Ok, so we paid you $600 to come out here to inspect our property for what??? To call someone else who actually knows what they are doing. We bought our house 4 months ago and our roof is leaking and we had another inspector from another company come out to tell us this has been an ongoing issue. Due to your lack of knowledge and covering your ass by writing "please refer to someone else for further inspection", we are out thousands of dollars. I see five reviews for this company, all of which gave it five stars. As of right now, none of those reviewers have ever reviewed any other company. I called and set up an appointment anyway, because they had lots of certification logos on their website, and they were offering a Yelp promotion of $450 for $300. They told me that it couldn't be used for my inspection because "This promotion is for a mold inspection..." I cancelled my appointment as a result, and they immediately offered to honor the $300 promotion if I would keep my appointment. I don't want to have a home inspector into my house after haggling, so I declined. It's entirely possible that they have the best inspectors on the planet. I didn't want to continue with them, so I'll probably never know. If you hire them, best of luck to you, and please let us know how it works out for you. read more

I called ECS on a whim, looking for a home inspection for a new house I was buying. They proved to be competitively priced (which frankly won them the job), responsive, professional, competent, and great overall. The dispatch office was excellent and very capable--I dealt with Jasmine (and one time with a Jessica ??)--both girls were terrific, articulate, and very helpful. I paid extra for a camera sewer inspection, which was performed by Calvin, and boy was that money well spent!! Calvin did a good job scoping the sewer line, found evidence of root intrusion (indicative of a slab leak--which is very serious); I then hired a plumbing company to further investigate Calvin's findings, and indeed, the house had serious plumbing leaks and problems. This ultimately led me to pull out of the house purchase and I am SO GLAD I DID--it would've been a nightmare of a repair. Thank you ECS!! read more

I would not recommend this inspection company, the inspector listed so many items that were either nonexistent or listed items not working when in fact items like AC unit work you just have to know how to turn it on. Because he couldn't figure out how to turn it on he listed it as in operable. But yet left the heater on @ 83 degrees, which of course was "in operable" left 5 lights on and ceiling fan running full blast. This is a vacant home so it was discovered 3 days later. ECS did a horrible, horrible job performing a proper inspection of our home prior to close of escrow. The company failed to note major issues with the home such as major water damage throughout the home, presence of mold, poor home construction that appeared to not be up to code (our patio floor drained water towards our home), presence of mold, severity of termite damage, pipe damage throughout the home, air conditioning/ducts that needed to be replaced, storm drains placed too close to the home and in wrong direction draining towards the home, structural problems and the list goes on and on. We had a second inspection of the home that came up with pages and pages of problems that ECS never even mentioned. ECS performed a poor quality of work which resulted in us purchasing a home that needs major repairs that we cannot afford. We would have never bought the home if ECS even came up with half the list our second home inspection did. DO NOT WORK WITH ECS!!! DO NOT TRUST THEM!!! Had outstanding and thoroughly detailed inspection and report by this company. After reading the report, I had questions and sent an email with them. Instead of waiting the usual days, because the work had already been paid for, I waited less than a couple hours. Several of my concerns were explained out and the report was sent to the sellers. This is my first house and I hired ECS for home inspection. I reached the seller property about 10 min late while the inspector was already working. My sellers are aged couples with grand kids. Their agent was also present at the property. I received below feedback from the Seller & their agent about this inspection. It leaves me embarrassed as their have question whether the inspector was even licensed. "The inspector never introduced himself to my agent or us when he arrived. He initially looked around at the first floor glancing into the bedroom then entered the bathroom breaking a light switch while there. He failed to tell us about that...or apologize. Leaving the panel door open he then ascended the stairs to the second floor. We did not follow or bother him while he was slamming and banging upstairs. We note the following results of his upstairs visit: the small bathroom was left with water on the mirror and sink area splattering on the cabinet, the shower door track guide was broken and must now be repaired, dirty crumpled paper towels were left strewn on the floor and sink area. During his viewing of the top corner in living room he left dirty handprints on the wall and in an area we could not later clean them. My wife pointed this out to him...his gruff response was "send the bill to the company". Finally after some haranguing he wiped the wall and stormed out of our property. My wife and I were left distraught by these events the rest of the evening with little sleep throughout the night. We hope he will never return as he is not welcome in our home. He is clearly the rudest and most unprofessional person we have encountered in the last few decades." read more

I've used ECS numerous times for my clients. Recently, their service and quality of work has been called into question. The final straw that broke the camel's back was when their inspector left a stove on overnight, and I returned to my client's property to find it filled with carbon monoxide. The stove was an older one, and the thought that the entire place could have gone up in smoke made me sick to my stomach. It just so happens on this very same property their inspector decided to charge me an additional $100 because there was a kitchenette in addition to the kitchen. The kitchenette consisted of one sink and one, small stove. He spent maybe an additional 10 minutes 'inspecting' the kitchenette, so I guess that was worth $100. When I contacted the owner to discuss what had transpired, he proceeded to offer excuses and actually blame others. And to top it off he avoided speaking with me on the phone and instead sent an email. I will never use ECS again. Their customer service is terrible and there are serious quality concerns with their inspections. read more

ECS was a big help! We're selling our home, needed an inspection, and found ECS to be affordable, professional and quick. We got an appointment right away. The inspector arrived early and finished quickly. I've had inspectors come who just go around the house and don't even say what they're doing, but the ECS inspector told me what he was going to do, how long it would take, and what was going to be on the report. He came back with about 20 items that needed repair. The report even included photos of the areas of the property that need to be repaired. I really appreciate their thoroughness. After COE when SDGE came and found out it was leaking for a while and was corroded. And will not turn on the gas due to hazard...So I have to buy a new water heater before I move in.Company management was reached and won't do anything...So pay a little more and find someone knows what he is doing. read more

ECS was not my first choice, this is the third house I purchased and my previous inspector was busy. After searching online this company was available and cheap, please spend a couple more dollars and get a more thorough inspection company. After the inspection I had a a/c repair company look at my house and they found asbestos exposed clearly in the attic, after calling ECS they said it was in the fine print that they do not look for asbestos! That same a/c repair person clearly showed me some dry rot on the side of my house. What??? Why did I just pay an inspector to look at my house? This is a really unprofessional company, hopefully I don't find many more surprises. Do yourself a favor and please pay an extra $50 - $100 to know what is really happening in your new home!
