We stayed at the Edgewood Manor for our anniversary this weekend and couldn't have been happier with our experience! The stunning antique decor, delicious breakfast and jacuzzi tub were a perfect balance of comfort and hospitality. It was whisper quiet, we enjoyed looking at all of the historical artifacts throughout the house as well as the jazz music playing at night on the sound system in the foyer downstairs when we came back from our night on the town. For breakfast, we had a delicious spread of sausage, eggs made to order, home fries, fresh fruit, toast and fresh sticky apple cinnamon rolls made by Sydney and Regina. The coffee was freshly brewed, all the while we had some great conversations with other guests in the dining room. I highly recommend this property for couples that are enjoying a weekend away from the everyday chaos, history fanatics, honeymooners, baby and bridal showers and small weddings. The garden was beautifully lit at nighttime, giving a touch of elegance, showing what the city's wealthiest residents experienced in their days. Thank you Andrew, we appreciate you! read more

I wish I could give this place a better review, but my experience was genuinely disappointing from start to finish. When we arrived, there was no one there to greet us. We were told the innkeeper would arrive at 6 PM, he never showed. No tour of the property, no welcome, nothing. We were just given a code to the door with instructions on where to find the key. The room itself had no bottled water, which seems like a basic expectation at a bed and breakfast. When we opened the refrigerator, we found old food that had been left inside. The smell was so bad it lingered in the room for hours, and there was no air freshener anywhere to help. It was genuinely unpleasant and made the room feel neglected. I understand that people make mistakes, and I don't expect perfection. But this wasn't a minor oversight, it was a combination of failures that made the room feel dirty and unwelcoming, and there was no one present to address any of it. We decided we could not stay a second night. Breakfast was supposed to be served at 9 AM so we went downstairs at 8:30 and again, no one was there. When we called to explain our experience, the innkeeper did offer us a different room, which we declined. What he would not do was refund the second night we did not stay. We paid for a service that was not provided and were given no recourse. We didn't even stay for breakfast after that interaction because it would have been too uncomfortable. Mistakes happen. But when the response to a guest's legitimate concerns is to refuse a refund for a night they couldn't reasonably stay, that says something about how this property values its guests. This Greek Revival Mansion is a hidden gem. The placed is filled with historical pieces. The bathrooms have been upgraded and have jacuzzi tubs and stand up showers. The Inn Keeper makes breakfast every morning. I would highly recommend. read more

I stayed at this bed and breakfast in September of 2022 as a member of a wedding party. I stayed in two different rooms over the two nights we had reserved the place. Both beds were hard as a rock and I woke up with a headache both times. There was broken tile and you could see through the shower wall in the Samuel Priest room. There was mold on the shower curtain, crumbs inside the chairs, and what may possibly be the lumpiest pillows I've ever slept on in my life. Upstairs in the Carrara room, the jacuzzi tub was broken, there were broken tiles and there was a silverfish on my pillow... What I could see, there were probably more that I didnt. I am absolutely disgusted by the cleanliness of this place. The day before and day of the wedding, the owner was nowhere to be found and had not arranged the tables in the dining room for the reception. I had to spend time out of getting ready to help rearrange the settings because the owner literally showed up for like 5 minutes and couldn't be bothered to do anything we had asked him to do. He did not accommodate any of the requests from the bride and groom and changed up the details last minute when it came to the dinner. He had the poor staff which consisted of two very nice women serving 40 people dinner as fast as they could, when the previous arrangement was to have a buffet style dinner. We had an open bar with a tab of $1000 and this man had the nerve to charge $10 for a glass of wine, a bottle of beer and a can of seltzer, and $6 for a bottle of water. That is pure greed and disgusting that anyone would charge those prices. For someone to charge as much money as they did for this b&b/venue and have it in this condition is absolutely abhorrent. Half the stuff in there was broken and it clearly had not been maintained in quite a long time. The owner should not be in the hospitality business at all! The caretaker and the chef were wonderful, and incredibly friendly and helpful, and they did not deserve to be treated the way they were with the amount of work they were given and not enough help because the owner was too greedy to hire more people. Do yourself a favor and skip this place if you're looking for a wedding venue because he will not make any point to accommodate your needs. read more

