UPDATE: from 5 stars to 1. So disappointed and angry. I was so excited to move into this building. It's been almost a year and I can't wait to leave. We enjoyed for a month the (old) amenities and since then, everything has been under construction. Everything was supposed to be done in July. We were sold on that. We're in February and still waiting for things to be finally done. We'll be leaving before this whole mess finally ends. Paying so much money for this fake "luxury apartment"...people broke into apartments, cars, homeless people slept in the building, the doors were broken and left open day and night (and this brand new one is already out of order!). The staff has changed so many times in less than a year and the new one is really below (Sindy where are you?) Our rent is supposed to increase even more even though the market rate dropped and they can't even rent two dozens of their apartments. Can't believe that they don't even try to make it up for their current tenants. Putting apples and candies in the common area doesn't help for that, we're not kids. The view on the water is really the only thing that is worth it. And Rosuello (technician) and Franz (the new assistant manager) who seems to still care enough as he just started. My wife and I moved back into San Francisco after a 1 year hiatus to Hawaii. When we began looking for apartments located in Mission Bay, we decided on Edgewater. That decision was based in large part on Assistant Community Director Arthur Esterkin, who assisted us from the beginning. He's friendly, professional, and extremely well-versed in property management. Because we moved from overseas, our interaction was in person, by email, and by phone. Arthur was super dependable, always on point, and he made our move into Edgewater a smooth and pleasant transaction. Since we've been here, nothing's changed. Mr. Esterkin has continued to help us solve the myriad of post-move issues like storage, parking, and unit remodeling. We're very happy living at Edgewater. Its quiet, secure, and well located. My Husband and I have been living here for the past 7 months. We really enjoy the location and the staff is always very kind and helpful. However, the reason I suddenly became inclined to leave a review here is because of one of our neighbors. Today was the first time I used rover.com for a dog walker and she ended up losing the entire set of keys I handed her when she walked out the door. She didn't happen to lose them anywhere in the building. She somehow dropped them on 4th Avenue a block away. I'm am so thankful that one of neighbors saw them on the ground and recognized the building fob and decided to bring them back to the office! As soon as they did, I promptly received a call from the main office. Thank you to everyone who was so kind and helpful with this situation today! read more

I am moving out after all! I can't tell you how excited I am by the idea of not living in this building anymore. I am moving out of the city (down to the peninsula), but I will be back and I will not be living here. I literally feel bad for the people who have to deal with grumpy residents all day because the staff is generally very nice. However, the building and the rules/ownership decisions suck. Beware. Also, please read your lease before you sign. It's long and it gives the management a lot more power than you'd realize. For example, as long as it's "reasonable notice," the edgewater can show your apartment to prospective renters.... while you still live there, while you are not home, ect. If you do elect to live here, pay attention. Maybe I'm on crazy pills, but if you pay to rent a place for 12 months, it should be yours for 12 months, not for 11 1/2 months (the month that you legally share with the Edgewater, provided they give you notice). I am sure that many of the other surrounding buildings have the same clauses built in, so renters in general should be aware of this. read more

I have lived here for 3 years. The staff is always friendly and they accept packages for you to pick up during business hours. My closet is huge which I absolutely love, and the maintenance people get too fixing things very quickly. Other than a little yapping dog who constantly barks under my apartment, it is a fantastic place to live. PLEASE BE AWARE: EDGEWATER IS NOT A SAFE COMMUNITY! Over the past few weeks, three apartments have been broken into at night when the occupants were at home and had property stolen. There have been numerous cars broken into, windows smashed, common area furniture and TVs stolen, bikes stolen from a double locked enclosure and a homeless woman has repeatedly been trespassing in the common areas. Patio furniture was thrown off the 4th story onto Berry Street. We had a community meeting about these incidents in which about 30 residents attended. The representative from Edgewater spent the 1st hour refusing to answer our appropriate and rational questions about details of the crimes. For example, would they consider more lighting, a faster garage door, more cameras, even if they don't work, security guards, etc... anything to help keep us safe? The representative informed us that those security measures were "too expensive." There are renovations happening throughout the public areas of the complex: new carpets, a giant chess board, a jacuzzi, new landscaping being installed. We questioned whether funds, when available, could be re-directed towards safety measures instead in the future. The answer was no. Edgewater, we were told, is part of a "publicly traded company that has a responsibility to its shareholders" to produce profit. Edgewater's focus during the entire meeting was only on how *we* are responsible for keeping our community safe. At the end, the representative stated simply: "Edgewater is not responsible for your safety." That is an important policy statement that the residents of Edgewater and those thinking of becoming residents here need to be aware of. "Edgewater is not responsible for your safety." Until this policy changes, we can expect very little to be done about the security issues in our community. Please keep this in mind and live elsewhere, where your safety IS a concern. read more

