Despite some of the bad reviews I actually had a good experience at Edgewater. The only discomfort I experienced was due to the renovations they started last year, but it's understandable they want to upgrade their building. Unfortunately my unit was located on the ground floor so I was more affected by the noise of the construction. However, I have to say everyone from the Edgewater team were very friendly, polite and made the necessary arrangements and accommodations so that I was able to still enjoy my stay as a tenant. They were prompt to answer all my concerns and to ensure things were running smoothly. The location is amazing, and ideally for dog owners. I loved to be able to walk with my dog around Mission Creek Park and the dog park around the corner. It's a quiet area but still close enough to downtown and easy access to freeways. read more

Almost a year here and we're going to renew so I figured it's time to write a review - We have lived in the East Bay, Sunset and Park Merced and yes, Edgewater is our favorite yet. We have two dogs, two kids and we feel safe, our surrounding Mission Creek Park is clean and there's always something to do close by in downtown or SoMa. We enjoyed a winning season of Giants games by walking on down to the park and we're just a skip away to Phils coffee and great restaurants like Marlowe, Little Skillet & Mason. I was originally very enthusiastic about this building -- I moved in November 2007, and was the first tenant in my particular loft unit (street side, facing the city and the construction). I entered with eyes wide open, fully aware of the construction and some of the compromises I was making on the interior finish. But a sink is a sink, everything is new, the location was good. We are breaking our lease and moving out a few months early. The list of issues continued to grow longer and longer to where it just wasn't bearable any more: twice-monthly fire alarms for 10+ minutes per episode, moronic parking (do you really think you can fit that Navigator in a compact spot? do you really need to park your Jaguar diagonal across two spots?). The final blow has been the mosquitos. It's one thing to be located near marshy water with exposure to mosquitos; it's quite another thing to walk through a SWARM of mosquitos between the elevator and your front door. I have over 50 mosquito bites covering my body from the past three sleepless nights. Enough is enough; at this price, I expect much better. Oh, almost forgot: the security gate was broken for a couple weeks...long enough for somebody to come in and steal a bunch of bikes (including mine) from the garage and a television from somebody's apartment unit. While Edgewater has definitely had some things to overcome with construction and overall 'security', I really feel like the staffing now is making huge strides to make it better. What the property cannot control is the location, but the management staff has recently updated some security measures; namely the FOB and camera systems. I've lived here with my boyfriend since October, and we rented a ground level apartment while knowing that we might have more 'transient' activity than normal; however, most of the noise we hear is from the public park just across the walkway. When issues do come up, the management staff is super attentive and will make suggestions on not only what we can do, but what they can do. read more

This pet friendly building has a serious problem with off leash dogs in hall ways and common areas-the place is just not monitored in any way. almost zero security- non residents repeatedly hop the back entrance to bang on residents doors off the courtyard-totally out of control! totally unprofessional. These apartments literally just opened in Mission Bay. We just signed a lease and haven't yet moved in. The apartment units, building and location all seem very nice. I am hoping someone who moved in early might have some input so I'm adding this property to the Yelp community. ~Follow up to my initial review 10-31-07 The unit is nice. The building is great. The neighbors are all nice and in general we are happy here. BUT, for those thinking about Edgewater, there are some big gotchas: --There is a lot of construction around here. Pile drivers just started for a new apt next door. It hasn't been as bad as I thought it would be, but beware. --At times, there is a sulphur odor that comes from the water. This one caught me by surprise (I saw the empty lot next door so I kind of knew what I was getting into with regards to the construction). The odor occurs infrequently, but still. UPDATE 11/29 --I was trying to be as positive as possible in my previous review but DO NOT MOVE HERE UNLESS YOU LOVE THE SOUND OF POUNDING 8 HOURS A DAY 5 DAYS A WEEK. They have also moved a massive crane in the middle of the channel which is simply the last straw. I will be moving and I advise that you don't make the same mistake I did. read more