This BnB was a huge disappointment. The breakfast was lovely and the manager a delight. However the rooms in the annex house were TIRED. We have a suite with kitchen, sitting room and two bathrooms. We had no hot water in the bathroom sinks. The toilet seat in one bathroom fell off and the toilet then stopped flushing. We were there for two days and NO repairs were made. As we checked in, we discovered one of the two rooms we'd reserved had been overbooked. We gave it up and shared one room to accommodate their need. We were told we would not be charged for that room. It turned out that we were charged and when we contacted the owner, he refused to return the cost of that room even though HE HAD RENTED IT TO ANOTHER COUPLE! This BnB was expensive! I contemplated posting this review but after speaking to family, friends and business associates I feel it is necessary to document our experience and let everyone decide for themselves if this establishment is for them. My husband made a reservation for Christmas Eve speaking with whom he assumed was the owner. We arrived to be greeted by a Ring camera as no one was on sight. They promptly responded and gave us the instructions on how to enter the Inn. Once inside we called back to get further instructions on key, room location, etc. At that point we asked what time breakfast would be served the next day, which was Christmas Day, only to be told that the staff would not be preparing breakfast since it was Christmas but to help ourselves to what was in the kitchen. This is where it starts to go downhill. There was a very personal and inappropriate item in the kitchen which we found a little disturbing. The food in the refrigerator was expired, past the best buy date, and in some instances moldy. We did manage to find English muffins and jam that we could salvage for breakfast. Please note that this is Christmas morning and nothing is open. There were other things that we were disappointed with. The Inn was minimally decorated for the holidays, which was surprising to us, but to each their own. We were hoping for something a little more festive. When contacting the owner regarding our dissatisfaction we received a very blunt email. One of our complaints was the fact that we were paying the same rate as their standard room rate with breakfast. We were not told that breakfast would not be served or offered a reduced rate since it would not be provided. I requested a refund and was flat out denied. He said that it was explained to my husband that breakfast would not be served but that is obviously untrue. That is not something that you would forget considering it was Christmas Day. And the fact that a reduced rate was not offered was inconceivable and insulting. When bringing up the personal item in the kitchen I was told, and I quote. "Maybe you were a bit too nosy and if I knew you were going to snoop around our kitchen, I would not have allowed you in to our kitchen" . "Your understanding of this is obviously minimal and downright wrong" The item was in the corner of the kitchen on a table in plain sight. No snooping necessary. Pretty bizarre for a business to address and insult a patron like this. I wrote the email to Andrew but Richard responded. As far as the Inn itself, it is a beautiful building, but the interior and furnishings need some TLC. I do regret choosing this Inn for our stay over Christmas. read more

I Decided to surprise my boyfriend for a early birthday and took him to Edgewood Manor Inn. I have to say the history and the Architecture of the manor is amazing. The owner did such a excellent job with the decor felt like we were back in time. We stayed in the colonial room which is beautiful with a huge jacuzzi tub and a king size four post bed. We celebrated my cousin's baby shower here this past weekend. It's a beautiful, historical and charming venue for small group events (50 ppl. or fewer), as well as. B&B with 4 guest bedroom suites. The manor is stunning. My husband and I stayed in the Samuel Priest room. This room boasts a gas fireplace, a jacuzzi, and a king post bed. The bathroom for this room, and probably all of them since the manor is old, is small and does not have a fan. This is one of my peeves. Nothing is worse than having a steamy, stinky bathroom. The breakfast in the morning was wonderful and welcoming. The server, Joy, was a riot. She normally is the chef, but was trying her hand at serving on this particular day and she definitely kept things lighthearted. Overall, this is a beautiful romantic manor. Gorgeous and well maintained house; perfect for a night away or to host any event. I was immediately drawn to the ceiling in the foyer and then the library... and then the next room til I found myself peeking into every room I could. From the painted floors and ornate rugs to the carved ceilings; there is detail absolutely everywhere! Every room in the house deserves a look. As the owner says, this place really should be a museum. Breakfast was delicious, I normally don't care for home fries, but these were done perfectly. I only wish I was hungrier to enjoy more of the homemade meal. The room was elegant and very comfortable. The king size bed was perfect for sprawling in front of the relaxing fireplace and the jacuzzi tub for two was heavenly. Easy to find and onsite parking lot is a big plus. read more