Visited Edgewater with my husband, seemed like it would be a great decision. They asked us if we would like to put down a deposit to "HOLD" the apartment for 48 hours, and told us it was fully refundable. Failed to tell us refund is within these 48 hours cancellation or you will NOT get your deposit back. This is a $500 deposit, who in the right mind would give up this money. Sindy was our leasing guide, she was nice but forgot to mention the crucial information for refund policy. She also had us confused with other prospects, as she thought we have visited Edgewater 3 times already, when we have only been there once. After many emails and phone calls, she acknowledged the miscommunication situation and that we were not informed this policy, however their accounting department Arthur has yet to refund us our deposit. I would think twice before applying here, because you never know what other policy they may miss to convey. read more

* BETTER KNOW THIS BEFORE RENTING * Edgewater is ok for one lease term. when the term ends, you will be offered a renewal and the price will be MUCH higher than market price. you can check market price online and compare, yours will be $500 higher, sometimes even more. UDR's business model is based on new tenants not knowing this practice, and some of them probably end up getting duped and paying far above market price. I have lived at Edgewater for about 8 months and will be leaving when my 1 year lease is up. That said, it has not been quite as bad as some of the reviewers here make it out to be -- though that may be due in part to some variance among units. I just wish I had had prior notice about some of these issues before renting. Cons: The fire alarms in the middle of the night no longer happen. It happened once shortly after I moved in, but not since then. I have never experienced any noise or dust from the construction next door, possibly because my window faces south into a courtyard. There is a mosquito problem during the summer months, though if you tape up the gaps in the window screen, it is not that bad. There is sometimes a smell coming from the bay, but it is not intolerable and I don't get it in my apartment, only when I am walking around outside. The elevators take for-fucking-ever!! (especially the one by the parking garage) Seriously, it takes me less time to get to my 36th floor office than it does to get to my 3rd floor apartment. It is also just completely broken a quarter of the time. Pretty unacceptable. Pros: My apartment is supernaturally warm - in a good way. I only had the heat on once during the winter, and that was because I was not yet fully aware of my studio's apparent ability to heat itself. I like it a little on the warm side (mid-70s), and this is by far the best aspect of the apartment. Location. It is close to Cal Train, the N and T lines, the freeway (280, 101), Safeway, the ballpark, and the new Mission Bay park (with basketball, volleyball, tennis, kayaking, etc.) I live on the 3rd floor and get hot water almost instantaneously, both in my shower and the sink. There must be some weird plumbing issues because this is not the case for everyone it seems. Most of the management is friendly, with the exception of 1 individual (the German guy), in my experience. It could be worse. Building is very clean. I had 2 minor issues with my apt. (involving the washing machine and the bathroom sink) and both were taken care of quickly. Pet-friendly, if that is a consideration for you. I needed a place on short notice, and while it has fallen somewhat short of expectations, it is not by any means an unpleasant place to live -- I just don't think it justifies the high rent, however. read more

I was at first quite impressed with Edgewater as the location, facilities (especially the gym) are fairly impressive, and the staff were very pleasant. Upon my visit, I was even pleasantly surprised to be offered champagne and snacks. Now 6 months in there have been 3 unlawful entries and theft, one on the 4th floor, one on the 3rd floor, and mine on the 2nd. Edgewater under reported these incidences as two and held a community meeting to discuss the matter with residents. What was discussed was security staff would be present for an undisclosed amount of time (likely a week), but otherwise to quote the leasing manager "we are not responsible for your safety". Outside of my experience residents have shared that their cars have been broken into and vandalized while parked in the $300/month garage, patio furniture has been thrown out on the streets with no response from property management for a good half of the day, and human feces has been left behind by the homeless community that has been seen wandering the halls. Despite the fact that almost all entries require fob access, doors are open frequently and there's public information to get a hold of a fob to grant access to all parts of the building. Considering this place is expensive, just like the rest of the apartments around Mission Bay, one would expect a certain level of consideration from your property management, but it's just not there. read more

