    our landlord changed management companies to eclipse a while ago and now they apparently want me to be responsible for the transfer of accounts from the old property management company to them. like how does that work at all?? it obviously wasn't our decision at all to change property management company or even for our landlord to use any to begin with, so why are we the ones that have to get the accounts transferred over? how would we even go about doing that?? isn't that literally the responsibility of a property management company to do and the reason that a property management company is hired in the first place? are they saying they can't even do their basic job (well, that's obviously very apparent, but now they are admitting it I guess)? So are we going to get credited for doing more work that is the property management company and/or landlord's job? (the landlord is the one who made the choice to work with these companies, he needs to figure out what to do ultimately if his rent money is not going to him/his contractors/if his contractors cannot do their job and get ahold of accounts and payments... he should have an agreement with the old property management company that he gets all his rent payments, and either way it's not like we the tenants can sue them on his behalf if they are 'keeping' it. all we can do is sue/otherwise prove that we paid or in the case of rent relief that the government money was paid out on our behalf [and/or that we applied] but that won't directly get the old company to give the money to the landlord or his new intermediary, Eclipse, so what the heck do they want us to do??) trying to make us sign an addendum to charge us new fees for utilities including garbage. And guess what? They took our entire garbage receptacles away and left us with none for days now! Obviously breaks laws on multiple levels including health department violations and California habitability standards. They don't fix problems that are structural health and safety issues either. Health dept would have a field day (EDIT: NO, I did not report them YET, though I received a very bizarre creepy email from one of their employees accusing me of doing that among other things.. you literally announced in writing to the whole building that you had the dumpster taken away on FRIDAY with no word on when it would be replaced except that new service would be provided on MONDAY! and you also admitted in writing to the whole building that you would only provide FOUR replacement cans which is against county regulations! Do you think I would be the only person possible to report you when you admit all that in writing to everyone?? Anyway, what are you going to do, retaliate more than you already do in ignoring repeat requests for necessary structural repairs?) (This creepy email also falsely claimed that they could materially change the terms of the lease on a month-to-month lease, and that is patently false as you can't evict a month-to-month rent controlled tenant [which we are!] just because the tenant refuses substantially/materially new/different lease terms - obviously charging new fees for utilities is substantially different from the original lease terms!! It is also illegal to make misleading statements by mail and email under many federal laws, which eclipse and their conspirators are repeatedly and obviously also doing in these examples!! it MAY not be 'illegal' to send out a request for substantial change in terms, but it is to mislead tenants into thinking they MUST sign/agree to them or that management can enforce them [bill them for new fees etc] without their signed agreement, under federal fraud laws [which the owner should know all about by now..]) Again, Flagrantly violating basic laws of habitability! They say they are going to replace the dumpster they took out with 4 smaller cans (no word on WHEN) which is not sufficient for a building with 30+ units. 1 can = 1 family unit (as per county law). You have to consistently provide adequate trash receptacles EVERY DAY!!! Edit: still no trash receptacle today!! My comrades have done a commendable job of keeping the area as tidy as possible despite the property management breaking the warrant of habitability and forcing us to live in substandard unsanitary conditions!!

Saj was in touch with us frequently through the application process, but once our applications were submitted, communication was less consistent. That said, we found out the next day that we were approved! At least, we thought we were. Nobody at Ukiyo had confirmed whether we have pets (we do, and didn't want to double-list them with multiple adults applying), so they had to recalculate the deposit and needed us to provide vaccination records. Once we did so, we paid the deposit and went to bed, feeling like the next day we would pick up keys to our next home. Instead, we found out that the property owner doesn't allow pets, and that our entire application process was wasted. Not only are we not moving into what we thought would be our home for the next decade, but also we're having to find another option and wasted a week of time and energy. I can't claim I understand property management. That said, either the owner provided incorrect information to Ukiyo (in which case Ukiyo needs to do a better job screening owners since they "don't work with just anyone" according to their site) or Ukiyo didn't ensure that they had the correct information in their listing. Whichever is the case, the entire process has left us with a terrible impression of Ukiyo's business. It's already exhausting enough to navigate bay area housing without this kind of mess.

Plus I found out a tenant hadn't gotten their fridge fixed for 5 months, that's messed up. Affordable housing does not mean you are allowed to neglect people.