Don't plan to have your wedding here if you want someone who will effectively communicate or remember anything they promised. We were told we could dance inside, then 2 months before the wedding were told we'd have to get a tent. Since it was so short notice that was impossible, so we were allowed to dance on the patio, but it wasn't what we were originally promised. Tables were supposed to be set up a certain way but everything was ser up incorrectly and nobody showed up to help us fix things after we mentioned it. The specific rooms we asked for weren't booked correctly so we had to reorganize and tell staff where we were all supposed to be...the meal was supposed to be buffet, but at the dinner suddenly the owner refused and told us it had to be plated...nobody had selected entrees, and we had agreed multiple times on buffet style, so we were pretty frustrated by this. Honestly they should not be a wedding venue because they are so unorganized, not to mention rude. Don't get me wrong- the staff was wonderful, but the owner didn't seem to care or remember anything he promised us from day to day. I've heard similar stories of this from other couples who got married here, so I'm sure it's not a rare thing. If you don't want to be second guessing everything I would not recommend this place. read more

We had our wedding 9/7/2019 at the Edgewood Manor Inn, in Cranston RI, and I finally have the time to do my Pro and Con review of the overall experience. THE PROS: The venue itself is GORGEOUS and literally transports you back to the bygone days of early Victorian life. The antique aesthetic is so stunning that our senses are still coming down from the sensory high. My husband had the chance to try out the Jacuzzi bath on our wedding day and he LOVED it. So there's a nice mixture of modern added to the mixture. Overall, we're thrilled that our wedding was done here. The rooms were comfortable and the beds soft. No complaints there. The Bar Person that the owner hired for the wedding was INCREDIBLE and she did a great job. We all agree that she, and the fact that we did our own dessert platters, helped make our day memorable. THE CONS : The venue owner opted to take over catering and offer us a delicious meal befitting our special day. We did a taste test with him months prior and it was delicious and he promised that he would be using that caterer who did the tasting food. Unfortunately what we got on out wedding day was not what he promised. A few people found bones in the supposed fried chicken sliders (which ironically were not sliders but instead cut sub rolls). My own personal macaroni and cheese recipe is far more delicious than what we were served. Mind you, at the tasting the Mac & Cheese was super creamy and AMAZING -- What we got was school cafateria at its worst. Not to mention the cocktail hour snacks were set out at noon -- the cocktail hour was at 4pm. We had to ask staff to put them away until it got closer (there were a lot of open windows and bugs around). We're still scratching our heads wondering what we paid for. A HUGE disappointment. Communication with the venue owner was a challenge. Once we realized he responded best to phone calls and text (not email) he always responded. But he kept forgetting the menu, asking the same questions dozens of times, and again, it was chaotic working with him. Nice guy, but he makes a lot of promises he doesn't keep. We believe the lack of a middle person to deal with these issues is a huge problem, he needs an assistant, this should be HIGHLY considered. Breakfast the next day was only mediocre. My guests were up around 7-8am and the staff couldn't get into the kitchen because the Venue Owner had locked it the night before (it had been left unlocked Friday night when my husband and I, and a few other guests, were there so I don't know why he did this). So we had no coffee, and when he arrived (around 9-10am) he offered us eggs, English muffins, etc, and said we could order what we wanted -- that never happened. We were given fruit, some French toast and some badly cooked scrambled eggs. we are not fussy people, but this was a terrible breakfast. There were no choices of what you wanted, no meat. Very strange. Check in was bizarre. Most places will send you the door code to get in the day before or day of check in. We had to call the Venue Owner (it was about 3-4pm) to get the code to then go hunt down our room key in the kitchen (thank god it was unlocked!). They say check in is anytime after 2pm, and yet no one was there. Finally, 5 guests got 5 different times as to when check in was, and when breakfast was served. The notes in the room had one time, the Venue Owner told people all different breakfast times. There is no consistency in the message -- again, chaos. And frankly, it's unprofessional. read more

I got the Samuel Priest room for My Girlfriend and I's 2nd anniversary. We were lucky enough to be the only ones who booked a room that night so we had the whole place to ourselves. The owner told us to feel free to explore the house and see all of the other rooms. Our room was amazing; super soft pillows and bed, gas fireplace, jacuzzi, & I was able to have a bottle of champagne ready when we got there that I ordered when booking. They made us delicious French toast in the morning. I wish it had a fridge in the room that we could put leftovers in from dinner, however I am sure if we asked we could have used the fridge in the kitchen downstairs. Not enough of a downside to take away from how amazing our stay was. Can't recommend this place more. read more