UPDATE: Just this past weekend, the front door latch broke, meaning the lobby was fully accessible including the mail room which has dozens of Amazon packages piled up (thanks to management's refusal to accept packages during their office renovation). And just two days ago, the garage door broke and was left wide open, making the garage, all our cars, and the building's interior open to anyone. Management claimed they arranged for a security guard for the open garage door, but multiple eyewitnesses reported that no guard was posted. I have lived here over three years, and prior to recently, things have been good for the most part. Unfortunately, this year has seen a sharp decline in the living situation and the attitude of management. Other reviews have included plenty of details about recent incidents of crime on the property, so I won't cover those here. Management's response to residents' concerns has been woefully insufficient. The response has amounted to little more than fixing external doors that weren't closing/locking properly, and also advising residents to call 911 if they witness a crime. For a building which charges 4k+ a month for rent, a certain standard is to be expected, and management is currently falling far short of that standard. Based on the numerous and extensive renovations taking place throughout the building, there is clearly funding available, though it is obviously prioritized towards attracting potential new residents, rather than keeping existing (and future) residents safe and secure. Finally, one of those aforementioned renovations is the leasing office. Residents were recently informed that due to that particular renovation, they will sometimes not have enough capacity to accept resident packages - meaning that any online orders placed may or may not be rejected by the building. This essentially removes a convenient and appreciated amenity for a 3-4 month period. While resident feedback to this announcement was negative and urged management to find an alternate solution, no action has been taken. read more

Don't waist of your money and time with this apartment. I am a tenant who living at here. I'm moving out soon. There are major three reasons why I'm telling like this. 1. Construction Noise: It's extremely loud. I always close all the windows to reduce the noise but it's not getting better. It from 8:00am to 4:00pm, every weekdays. If you want to check, come to the back building near to kayak deck. You can't stand there more than 5mins. 2. Garbage smell from the river: there is small river a long with apartment. It's disgusted when it's sunny day. As you know this area is always sunny. You will get sunny with the smell. 3. Rude Staff I'm not saying all the staff are rude. There are some of them. If you live here, there are some chances that you feel so bad because of their bad attitude. They don't think that they support tenant, they just work there for their boss as far as I felt. Again, this apartment is not worth to even consider. Find much better one somewhere else. read more

My experience at Edgewater apartments has been nothing but great! Not only are there numerous common areas and building amenities (i.e., gym, pool table, office common rooms) to occupy myself with, but the staff here is incredibly helpful. For instances, Jericson has done a lot to ensure that the amenities and technological functions of my apartment are up to par. As opposed to waiting for weeks on end for my previous building manager to resolve any issues in my apartment, it takes Jericson 1-day to receive my notification and resolve whatever issue with top of the line quality and ease. I have really enjoyed my time at Edgewater. The management has been nothing but helpful since day one, in fact, since before day one. Arthur has been extremely accommodating whether it was coordinating furniture deliveries while I have been out of the city, taking time talk about the ins and outs of the neighborhood and community, as well as promptly replying to any emails or questions that I have had. The facilities are well kept. The gym has all of the equipment that I would ever need (I'm not trying to enter any Strongman Competitions), the grills and outside amenities are great, and the entire community is kept squeaky clean. The minor maintenance issue that I did have was immediately taken care of and was easy to report through the online portal. I would suggest this place for anyone who wants to live in the city (especially those looking to live on the sunny side of the city)! read more

If your company is paying for this place as temporary housing, or if you have so much money to throw away that you don't care about the value you're getting for your money, then this place is for you. Location is convenient for access to Caltrain and easy walk to downtown. They take your packages for you, so definitely a plus when you're never home to be able to receive deliveries. I signed up for a one year lease last year when i moved to SF, and because I was in a hurry to find a place, I didn't do enough research - my bad. It's a new building, so there is no rent control. If you don't want to move out after your initial lease term, keep looking for another place that has rent control. Other facts that you can consider: 1. They will charge you for water and garbage, which was over $130/month for me (i lived alone in a studio), on top of the hefty monthly rent. Most apts offer water and garbage in the rent. 2. During the move out, I learned that questioning the building manager about final rent/utility bill calculations would only result in being yelled at, instead of a cordial explanation. I just got my deposit refund, they charged me more than what I was initially quoted, but I can't bother with calling them because I'd rather not get yelled at than get the math straightened out. Great strategy on their part. 3. Building manager and staff in general are not really nice - they try to be, but you can tell they do not have much of a service-oriented mindset. I've always tried to be friendly and cordial but I always felt a bit ... snobbed out, so to speak. They made the building and general shared amenities fancy, but the unit itself is rather cheaply furnished. For $3,000+/month, carpet flooring and plastic shower walls and tub seem ridiculous. read more

