Toured a 1 bed 1 bath apartment. The tour was entirely self guided, which was a little confusing but we figured everything out. The gym is very spacious! Ultimately, didn't end up applying to this place as it is not really worth the price, and they seem to want to upcharge for everything (parking, storage, laundry, and more). The office staff are very accommodating and helpful and excellent at communicating with the tenants regarding any issues or notifications. The maintenance staff make this place special. It's unfortunate that I have to give a 2-star review after 2 years there. The majority of our experience was positive, but the way they screwed us over for money at the end is why I'm writing this. It seems the company really does care more about money than treating tenants right. If you read no further, the biggest thing you need to know is NOT to take their offer to clean the apartment for you for $170 when you move out. They will use it as an excuse to rob you of your security deposit even though you already paid them extra. The first sign of their money-grubbing was when our rent went up by over $500, or about 20%, in one year. I know that this happened to a lot of people because rents went down at the beginning of COVID, but that's still a HUGE increase. Luckily there was someone working there who was able to come back with a slightly better rate, but it was still pretty exploitative. The biggest reason I am writing this though was the experience we had while moving out. My husband and I found the perfect house a couple months before our lease was out. We knew this could be expensive, but we trusted the workers to treat us right because we'd largely had a positive experience up until this point. Unfortunately, that trust and faith was misplaced. We were given the option to pay a large fee upfront and then be free of the rent, or to pay on a month to month basis if they couldn't find anyone to take the apartment. Since our apartment was one of their only 2 bed, 2 baths, and their biggest renting season was on its way, we figured there was a good chance of getting it rented. We also figured they'd put in a good faith effort to get regular income from it that wouldn't run out in two months. So we opted to go month to month. We moved out on May 2, 2023, giving them a whole month to get that apartment rented. We let them in for an inspection before we left, and they didn't say anything was wrong. Things started going wrong when, for some reason, they didn't do a final inspection until 2 weeks after we left, making it unlikely that they could rent it to someone before the next month. Then, after offering that we pay to have them clean the apartment for us, and after not identifying any issues during the preliminary inspection, they told us they would be taking $500 out of our security deposit to replace the carpets, citing "stains." The pictures they sent us of the "stains" were of a few bits of spilled cat food and tufts of hair from my long-haired cats -- stuff a vacuum cleaner would have easily taken care of. I even offered to come clean the carpets myself, rather than replace the carpets entirely, but got no response. Now, because they "needed" to replace the carpets, that meant they also couldn't rent the apartment until that was done. So it has been nearly 8 weeks since we moved out, and, to our knowledge, somehow they haven't been able to rent out one of their few highest value, most sought-after apartments during their peak season? We've also had packages mistakenly delivered there, and they didn't even contact us about them. We had to contact them about them WHILE WE'RE STILL PAYING THEM FULL RENT. You'd think the least they'd do is provide basic services while we're still giving them money. So essentially, they offered us a service, charged us for that, and then used a convenience they offered us as an excuse to take MORE money from us, all while dragging their feet on actually getting our apartment rented and no longer treating us as the paying customers we still were. What was supposed to cost us $170 now has us down about $7,000 when considering the security deposit and the extra months of rent we had to pay because they didn't care enough to get the apartment cleaned and rented since they knew we were on the line for it. What a way to treat good tenants of two years. Again, it's a real shame that I have to write this because they offer a lot of good services and I enjoyed my time there. This easily would've been a 5-star review without this move-out experience. read more

Why is it that certain people park in the Handicap parking spots that do not have handicap tags, and people also park in the 20 minute parking ALL DAY AND ALL NIGHT. i have to carry my groceries regularly across the parking lot because this car/person is always parked here. and smoking weed with the windows open. loud music coming from this car at all hours. it is absurd. read more

I am in my second lease term living at the Eaves Quincy. Unfortunately the building does not offer enough of a solution to claim packages without guaranteeing that they won't be stolen. There's an Amazon Hub but only certain carriers are permitted to deliver there. Also it's unsettling that neighbors would take packages that don't belong to them. Also they increase rent 10% YoY and for this price you can find better housing solutions in the area that are more convenient to public transportation. Won't be renewing after this. I lived in luxury buildings in NYC that were less pricey and provided better amenities for their residents than this. read more