The room was spacious and decorated to match the outside of the building... And the man who checked us in told us the place was haunted! The man who built the building supposedly killed his entire family, then set them up at the dinner table like they were going to eat. Unfortunately we didn't get to see any ghosts. The breakfast was sufficient... No garden fresh ingredients here, but it was definitely better than Denny's and the waffles were homemade. I would definitely recommend it to anyone who doesn't like staying in boring/traditional style hotels, but still has a budget. We live right down the street from Edgewood Manor, and are happy to say that this has become the go-to location for our inlaws when they are in town. While the location of the manor is not conducive to walking, the grounds are lovely and the rooms are warm and inviting. Their breakfast is top notch, which cannot be said for all B&Bs. The gentleman running the place is a bit of a talker, but that's ok. As a side note, there was a bridal shower being hosted the day after their last stay - from the looks of the setup, this would be a beautiful location for a spring shower or day party! read more

The Edgewood Manor Inn was an interesting bed and breakfast. We found the location on booking.com and the site said there was only one room available for the nights we wanted to stay. We booked immediately and paid by credit card (in full) based on reviews and photos of the inn. We booked 32 days in advance. Two days before our arrival I received a phone message from "Andrew" stating that my credit card had been declined. Troubling for 2 reasons, since my card was fine and I paid 30 days earlier. The reply that I got was that "We get busy and sometimes don't get around to charging the card for weeks later." I booked online, and my card was right. "Andrew" wrote the number down wrong. Aesthetically, the Inn is MAGNIFICENT. Very clean. An abundance of art and furnished as if it were a Victorian Mansion. If you enjoy staying at a place that looks rich, and makes you feel rich (if only for a couple of nights) Edgewood is a great choice. Other than aesthetically, however, there were several issues. For the 3 days and 2 nights we were there, we never saw "Andrew" or for that fact any proprietor of the Inn, told by the cook that he comes by a few Thursdays a month. Interesting. The only people who were there were Drew, a college kid working part time and Kenny, who I guess is an Art Aficionado, but I have no idea what his role there was. The Inn was not booked. We were in fact the only people there for 2 of the days we stayed. There were 18 rooms. No one helped to carry our bags. We politely asked if we could be moved into a larger room (we could only afford the smallest one...which was still gorgeous, and the place was otherwise empty of guests). We figured there is no one else, why not cater to your clientele? We were told the we could move to a larger room, for $80 extra a night (37% of what we paid for our room). We were put off by this. Don't believe the hype about the Wi-Fi being fixed, as noted in previous comments by "Richard" on other people's posts (still have no idea who "RIchard" is). The Wi-Fi is poor, at best, even when standing directly next to the router in the sitting room. Upstairs in the bedchambers, the Wi-FI ins non-existent. The food for breakfast is very good and very well prepared. But be prepared to get only what the chef wants to make, and be prepared to wait for it. She will make you plenty of food, however. On our last day, I wanted eggs bacon and toast, and was realistically given an attitude, told that she was making french toast that day. By this time there was another couple staying at the Inn, but there were only 2 rooms occupied. I was flabbergasted when I was told that she would prefer not to make what I wanted, rather what she wanted to serve me. Seriously?? I eventually got what I wanted, but waited 45 minutes to get eggs. All in all, there are a lot of comments that I've made here that are negative, but the Edgewood Manor Inn was not really a bad place. Simply stated, it's a very elegant but very simple Bed and Breakfast, and you get what you pay for. The Inn is immaculate and gorgeous, and if that's what you like, this would be a great choice for you. If you're looking for something beyond the typical B&B, you might be left disappointed. On a side note, I see that many of the past posts that have had negative comments have had "Richard" make a comment in response to the post. Richard, I welcome your reply. We've stayed at the Edgewood Manor a few times but this time, we stayed next door at the Newhall House. Andy (the owner) was super nice and greeted us like we were old friends. Andy met us in Edgewood Manor and walked us over to Newhall House. We stayed in the Elms Suite. When I opened the door to the room, my jaw dropped. It was BIG! There's a hallway in the suite with two separate bedrooms and a large bathroom. The bedrooms have high, period beds (there really needs to be a step stool in the rooms!) The bathroom has a shower stall and a jetted tub. It was so relaxing! Breakfast the next morning was unbelievable. We started with freshly baked blueberry muffins. Then, we were offered fruit cups. After that course came eggs, bacon, and pancakes (mine were banana but you had a choice.) So yummy! Plus, all the coffee/tea/juice that you could ever want. There's also a cereal bar (which is nice for children.) My son is a super picky eater but he ate the pancakes that Joy made for him. Success! Joy (the chef) was pleasant and added some humor to our breakfast. Sitting in the gorgeous dining room and chatting with other guests added to the whole ambiance. I felt like royalty (Downton Abbey, anyone?) We will definitely stay again. I do prefer to be in the main house so that I can have a cup of tea in the lovely sitting area near the fireplace in the evening. I highly recommend the Edgewood Manor B&B. read more