I have lived at Edgewater since December 2015 and unfortunatley have not had a great experience thus far. First off, the apartment that I was shown was a different apartment + layout that I moved into. It was not made clear to me at the time of move-in that the apartment was different than the apartment that I was shown. This was obviously an unpleasant surprise at move in. However, that issue is not important when I compare to my most recent experience with Edgewater - There has been a significant influx in crime at Edgewater over the last 6 months. There have been numerous residents that have raised complaints of apartment break-ins, car break-ins, and homeless people trespassing on the property. So much in fact that the leasing office decided to hold a community meeting to address the recent crime issues. In that meeting, they quoted, "We are not responsible for your safety" and that "We have not upgraded any of the security in the building over the last 6 years". After leaving this meeting, I not only felt more unsafe than when I came into the meeting, but I left feeling disappointed in the staff - they made it clear that they are not concerned with the safety of the residents, rather they care more about the UDR stock price. Lastly, my bike was stolen from the bike room. The bike room has 2 separate locks and requires 2 separate metal keys. This burglar gained access to the bike room with no sign of forced entry (they likely had the keys), my lock was cut and the bike was taken from the room. Numerous other bikes were stolen along with other residents bike accessories. When I asked Edgewater to change the locks and to review the security camera footage - I was told that "the security cameras are not there to identify images, merely to protect the integrity of the building" and "to change the locks is a fairly difficult task because all of the residents would have to come into the office to get new keys". If you are considering Edgewater, make sure you review alternative properties in the area with 24 hour security. read more

I don't live at Edgewater (and never have), but I did go check out an apartment I absolutely fell in love with. It was a 750 sq. foot loft, and the only real issue was space (I would be downsizing quite a bit and was honestly mostly concerned about storage). I've read through all the reviews on this page, and I would just like to give my opinion about a few things I observed while touring the building: 1. Fred was wonderful. Very patient, understanding, answered all my questions, and made me feel very welcome in the building. 2. The apartments were what you would expect for this price range in SOMA. If you want a brand new apartment with stainless steel appliances, granite, and hard wood floors, you're looking at upwards for 4k/month. 3. The units did feel warm, but as a current resident of Bayside Village, I think that's just something that comes along with living in SOMA. If you want to live in the sunniest part of San Francisco, it's going to be warm. I understand and appreciate the reviews on this page, but I just wanted to put in my two cents for anyone else considering this building. Again, I don't live here, but if this unit had more storage, I would have jumped on it in a heartbeat. read more

Lucky for us, our lease ends in a few months. We signed a 1 year lease agreement and we will be more than happy to get out of here. Although I don't experience the issues that some other reviewers have had with the management, I will say this - most of the neighbors are rude and inconsiderate. A few months ago we had a neighbor that liked to go out on his balcony and talk on his phone at 2 AM until around 6 AM. He wasn't a quiet talker either. Not only that but his phone kept making these annoying beeps, I'm guessing he had one of those push-to-talk phones. Anyway, eventually a neighbor, a woman started screaming at him - some pretty hilarious obscenities were exchanged and then we didn't hear him for about a week. It started again and I eventually had to say a few obscene things as well. Haven't heard from him since. I guess twice was the charm? Last night, someone was having a party that went on until 4 AM. It was a Sunday night for Christ's sake and people have to work. Okay granted it was a holiday for some (President's Day), but those of us who have jobs that don't celebrate frivolous holidays, yeah we have to work in the bright early morning. Someone was making weird bird noises and yelling into the courtyard. Eventually another neighbor, bless his heart, finally told them to keep it quiet. The partiers eventually slipped back into their apartment but you could still hear the beats of the music they were blasting. It was still better than hearing someone making "cuh-caw" noises over their balcony for everyone to hear. I also have a neighbor that likes to keep their dog on their balcony. The dog barks endlessly. Sometimes from as early as 9 AM in the morning till around 10 PM at night. Okay people, if you get a dog, make sure you have time for it and don't just lock it up in your apartment. My dog goes nuts every time the dog starts in and it is almost nearly impossible to keep him quiet because of the noise outside. I'm pretty tolerant I think. I'm not exactly quiet myself but I know that when 10 PM rolls around (as per the lease agreement) I tone things down. I've complained multiple times to the management and I've only received "Oh I'm sorry about that, you can close your windows..." Uh yeah. Sorry, they're already closed now what? :P Other than that...it's pretty okay, the fixtures inside are decent, I wouldn't say "nice" and I wouldn't say these are luxury apartments in any way. Pay about $3000 a month for a 500 square foot place here. That includes parking and utilities. Actually found a cheaper place further Northish in SoMa that would have been around $2500 a month with parking and utilities for the same size apartment. Needless to say this place is a rip off and I won't be recommending it to anyone anytime soon. read more