The Edgewater is a great place to live if you do not value safety, sleep, money, peace and quiet, and/or your car. More on each below. Now to be fair, the lights work, the plumbing works (well, most of the time now), and the Edgewater does provide shelter (sometimes). There have been several unfortunate residents who have experienced "rain" in their apartment (leaking water pipes). More on safety. On several occasions the gate to the garage has mysteriously been broken by "unidentified cars". In each case, the garage door was left open for the residents to leave and for the world to enter. It took a number of resident complaints and a forced entry break-in before the Edgewater thought it was worth paying a roaming security guard. Keep in mind, no security guard was stationed at the entrance to the garage....which remained opened for over a week. Oh, and the placement of door locks throughout the Edgewater is laughable. More on Sleep. It is often said that sleep is overrated. That should be the Edgewater's motto. "Live here if you think sleeping is overrated!" I happen to be one who really loves sleep. Over the last eight months we have tolerated around 11 false fire alarms, 80% of which conveniently occur between the hours of 12:00 am - 4:00 am. Of course after being shocked out of REM by bright flashing lights and an alarm that could wake the dead, your heart is beating near 130 bpm and adrenaline is pouring out of your ears. This is also terrifying for the dogs and cats in the building. Then, try falling back to sleep. Good luck! Great way to meet the neighbors though. More on Money. Have you ever felt like you were paying too much for something and then being pleasantly surprised to realize that the value far outweighs the high price? Yeah, the Edgewater is nothing like that. I'm trying to figure out if I was conned, or was I asleep at the wheel when I decided to sign the lease. This place is way over priced for what you get. If you are going to spend this much on rent, please find a place that is worthy of your hard earned cash. More on peace and quiet. Have you ever lived in a fraternity house? Do you love loud music and crazy parties? Do you love random drunk people wandering around the halls trying to find the temporary nightclub? If so, this place is perfect! There have been more then a handful of parties that last way into the early hours of the morning. There is no one site to address these issues, so tenants are forced to confront the party organizers. SF police have been called. Get this, there was once a party where they had a guy with a guest list managing the front door, letting in countless numbers of party goers (non-residents) into the building. Nice and secure. In addition to the parties, there is the never ending construction on Berry street. Don't get me started. More on your car. There is the obvious security issue mentioned above. In addition to that, the garage coats your car with a layer of concrete dust. Not sure if the concrete in the garage was ever treated or sealed (or whatever normal garages do), or if it's from the construction outside, but your freshly washed car will be covered with a layer of dust within a matter of a day or two. Not a thin layer mind you. It will seriously turn a black car gray. Oh, and this dust definitely makes its way up and into all the apartments and my guess, is settling in our lungs. Sorry for the rant. However, I want our experience here to benefit others. If you are looking for a place to live in beautiful San Francisco, PLEASE look elsewhere. I've been living here for over a year, and I absolutely love it. It's a gorgeous building, and the property is constantly being updated and renovated to increase the luxury aspect. The amenities are great - their gym is the only apartment complex gym that has an actual squat rack, super awesome. There's also a hot tub, which, you know, you can't beat. The general ambience is fantastic - the management will sometimes set out fruit or cookies or have little get togethers for the residents (never been to one, but still a nice touch). They also offer yoga classes on Saturdays (stopped them for a little while but I hear they're bringing them back), as well as a business center and a resident lounge. It's very close to CalTrain and the 280 freeway for those who want to live in SF and work in South Bay. Special shoutout to the community manager Franz - this dude is an absolute magician. Always goes above and beyond to help out residents, and does what he can to really make this a great place to live. The rest of the management is great as well! read more

Another fire drill at 2am this morning, just when I was thinking about giving them an extra star for always delivering the paper in the mornings. when will it end!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!!? Cant wait to get home to see the notice on my door that always says "We are aware of the fire alarm issues." Really? How could you f'cking not be? It wakes up people in buildings that are 2 blocks away! Yeah im f'cking grumpy today- that's what happens when your eardrums explode at 2am every other f'cking month. My wife and I have lived in the Edgewater basically since it opened, and we were checking out the yelp page to see what others are saying about this place to see if anyone had anything nice to say. Looks to me like there are a couple of planted reviews, probably from the staff. In short, we are not happy here. Why aren't we happy here? That's pretty simple.. read the other reviews! The smell of the creek isn't the Edgewater's fault. However, the fire alarms at 3am, broken gates, broken locks, broken pipes, loud music, scratched up elevators, dirty hallways, filthy garage, and all around horrible management of the building is very much their fault. The apartments look nice and clean, but it's all on the surface. The construction is poor quality, the walls are thin, and the appliances are cheap. There have been a number of thefts in the place, including a Plasma TV from the community room... a community room which they charge you $100 to reserve. The place is a poorly run, chintzy dive with a nice veneer. Don't be snookered. read more