My boyfriend took me here as part of my birthday surprise. I didn't want to stay in a typical hotel. The decor was true to the home, everything seemed to be from its original owners with some updates in the rooms such as fixtures and the bathrooms. It was a comfortable stay in the rooms, however the Inn Keeper made my boyfriend and I a little uncomfortable with some of his commentary. I'm sure he was just trying to find common ground, but commenting on how he had a black friend and mentioned slave art pieces and dining with 9 young women at a function (which was random) made me a bit uneasy. While the property itself must have been beautiful in it's prime, this experience is now one to skip. The innkeeper at the time of our stay seemed to have no training or oversight, and though she told us breakfast was until 10, when we came down at 9:35 she informed us sharply that breakfast had ended at 9:30, the cook had gone home, the coffee poured out, and we were on our own. This despite being one of only two couples staying that night so it was obvious we were there. I'm not sure if this was because we were a gay couple or she has this approach to customer service for all, but we will stay elsewhere for $250 a night next time we visit family. I encourage you to do the same until the owner has the energy to take interest in his dusty b&b again. read more

We did a four night stay at this inn. For us, the location could not be beat because family was very close. This inn consists of two very old homes side-by-side. The grounds are absolutely beautiful. We stayed in the second house, but was told that the rooms in the main house are a bit nicer. This is not a new made to look old inn, rather historic and romantic homes. Our room was very comfortable. However it took a bit to get it right. At first we could not get a window to close because the counterweight was stuck in the wall. The owner had to come late at night and cut the cord to the counterweight and close the window. The bathroom Windows counterweight had already been cut, I'm not totally repaired. In addition, the window air-conditioning was very loud. It took some jiggling and repositioning of the unit to get it to an acceptable level. However, the air-conditioning worked very well. I am sure that with with give me a stork home the maintenance is ongoing. Just need to watch and make sure that the maintenance doesn't slip. I read through some of the reviews about not caring bags, non-flexibility of the breakfast not make the order meals, and the Wi-Fi. I don't think ever in a bed-and-breakfast/never seen anybody carrying bags. The breakfast staff worked very hard and produced an abundance of tasty food. They did ask if we wanted something different each morning then what was on the planned mignon. The cornmeal blueberry muffins were absolutely fabulous. Joy did a great job with all of the food preparation. The breakfast room was wonderful and very pleasant to start the day. Now the wifi - tried to connect several times on multiple devices, however it was never successful. The Wi-Fi system needs work. Overall this is a wonderful place to stay. We did a quick stay for the weekend and were NOT disappointed! The mansion's décor is ornate, with tons of intricate details to keep your attention. The room was comfortable and well appointed. Breakfast was served by an open fire in the hearth and was a delicious start to our days. The owner was friendly and spent the morning chatting with us, giving us information on the area and its history. It was an extremely quite location, despite being only a block from a major intersection. It was only a 10-15 minute drive from downtown Providence...close enough to make our daily jaunts into the city easy, but far enough away to make you feel like you were in a different world. I was disappointed during my two-night stay. When I arrived, I was met by a gentleman who did not introduce himself--might have been the owner, but he did not make that clear, nor did he welcome me to the inn. The first thing on his to-do list was to take my credit card and make sure the bill was paid ($404), before any other pleasantries. He gave me a less than perfunctory tour of the ground floor, and precious little direction about how the breakfast part of bed-and-breakfast would work, except to point out that breakfast started at 8:10. He showed me three dining areas where breakfast might happen, but did not elaborate on the menu. He seemed distracted and not focused on me as a new guest. And to this day I don't really know if he was the innkeeper. That was a first for me. My room, the Palladian, was a pleasant looking room, with a huge four -poster king bed, two end tables, a couch, a chair, an armoire, and a small table for the television. There was nothing to put my laptop on. More to the point there were also no three-pronged grounded outlets. The wall outlets that were there were already heavily in use with a variety of two-pronged extension cords, one of which went under the bed and under a rug, which is against code almost everywhere. I could not find any location suitable for my laptop power cord except two outlets next to the sink. Even on the main floor, in the large lounge area, there were no easily accessible power outlets. My first and only breakfast at the inn was a comedy of errors and