The Edgewater (aka Smellwater) is absolutely terrible. Do not live here! I'm still kicking myself for being such a sucker. I was initially very excited to move into Edgewater. It was conveniently located near my office and the building was new. I really thought I had found a great place. Wrong! Problems started right away and lasted through my entire stay. Experiences I enjoyed in my Edgewater "luxury apartment": --Constant, unbelievably loud late night fire alarms, usually about once per month, sometimes more --They don't call it the Smellwater for nothing; the smell of the waste water treatment plant down the canal will literally drive you out of your apartment (but that's only if the 2am fire alarms haven't already driven you out first). --Construction everywhere on Berry Street --No street parking due to construction vehicles and construction workers parking on the street starting at 530am. --No hot water for showers --Lamest management team ever: Never could respond to building problems like hot water issue mentioned above, poor overall building and garage security (garage door remained open for many days), leading to the theft of tenants' belongings. --Cheap appliances and finishings that worked poorly or broke quickly even though they were brand new. Do yourself a favor. Avoid the Edgewater! I've done my good deed for the day. read more

Nice things about the Edgewater: I like the location, everything is super dog friendly, if you go to the website that SFPD posts crimes per area, this is the safest block in SOMA by far. I love the dog park right down the street; I'm in a loft with a front door on the street which is very convenient for walking the dogs, and I have a back door that I can easily get to my car, bring in groceries, etc. with. As far as the fire alarms, I've been here almost 4 months and there have been 3. I have never lived in any large apartment building that did not have obnoxious fire alarms every now and then because some one decided to leave an oven mitt in a toaster or smoked out their living room. In fact, the condo I used to live in had fire alarms at least ten times more frequently. I don't care that my sink is plastic. There. I said it. I don't know why anyone would care unless they had gone to Home Depot, pointed at a marble fixture, paid for a marble fixture, and not gotten one. Give me a break. I have had maintenance in to fix a leaky toilet and to mend a broken drape (which was not the buildings fault), and they did so quickly and competently. I think the gym is very nice and I use it on a regular basis. *Edit 4/8/9: After working out on my own in the gym for the past 10 months, I decided to hire the trainer on site, Bianca, and she's AWESOME. Additionally, even before I used her to help me get into kick-ass shape, she was always super respectful when training people in the gym and I never had an issue getting the machine or tools I needed for a good work out. Lame things: Apparently the status quo for building around here is to give you an okay price to move in, and then a huge increase when it comes time to renew. Over $200 increase during a recession? Really? The logic appears to be that if you don't want to move (who does) you'll bite the bullet. I've had it. I'm moving out. There's paying a premium, and then there's highway robbery. Also, the mosquitoes really are pretty horrendous. The screens are the sort that keep them out, but I think they come in through the ventilation system or something. read more

I have lived in Edgewater for a year. Cindy helped us with contract, she is very nice and friendly. But when we move in, she left work. Firstly, the management specially the one had been mentioned in other reviews are unhelpful. All she can do is sitting there with cold attitude, and ignored all problem you said. She didn't show any care about tenant. If she is not there, then maybe you can get help from other officers. Secondly, the package issue. Package system should be more organized. I had lost packages when I was living in other apartment, I totally understand that it happens sometimes. But the problem here is: When I lost my package, and I try to ask her, feels like I am the person who made the mistake, and bother her. Please! Say or do something rather than "Oh. That's unfortunately." Overall, the location is good, the safety is OK. I preferred to spend money on some security cameras rather than renew garden and bbq area. read more

