Gunther is awesome - he is one of the leasing agents there and is great. V. sweet and takes a good chunk of time out to show the place and represent you to the managing office. Pros: modern amenities (washer, dryer in unit), kitchen with granite tops, gym, canal nearby etc. Cons: management nickels and dimes you, apparently all they care about is $$ and don't listen too much to tenants. They have some good promotions on right now - esp one that installs a flat screen TV in unit but for someone ready to pay $2000+ per month, it would be hard to justify that if the management team there just did not care. read more

I'm living here for six weeks. It's a great temporary location in the city. If I were paying 5K per months rent, I'd be pretty upset and want out of any sort of leasing agreement because of the constant heat and construction noise. ~PROS~ *Gym: Free weights, kettlebells, and cardio machines, with complimentary towels and water. *BBQ: the outdoor space is nice with a grill and fireplace ( the fireplace isn't working) and comfy Restoration Harware furniture. *Location: Mission Park, 280, restraunts and shopping. *Friendly- Everyone we have met, including Leon, in the leasing office, is super friendly and welcoming. ~CONS~ *Noise Level- From 7 am until 9 pm, loud, vibrating trucks were at work three floors below. The freeway is also right outside our windows. Other sides of the building may have a lower level of sound. But I had to get out of the apartment to get work done during the day just to escape the reverberating noise. *HEAT- without central air, a 60 degree June day quickly turns the apartment into an 80 degree scorcher. I imagine this would be a plus in the winter time....free heating! The sewage plant is obviously hard at work to get the smell under control, it was barely noticeable in the mornings, and never inside the building. The inside smell is a little bit febreezed over garbage smelling, but nothing vomit-worthy. read more

The staff at Edgewater apartments brings the best service there is for their tenants. Gunther has been a great building manager thus far, as he always brings a 'can do' attitude and assists us in any way possible. Furthermore, Jericson, the senior service tech, is both prompt and reliant when it comes to assisting us with issues regarding our apartment. From minor to major (i.e., plumbing, broken ice machine), he is able to resolve them immediately while bringing an informative perspective on how to prevent these issues from happening again. We didn't get a chance to lease this place and it was only after I read all other problems as lack of security, sewage smell, poor communication etc., we realized that it would have a bad decision even after. My husband and I recently decided on renting an apartment at Edgewater and was only hoping that the start date to be pushed out later in the month. I was sent a quote on Thursday (3/7) with 48 hours validity and when we tried to get in within that time, it said the apartment is gone. I communicated multiple times that I am 100% sure on renting it and wish to know the best way to lock this down without of course paying the whole deposit as the standard is in any other apartment application .The leasing agent though nice and helpful, she didn't not give me a clear instruction of locking this down without paying the whole deposit. Also the apartment was still listed as available on their website and when we tried entering our details, it would not get us through. Both the website and quote sent did not work and after making 10-15 calls to the apartment we finally found out that it has be taken up by someone. We were so relaxed that we got our apartment and don't have to search anymore only to know that their bad process and poor communication led them to lease our selected apartment to someone else. I am so disappointed and waking away with unpleasant experience. If someone wants to stay in that area, I would say pay little extra rent (or sometimes same price or less) and stay in Avalon right there. read more

We have lived at Edgewater for 2+ years what has kept us here more than anything is the great staff. Shout outs:  To Vivian who keeps all 5 floors and common areas spotless and will always greet you with a smile. She keeps the great gym spotless, scrubs the grills and picks up after everyone. She is amazing. To Jose from maintenance who keeps everything running smoothly. He is proactive about maintenance and like Vivian you can always count Jose to greet with you a smile and a good morning to send you on your day.  Maintenance is always done quickly and professionally. Jose's partner in maintenance (his name escapes us) is just as friendly and efficient.  A final shout out also goes to Franz in the front office. Whatever problem you have he is always ready to help you fix it. The best advocate for residents - just as it should be. While we don't know their names, all of the local Edgewater staff that we have dealt with have always bent over backward to make tenants happy.  We did have some problems with an employee of the holding company UDR.  But they were quickly addressed by the Edgewater staff and UDR senior management who made sure that we didn't have to deal with that person again and offered a sincere apology. We can't ask for more than that and plan to stay here until our inevitable IPO and retirement:-).  There are lots of apt complexes across the city. Ours has a great location that we love. But more importantly, the folks that take care of our home work hard to make it feel like one. read more