misinformation. I had a meeting in Providence at 10, so having to wait until 8:10 for breakfast was cutting it close--by Washington, DC standards--since I was unfamiliar with the local traffic conditions. I entered what I thought was the breakfast room--a very pretty sunny dining room--took a seat, and waited for someone to take my order. I waited and waited. Fifteen minutes passed, during which time I could smell food somewhere, but couldn't figure out where. I'd discovered a Keurig coffee maker in the lounge, so I was able to brew a cup while I waited for someone, anyone, to help we get breakfast underway. Finally, I wandered around the main floor until I found the kitchen, where two staff were preparing meals. The older woman of the two looked surprised to see me, and after I explained I was a gueat in need of the breakfast component of bed-and-breakfast, she led me through a dining room I'd not seen, and back into the sunny breakfast room where I'd been waiting, unnoticed for the previous 15, now 20, minutes. The staffer never introduced herself, nor did she explain any menu options. I said I needed to leave shortly to make an appointment in Providence, and she said the breakfast available to me was two eggs sunnyside up, on English muffins, with a cheese spread on top. Sounded like a version of eggs Benedict, so I agreed, but would have been nice to know what else was available. I've never been in a bed and breakfast with only one meal option. And at $200 per night, the breakfast part at least could have been a bit more robust. The meal itself was like eggs covered with cheese whiz on hard muffins. The accompanying fruit cup was barely better. The staffer did not offer water, or any juice, nor did she ask me if I'd like a refill on my coffee. She simply left the breakfast plate and I was on my own. Not an auspicious way to start the day. And why 8:10? Most B&Bs I've been to at least had some food available buffet style around 7, 7:30. Since I had a nine-hour return trip to Virginia ahead of me, I wanted to get an early start, but because breakfast was not available until 8:10, I skipped that entirely, packed my bags, and was on the road home by 7 (coffee and breakfast at Dunkin Donuts). Bottom line for me was two nights in a room ill-equipped for electronics, overloaded wall plugs, multiple extension cords, one of which ran under the rug (I have pictures), and only one semi-edible breakfast with virtually no real breakfast service. Nowhere near worth the final tab of $404. Very disappointing, particularly since I really would have appreciated an innkeeper who showed some interest in his guests. My boyfriend surprised me with this beautiful place. It's so clean and so well preserved. Its so peaceful and nice. The owner, Andy, is nice. He gives you a key and he doesn't bother you until he makes your breakfast in the morning, which was delicious! He has soft music playing in the downstairs and tea and coffee and fresh cookies all day and night. It's just so nice. And the bed is comfy!!! read more

Ownership/ management was terrible. 1) Lost my original request and booked out the suite.then took 4 days to rectify that situation 2) Double charged me for the room, two weeks before our stay, without notifying me of policies not stated on website or in the many correspondence with each other. 3) Owner insulted me via email when I asked for a refund. 4) Took so long to refund my money I had to go through my bank in order to get the transaction canceled. - I am a US Army Veteran, and this was a romantic getaway for me and my girlfriend, I was more than polite and respectful. SB: Mr. Smith I apologize for any confusion but I believe that you have charged me for two nights when my intent was to only rent the Tatum suit for one. I discovered this when I looked at my bank statement. I looked at the emails we sent and it was not very clear and I apologize for that. My intent was to check in on the 30th and check out on the 31st. staying for only one night as stated on the original reservation inquiry. I believe that you charged me for two nights as I have a charge for $382.00. Please let me know when you have made the changes to the reservation. My entire wedding weekend was planned to be based around a stay at Edgewood this June. We gave a credit card to reserve our rooms months ago (all nine rooms in fact), only to find out today that Andy, the owner, had not in fact reserved any of the rooms. When confronted about this, he was rude to my bride, and proceeded to cancel all our other rooms out of spite. This is a total nightmare. Thanks Andy, for the delightful hospitality and warm welcome to Providence. Thanks for showing your cards early so our families and friends don't spend their hard-earned money at your overpriced inn. I highly recommend the Edgewood if you enjoy staying at the sort of place that ignores an entire wedding party for months and then has the audacity to be uncivil about it, to an understandably upset bride. We had a nice stay. We were in the Tara suite on the third floor. Lots of stairs lol. But is very nice once you are there. We found the staff to be very pleasant and helpful. This was our first stay in a B&B with our dogs and found it to be very relaxing. The breakfast was made fresh and very delicious. Next time I want a room with a hot tub. read more