As a resident of this complex since they first opened, I would expect this place to have some sort of idea who lives here... or at least review the lease before sending a renewal notice. Well, the management offered online renewal with the WRONG NAMES. Correspondence was sent to their home office and onsite office and NO ONE has made the effort to correct this error. What a joke?! The rates are not competitive in SOMA. At Edgewater, you get very few amenities, lazy management, and pay a lot of money. I'm outta here. read more

I stayed here for a month in a furnished apartment for corporate housing set up by my employer. I had the same amenities and restrictions as a normal resident - but I obviously didn't have to pay a deposit or rent. So this review describes only the facility itself. Edgewater is in a decent location on Berry Street where there are new condos / apartments popping up on a daily basis. It's about a mile from Union Square, and there's a Safeway near by. It's also near CalTrain and Muni - so the location is pretty good. Residents have the option of covered garage parking, and typical for San Francisco the spaces are *very* narrow. I scratched my rental car hitting a pillar, and I have never scratched any of my cars before. Every time I came back to the apartment, it took me a few minutes to park due to how narrow the spaces were. There's a gym which looks decent, but I never used it. The leasing office is nice and has free coffee when it's open. One thing of note was the elevators, which were frequently broken. There were several times when it took me about 20 minutes to leave my apartment since the elevators were the only convenient way out. I never had any noise issues, either I had no neighbors, or the walls are thick. No complaints there. For the foreseeable future, you'll have to deal with morning construction. As I said, there are many complexes being built on this street, so I hope you like the smell of tar in the morning. At the time I stayed there (Dec 2008) studios were $2300 with parking for an additional $300. Too much for me, and too far from work. So I live in San Jose now. But if you can afford it, and want to live in a clean part of San Francisco in a new building - this seems fairly decent. read more

This review is coming from someone who viewed the apartments and facilities, but ended up renting a condo closer to Market Street. Staff: There was only one guy there who was showing apartments when I went (on a random weekday). He was nice, but didn't seem 100% confident in his knowledge about the place. Facilities: There's only one gym in this entire place. Granted, the building is a lot smaller than buildings like Avalon. However, it does the job. Additionally, there's a nearby sand volleyball court and place to rent kayaks. There's on-site parking available for about $275, if I remember correctly. And packages can only be picked up during regular business hours. Apartments: Similar to the other new buildings in the area with giant windows and nice appliances. It's been awhile, but I remember thinking it wasn't quite as nice as Avalon, though tempting nonetheless. Some apartments come with flat screens already mounted on the wall. Location: Fairly close to CalTrain and the freeway. It's also set back from King Street, but you're closer to the off ramp and the construction going on at Mission Bay. read more

So I didn't even move in. I have lived between SF and Chicago over the past 5 years. I made an appt to look at a studio or 1 bdrm on Jun 29, and Tran Banh, the "Assistant Community Director" was more than rude. I had a budget of $2,400 for a studio or 1 bdrm and once she heard my budget, she was less than pleasant. In fact, she did not even offer to show me the available unit. After I asked to look at a unit, as she was trying to talk with me, she rolled her eyes when I responded....not once did she make eye contact. I have lived at another UDR property (2000 Post) and found the personnel/management just as bad with high turnover. The saving grace at 2000 Post was Daniel who recently left to join Soma Loft and I recommend everyone check that property out also. I ended up renting from Avalon Mission Bay and paid $300 more than my budget for a studio but it was worth spending the extra because I could afford it and Katherine Sinclair was absolutely lovely to work with. read more