I lived at Edgewater for two years before recently moving out. The staff is good. Leon, the building manager, is prompt at responding to e-mails and a great community resource. The other members of the staff were always courteous and respectful. It's convenient that they will receive your packages for you, so you don't have to worry about being home whenever they arrived. The building has nice community areas; I used the barbecues frequently, there's a printer for all to use, and a good gym with machines, free-weights, etc. When I moved out, they were more than fair with the move-out fees. I ended up getting the vast majority of my deposit back. Overall, I enjoyed Edgewater. I only gave it 4 stars because I don't feel like the units are worth quite what they're trying to charge for them these days (that's why I moved out.) That's what I would say the only negative is. They have carpet inside and mediocre appliances. read more

My lease is now coming to end after 9 months. For the most part it has been GREAT! I Will be renewing my lease as I went to the Avalon and was not impressed with how i was treated. Vivian Lee is an excellent porter at Edgewater apartments. When we first moved here 2 years ago Vivian was one of the first people we would say hello to on a regular basis. She is always upbeat with a positive demeanor. Whenever I had my 1 year old daughter with me Vivian would take time out to see her for a few minutes. Vivian also is one of those rare people who actually seem to love their line of work. I've seen her work and she is meticulous about cleaning and maybe a bit of a perfectionist when it comes to cleanliness. She is quite the asset to UDR and it has been a pleasure being friends with her. Thanks for everything Vivian! I am going on my second year at Edgewater and absolutely love living here. The property is well maintained and there are several amenities including a gym, jacuzzi and 3 courtyards with several barbecue stations. My apartment has up to date modern appliances including a front loading washer and dryer. There are package lockers to secure your items while you are gone and laundry service pick up and drop off which is super convenient. The staff is super friendly and always willing to help. I worked with Suzanne and Andrew from day one and they continue to be great...super responsive, professional and overall really nice humans! read more

This is hands down the worst place I have ever lived and thank god I had a short lease and was able to get out fast. In summary 1. Sewage smell. Its been mentioned by everybody and its true and very very nasty. Also lots of mosquitos so forget about ever opening your window 2. The gym. Some tenants are personal trainers and use it like they own the place. Its small already but really annoying when somebody is training there clients that dont even live there. 3. The prices VERY expensive for what it is even with the rent discounts 4. Poor construction. I could hear my neighbors stomping around above me at almost all hours 5. Fire alarms randomly go off in the middle of the night about 1 time a month or more 6. Management is rude/clueless. they screwed up my billing for months then put an eviction notice on my door when it was their mistake. Also ran my credit twice for no reason so my score got dinged. 7. Elevators were always broken and/or smell like animal piss cause everybody has dogs that lives here and some are not pottie trained would recommend NEVER EVER EVER living here read more