This is my second UDR property, and it's amazing! Edgewater has great amenities (lots of common space, both indoor and outdoor, two-level gym with towel service, hot tub, assigned parking, package lockers, new appliances), and costs less than other UDR properties for more spacious apartments. The management staff is friendly- especially Tate! I appreciate the community activities (pumpkin carving, GoT viewings) they put on. The community is dog friendly, with a fenced dog park just down the street, and the lighted channel walk is great for strolls. The channel is patrolled by the park service and is very clean/safe. It meets the embarcadero and is an ideal place to run. Even better is the location- 5 min walk from two Muni stops and Caltrain, and right off the 280. Safeway is also 5 min away, with Whole Foods and The Market Hall just a bit further, and ATT ballpark is at the end of the street. The neighborhood is great in terms of things to do and places to eat- just down 4th are two beer gardens, the Yard and Soma StrEats, also Cafe Reveille for brunch, and there is a Philz on the corner. Plenty of other restaurants and drinking establishments in the area as well. Of course there are quirks- residents don't collect their packages in a timely manner causing the package lockers fill up. There are people who go through the dumpsters on the street- but you can't expect the building to fix the homeless problem. The building has 24 hour security, and they have been very responsive to the two minor issues I had (needed package out of leasing office after hours and neighbors yelling). EDIT late 2011: Mosquitos problem has returned and not resolved by management. Noise issues have become regular. These are small things. Here's the big thing: they screw you when renewing your lease. Our rent was raised $400/month on our first renewal, and now they're asking for another $400/month increase if we stay. No thanks, Edgewater. Goodbye. read more

Did anyone else laugh histerically at Patrick's review? My husband and I laughed over drink's reading that review. As much as I like the SOMA location I am not sure about this place and if we will renew. How many times do I have to run the access card to get into my place; seriously? I build muscles pulling the door 3 times to just get in. The staff to be fair is nice and helpful. BUT the magnetic doors being closed and carrying over stuffed groceries from safeway just to get to my front door is brutal. And the fire alarms at 2am are a true blast. Nothing like evacing the building in the cold of the night watching fireman run in like there is a true emergency. And then come out with a smart remark "just a bad cook on the 2nd floor." Who is cooking at 2am and further more what is their apt # so I can teach them how to open the door for ventilation. And the stench from s--t creek; I feel like I am in a tiolet a good portion of my day. Who had the bright idea of building a ramp for potential kayaking? Like the highlight of my weekend would be to row in a sewage river? Do not get me wrong; the area is nice but appliances and fixtures suck. The sink is barely big enough for me to even wash a tablespoon let alone a pan. And the dust; I feel like I wake up and need to dust myself off daily. A fan seems to do the trick; I guess. The contruction I was warned of but they said the pummeling was over; yeah for one building. How about the other 5 buildings going up? I work from home and needless to say I utilize my mute button often on calls. So I heard the other rentals props near here suck more and one lady ranted about the smell of diesel from the cal train. So you choose; gas or s--t creek? Staff I give you props for leasing the place so well; you do a good job. read more

We have lived at Edgewater Apartments for 17 months now and find it to be a great place to live. The office and maintenance staff are always pleasant and helpful. We have enjoyed having friends and family visit us and enjoy our apartment and neighborhood. I have seen the complaints about cost but know that other nearby apartments charge more for rent and parking. As far as it being too hot and having a mosquito problem, I think those are the renters problems to solve. You can purchase screens and ac to help for the couple of days and nights that might be hotter and buggier than normal. The only problem that we have had since living here is with other renters who are too loud and messy in the common areas. It would be great if people would be aware of the noise they make near apt. windows that are close to common areas and if they would clean up after themselves when using the grill and fire pits. Why do people think that is someone else's job? No need to blame the management and apartment complex for the bad behavior of tenants and mother nature (weather & bugs). I appreciate the events that the staff plans to create a community feeling here. Can't forget to mention how great it is to have such a dog friendly building and neighborhood to call home. I believe the staff goes out of its way to accommodate our needs. I appreciate all that they have done to encourage security and safety. Thanks Edgewater, for all that you do well. read more