Let's just say they EARNED this review. We live in the neighborhood and we were looking for a venue to have our wedding. We wanted to stay locally so we could support businesses in our neighborhood. We had driven by the inn many times and always loved the look of it. After stopping to view a venue in Roger Williams Park we stopped by the manor for room rates if we used the inn as the host hotel. We met Andrew the owner. He was very helpful and offered us a great rate for the whole house for the weekend. We were also charged an additional fee for use of the grounds for the wedding and reception. We booked and wrote a deposit check on the spot. Andrew informed us that we would need insurance for the event at that time. We stopped by the inn to go over a few things and to let Andrew know we would be delivering another payment. (We pointed out the non functioning fountain and asked if it could be operational for the wedding. We moved the garden hose that was attempting to fill it on the day of our wedding so guests wouldn't trip....) Andrew said sure, just write a check out to my MOM. Not even kidding. After a discussion and a chat with an attorney friend we informed Andrew that we would be making our payment with a credit card. He refused to accept payment, complaining about processing fees (which I offered to pay), that they don't accept credit cards for events (I was a Food and Bev Manager at hotels for years, that's bs), and FINALLY...the real reason..."our accounting doesn't work that way...." Really? After much back and forth we wrote a check to the Inn directly and delivered it with a copy of our million dollar insurance policy for the weekend (I had also emailed it to him months prior) You are not charging me almost $500 in lodging tax and keeping it. Sorry. On the day of the event we arrived for set up. Andrew and his innkeeper were on property in the yard and the rental company was setting up tents and equipment. Andrew rudely flagged me down....I approached him and before I could get near him he questions me about where the insurance policies for these vendors are??? I said which policy do you want? I emailed it to you months ago and presented you a physical copy of the day of payment. He was clearly agitated. Friends and family were arriving and he seemed shocked??? My parents had a table made (3.5 ft long by 2 ft wide 4 ft tall) to serve as guest book for guests to sign. It had been raining so I asked my best man (best friend of 20 years) and my SIXTEEN year old nephew if they could bring the table inside for safe keeping. My best man and nephew returned to me to ask who the man was yelling at them about moving the table inside. I had enough. I stormed over to Andrew in front of everyone and asked him if he barked at them for bringing the table inside. His response- I don't know them...(Did you forget you booked a wedding for 125 people and you may not know some?) Why are they moving furniture in my house??? Really? A small table? You couldn't ask them to wait while you talked to me? Your idea of customer service. I told him to get lost and not to speak to my guests again. Even his innkeeper was shocked by his behavior. Did I mention we checked ALL of our guests into their rooms without assistance? We had to find the keys and the rooms to match in both houses. Did I forget to mention how he gave away my husband's step mother's room and when they called Andrew about it....his response as "if they don't like it got somewhere else..." Did I forget to mention my mom planting flowers at the front because they were dead? Did I forget to mention that my parent's booked a room for an extra night before the event. They gave Andrew a credit card number and asked if they could pay cash. When they called about paying..."I already ran the card".... Do yourself a favor. Find somewhere else. Think I'm being tough? My boyfriend and I decide to treat ourselves to a romantic night together at Christmas, it was a last minute thing, we were in the highway and didn't know where to go since we don't go to b n b. so i google-d "best b nb in providence" and Edgewood popped out, called them asked if there's a room and they gave us directions on how to get there. Andy was nice enough to give us a tour of the available rooms and the facilities they have in such a late hour. upon opening the door to the moment i closed my eyes, i felt like a queen. the place is eludes elegance and gave us an experience that as if we were transported back in time as royalties. Breakfast was just simple and could have used more options but i guess we were too busy to enjoy the ambiance to complain. My boyfriend and I are planning to come back again. read more