Well, I finally moved out of Edgewater and I can honestly say that my life is better for doing so. I've kind of gotten a laugh about the reviews, but for the most part, everyone's concerns are valid, and having had some inside knowledge here , I think some poeple have been too easy because they have not bee told the complete truth. So, here is my review...like it or not! THE GOOD- -The building is new and it was nice to move into an apartment with granite countertops, new appliances. -It is quite convienent to MUNI and CalTrains -For the most part, the neighbors are nice and I made many friends -As of the day I left, motorcycle parking was free That's it for the good...so buckle up and here we go with the BAD... THE BAD- -I toured the property during high tide. After I moved in, I realized the sewage smell that everyone complains about seems to occur during low tide on the canal. Of all the problems with Edgewater, this one wasn't too bad, but it still smells like $&#%. -I toured the property when the weather was cool and as every place in SF, they said you wouldn't need air conditioning when it gets warm. THIS IS A LIE AND BEWARE!!! My place on the second floor was the hottest 1 year I can remember spending in any place, and I lived in Atlanta before this. When it was 75 outside, it was 85 or higher inside. I can honestly say that if you are bothered at all by sweating 24/7, this reason alone is cause to look somewhere else. If they try to offer you a portable air conditioner, it helps some, but raises your power bill by 3-4 times if you use it. -The construction on Berry Street is a nightmare. Not only is it loud, but it's dusty as well. If you have a car in the Edgewater garage that you actually care about, get a car cover. With all of the dust, you will have to wash it A LOT. -Street parking for visitors is a pain and it will only get worse as more buildings open on the street -Fire Alarms. I think enough people have said this, so I won't beat a dead horse...you get it- FIRE ALARMS @ 3am SUCKS The building allows dogs ( I have one so I am not complaining), but unfortunately there are a few people that have decided that instead of training their dog to use the bathroom outside, the elevators and staircases are a better option. Also, to those of you who don't use leashes...please stop being so lazy. I use a leash...so why can't you? It's called courtesy -The fitness center in the building is actually quite nice...if you can use it. In the past year there have been a few residents who have decided it would be ok to run a personal training business out of the Edgewater fitness center. When the first management change occurred, they were trying to fix this problem...but when the new management (we will get to them later) came in, they decided that it was ok, and were talking about letting them continue to do this so they can advertise it as a luxury item. -The walls and ceilings are paper thin. The neighbor above me was a petite girl, who sounded like she rode around her apartment on an elephant with clogs on. Also, if any neighbor near you decides to play music, I hope you enjoy their taste, because you might hear it to. -After thinking about it, I think I would have chosen NOT to live in the apartments off the courtyard in the back of the building. The smell is worse from the canal and people with loud yappy dogs leave their windows open and the dogs won't shut up for hours. And another thing...maybe I'm wrong, but it is not legal to leave your dog out on a patio of an apartment while you are gone. And if it isn't illegal...it is rude for the other people who don't want hear it. THE UNACCPETABLE- -The new management in my opinion is clueless in their regard for residents. Now I know this sounds weird...but here's why. I had a storage unit broken into and I was never told. They said that the old owners never provided who had which storage unit, but they had acquired the property 6 months earlier and I felt that they had enough time to figure it out. In the next week or so, many other storage units were broken into and many things were taken all over the building...BUT no word about any of the crime to the residents. When I got upset and told them I thought it was their duty to inform the residents about the thefts, they disagreed. Instead, a newsletter came out 3 weeks later asking for a strorage unit audit because "it has been brought to our attention there has been a rise in crime in the area." I would bet that half of the residents don't know that many storage units were broken into, motorcycles were jimmied and attempted to be stolen, the security camera was cut and the gate lock was cut. AND, the maintence room was completely wiped out. Seems to me, that residents need to know these things! But maybe that's just me. I wish I had more space to write, but I have reached my 5000 limit BOTTOM line..Be homeles before you move here! Is half a star available? read more

Been here two years, and it's the best apartment for dog owners, hands-down. Here's why: 1. Half a block from a fenced-in dog park 2. On the beautiful Mission Bay inlet walkway 3. Friendly dog owner community in the building 4. Dedicated grass patches in the courtyards 5. Patios for many if not all units I also want to highlight the kind and helpful staff, and in particular Arthur. Having lived in half a dozen apartment buildings around the country, Arthur is the single most competent community director I've ever come across. If you need something, he just gets it done. It's wonderful. Other benefits: - Multiple community grills and fire pits - Close as can be to jump on 280 to head south - Tennis, basketball, and volleyball courts just outside. Me and my boyfriend moved here a little over a month ago. Sindy and Arthur were extremely helpful during the move in process and were very helpful after the move in as well. Within the first week of living here, we had issues with our icemaker and toilet. We requested maintenance on the online resident portal and both issues were fixed immediately. The neighborhood is nice also. No bums roaming around and other residents in the area are nice and considerate of the neighborhood. Other than the cost (which is similar or better than similar quality apartments), Edgewater is a fantastic building with a great management team. Arthur and Sindy in particular are extremely responsive and helpful, and somehow seem to know every tenant on sight. The whole maintenance team is also very quick to respond, and any issue I had with the apartment or appliances was addressed within a day or two (nothing was more urgent than that). Even when I moved out to live closer to work, Sindy worked with Josue in maintenance who showed up a few hours early for his shift just to make sure I could get the loading dock open and reserved for the movers. If I were to move back to the city I'd look at Edgewater first. read more