We have lived at Edgewater for a year now and will probably be renewing. First, the cons: - Construction Noise -- There is construction in mission bay for all the new buildings. The sound of piledrivers has been insanely annoying for the last 4 months and has gotten louder week-by-week. This isn't something that Edgewater can control but it is a factor. -- We recently talked to management about it and they said they were notified that it would end in before January, according to the construction teams. Hopefully that stays on course. - Heat -- I complained about heat when we first moved in because it was always 84 degrees (we had our own digital temp, not the analog thermostats). We told the leasing office and were told that they were very surprised and that it wasn't something they had heard before. They replaced our track-lighting (notoriously warm led bulbs) with a new ceiling fan later that week. It didn't help too much. -- We spoke with other tenants later on and found out their apartments are also consistently very hot. This obviously means that the 'surprise' that the managers were showing me was false. - Other tenants -- There are some amazing amenities in this building like beautiful, gated courtyards. A lot of tenants walk their dogs there, which i don't mind at all. What I do mind, however, is irresponsible tenants not picking up after their dogs. The grass patches in the courtyards are covered in dog feces. After many tenants complained, they put up a sign saying there was a fine for not picking up after your dog or for walking with your dog without a doggie bag on your person. Nothing changed. -- Now to the good stuff: The amenities here are amazing. Washer and dryer in unit. Upscale finishes and appliances. Really solid support/maintenance crews (quick responses, quick fixes) There are 4 different public transportation hubs here all on 4th and king - you can get anywhere in the city really easily. Front intercom rings to your phone so you can let your late-night grubhub delivery in without having to leave your apartment. Insanely convenient. Guest suite in the building that you can rent if you have people visiting. Roughly the same price as hotels. We used this when family came to visit for a week. Our apartment isn't big enough to host people for that long. They loved the guest suite - it was a beautiful loft - and it was awesome having them just 5 seconds away during the whole visit. The gym is pretty solid. Nothing amazing but I haven't had a single issue with it. The leasing office accepts all packages and then notifies you view text/email (which you can set up, easily) This means: no more missing packages or dealing with really terrible delivery people that dont bother getting in touch with you when they have deliveries. We have 2 zipcars in the garage which have been available every time I needed them (8+ times during the year) The area is beautiful - theres a promenade behind the building that goes along the water all the way to AT&T park. Walking along there/going for runs = one of my favorite things to do. It's peaceful and beautiful. There are basketball courts, tennis courts, volleyball courts all next door, and even a dog park down the street. Overall, living here has been great. There have been some issues here and there but they have either been resolved quickly and efficiently or were out of the control of the building. Plus, the people in the leasing office, Arthur and Annette specifically, are really cool and incredibly nice. They make it a pleasure to be here. It's a great place to live. No place is 100% perfect, but if you like the things above, you'll probably like being here. Rating it 5 stars because, despite the flaws, it has been one of the best places we have lived in the entire country so far. read more

I want to like the Edgewater. I really, really do. It's in a convenient location, has nice common areas and is pretty well laid out. But the good stuff ends there. The constant false fire alarms, alarming quantities of dog pee in the elevators and stairwells, malfunctioning fire doors, stained hallway carpet and broken garage gates are just a few of the many irritating- and frankly inexcusable- issues plaguing this "luxury" building. Not to mention the noise from the neighbors and my shower that frequently takes 10 minutes to heat up. It's ridiculous. Like the other reviews say, Loni is very sweet and does her best to address the problems, but it just isn't enough. If you're going to spend this much on an apartment, I'd steer clear of the Edgewater. read more