The second was a notice of initial inspection with a day and time posted a week before my last day in the unit. I hustled and wound up paying someone to do a move out cleaning for me. My dude did an amazing job. The inspector told me there was nothing wrong, except that the blinds needed to be cleaned. After 3 plus years in the place and a $300 cleaning, you're going to ding me for the blinds? Do you know what they looked like when I moved in?! I do, and I know they look better on move out than they did on move in. They returned my deposit less $150 for cleaning the blinds and $140 for other cleaning, with no details about what was cleaned on day 21, exactly as required by law. I decided that fighting over $290 with these mf'ers was not worth my peace. 2 weeks later, they send me a receipt for a $250 cleaning completed AFTER they returned the deposit. Like, what? Do you think I'm gonna pay you after you deducted a fee already. AND I left the place spotless. I do not know if they are liars, thieves, or grossly incompetent. Ultimately, they aren't as bad as City Apartments. But then, City Apartments was sued out of existence. I feel like G&L won't absolutely screw you over, but they will do the barest possible minimum effort and charge absolutely maximum they can get away with while staying under the radar. Why isn't the bar higher?

I worked with Nay from start to finish. He made everything very simple, communicated expectations very clearly, and helped me find the most perfect apartment for me and my pup Molly. For the love of all that is holy, please steer clear of renting any units on Central Avenue in El Cerrito!!! Between the mold in the walls, an active and years old cockroach infestation, three out of four broken washing machines at any given time and the rats that like to just hang out in the courtyard and the parking garage, it is just not worth it! After a repair job on the roof was performed by Oak Tree's maintenance crew when they took over earlier this year, the cockroach problems managed to get worse. Don't let the fancy paint jobs or $500.00 off the first month's rent fool you about Oak Tree's Central Avenue available units. All the paint and deals can't fix a property in need of a full building fumigation and mold remediation. Skip on by Oak Tree...

No communication beforehand or after and no one answered the office line. They send 4 automated texts to confirm you will show up just for them to no-show. Beyond disappointing.

As a prospective tenant my experience was a mess and now for the last x years I get to see first hand just how bad they are when you rent a property under their management, or should I say unmanagement. I don't even know where to begin. Ok, we'll start out simple. Lights, need to have lights in stairwells and walkways. When they are completely out 24/7 finally someone comes out and fixes it so they come on. Problem is they don't know AM from PM so the lights are on during the day and off at night. Still an issue. Eventually they figure it out. Next let's talk about neighbors that don't respect your space. In this case my partner's upstairs neighbor has passed out in her tub twice smoking the ganja and overflowed her tub with the resulting water coming through the ceiling into my partner's bathroom and bedroom. Hey but Drysdale is all good with that. What's a little jacked up ceiling peeling off and a jacked up floor. Moving on to the drumming. We are having a nice dinner and at 7:30 the drum session starts right above us. Sometimes like Japanese Taiko, other times just a staff pounding on the foor with an irregular beat. And Drysdale could care less. New neighbor new crime. Stealing mail. Not once but multiple times. Again Drysdale could care less. Onto the most recent disregard for tenant's rights to live in a place free of noise and disrespect. Back to miss upstairs starting a noise machine at a low frequency first thing in the morning and leaving it on all day. And she leaves all day while leaving it running. After multiple attempts to reason with her, nothing. And guess what, after multiple complaints to Drysdale, nothing from them also. It was intolerable. Call the cops and they take a page from Drysdale's playbook and do nothing also. So among other tactics, an email goes out to the Better Business Bureau regarding above issues. Buckle up folks. Drysdale's response is that the mail was stolen by an ex husband livng in the building and they discussed it with him. Well, she has never been married, so no ex husband. Who the hell did they talk to? They won't say because they lied to the Better Business Bureau and didn't talk to anyone. As for the noise, Drysdale said it was a fan running but never checked it out. Just took the nightmare neighbor's word for it. Also, miss upstairs told Drysdale she would stop running the noise machine at the end of the week and that never happened. Noise machine still on. She knows how annoying it is so doesn't run it when her next door neighbor is home, but when the neighbor is away, runs it constantly ovet my partner's unit. As for Drysdale, they just don't care and hope all problems will just go away in time and leave the tenants to their own devices good or bad. Good tenants suffer while bad, annoying, obnoxious, potentially dangerous tenants are allowed to get away with anything they want with zero consequences. Please for your own safety and well-being rent from some other outfit.