We've been here for several months now and can't wait to move out. Most irritating is the constant false fire alarms that go off in the middle of the night. So far, we've had about 8 or 9 of them -- most of them between 4 and 5 am. When we complained about them, the management cited a water pressure problem that has to be corrected and which causes these alarms. It appears that it still has not been corrected since we just had our 8th or 9th fire alarm at around 5a.m. this morning. People have just begun ignoring these alarms altogether, which obviously presents a safety issue. Agree also with the other posters about the cheap, shoddy construction. While it all looks nice at first glance, you quickly realize that they used cheap materials and just sort of threw everything together . Also the stench from the creek is DISGUSTING. It smells like rotting sewage or wastewater. It's quite embarrassing when my friends visited -- they sniffed and asked what that smell is... And even if we do want to open our windows, we risk getting bitten by the mosquitoes from the creek -- and since the patio doors (which is the only way of getting fresh air in the living room / main living area) don't have any screens, we are constantly getting bit. This is a problem during the summer months because our apartment can get really hot really quickly... and since there is no air conditioning in any of the units, it forces us to open up the windows, get bit by mosquitoes, and smell the horrible stench (which gets worse during baseball season). Also yes, maintenance does enter your apartment at least 2-3 times per month. And yes, the walls are super thin... I can here my neighbor's dog playing fetch upstairs every night. read more

**BEWARE** I've lived here since September 2015, and the quality of building management has significantly declined since then. When I moved in, Arthur was great, and he even helped us switch units to a newly renovated unit for $40 less rent per month in April. (Of course, there was quite a bit of paperwork and negotiating on our end that had to be done to complete the process.) However, since Arthur left in May, things have gone to shambles. Security is a HUGE issue right now, packages aren't being handled correctly, and certain new residents treat the building like a dorm and throw parties at all hours. We recently had 2 break-ins in the building, multiple reports of cars in the garage being broken into and storage units being broken into as well. Building management has been reluctant to do anything to solve the problem and took little action after a community meeting. People continue to tailgate through our garage door, and enter the building through the center-wing elevator without going through the call box. Trespassers have been found throughout the building and all management did was post up paper signs on doors about closing doors to "maintain the integrity of the building". The laughable security patrol they have after hours occasionally does not wear a uniform and is otherwise unidentifiable, and haven't been helpful in keeping trespassers out. The package situation is just as bad as others have described - the Luxor lockers were supposed to make picking up packages easier but instead it's created a nightmare. Personally, I prefer having a locker system since my work hours overlap with almost all of the leasing office's weekday hours and I thought getting locker codes would make it easier for me to pick up packages after hours. I was wrong. First the building management had issues even getting carriers to use the lockers resulting in packages being returned to sender - then they didn't update the resident list, so package alerts for our unit were being sent to previous roommates who moved out months ago. I was told that "for common Asian last names and names where the legal name might be different from the shipping name, that should be expected" - excuse me, no, it should not. I had to verify in person that our previous roommates would be taken off the account. NOW, the leasing office has started to take any excess packages that can't fit in the lockers (because some residents haven't been using them) and holding them without informing residents. Sorry, but how am I supposed to know I need to make time to come get boxes if I don't know I'm receiving them? Lastly, we've noticed a huge increase in noise and partying going on in the building recently. All management has done is send an email notice about "quiet hours", but the partying continues. It's so loud you can feel the bass in your unit, hear the party from bedrooms down the hall and the party-goers can be found wandering the halls drunk at night and even threw some patio furniture onto the street from an upper-level public space. Ignore the renter specials, they're just trying to fill in vacancies. Move in at your own risk, just know you'll have to put up with incompetent management. read more

I have lived at Edgewater for five years! It is a great place to live. The surrounding area is quiet, very pretty, safe and clean. The location has easy access to freeways, public transit, stores etc. I have always felt safe at Edgewater and the place is clean and well maintained. Over the years the staff have changed but there is always a core culture of helpfulness, kindness and efficiency. I recently moved from one apartment to another within the building and I couldn't have done this without the help of Elizabeth, Arthur, Adam and Henry. They were so nice and helpful. read more