I now understand what Khiem was writing about. As wonderful as Avalon Eaves is to live in, it is a horror when you move out. Not the people in Quincy, but the team of bulldogs who call to dun you for unexpected charges on move-out. Our lease ended on the 15th of the month, so we left on the 12th, not worrying about the few remaining days. We were headed out of state, had checked out with the office staff, and really never expected to hear from Avalon again. Two days after we left (Monday, since we left on a Saturday), we began to get calls from rude people, demanding several hundred dollars, payable immediately. When we asked what it was for, the person just demanded a credit card number. When I refused to pay until I knew what I was being charged for, the person hung up, and my daughter's phone rang. Then my husband's phone rang. It would have been funny, if the people weren't so nasty. Naturally, we called the office in the building where we had lived, and after several days, they found out what we owed. It turned out that we paid a pro rated amount for rent the first month we moved in, seven years before. Avalon was looking for twelve days' rent. If they had been decent people and explained the situation, we'd have paid immediately. Instead, we got dozens of calls (at least ten per person per day), with angry, rude people, demanding money and calling us names. Avalon Eaves is great. I would live there again in a heartbeat. But they really need to work on their checkout procedure. If they had told us we were going to be dunned for a partial month during our check out inspection, things would have gone much better. read more

So, there are two eaves quincy(s). East Eaves Quincy and West Eaves Quincy. On the website it is marked with 123W or 123E. The east eaves quincy has the swimming pool and gym whereas West eaves quincy folks dont have these in their buildings but of course they are free to walk to east eaves quincy for this facilities (0.3-0.5 miles roughly). The utilities covered vary as well. West eaves rent includes water, sewage, hot water and the building imo seems to be older than east eaves (no idea really, just a feeling). Now that is something that is not explicitly mentioned anywhere unless you were to come in and visit the place personally (which we could not because we were not located in MA that time). However, the buildings cleanliness, staff's attention and maintenance team's efforts remain stellar, no matter east or west eaves quincy. The place is well maintained. Plowed and salted in snow conditions, does not stink or smell in corridors (we are on ground floor)..Oh not all balconies get sunlight though (due to Highpoint apartment complex right across), so if thats a concern, do visit the apartment you want to move in to ensure you have enough sunlight/daylight. Everything else is above and beyond what one may expect in this area. We opted for this place based on its reviews and they were indeed to the point. Do feel free to reach out to the office staff with your questions, they are good and timely in responding (specially helpful for someone like me who could not visit the place before confirming). Oh, they dont have a place for kids to play, if that matters. The general demographic is young (20-late30s) working professionals. Very few kids around and the place is pet friendly. We've been very happy here! The maintenance staff is super quick - they usually show up the next day and fix what we need. The leasing office crew is so kind and they always answer our questions quickly as well. Our dog Brady is obsessed with Pete and looks for him through the office window whenever we walk in the front door! They treat the pets in the building so well and even hold cute pet contests frequently (Brady was a recent winner). Plus there's a pool and laundry on all floors! Honestly there isn't more you could ask for in a pet-friendly, affordable apartment in Quincy. I only knocked off one star because rent isn't fixed and prices may increase after your lease is up. But other than that, I'd definitely recommend it here! read more

A few things to mention is that Darlene continues to be the most helpful leasing representative I have ever worked with and I've lived in boston for ten years and about 8 apartments. Also I wanted to discuss maintenance. Yesterday our hot water heater stopped working. We called the emergency line and maintenance was here within an hour (on a Saturday night) he gave us space heaters to help with the heat and purchased a shower curtain and bath mat and gave us keys so we could have a hot shower in the empty apt next store. I mean I've lived in apts with no hot water and just been told to "try showering at a different time" . These guys are great. read more

We've been living in eaves Quincy west building since May,2015 and love it. We have 2 bedroom 1,000 sq.ft apartment. Everything is clear and well maintained. They put salt as soon as the snow comes, change carpets in the corridor,paint doors,etc. The emergency service is quick. When our neighbors above left the sink crane opened and the water started leaking at 4am,the staff came in an hour. All the personnel including leasing office is great! Not sure if we were lucky or the soundproof is good but we didn't hear any noise from the neighbors. Also no bad smell in the corridor from cooking. Our side had no much sunlight what was good in summer but bad in winter for us)) If you have kids,you should drive 2 min or walk 15 min to the nearest playground. In general,I highly recommend this place as the price-quality ratio is great. read more

