in the home. They helped us prioritize what needed to be done and alleviated our fears over existing conditions. Not only were we comfortable with the inspectors, but the company goes above and beyond after the inspection is completed. They give you free recall service for the life of any appliances you add to your home, meaning that you give them the make and model of any appliance you buy for your home and they keep it in a system where if there are any recalls, they notify the company to get you a free appliance replacement! We didn't even know about all the extras, like setting us up with termite treatment and things like that. They are so helpful and so accessible. Their customer service is fantastic and they respond quickly to emails These were all just bonuses to us. We hired ProSpec as part of the home inspection process for our first home. I found them through…read moreYelp and researched their website and spoke to Russell Class (PE) to set up the appointment. His colleague, Joe Reis (home inspector). Joe Reis is not a PE, but he is incredibly thorough. Due to the impending rain, he arrived at the house over 45 minutes early to evaluate the exterior portions of the property. Then proceeded to look over every inch - crawling into crawl spaces, measuring moisture levels in various areas, checking the integrity of different structures. He spent nearly 4.5 hours at the house. The inspection was completed on a Thursday evening and he completed the 101 page report by Sunday (on a holiday weekend). The report was fantastically detailed, outlining even minor potential issues to the most important safety issues and included many photos. It was very clear, with issues highlighted at the beginning of the report, as well as reviewed in the bulk of the report (highlighted in red, for the layman reader's ease). He included a cost estimate of the repairs as well. I would absolutely recommend ProSpec to anyone. They were professional, thorough, and also just friendly guys!

We went with Joe because our real estate agent recommended him... big mistake. He did mark the roof…read morewas wavy but did not put it down as something important. After we move in geico inspector doesn't even get out of his car says they won't insure use because are roof is no good. Their inspector list drove by and looked at it from the outside and knew this. Every roofer asked for an estimate said we needed a new roof right away. So 1 month in we need a new roof. A few other things or didn't mark it as important. It seemed like he just marked things that need to be fixed that we're east to do for the owner so the house can sell. Do yourself a favor and stay far away from this company

He brought things to my attention for later follow-up of the house. He was very informative when I would ask questions and he was extremely understanding when having to deal with my and the seller's annoying and pushy agents. I wound up not purchasing the home he inspected but would use him again for another home inspection.