It will be a year in June since I moved to Edgewater. I just want to say that Sindy Sis is AMAZING!!!!!! Sindy has consistently been very helpful whatever my needs may be: anything from parcel to being a good friend and hearing me vent about my long work day. Since Sindy works at Channel Mission Bay as well, she helped me find my next residence. When helping me pick out the right apartment, we found one that best suited MY needs (I needed a quiet location since I often do night shifts in the ER). Overall, she is genuine diligent and knowledgeable (plus she has a great sense of humor too). There's some guy here who steps out onto the balcony every night at ten thirty PM and hocks the biggest loogie he can muster. He hurls his mucus downward several floors onto the courtyard below. It's like Old Faithful, except with snot. There's dog shit everywhere. One day, I heard a knocking on my door. I got up to put some clothes on but before I could, a staff member just let himself into my apartment with the master key. He said he was just dropping off some light bulbs. But I had requested no light bulbs. I do not feel safe here. I just stepped over two cigarette butts in the hallway. Gunther, the manager, always finds a way to blame somebody else and accomplish nothing before disappearing down a hallway. He does have a nice smile though. There's a weird green liquid coming from underneath a locked door in the hall on the ground floor. Last night at 2 A.M. some frat kids with a megaphone put on a concert in Loogie Courtyard. Never before have I heard music which was both so mediocre and so unwelcome. It was truly a night to remember. Fuck Edgewater Apartments and everything they stand for. read more

We lived in Edgewater for one from Nov 2015 to Nov 2016. Renting in Edgewater is expensive but the apartment building is in a good location and the rooms are generally spacious and amenities are quite good. The positives end here. The biggest problem is the management. As other have pointed out, it was quite decent when Arthur and Sindy were working there. They did a very good job of basic things like listening to the tenants and responding to the requests in a timely manner. The new management team is totally incompetent and just don't care about the tenants once you have signed the lease. All my interactions with the management have been less than satisfactory. I had to ask them multiple times to get simple things done. Once I noticed that our door mat was missing. I inquired with Bentely who is the manager for Edgewater. He informed me that they took our door mat away citing a policy that door mats weren't allowed. But I noticed that my neighbors still had theirs out. And all this was done without any warning. I had to ask them multiple times to return the door mat. Turns out they took it away because they had a showing for more important customers. But they didn't even have the basic courtesy of informing us or returning the mats. And then there is always an issue with packages. God forbid you had to ask one of the management staff to help you locate your packages. They just straight up show you attitude and behave as this was something beneath them no matter how politely you ask for help. I am pretty sure that they advertise package pickup services while renting the place out. Once we gave our move out notice, it was as if our requests were not valid at all. Numerous times our email requests, phone calls were totally ignore by the staff. The worst offender was Heather whom I spoke to personally and asked for a response. She would say that she would get back to me. But never bothered responding and when I would reach out again she would behave as nothing was wrong at all. Finally, please beware that we got less than 20% of our original deposit back. Edgewater has a policy that they would charge you basic cleaning, carpet cleaning and bunch of other fees once you leave the apartment. While the policy seems OK, my apartment was not fully cleaned when I got it and I had made a note of this and informed the management. They had told me that they would not charge me the full cleaning fees. While checking out I reminded them of this but they still charged me the full amount. I reached out to the management many times but it was of no use. tl;dr If you like dealing with incompetent, careless and rude management staff you should go ahead and rent here. Otherwise, you will most definitely find a better and cheaper apartment in San Francisco. read more

4/5 stars - It's not perfect, but I do enjoy living here. Neighborhood: The location of Edgewater is great, especially if you have a dog. We are right next to the dog park, so it's easy to pop on over with your pup for some off-leash fun! The apartment is about a 5 min walk from Caltrain and Muni, so it's very convenient to get around the city. If you drive, the freeway entrance for the 280 is right around the corner. Being next to the water means it smells like sewer on some days, but it hasn't been often since it's been cold. There are some great coffee places nearby - Philz is down the street and Reveille coffee is a great place to stop by for brunch. Apartment: The lofts are nice and perfect for two people. The tall windows bring in a lot of natural light which was important for me, while apartment hunting. My boyfriend and I have enjoyed living here a lot! Building: There are a lot of renovations going on in the building, but we haven't minded it too much. Elevators are a bit slow, but it's not a big deal. There are a lot of reviews regarding issues with packages, but I haven't had any issues so far. They use Luxer One lockers here, so any packages small enough will go in individual lockers. You'll receive a text once they're in there and it's super easy to pick up. The only concern I'd have is if you order something bigger that requires being put into one of the shared lockers. You'll just have to trust that whoever has access to that locker won't take your package. The walls in the building are a bit thin, but thankfully, we have quiet next door neighbors. However, there was one night where an apartment a few doors down played super loud EDM music on a random Wed night from 3am until I left for work in the morning. I could feel the bass from my apartment and heard the music very clearly from outside their door. Maintenance Requests: The maintenance staff is super attentive. Each time I've put in a request, Marquise and Josue have been quick to respond. Things are fixed within a few days if they aren't urgent requests and immediately if they are. Security: There have been reports of apartments and cars getting broken into, so that's concerning and something to take into consideration. We lock our doors every time we leave our apartment, even if it's for a minute. I wish we had 24/7 security in the building, but that is not the case here. The doors that lead into the apartment from the garage don't require scanning to get into and the garage doors are slow to close, which means anyone can get in. read more

