My partner and I were first time homebuyers and didn't know anything about the process. I met with Alyssa and she walked me through the basics in a way that I could easily understand. She got us set up with the Compass app so we could search for homes through the app and let her know ones we were interested in. For every home, she followed up with the seller's realtor to get the status of the home. She went with us to open houses or set up private showings. It's such a big purchase, and having someone knowledgeable about what to look out for was super helpful. She let us know pros and cons for the homes we looked at and it really helped us make a decision. Once we found a house we loved, she put in the offer and took charge from there, which I appreciated. She explained the steps in escrow and kept us updated along the way. We had to counter offer and her advice on was probably what got our offer accepted! Alyssa helped set up the home inspections, plus contractor inspections to get quotes for repairs. I didn't have any experience with this, so being able to rely on her and her trusted contacts was invaluable. The closing process was very smooth and we ended up with a great house. The whole Ito Orio group were great throughout the entire journey - always sending updates, getting signatures, communicating with all the parties, everything was seamless. They all made the process super easy and I'm especially thankful to have had Alyssa's guidance during the process.

Scott was always easy to reach and promptly replied if any questions came up. Expertise: Scott was able to answer any questions that we came up with based on his knowledge and previous experience. He was able to clearly explain the process and paperwork to us non-real estate folk and provided us with insight throughout the entire process. Overall, we had a great experience working with Scott!     Kory is the definition of inept, ineffectual, and incompetent, not to mention when I called him to…read moretask with this - he had the nerve to say that I disrespect women - simply because I called his assistant out every (numerous numerous) times she made a mistake, and that I was a 'little guy' for putting my complaints to him in email and hiding behind electronic communication. Very very unprofessional. He also claimed that out of the supposed 600 homes he sold, I was the only dissatisfied client, which I'm sure is untrue, heck - the electrician he recommended to my wife & I basically told me that his deal with Kory fell through and that he only answers his phone calls now because he occasionally gives him a good client. As background, I am a seasoned real estate investor owning several properties out in AZ and other states, but I am not licensed nor do I invest in CA so my wife/I needed an agent to do the paperwork on our behalf and guide us through the unique rules of CA law. However, as a seasoned investor, I knew when something was going wrong. First, the condo we bought - Kory wasn't even there for when we first saw it. He had to leave after 2 hours on our first Saturday out together for his son's football game. Now, if you want to sell houses - you commit to your clients, but I was willing to let that slide. However, during the process it became quickly clear that he was inept and not used to working with someone who knew what they were doing, and probably primarily works with first time homeowners. Not to mention, his family obligations kept preventing him from going to several key meetings and dates, forcing me to leave work and take care of it. He and his assistant were not quickly accessible, and the one thing we really needed him to do - which was negotiate with the developer, he couldn't be bothered with - and basically told me to work with him. This put my wife & I in the awkward position to deal with the developer and not be as hard negotiating as we needed to be, because after we closed, the developer was still going to be around for 6 months. Then, as we got close to closing, our loan almost fell through due to incorrect paperwork and we almost lost $10,000 in closing credits due to his assistant and him not getting an addendum drafted and signed. Therefore, I had to draft a very last addendum (the day before COE) write the verbiage, and get it filed. His response? "Do you think your documents walked themselves into escrow?" That's how he justified his commission. If I could have made sure he wasn't paid, I would have, and even tried to file a complaint with the DRE but since there was no fraud or misrepresentation, I had no case. Unfortunately, most real estate professionals are OK at best, but if you end up with Kory - look elsewhere.

At the time, there was no leasing agent on-site--only Junior, the maintenance tech, and Luke, the complex manager, who was off the clock. Since no one else was available, Junior kindly offered to show us around. We toured three different units: one with a smaller square footage, a medium-sized unit, and a 1 bed 1 bath layout that with 2 of it combined would be identical to a 2-bed, 2-bath with two walk-in closets. The vibes were amazing--the units were beautiful, modern, and spacious. At the end of our tour, we mentioned to Luke that we preferred a unit with two walk-in closets. He assured us he would follow up if one became available. We also discussed potential rent increases. I was particularly concerned about hikes once we became tenants, as they're common with large corporate-managed properties like Eastway. Luke reassured us that rent increases were typically minimal (0-2% based on the benchmark rent, rarely 4% but is possible) and even mentioned that, due to the fires, current pricing on vacant units would remain unchanged. We left feeling excited and reassured, thinking we had found our future home. The next day, Luke emailed us, encouraging us to apply. We responded, asking if we could secure the specific unit we wanted. Silence. A week later, with no response from Luke, I checked the website myself. Not only had one of the units we toured disappeared from availability, but the smallest unit's price had jumped by $400. This was extremely disappointing--especially considering they raised prices during a state emergency. Everything we had been told during our tour turned out to be false, and to this day, we never received a response from the apartment manager.