UPDATED: I live here for 11 months since I wrote my first review. I have to admit that this place actually is quite decent. PROS: -DOG PARK. It makes my life easier! I mean you hardly could find a place dedicated to your dog in SF area. (But you will hate this place if you don't own a dog. You will see dog's poops everywhere due to some inconsiderate owners) -I find this place is pretty safe and never had problem with any issue. -Lots of street parking for guest and those of you don't want to pay additional garage parking ($200) - Never heard about false fire alarm anymore. (Been hearing 3x since the day I live hear.) -Never hear any noises from neighbor so it's really bad luck of you to have such a neighbor who experience this. -Loft is big about 1100sqft for 1 bedroom. CONS: - The rent is expensive if you compare to another area. - Hella too many mosquitoes during summer. (Hellooooo I paid a great amount of $$$ but feels like living on a street) - Canal is fucking smelly during summer!! The smell could literally go through inside my house and makes my house full of trash. - Management is full of bullshit for charging extra crap on top of your rent. Such as water, sewage, blah blah blah in a ridiculous amount. (My base rent is $2,900 but it will go up to $3,300 at least every month). I never on the HEATER and there's no A/C so I would have to get a fan. Right, no A/C !!! - The garage parking is full of dust. You could see your car covered in dust after washing it after 5 days. - The constructions are damn annoying in the morning-afternoon. - No view at all. All I can see is a freaking 280N. Overall, this place is OK only to live in not too bad. I give an extra 1 star due to the dog park. Aside of that it's only worth 2 star. I think this place is good for those who have dogs only. I'm done with this place in 15 more days and not going to renew my lease. I think within this amount of budget you could get something better in quality and nicer view. These other reviews must have been written before the current management started working here. Edgewater is fantastic. No, it's not cheap -- nothing in Mission Bay is. But once you get over that, you'll be surprised at how great this place is. - The staff is awesome. Pleasant, competent, and responsive. They don't just act nicely and then ignore you like I've seen at many other apartment buildings. They really care, and they're good at what they do. Knowing my name is a nice touch. - I live on the 5th floor, so I've got the fancy new kitchen and appliances and whatnot. It's really nice. Solid, beautiful, and functional. - Floor plan is spacious. Carpet is soft and nice to sit on. - Construction is solid. Walls are thick. I've never heard my neighbors. - Windows are huge, filling my home with natural light. - Hallways are bright. Trash rooms are convenient and actually /smell nice/(!). Shared lights throughout hallways / the exterior are replaced within a day of going out, without prompting. Impressive. - Maintenance is awesome. INCREDIBLY responsive and responsible. All requests have been fulfilled within 24 hours, and sometimes they even find time to do it the same day(!). They're eager to please. - Club room is nice to have. It's open all the time, and I've found it's a great space to play a game with friends or sit by the fireplace. Fitness center is also 24/7, which is great. - The courtyard (toward the left side of the building, from Berry Street) is a surprisingly nice asset. It's got a medium-sized stretch of grass which is great for people with dogs (which are allowed, which is awesome). It's got a barbecue that's cleaned daily and actually works. It's got a fire-pit that turns on at the push of the button located near the barbecue. It's a great space. - Parking: spaces are reasonably sized, and assigned. They're not huge, but you won't find larger ones in SF. I care a lot about my car, so they let me pick my space. Guest parking is available, which is convenient. The gate to the garage itself is nice -- it's not one of those dopey swinging gates that can potentially hit your car while opening. It opens vertically upwards, which means you can actually get in/out before it's done opening -- nice and efficient. - Guest Suite: This is pretty unusual, and I think it's an awesome perk. You can rent a full apartment (1 bedroom + loft, with kitchen, living room, etc.) for $149 - $199 per night, which includes a parking space. Great for visiting family and friends, as it's much nicer and more convenient than staying in a hotel would be. - Mission creek: It's really nice to be able to walk along Mission Creek to get home. It's picturesque and peaceful, and I appreciate it. As for the area: I like it a lot. It's clean, modern, lively, and convenient. Being near AT&T park is lively. MUNI (light-rail) is a 5 minute walk away. The weather in Mission Bay is the best in SF. It's never foggy here, and it's usually 5 degrees warmer than the rest of SF. Downsides? Yeah, there are some -- it's not perfect. The biggest issue is one that applies to all of Mission Bay at the moment, and that's that there's construction going on from 8AM to about 4PM every weekday. It can be loud, and if you're not up before 8:15am, it'll probably wake you up if you have the windows open. Personally, I'm awake just before construction begins, and am at work the rest of the time it's ongoing otherwise, so it doesn't bother me. I also think it's a good thing -- this is a clean, beautiful neighborhood that's being rapidly developed. I'll take the noise of progress over stagnation any day. read more