"We are not responsible for your safety.." "The cameras are only there for the integrity of the building.." These are quotes from the Edgewater Community Director during a resident meeting on Friday, July 22nd, 2016. These quotes came in response to a rash of crime that has swept the property over the past year - the cameras are Not capable of recording images of a quality necessary to prosecute criminals. Multiple apartments have been broken into over the past couple months - all of them during the night hours while the tenants were asleep in their beds. I pay $300/month to park my car in the Edgewater parking garage - this didn't stop a burglar from busting out my car windows and filling my seats full of tiny skulls. And I'm not alone. Many other residents have also had their car windows busted and vehicles burglarized. At least one homeless individual has been reported roaming the halls of the complex numerous times. The once convenient building perk of package delivery to the main office has been suspended until late fall, and human feces can occasionally be found on property grounds. It's a rental. I used to rent a condo in South Beach, just a few blocks away from here and I guess my standards have been warped... but hear me out: The place looks great and the shared facilities seem nice. This is where it all ends, though. Cheap carpeting. Cheap finishes. These "luxury" apartments have plastic sink bowls! The kind of plastic where you can see the seams from the mold in which they were pressed! Electric stoves?! Yeah, this is something you do when you build on the cheap and don't want to run gas lines or active exhaust from the kitchen. You cannot air out the place unless you open the windows, which is sweet when your apartment is literally next to the freeway or the putrid moat, depending on which side your windows face. The soundproofing is lousy for a poured concrete building. The sales person was showing us a model apartment, and just as I asked her about the noise, the floor starts to shake. A minor earthquake? No. Just the downstairs neighbors watching "Top Gun" on their 9000 watt home theater. The girl gets really pissed and says to me "well, we have a very strict noise policy." I guess that's something you have to do if you don't actually sound proof the building. I never had this problem at my old place, and my next door neighbor there jammed on his electric guitar all the time. Amps and all. Now, the price "bait and switch" scheme. If you compare the prices to other comparable properties in the area, they look very reasonable. But guess what? Your rent does not include the $300 parking or ANY of the utilities. Yes, you have to pay for all the utilities here. Even water and garbage. This is especially interesting, since in a building this size, you don't have an individual water meter or a separate garbage bin. Maybe this place will work for you, but for my money, I would much rather rent a cool condo in one of the older buildings SoMa has to offer. read more

The building looks great and the leasing agents do a great job selling you on the place - renovated facilities (jacuzzi folks!), gym, bbq area, resident lounge etc., All of it sounds good and we were not immune to the appeal. We moved in the month of June this year and it didn't take long to see that behind the beautiful facade is an ugly reality. As many people have noted in other reviews, security issues have made it hard to feel safe in this building. And that would be ok, if the management was willing to listen to its residents and make changes. This is where I take issue - the management has set a culture of denial of responsibility and a hostile tone towards their paying customers. It comes across in their community postings, their emails and phone communications. You've read about the security issues, so let me touch on how they manage package deliveries. They have a locker system that carriers can deliver to, except if the lockers are full or if the package is oversize, the carriers used to deliver it to the leasing office. But since they decided to renovate their office - further beautifying the facade - they've decided not to hold any packages and sent out a communication that all such packages will be returned to sender without ever giving the resident a chance to pick them up. When residents rightly were upset by this decision, a similar tone of denial of responsibility was taken by the community director. His exact quote to a resident's complaint was:" Please do note that we DO accept packages on your behalf through the package locker system. Clause IV of the Community Policies, Rules, and Regulations Addendum is simply you, the resident, giving our office permission to accept packages on your behalf. It does not state how this is to be done or that this is a requirement in the lease agreement." They could have explored additional staging space in a vacant unit,expanding the current lockers or a dozen other options but chose not to. But hey, we are going to have a brand spanking new leasing office. When you pay this much for a space, it should alleviate your stress and not add to it. So, come by and enjoy the courtship with cookies and coffee while it lasts, because the relationship drastically changes the moment you sign a lease. Edgewater was perhaps a great community in years past, but not anymore, not under the current management. read more