I had extremely high hopes for Edgewater. I moved to San Francisco on fairly short notice from Chicago in January, and this is one of the first apartments/buildings I checked out. It seemed perfect -- great location, parking, W/Ds in units, allows dogs, new construction. It seemed a bit pricey, but I was in a hurry and it is near my new office and didn't have time to bargain hunt. The middle-of-the-night fire alarms have been unbearable. There have been about 5 of them since I moved in about 7 months ago. Some say there have been more, but I'm not 100% sure because I travel a lot for my work. It would be one thing if the system was super sensitive, but the management at the Edgewater has said each time that it was a system malfunction, not a resident "oops." Despite the reviews of many Yelpers, I think spending almost $4,000/month on rent entitles me to a decent night's sleep. The attitude of management is an entirely different issue. Many of the staff members are quite nice and friendly, but the general attitude when issues arise -- from the fire alarms to the garage door problems -- is inexcusable. They are extremely defensive and unapologetic. I'm going to stick out the remainder of my lease in hopes that things improve. I understand there is, yet again, new management. Hopefully they can straighten things out and the Edgewater will live up to its potential. read more

We've been here for almost two years now and we're not sure we're going to renew our lease for several reasons: 1. HOT apartments!!! Even with windows open and fans running all day it's really hard to keep the temperature in the apartment down even when it was cold outside. Seriously, these units should come with air conditioning. 2. Mosquitos! OMG! Last year between August-October the mosquitos were horrible! I was literally eaten alive! I don't even know how they were getting into the apartment. I'm surprised I didn't get West Nile or something. The community director did address the issue and said they're spraying weekly. It's that damn sticking canal in the back. 3. Water bill every month is thru the roof! $200 a month for water on top of your rent which is already $2000+! Come on. . .water and garbage should be included with the rent at these prices. 4. Parking in the garage is $275 for a reserved space. I don't think so and if you have a car this is the only option unless you park down by the ballpark lots for half the price. 5. Sooooooo far from everything. The walk to Safeway and the bus stop was okay in the beginning but at the end of the day, the walk seemed longer and longer each time. Other than that the apartment community was okay. Nice size gym that was never packed and we never heard our neighbors though our next door neighbor's dog barked a lot. We're definitely thinking of moving out next year when our lease is up. I think there's way better options than the Edgewater. read more

Professional, courteous, kind-hearted management staff! I have lived here since it opened (under different management at first until the building sold), I'm an attorney, and a university professor, so I'm VERY particular about service and professionalism. I have not only received the most outstanding service from any place I have lived, but have observed the management staff interacting with courtesy to the most cranky tenants and would-be tenants. My smallest request (light bulb change in high ceiling, for example) has consistently been met the same day. When my computer isn't working, they stop their work to sign me on at their station. When I lose something, even maintenance staff stops to help me find it. ** I have NO idea where the bad reviews come from, but as a scholar of social behaviors, I expect they are cranky people with a sense of entitlement. Just sayin'. ** Highlights: Pets welcome, so we're all animal lovers! Washer dryer in every unit! Beautiful kitchen. Easy trash disposal drops all over every floor. Assigned parking in secure garage. Hardly need any heat, even in winter. Neighbors for years have been quiet, no loud parties or need to knock on doors to quiet folks down; true serenity. The access to the canal walk is wonderful. ** I do live FACING the canal, so recommend THAT direction to avoid street noise, freeway sounds, and smells. If you feel you must have air conditioning, this is not for you, but I have never had a day I would have turned it on, for years, even if I had it. ** Again, this may be because I do not face into the sun. You will never find a better crew of management--I've lived long enough, in various places, to know. read more

I'm giving this three stars, in part to offset for many poor reviews that seem to have been posted two to three years ago. I was under pressure to find a place quickly, and settled on the Edgewater as the unit I rented was nicely redone (kitchen and bathroom, new carpeting). I guess it is one of the upgraded units on a higher floor. Agree with prior comments about utilities being expensive for one or two people. I disagree with the assessments of the management. I think they keep the common areas mostly quite clean, and the cleaning, maintenance, and office staff are friendly. I had a couple of minor maintenance issues that were resolved quickly. The office staff do seem to be very focused on leasing activities, and less concerned about resident services. The building does have amenities, pretty good exercise room, dog friendly, good parking, big storage units that you can rent for a reasonable price. The location is great - so close to caltrain and muni for transportation... and Safeway and many restaurants close by. There is a dog park down the street which is nice. What I found when trying to find a rental is that so many places would not accept pets of any kind! Keep in mind that baseball games flood this area with people and traffic, so if you aren't up to dealing with those issues I would look elsewhere. If looking at units here, try to get one on the courtyard or water side. You don't want to be on the 280 side of the building - too loud. There is some smell in this area from the treatment plant at the end of the street - but it affects the whole neighborhood. Some days it is worse than others, and sometimes it is not noticeable at all. Will I stay here when the lease is up? Likely not, as I only ever saw it as temporary until I decided where I really want to live. The city is expensive and housing very competitive, so if you are looking for short term or temporary housing this may be a convenient choice. read more