I've been living at eaves Quincy (150 Quarry St) since June, 2015 and have had only superior service in a safe, well-run apartment complex. The maintenance is excellent. I have utilized the online system for very minor issues and the maintenance crew responded within an hour. They are constantly cleaning, vacuuming, repainting common areas and striving to keep the cleanliness up to the highest of standards. I take the 245 bus into Quincy Center to get the train into Boston for work. The bus stop is literally at the front entrance. Alternatively it's one mile to the train which is a 15 minute walk. The building has an outdoor swimming pool with a lifeguard and an indoor fitness center. Washers and dryers are on every floor with extras in the basement so I've never had to wait to do a load of laundry. There are a couple of cute seasonal activities (make your own ice cream sundae in the summer, carmel apple making in October) to build a sense of fun and community which I really appreciate. There are lots of young families, people are very friendly and I've always felt extremely safe. I recommend it highly. read more

I lived there two years. Credit where credit is due, the maintenance there is excellent. Unfortunately it isn't a great location if you want to take the T into the city for work, or even worse if you want to go in for a weekend day (the 245 bus runs about once an hour weekdays until 7 or so and not at all on weekends). However, on move out is where it all fell apart. First, I returned my keys to the office on a Saturday because they aren't open on Sunday. On Monday I received a call that I hadn't returned my keys (they had misplaced them and hadn't looked for them). Then I received my security deposit back with an extra charge for returning the keys on Saturday instead of Sunday. Seemed fishy, so I called the Customer Care line (some 1-800 number). It's pretty clear that the person on the other end really didn't "care" about anything other than getting me off the phone since I was no longer a customer. If I'd known that I'd have been charged extra for returning my keys at their convenience, rather than my own I wouldn't have done it. I feel that the office worker who was taking the keys should have warned me of the additional charge - she didn't seem to know what was going on (it wasn't Pete or Darlene). Pros - Decent sized apartments - Pool - Excellent maintenance - Good snow plowing - Huge parking lot Cons - Mysterious charges on move out - 5%+ rent increases every year - Difficult commute into Boston if taking the T - Active construction site across the street, which is especially noisy on the odd side of the building read more

BEWARE!!!! This was formally Avalon Summit and there is a reason why they changed their name. They provide poor service and many of the reviews from the past were easily found online. Be extremely careful and read any and all documents extremely carefully. Lots of hidden fees. Also forget about ever getting a deposit back. They will come up with every reason why they can't give it back. I lived there and moved out but I will remain vigilant and continue to make sure people are aware of what they are getting themselves into. Just be cautious with this group. read more

I've lived at Eaves for the past year and have had such a great experience that I am now moving into a larger apartment in the same building. The building and the grounds are always in tip-top shape, the apartment has everything you could need (storage and closets to boot!), and the leasing agents and maintenance crew are always incredibly nice and accommodating. I did a lot of searching before moving to Eaves and the prices were the most competitive in the area, not to mention all of the amenities that are included in your rent. Between the fully-equipped gym, swimming pool, and large parking lot, I've been very happy with all that comes with living here. It's a breeze to get in and out of the city from here, too, so whether you work in Boston or just want to go in on weekends, Eaves is a great option. I considered leaving the Quincy area just to try something new while I'm young, but I finally realized that I'm too spoiled at Eaves to go anywhere else. You can't get apartments that size with all of those amenities and great customer service without paying an arm and a leg in Boston. I have been living in Avalon Eaves, Quincy, for 10 years now. They have by far, the absolute best maintenance staff I have ever encountered. In particular a maintenance member by the name of Sean. He is an absolute expert at what he does. He knows all of the ins and outs when it comes to fixing and or repairing various household issues. He is an absolute professional; with a very kind disposition. For that matter the whole of the maintenance team is great, you could not ask for more competent service anywhere else. Living since March 2016. It's a single bedroom apartment of 850 sq ft approx. Well maintained, good facility and peaceful environment is what that totally describes the 290 Quarry St commumity. All the staffs are very helpful n friendly and would immediately respond to the service request ! As for commute 245 would stop just at the doorsteps and on weekends one can catch 215 ( a 5 mins walk) to Quincy center. Overall it's really a nice experience as of now ! read more

This apartment community is well maintained and the maintenance team is excellent esp Stevens. He is awesome and pationate about his work and always cordial with me and my family. Eaves Quincy team is quick to respond to any issue in the apartment. The apartment is clean inside out. Only wish I had - a play area for kids, thats something they need to think about. read more