We are so glad to be out of this place! We were lucky in that we moved into the Edgewater only as a five month temporary rental while selling our house and buying a condo. This place seemed great at first, but we quickly learned that it is just a pretty face with nothing much behind it. The issues: * IT'S AN OVEN!!! Running a fan, windows open non-stop, we could get the temperature down to the mid-70s on days in the 40s -- any warmer and it would be luck to keep the temperature below 80. We were on the fourth flour, so that may have had something to do with it. * It smells: So, you can't keep the windows shut because it's an oven, but you are hit with noxious fumes on hot days from the sewer project -- the choice, choking on fumes so bad they make your clothes smell or deal with a 95+ degree apartment. * Elevators always breaking and no real interest from management to address the problem. Also, they would let movers (and since this place sucks, there are lots every weekend) lock the elevators and not notify you in advance, so you just wait, and wait, and wait on moving days. * No sound insulation in the floors: I have no idea how large the folks really were upstairs but they sounded like giant robots in battle. * The maintenance focus seemed to be on keeping the place looking nice, not necessarily running well -- we got the feeling that they had given up on resident retention and were focusing on sales only. * The location isn't as convenient as it seems -- you can only cross the tracks at fourth and the three blocks to fourth feel longer and longer each day. * Crazy noisy neighbor downstairs that would yell on the phone every afternoon, outside, for at least three hours. We learned a lot about this guy's views on politics and life -- not by choice. Not much to say on the good side other than that the appliances worked OK, there was hot water, and they do short-term leases. If you do end up living hear, only deal with Tran and Gunther -- their hands are pretty much tied by the management agency but they at least put in an effort to help you out. read more

I was hesitant to move into this complex after reading all the negative reviews on yelp... but after many visits, lots of research, and even asking management upfront about the yelp complaints we took a chance and signed a lease. We've been at Edgewater for a month and a half and could not be happier. Everyone in the building is super friendly and we have no complaints. New management took over in October 2010 and they have made many improvements to the way this place is run. I do agree with the smell problems but it is all over the neighborhood and is not unique to this complex. UPDATE: I thought it fair to post an excerpt from our email conversation with Leon regarding the move out costs at this complex. We had spent a considerable amount of time cleaning the apartment before realizing that every resident pays the same costs to move out.... "I wanted to follow-up with you about your move-out charges. I apologize for anyinconvenience and or miss communication you may have had with David. We clean andsanitize every apartment home prior to a new move in, and it is advised to residents that even if they perform the cleaning a sanitizing charge will occur. The normal cleaning for your apartment type floor plan is $165.00, in regards thecarpet cleaning- we ask that you provide areceipt from thelicensed contractor thatperformed the carpet cleaning in order to not be charged." All said, please prepare for these fees as we paid roughly $400 for general cleaning, carpets, and painting costs upon moving out. read more