My wife and I lived in Edgewater for close to 5 years. They were reasonable with our rent when we discussed it with the team and we even moved pretty seamlessly from a 1BDRM loft into a 2BDRM. Additionally the management team knew us well and knew our names - almost as if an extension of our family. We always felt welcome in the office and more importantly we felt like Edgewater was OUR home and SOMA was OUR neighborhood. We would have stayed in the building longer but we needed a little more room than a 2bdrm. The only negative I can think of and it isn't Edgewater's fault is that the city is just getting so expensive that there seems to be a little over crowding in apartments which can make it noisy at times. It just makes sense because it is difficult to afford anything in SOMA or in SF for that matter. People have to get creative and get roommates. However, if it ever was noisy we would just contact Arthur or Fred and they took care of it immediately. I highly recommend Edgewater and when you get to know the management staff they really take care of you. There are often bad reviews on Yelp because I think it is easier to do that and people expect things to just come to them but being that we lived there for a long time, I can say that they do fulfill their promises and I would encourage people to get to know your neighbors and the management staff and you will enjoy your time in Edgewater. read more

Answer: it is perfectly fine to park your car diagonally or however you want to fit it in there if you ARE PAYING FOR BOTH SPOTS! Get over it and mind your own f#@&king business. Who wants catty neighbors like you anyway? Truth is -- Edgewater is pretty nice. It could be a lot worse. The sun is great. The views are terrific. The apt is within walking distance to a lot of great places. People who are picky about finishes -- go buy your own damn house and enjoy all the stresses and expense associated. Plastic sinks are fine. Big deal. People have exaggerated the fire drill frequency -- but it is still unacceptable for what you pay in rent to be subjected to having to re-live that god-awful college dorm fire alarm experience at 3 am bullcrap. The building is amazingly quiet otherwise. Construction noise and dust is really bad. We had issues with no hot water for a bit --but it got resolved. Management happily replaced a crappy (new) dishwasher that wasn't working properly. The parking spots are ridiculously small (full-size car or not). The rat traps are everywhere and are kind of gross. Most of the people who live here are cool -- except for a few clueless who feel entitled to trash a few common areas whenever they feel like it. It is expensive. But, you are close to Caltrain and MUNI for easy access to other fabulous places. read more

This is the worst place I've ever lived. I did not or would not pick this place on my own. My job relocated me to this city and had an agency take care of my temporary living arrangements. Thank goodness the arrangement was only for one month. Things I'm leaving behind - dog poop all over the front sidewalk, a jerk who hocks loogies off his balcony and onto the courtyard, and an occasional wake up in the middle of the night from weird loud noises. When we checked in, a Gunter was working. He could not find our room's keys and rather than solving the situation (my suggestion was to at least let us in with the master key) he complained to his coworker about how crazy the key situation was with my boyfriend and I in earshot. It took almost an hour, with us sitting pissed and kind of ignored on the nearby couches, for us to finally get in our room. There are more annoyances about that checking in hour, but I wouldn't waste my time on them. Overall, having Mission Creek and a nice boardwalk right behind the building is lovely. I'll miss that, but I won't miss the building. Worst living experience ever. read more

After living over a month at Edgewater, I have allayed my initial fears from reading the reviews on here. I've really enjoyed staying here so far. My observations: +The building is very clean and well maintained, just like the surrounding Mission Bay neighborhood. +The rent for my current 2 bedroom is reasonable for the area, which has many pluses including nearby grocery stores, the library, the park, coffee shops, Caltrain and light rail transportation, and the Sun. Mission Creek Park is directly in the back to enjoy said Sun. +The staff have all been friendly and helpful, including Sarunya who helped us in with our move. The other residents are also friendly. +The amenities are useful. There is a gym with good equipment, and a community lounge with a barbecue grill. Also there are built-in washer/dryer units and my unit came with a wall-mounted TV. -Once the leasing office was broken in and some packages were taken. That kind of sucked. I have not experienced the issues mentioned here such as construction pollution, fire alarms, random doggy poop piles; they were probably fixed before I moved here. I haven't experienced the summer heat here so I will see how that goes. Street parking is limited, but it is to be expected in this area. read more