The reason behind my 5 star rating is 1) 290 Eaves and its Community:: * Hygienic and well maintained community. Neighbors are nice,polite and calm going. * Avlon put on parties like Halloween Fun with some nice gifts,some times Ice Cream Social and more other social gatherings.. * They alert us timely through mails in case of Storm storms,Inclement weather conditions..etc which shows their care about their tenents. * Parking lot issues have been a hassle in lot of other communities but not here as tenents always finds a vacent slot here for their cars. * Apartment we live is spacious and good and the rent is moderate. * lobby/hallways are well maintained. * I never had a problems with the pets living in othe * Each floor in the apartment has its own laundry and the maintance is good. At least i didn't find any problem in last 2 years. * Need to go down to 150 eaves quincy to receive any deliveries we get. This is fine as if you raise service request they make special arrangements to pick up your dlivery and leave that at your door. * SMOKE FREE APARTMENT COMMUNITY. 2) Maintanence staff:: Maintenance/service team is very quick to respond to issues and they are very nice. Especially Community Consultant pete and Sales & Service Supervisor Darlene from leasing office. I think the Avlons strenght is their employees. I don't know about other communities of Avlon but these guys are awesome. 3) The shuttle:: The new Avlon community(Avalon Quincy) near to us got a shuttle service. They respectefully extended that service to our community as well. This is a bonus along with the MBTA bus(245) service between Quincy station and the appartment. 4) locality:: * Play Grouds:: Nearest Playgroud is O'Rourke Field which is 0.5 miles away from us. Play ground is average but fine for childern to play. * Internet:: Comcasts xfinity is good but bit expensive which is ok considering the zero downtime. * We eat indian food so the nearest indian markets handy are 2. One is Sunshine Fruit Co which is 1.1 miles away from us which is decent and other one is at Quincy center which is avarage. 5) The amenities:: * Gym and swimming pool are at other building 150 eaves quincy which is a 5 min walk from here. Bit disappointing but ok as considering walking is also an exersice :) 6) Lease renewal perks Annual tune ups (while you complete each year here):: * Complimentary carpet cleaning,replacing burnt out light bulbs,sink..etc re-caulking,some fixtures,replace stive drip pans..etc 3 year services:: Above + paint front door + window cleaning 6,10 years services as well ;) ;) Overall its satisfactary for us ... will see you next year... read more

The location of this building is fabulous, and the maintenance staff do everything they can to accommodate residence. However I have lived here for over 5 years and in the last year I feel like I am living in a college dorm yet paying a luxury apartment fee. We have tried with compassion to resolve neighbors that smoke pot- seeping into our apartment as well as neighbors that throw parties at all hours of the day and night but the leasing office seems less interested in controlling these matters and more interested in ignoring our complaints. We will without a doubt be moving at the end of our lease. If you are a young professional looking for an apartment complex with like minded individuals that respect common courtesy- look elsewhere. read more

They rip off money when you leave. They increase the rent by 10% every year stating market rate and at the time you leave they will find ways and means to add charges on to your final bill. Please read this review and reconsider your decision if you are planning to move into this community. They have a clause in their rental agreement that the apartment should be returned the way in which it was handed over, so no matter what you do, they will find ways and means to put the additional charges. Even for tiny spots on the carpet, they will say they need to replace the carpet and will rip off money. SO please don't trust the leasing office people. They will say nice words and get you into the community but the real show will begin when you decide to leave the community. read more

This apartment complex is as good as it gets! The community and apartment is clean and spacious, has all the amenities one would require, is reasonably priced, and the admin staff are very friendly and helpful! I would recommend it to anyone interested in renting an apartment in the Quincy area. Other perks are that it is fairly close to the Marina Bay, MTBA stations and busses, Walmart, grocery stories, etc, and also Boston and other suburbs are easily accessible. read more

I have been living here since March of 2014 and have had only great experiences at this apartment community. The staff are superb - friendly, helpful and courteous and make you feel right at home. The grounds are very well maintained and the building and laundry rooms are very clean. The maintenance staff has been very quick to respond and fix any problems or repairs that I have had in the apartment, which have been minor. They accept and even bring packages to you as well as handle packages that need to be returned. I have not encontered any problems with noise inside my apartment, with the exception of a bit of street noise, an inevitable part of apartment living to which one can easily adjust. There are little personal touches here that I have not experienced in any other apartment complex. I would wholeheartedly recommend Eaves Quincy as an awesome living experience. read more