Warning! Warning! Warning! Do not rent here! Please dont do it! We have had the worst experience here. Let me summarize what happened during our 13 month lease and also when we moved out: overall living conditions: - the apartments are so hot, even when its not hot outside its like a sweatbox - the STENCH from the sewer ODOR is gross and disgusting - the MOSQUITOES are TERRIBLE. it was hard to ever get a decent nights sleep without getting bit every night. and there are even screens on the windows.... - excessively LOUD events and parties allowed to go on in the common area on the first floor by the lofts on the east side (along the canal) - the rental rates are above market, you can find better and bigger in SOMA for less money security (or lack thereof): - Theft #1. our marin mountain bikes were stolen from the secured bike storage locker in the secure parking garage. this happened within one month of moving in - amount of loss was about $1500 - Theft #2 - 6 month later our ski equipment and golf clubs were stolen from our locked storage locker within a locked room in the secured garage - amount of loss was about $8000 - Incident #3 - just before Chistmas 09, we got a letter from management stating their offices were broken into and residents financial records have been compromised. We dont know if ours were stolen or not or if someone has our private info, etc; managements solution? Buy every resident a $20 coffee gift card from Philz. The barista at Philz even told me that was why they were purchased - to smooth things over this theft. Nice - I argued with Fred about trying to get security camera's but that was like talking to a pencil - Head office sends out surveys about what improvements they can make on the amenities, but nothing on spending money on the security As a result of the 2 thefts to us in 6 months, were where unable to get renter's insurance with the insurance provider due to claims at our new place. Thanks Fred! Prior to our lease expiring, we got a renewal notice with the new rates for extending. I dont know if they are completely stupid by quoting above market, but it was a no-brainer to get a new place. Let me talk a little about moving out of edgewater. (you have been warned about moving in, in the first place). if you are naiive enough to continue to pursue an apartment, be prepared to pay big bucks to move out. First of all, we had a pre-move out inspection. As a result of this, we were told if we moved out, as is, we would have to pay for the cleaning and for getting the carpets steam cleaned. i was fine about this as would have had to pay anyways. I was a little pissed that they assessed repainting charges, but hey, we just wanted out of there. Turns out the repainting charges were the least of my worries. We received a statement from them about 2 weeks after we moved out and just about fell over when there was a charge for over $500 to replace the carpet! Can you believe that?? Apparently there was a stain that they couldnt get out. I dont believe that. Do you think Fred would have at least called first and told us and then had us come over and inspect the stain or at least provide some sort of proof it was our fault and it could not be removed? No of course not, because they way they do business is unethical and without any integrity. He didnt even have the integrity to discuss this with us before moving ahead, we just got a statement in the mail with the listed charges. So, I repeat, I would not recommend this place to anybody. There are in the business of making money. They dont care how. They will make it off of your high rents, the ridiculous monthly usage fees, moving out, whatever.....this IS NOT luxury living. You may pay luxury prices, but this is far from luxurious. we are so relieved to be out of this place. live and learn and boy did we ever....i just hope this helps the next person who might get burned like we do, not to do it..... read more

My husband and I have lived here since December of 2015 and at first we loved it. Arthur and Sindy were great, they knew our names, and welcomed us as friends. Since then, Arthur and Sindy have both (intelligently) abandoned ship. Their replacements are just awful. Antoinette especially. I want to cry every time I have to ask her for help because she is straight up rude to you. Everytime we ask the leasing office for anything we get this attitude that makes us feel like we are inconveniencing them in our own home. We could deal with crappy management but the situation that is absolutely unacceptable is the package situation. We used to have Amazon lockers and the front desk would accept any others, which was wonderful. They recently replaced both those processes with these new Luxor lockers. They pitched them as a way to make packages easier for the residents, but it has been a NIGHTMARE. They have the same principle as the Amazon lockers, but USPS won't deliver to them. Amazon prime is delivered via USPS. So all amazon packages aren't delivered to those lockers. And the front desk instead of accepting them for us (a courtesy you would expect from a front desk that we pay their salaries) rejects them without notifying us. Which sends them back to the sender, not even to the post office. So we have no way of picking them up! It's so messed up. And a huge problem due to the fact that everyone in SF gets everything delivered. The worst part about it all is that they don't communicate anything to us. The only way I found out about the packages is because I had some rejected. After complaining enough they started accepting them in the office for a second, but we recently got an email using the buildings renovations as an excuse to not accept them anymore. I just hate that they said they were getting the lockers to make life easier for us when it was obviously for them. Huge liars. Seriously don't rent here. Management is so unreliable. And as you've read before, they could care less about their tenants. The renovations they are doing were also pitched to us as if they were for our benefit. To "beautify" our home. When we all know its so they can raise our rent more than the standard market rate. Our apartments are already gorgeous (granite counter top, wood floors, new carpet) the renovations are seriously so unnecessary. To top it all off, our newest neighbors are huge partiers! On both sides. Our hallway constantly smells like urine and cigarettes and the music goes late into the night and starts early in the morning. There is no security to call when it gets out of control because they are too cheap to hire a doorman even though the rest of the buildings in our neighborhood have them. Overall, greedy corporation who can't even hold on to the few good employees they had. We are moving when our lease is up but would have left earlier if we could. read more