I love living at Edgewater! the views are amazing, I am able to kayak to the games and the apartments are so cute! It is quietly tucked away on berry street away from all the hustle and bustle but close enough to walk to the Giants Stadium. Love living here! read more

I have been living at Edgewater Apartments since July of 2016 and with all the difficulties with parking arrangements, safety issues at times, and all the turnover in management, one of the things that have kept my fiancé and I here is Franz Tibayan, the Assistant Community Director. Franz goes above and beyond great customer service. From being prompt with any emails or concerns we bring up (rowdy neighbors, unsafe circumstances around the property,etc.), to organizing and coordinating awesome community events for the complex, to promptly finding missing packages, and most of all being understanding as a fellow SF resident. If Franz leaves Edgewater it would be a great loss. In addition, we must rave about Josue (whom we called Mario for the first 6 months- thank you for forgiving us Josue!) who always greets us with a smile whenever he sees you and always is so thorough when handling any maintenance issues. Thank you to you both for making it so easy to choose to live at Edgewater and making it awesome. :) read more

I've lived here for about 6 months and honestly don't see the problems everyone is ranting about. I really enjoy living here and the staff has been nothing but helpful. Yes, there is a smell at low tide, but what do you expect? We live by the canal. Close your windows. I haven't had a problem with the mosquitos that people have mentioned, but again, close your windows. The location is super convenient, I really don't here my neighbors and the new staff is so nice. The manager (Fred) has always made sure that everything I've asked is taken care of fast. I'm so glad we have him here. read more

We have lived at Edgewater for 3 months in a short term lease and have enjoyed it very much. I almost was scared away by the bad reviews here but we needed a place close to my work (less than a mile) and really liked the dog park a block away. People and their dogs come from all over SF to this park and we can just walk there in a few minutes. The park and the basketball courts right outside our place are great too. We just renewed our lease for another year and very much like the area and the complex. We have had no problems at all with the staff and we have worked a lot with Tran who is very friendly and helpful. My only fear for the future is the apartment might become too hot on sunny days but there is nothing that stops us from putting up better blinds or buying fans or ACs. A lot of people bitch and moan if things aren't perfect for them and I get the idea that many of these types of people post on this board. There is give and take and two sides to every story and there certainly is here too. We plan on staying here for the long haul. read more

Wow, this place had almost 40 reviews. It looks like someone has complained to Yelp. As with others, we have not liked living at Edgewater. In the two years we have lived here, we have been throttled with unreasonable rent increases. The last straw was a 6% increase on a one year lease. We are also charged separately for water, trash and sewer. This averages about $170 per month. Street parking is terrible because there are meters on both sides of the street as far as the eye can see. So, you are all but forced to rent one of Edgewaters expensive parking spaces. So, Edgewater is just a BAD VALUE, period. In addition this is not a stable community, people are constantly coming and going. The apartment next to ours has had 3 different residents in 2 years. There are numerous corporate housing units which are a constant revolving door. As a result, people just don't seem to care about their neighbors. We have had lots of noise issues as well as people allowing their dogs to mess in the common areas. It's not OK to litter the garage with beer bottles and cigarette buds, let your dog mess in the elevator and not clean it up, or blast your stereo at 2:00 a.m. on a Wed. Please don't lock your dog on the balcony and let him bark and howl for 3 hrs, it's rude to your neighbors and unkind to the animal. This place should be called Hillbilly Cove instead of Edgewater. We have lived in numerous complexes over the years and there is something way off about Edgewater. My hypothesis is that the company (UDR) that owns Edgewater is going after volume...keeping units filled with no regard to retaining good tenants. They have never offered us any kind of break for loyalty, or two years of on-time rent payments. They don't seem to care much about their employees either, because they seem turn over quicker than truck stop hotcakes (a reference for likely tenants). I am told that they have had 4 community managers in as many years. Consider yourself warned about Edgewater. Maybe you will be smarter than I was, and listen. read more