We stay in Quincy because we love our apartment! Moving from Beacon Hill and Newton, we never imagined living in Quincy for more than one year due to work. Going on 2 years 3 months, we continue to be impressed. Our apartment building is close to the city, quiet, clean, and safe. The balcony provides chatter from the birds, fresh air, and nature. Parking lot is safe, clean, very well-maintained. People in the community greet each other on the elevator, are polite, well-mannered, and respectful of each other. Pets are welcome but rarely heard- we have never heard ANY noises in our apartment except if people pass in the hallway outside our door! I cannot say enough about the professionalism of Darlene and her team! Always welcoming with a smile, prompt to respond to e-mails, and flexible about tenant concerns. I would definitely recommend Eaves Quincy to anyone looking to move to this town! read more

My husband and I lived for 6 months at the Eaves after moving to the Boston area from DC, and before buying a home. I have to say this was the best-managed apartment building I've ever lived in. Pete and Darlene in the front office, and all of the staff members we dealt with, were all kind, attentive, and responsive. The building is very well maintained, outside and in, and as others have said problems are addressed as soon as reported. As long-time home owners, we were not thrilled to have to squeeze into a one-bedroom apartment temporarily, but were so pleasantly surprised by the Eaves. I've stayed in six different rental communities and eavesQuincy is the best. The staff is the most patient, responsible and efficient. Everyone in the leasing office is so considerate and willing to help; maintenance is very easy to schedule online and the staff always show up on time and fix the problem. I am allergic to many things. But I never felt uncomfortable in the building as the staff always keep it clean. Besides, the office hour considers commuters' schedule so I never worried about missing my packages. I really like the fantastic staff and the awesome community. read more

Wow from what I can see people are talking awful about this place. I've lived here for 3.5 years and I can honestly say that those bad reviews are not correct. Service is great. They keep your packages and email you right away so you know it was received and you can pick it up at the office. They answer every single maintenance request the same day you talk to the office or put in a request. They also leave a note to let you know they were there and what they fixed. Every morning before 8 am you can see Joe in the hallways, saying good morning, opening the door for you and cleaning the windows, mopping the floors, taking out the trash and of course putting signs so you know the floor is wet and you don't slip. You urgently need to fax something? You can go to the office and do so. There is always candy in the office, they do morning continental breakfast at times and you leave for work w fruits, coffee and pastries. Twice a year, FOR FREE, they shampoo your apartment carpets! And shampoo carpets in the apartment quite frequently but every day they vacuum those carpets. They feed cats if you need to be away for a bit. They, although not policy, even walk your dog if you have an emergency and can't make it home on time to take out your buddy. They plan poolside BBQ days. And hidden fees? Haven't had to pay any! Deposit?? Well after two years of paying consistently they gave me half of my deposit back. So I am not sure why anyone would complain and certainly tell lies. this review is specifically in regard to Sean on the maintenance staff. Some months ago I had an issue with a clog in my bathroom sink. Up until this issue the sink ran smoothly. So, I tried a little Draino type product. I was reluctant to call for help as it was Friday night about 5pm! Anyway, I did call the maintenance dept. They called me in less than 10 minutes! Sean came out immediately and was his cheery self. I recognized him from seeing him around and saying a quick hello. Sean went right to the job site~ my bathroom sink. He explained to me very politely to not put any products in the drains but to just call maintenance. No problem, I said! lol. The clog was caused by something that had nothing to do with me. Sean explained that earlier that weelk the main pipes were undergoing routine cleaning and somehow my bathroom got a back flow from that ; which made sense because this co-incided with the drain slowing down. So, the whole point of this is to commend Sean for his handling this really "dirty job" in such a superb manner. He had to get right down there and twist into a pretzel! He fixed it right the first time, cleaned up, and was very professional. He would not accept the tip I offered, declining politely. I must say I still can't get over the quality of the service. Keep in mind this was an extra bad clog due to the previous procedure mentioned. It was a really nice Friday evening and I thought I would never see anyone- that all the guys would be getting ready for their dates or watching a ball game or taking a snooze!!! Boy, Sean was on the job!!! I was soooooo fortunate! Finally, I would strongly suggest Sean be recognized by Eaves and compensated accordingly as he is an excellent employee and representative of your company. Thankyou. read more