We stayed here over the weekend. Over all a very nice place to stay. The property consists of two different houses all beautifully furnished. Very cool to stay in house over 100 years old. The breakfast was good but limited. They seam to ignore your requests for any changes from what is offered. The staff were not very personable. I've stayed in several B&b's and I've never seen envelopes soliciting tips for all the staff. Really? Three different envelopes left in the room for tips? Never saw that before. Also I guess it's to be expected, many noises and creaks from the rooms up above. Try to get a second floor room or you will be waking up at O'dark thirty every morning. Over all I would say its a good alternative to a hotel on beautiful grounds, just don't expect 4 star service. read more

I was extremely pleased with my stay at this larger than life bed and breakfast! It was by far a wonderful experience the whole entire stay. From the Victorian antique setting to the lavish decor of my room with a fireplace and jacuzzi. The entire staff was tremendous and caring. They catered to my every whim! My husband and I enjoyed a lovely weekend stay at this beautiful, elegant inn. Joy, Susan and Jamie were all fantastic and attentive. The home is immaculate! The architecture, the decor, the set up...all is just fabulous. Our bedroom was wonderful and comfortable. Each evening we had tea in the parlor with baked cookies and just relaxed. In the mornings, our breakfast was prepared and served hot and fresh and we were greeted with smiles! Great way to start a day. We loved our stay at Edgewood Manor!!!! We were there from Wed-Fri (Scarlett room in Edgewood manor) and Sun-Tue (Savannah room in Newhall Hall, next door). We loved both rooms. They are very different, and we even got to stick our heads in four of the other rooms, and they're all fabulous. Some are bigger, some are smaller, some have a jacuzzi tub, and some have a kitchen. I guess it's all in what you want when you book your room. The antique furniture is stunning, and the beds are REALLY comfortable. We only had to run the air conditioning one night. The rest of the week them temperatures got into the 50's, so we could open up the windows. What a treat coming from the Texas summer heat! Andy cooked our breakfast the first morning, and Joy cooked the other three mornings. Everything was delicious, especially the fresh blueberry muffins! Reading other reviews, I think you have to realize this is a B&B and not a hotel. The staff is not always there (which I find nice because it makes the house feel like it's yours), and when they are, don't view them as servants. There is a Keurig and a hot water dispenser in the Living Room for coffee and tea if you need your caffeine fix before 8am when the kitchen opens. Also, this is a period home, so yes, the floors will be very creaky. Some Tips: *Walk down Norwood and look at the beautiful houses on the way to Roger Williams Park. *Parking is behind the house off of Bartlett. *Just a short drive down Narragansett Pkwy is Pawtuxet. Some cute shops, restaurants, and Dear Hearts Ice Cream (their salted caramel pretzel is to die for!!!). *Make sure to visit Newport if you get a chance. We toured the Breakers and Marble House, and I wish I had more time to visit all the Mansions. I loved walking all over historic Newport, and we enjoyed a harbor boat tour on the Rumrunner II and dinner at Benjamins ($15.95 whole lobster Early Bird special until 7pm). So much to do, and not enough time. *Downtown Providence is a short drive away, and there is an 11am walking tour by Brown University at the Historical Society. Also, tons of Italian (and other!) restaurants off of Atwell in Federal Hill. We had lots of recommendations for Enoteca Umberto and Siena, but one was closed and the other one didn't have a nice outdoor eating area. We went to Constantino's on DePasquale Square, and it was only so-so. The lobster ravioli was decadent, but the bread was a disappointment and the spinach linguine was a bid bland. *Mystic, CT is an hour drive away. It is another cute town, and we rented a tandem kayak at River Dog kayak (right of the pier at 2 Washington St.) for $35/hr. We paddled down to the bridge and back, and that was pretty much exactly one hour. A great way to get some exercise and justify a delicious naked lobster roll at Red 36 and a bacon bloody mary. We also stopped at Mystic Pizza and split the slice of the day (spaghetti & meatball). Overall, it was a FABULOUS day trip from Providence. *I wish we were there longer and had a chance to visit Block Island, Martha's Vineyard, and Cape Cod. This give us an excuse to go back, and we will definitely stay at the Edgewood Manor again!!!!! read more