I've lived at edgewater for over a year now and I really love it here. The location is fantastic: I can walk to work, the ballpark or enjoy all sorts of local hangouts and cafes in the neighborhood. If I want to explore, I'm close to Muni and Caltrain, but I also have a designated parking spot for my car -- a rarity in SF. The place is clean, quiet and well-maintained. I like the online rent and maintenance systems. Most importantly, they accept pets. It is pricey -- in fact the most expensive place I've ever lived -- but I considering some of the terrible apartments I've had in my time, this place is a palace with great amenities and worth every penny. I wish I could say this was a good decision but with only a few weeks into my lease I'm starting to regret this choice... You can get the details of what's happening here from the reviews below but just to chime in - -I love my actual unit, it's why my boyfriend and I signed here instead of anywhere else. It's cozy and beautiful and it's right at the market rate for SoMa. We fell in love with the unit itself and that is why we are here today. -Management is super tough. It sounds like, from my neighbors, that this used to be a great place to live. However now it yo-yo's from an authoritarian nightmare to being treated like you're a child (reference my neighbors' reviews below). -Security is not quite what it should be from what I can tell. Doors from the street and garage easily open into the building. Management has told us security cameras don't work and are not here for our protection anyway. While this is a very safe neighborhood a string of robberies on top floors of the building and property crimes have people rattled, myself included. I've been sliding a chair in front of my door at night because the robberies are happening while people are at home. -We've been really confused by the package receiving process. Sometimes they go into a secured locker with an access code, other times the office receives them (may or may not notify you) and you either collect them at the office or they are reject and returned to sender. Sometimes they get dumped in the lobby. It makes it tough to receive important things to the building. -Finally, I've lived in CA my whole life so I'm used to paying 100% of every single last utility (water, electric, gas, trash, everything) but I've never seen $$ so high. Just please add $100-$200 to your quoted rent amount so that you can be prepared and budget accordingly. read more

When Sindy and Arthur were in the leasing office, everything was so much better. I wrote a 5/5 star review for this apartment, but ever since they left, the new management has been horrible. I'm not sure what messed up the package system, but it has been a straight nightmare trying to find my packages as there are too many places that the leasing office can choose to store our boxes. I'm a very patient human being, and a lot of times I can let things go and move on, but I had to write this Yelp review for what happened on 11/30/16. I usually don't name drop but with the way I have been treated by Antonette since she started working at Edgewater, something needs to get done here. Antonette couldn't find where Heather left my package over the Thanksgiving holiday, and it was Heather's day off so Antonette told me there's nothing she can do and that she can't call Heather on her day off. I really wanted my package on that day, but hey, there's nothing we can do at this point, right? But what really pissed me off was how she just sat there looking at the computer, and didn't give a damn to help me look for it the second time around. I get it you looked already, but at least, act like you care, or try to think of other places it could've been left because it was in one of the Luxer lockers, and the leasing office had to manually open it. While I was looking for my box and questioning myself why Antonette was the one sitting down, and I'm the one hustling to find my package, I gave up, and decided to wait until the next day when Heather was back. I told Antonette this is the second or the third time they have not been able to locate my package, and with a huge attitude as always, she simply goes, "Oh wow, that's unfortunate." ..... Is this really how you treat your tenants? What I got from this was she needs to fix her attitude or UDR is underpaying their unhappy employees, and that the leasing office needs to work together more efficiently so no matter who is out of the office, they are able to help the tenants and get things done. The management makes Edgewater a horrible place to come back home to after a long day at work. Another tenant I met in the elevator called them "sloppy," and I couldn't agree more. As tenants at Edgewater, we choose to pay loads of money to live in a safe community with superb customer service where we can call "home." These are the main reasons why I chose to live here but instead we have numerous break in's with a leasing office that gives you a total attitude who can't seem to work together to provide excellent customer service to their residents. This review is written in hopes that UDR will realize these unfortunate situations some of the tenants here have been experiencing, and FIND ways to fix it. You guys have a beautiful apartment, so I truly wish Edgewater only the best of the best in the future. read more
